David Realtor and his team are absolutely amazing! They were so patient and thorough, answering all of my countless questions without hesitation. David went out of his way, traveling to countless properties to make sure I found the right fit. He didnt just stop there; he asked all the right questions to sellers, making sure I didnt miss a thing. And when it came to bidding in auctions, his advice was priceless. We had been searching for a home in the competitive Palo Alto market for over a year and failed to land the right home at the right price, then we met David Kim and he made it happen for us. David provided valuable advice during the bidding process, and provided efficient, responsive service throughout. Instead of spending hours making trips to the office and signing forms, we were able to conduct majority of the paperwork electronically. This really came in handy, since Im often away on business trips. David took care of business working with our loan agent, and even recommended contractors who can help with certain remodeling work. In 2023, I purchased a single family home in Palo Alto with the assistance of David, whom I had previously worked with when buying a townhome in 2016. Davids strategic approach to negotiating with the seller proved successful. We promptly submitted an offer at the listing price on a Sunday, and by Monday morning, it had been accepted. Despite encountering some unusual circumstances, David skillfully utilized contingencies to our advantage and provided invaluable support throughout the entire process. This particular home buying experience presented challenges, as our mortgage broker unexpectedly disappeared after the process began due to a family tragedy. Despite this setback, David miraculously ensured the purchase was completed. From the initial offer submission to the final escrow closing, we encountered weekly red alerts from the lender, but David skillfully navigated these obstacles. Given the complications we faced, I firmly believe that this purchase would not have been possible without Davids expertise.Furthermore, we have entrusted David with the task of selling our townhome. To allow for some overlap while construction work is being done at our new home, David made a tactical decision to list the townhome exclusively with private realtors rather than making it available to the general public. This was necessary as our furniture made staging the home challenging. Within a week, we found a buyer whose bid exceeded our expectations, and we are currently in the process of selling the townhome with a rent-back agreement. We worked with David and his team for buying and then later selling our house in East Palo Alto. Both experiences couldnt have been better! During the sale period, we left the house empty to move out of state. It hadnt been updated since it was built (22 years ago) and was very much showing its age. In our absence, David transformed it, modernizing it inside and out. He also developed promotional materials (a website, a video, a digital walkthrough) with high-quality imagery of the property. All this was done with minimal effort from us, who were busy with our own move! In spite of factors working against us (sky-high interest rates and the property going on sale late in the season), the house sold after the first weekend. With multiple competing offers, it ended up going for $250k over asking, which was many multiples of the renovation cost. We could find only 1 other (much larger) property in the city that had sold that well in the last 365 days! Davids team was efficient, responsive, and informative through the whole process. We also had other time constraints with a new babys delivery date, and thanks to David and Cathy, we could find our new houses in time and had enough time for updating it. He made helpful suggestions at the right time (e.g., suggested us to lock the mortgage interest rate asap when the interest rate went up rapidly), and handled our requests smoothly (e.g., we had multiple property visits, sometimes at night, and inspections after the offer accepted, which David and Cathy handled nicely even at those odd hours). We bought our first home with the help of David a few years ago. David is perhaps one of the hardest-working human beings I have ever met. He would show us a house at 10 oclock at night so we dont miss the offer deadline. If I cant reach David right away, I never had to wait for more than an hour or two before hearing back from him. But most importantly, I can place my complete trust in Davids judgment and integrity. I believe that he always has our best interest in mind. If he thinks a house is a bad choice, he will not shy away from telling us so. In fact, during our month-long search, there had been more than one occasion where David advised us to walk away from a house because of his knowledge about a certain neighborhood, or potential problems with a house. Given the red hot market condition at the time, he could have easily made a quick commission and move on to the next client. Dave went above and beyond what I expected from a real estate agent. For example, he went to the city plannings department with me to make sure the future expansion I have in mind is feasible. He helped us schedule and coordinate the various repairs in the house we bought, which was a huge relief because not only do we have zero experience in home improvement, we were also expecting a baby, so we were under an extremely tight timeline to move in. To be honest, when we started out looking for a home, I was one of those buyers suspicious of the value of a buyers agent. After my experience with David, I am now a firm believer that a good buyers agent is worth everything. I know David will be our guy when its time for us to sell our current house or find the next one.

Third time was the charm! We recently purchased our very first house, and David was our realtor. When we first started the process, the first realtor we worked with was very pushy and kept recommending us houses listed by his “friends” and the second realtor was always late to our appointments and even missed an offer on a house we were interested (he never answered our texts on when the offer deadline was and it went pending all of sudden). Frustrated, I scoured the internet to find a new realtor, making David our third.David immediately asked us great questions to help us sort what we really want from our house, and spent time to get to know our needs and wants. We had very unique and specific criteria for our house search, and David truly paid attention to them all to help us.After my experiences with our fail realtors, I even started wondering if we needed one in this age of Redfin/Zillow, but David made us quickly realize a great buyer’s agent makes all the differences. We ended up buying a house within a week after working with David and we really worked him hard that week with whirlwind tours and calls. It was just a coincidence that the right house was in the market that week; he didn’t rush us about buying like another realtor I worked with. We could’ve easily missed out on our house due to an early offer (even though sellers initially said no early offers) but David made sure that we could submit our offer and we were able to purchase at the exact price we expected.During the whole closing process and even after closing, David and Cathy were always available to answer our questions and made sure that we can move in without hiccups. We used them for both selling and buying a home. They were extremely organized, responsive, helped us make good decisions on which areas to look into, knew how to handle the listing/buyers agents and negotiated well for us. Davids intuition and experience combined with Cathys agility and homeowner tips made the home buying process easy and effortless. Then during closing, Kelly helped to push and follow-up with our escrow officers to make sure everything we (the buyers) needed to do hit the deadlines on time. I highly recommend David Kims team if youre looking for a realtor.A bit more background on my experience: My husband and I were first time home buyers and were really nervous about the whole process because weve heard such mixed reviews about realtors in the Bay Area. The best advice I got was to find a realtor you connect and feel comfortable with. So we reached out to 6 realtors, consulted with 4, then chose David because we felt the most comfortable talking to him and being our genuine, honest selves.I was initially a little intimidated that he would treat us differently because we were first time home buyers and didnt plan on buying the most expensive home. But from the get-go they treated us like their only client (I know we werent but it