My husband and I Absolutely LOVED everyone & everything about our experience using Flat Fee Access/Smart Realty Group to help list our home! They were so Professional, Meticulous AND So Efficient! If I had any questions, and I did, they quickly replied through email, phone or text regardless what day or time it was. They made the escrow process so easy, stress-free and fast! I ended up selling two homes and buying one this year! Megan and her group were amazing to deal with. You can only imagine the stress we were under handling three transactions in one year. One was in LA county and the other two in the Inland Empire. Different disclosures and requirements in the different county’s, Megan knew what was required for each. Prompt replies and escrow service was great. I saved so much on not having to pay extra commissions on the listing sides and Megan has an unbelievable amount of experience and expertise. They did an amazing job! All the staff and were incredibly responsive and paid excellent attention to details. I have bought and sold many homes over the last 40 years mostly with full service-full price agents. I feel I received better service with Megan and her staff than with any of the full price agents I had used in the past. I am very focused on details and pretty demanding and they 100% met every request I had. They took calls after normal business hours and responded even on weekends and holidays. I cannot recommend them highly enough; I was more than very pleases and will absolutely use them again.

I had the best experience in selling our property. Megans team was simply awesome. They helped in every step of the process and when I first heard about the company, I felt it was too good to be true that they dont charge commission to list and sell your home. I wanted to give it a try since we were in no hurry to sell the place. They helped with the whole process, recommended great termite company and escrow company. The best part of it is, they take their clients very seriously and answer the phone and respond to the email as soon as you send them. I cannot say enough GREAT things about our experience with Smart Realty Group. I was very hesitant to not use a realtor, as we have built and remodeled many houses which we have always sold with the help of a great realtor. Megan was AMAZING and so helpful and always responded to questions and guided us through the process. We saved $9,000 and this team helped us through the whole thing! I highly recommend using them, thus saving a lot of money on the sellers side of things. We did have to show the property ourselves but we found that actually to be easier to set the schedule for showings etc. We had a lot of questions to be sure we were doing everything correctly but, Megan answered EVERY one of them promptly! I give this company 6 stars not 5! Highly recommend them.

It almost seemed to good to be true. We were then linked with a real estate group, and in our case specifically with Megan. She was a delight from the beginning. She was not only incredibly knowledgeable, but also quick to respond to our seemingly endless questions. There is no other way to sell your home and reliably save a lot of money (I saved about $22,000) with very limited risk. I honestly dont know how Megan and her team can do what they do and still make money!Megan sold our house for $89 and there were no hidden fees! I prepared the listing (photographs and wording), orchestrated and showed the house (20 showings over one weekend)...and Flat Fee Access/Title company did everything else. I didnt have to worry about the offers, the counters, the amendments, the Disclosures, or anything else! Megan also provided professional advice and guidance that was very helpful. Just one of the conversations I had with her was worth >$89.

What Megan does for you is worth every penny! Its incredible that there are companies out there like Smart Realty / Flat Fee Access that will go to the amount of work that they go to for such a small commission. I had to ask Megan how she makes money from all this and she said she works on salary and not commission. How she makes a living doing this is mind boggling. Will Flat Fee Access be around in another five years? I certainly hope so but cant figure out how. On our final documents it shows Smart Realtys Fee ($29) and the buyers agents fee ($22,500). It makes one scratch ones head and say, How is that even possible?Thanks Megan! You were so good we sold two properties with you this summer. Update: I have sold 3 homes with Flat Fee Access. My last home was sold November 2020. Using Flatt Fee Access saved me thousands of dollars. They took care of all the paperwork and assisted me with all my questions and concerns. It was a great process. There is no need to use a full service real estate broker if you have half a brain and are willing to put a little effort forth to save you a lot of money. When I have another house to sell, I will utilize Flat Fee Access again.I sold an investment property. This transaction went very smoothly and saved me a lot of money in commissions. Hands down the most cost effective way to sell your home. When I ordered Flat Fee Access online I had no idea what to expect other than they offered MLS access for $75. Sounded like a no brainer to me. I got way more than I expected for $75. The next morning after I signed up online to list my home I got a call from Megan with Smart Realty. She just happened to my neighbor, my daughters friends mother! I had no idea. The process was easy and quick to list my home for sale. I received two offers the first weekend it listed. I chose the higher offer with a contingency to close on their home. The buyers got held up on the closing of their home and this caused our closing to go several weeks out. Megan stayed on top the other Realtors involved as well as the mortgage company holding us all up. All legal documents were accurate and on time. They recommended a closing company who was absolutely great to work with. Just like the website says $75 was paid at closing. I highly recommend Flat Fee Access / Smart Realty!

Too good to be true? Megan and Mandy are more helpful and responsive than regular brokers who charge a fortune. I listed and sold my condo last year and rented a house last week (costs a little more but way worth it because I dealt directly with new tenants, saving any commission, and these ladies provided the forms I needed). Im a real estate broker myself, but prefer to use their services. Please use their affiliated escrow service, too. They were great!Im almost afraid to review them, rather to keep them for myself. If I werent already married and such an old fart, Id be paying them a visit. Okay, strike that last sentence. Yes, it was weird.

Recommend. They did all paperwork! I only provided the photos, which I already had professional photos done anyway, and the property descriptions. Escrow was also very helpful. The whole team did more than most flat fee listings companies will do (and I used a couple). Megan ordered my termite and got it back next day. My property was priced right so it was sold in 2 weeks and closed in a month. Best of both worlds, I was able to control the transaction and have the paperwork handled for me.

OMGoodness! For under $100 and no seller’s commission necessary! This team’s the best!A friend who had sold her home in Orange County with Flat Fee Access/Smart Realty Group got me onto them and promised to help me where I was deficient (I’m 75 and not state of the art techie!). I learned that once I had signed up they would guide me with the necessary preliminary work (forms, procuring of photo services, app phone for receiving buyers realtor calls, purchase of flyers, and a sign for my front yard that I would be responsible for), they then would add my home to the MLS and offer all the services necessary for the sale.Megan and the whole team were wonderful and kept in communication throughout, I never felt the least bit stranded.Here’s how it went down:I was listed on the MLS on a Tuesday and within 4 days I had shown my home 17 times. I was happy to meet prospective buyers and tell them about my home as I knew it best and loved it so much!By the fourth day we called a halt to showing as we had 7 firm offers; and FFA suggested a “ last and best offer” which resulted in my accepting a great offer that closed within 17 days.I am a grateful customer!

Smart Realty explained the process, I showed my home, got an offer pretty fast and paid only the 2.5% broker participation fee versus paying the whole 5% fee. I was worried that Flat Fee Access was just another real estate agent that wanted to overcharge for selling my fathers condo. It was hard to believe only 79.00 and they did all the paperwork. I actually called Megan with FFAseveral times to clarify, Only 79.00 as the offers started coming in to her. Megan stayed in constant contact with me and submitted over 12 offers, i lost track.I got 50,000. Over asking price and i saved 3%. I did have to leave a lock box and take calls from buyers agents to view the property. Flat Fee access listed the property on MLS, Zillow and social media and did all the paperwork as well as negotiated the offers. I would highly recommend using this company for a no hassel or greedy real estate agent pushing to accept offer so they could collect their commissions... Recommended. Have now used them in two successful property sales. From now on I wouldnt do it any other way. This may not be for everyone, since you will be expected to provide pictures, description and price, arrange showings, hold open houses and make decisions on offers (even flyers and signs if need be). If you feel at all comfortable with doing those things, then this service can you get you major savings on your real estate sale. They are knowledgeable, very communicative and all steps in the MLS listing were handled well and quickly. All legal forms, offers, counter offers and escrow documents were complete and efficiently done online. Document preparation was simple and quick. They were helpful and informative in dealing with offers and creating counter offers, terms and conditions. The property was under contract in 12 days and closed escrow in another 20. Job well done!

I am a real estate investor and I used to sell my properties by myself. I have used few other websites before to post my properties on MLS with a flat fee. The problem is that the websites agents didnt help me with real estate documents unless I have to pay 1% of the sale of my property.Since I have connected with Smart Realty Group, my job was so much easier. I unfortunately have to write a lower review due to the lack of professionalism. we worked with megan on our for sale by owner to get it listed. although it is a decent price for getting it listed we had a few issues with megan. first issue was when we wanted to lower the price of the home, i signed the docusign for the change on november 8th and by november 12th i noticed the price still had not been changed. when i reached out she said it was because their offices were closed the 11th for the holiday which makes sense but the docusign which was signed and sent over was 2 days prior to that. Then when we asked to have our listing removed because we decided to go with a local realtor, she said she had a buyer and had been trying to get in contact with me but i had no emails or texts/ calls from her, and then she had never sent over the docusign to have it removed, instead she claimed she had sent it and that she was doing me a favor by resending. i can see if maybe a text didn’t go through but emails always go through so both me and my partner found working with her unprofessional.

This is our 3rd experience using this service and they never fail! If youre looking to list your home For Sale By Owner and avoid paying the 2-3% listing agent fees, you should strongly consider using their services!They do everything a listing agent can do for you (minus hosting an open house): List the property on the MLS which also populates to other sites like Zillow, Redfin, etc; Help you negotiate with a buyer and/or agent; and they get all the paperwork in place for you along with an escrow company. You do, however, have to write your own description of your property and provide them with the pictures you want listed on MLS.We held our own open houses and their office always helped us add the Open House date/time info on MLS for us. Whenever we had questions, someone from their office will always respond promptly either via email, text (if you prefer) or voice call, except over the weekend when sometimes responses may take a little longer, which is understandable. Though I am sure if it were an emergency, they would respond sooner.When its time to go to closing, be rest assured that theyve got your back! We ran into a few hiccups along the way and they helped us communicate with the buyers agent so we didnt have to do the nasty work ourselves.Everyone that we were in contact with was very helpful and friendly. This is, by far, one of the best way to sell your home without paying unnecessary fees.

We had 2 offers on our house. Unfortunately no one bothered to check to see if either one of the buyers had the money to proceed. That being said, pages and pages of legal documents came to me to sign on multiple occasions and in the end neither of the buyers qualified. Too much time wasted for everyone. Also, I would have thought the large check for the sale of the house would have come registered to assure our receiving it. But no, it was sent courier and slipped under our front door mat with the end sticking out. We were gone for 3 days on a boating trip and have had many thefts in our neighborhood so Im just thankful no one stole it.

Its a charade. They purposely make mistakes with how they list your property and then when you call to fix it they try to convert you to a more traditional listing fee pricing model.
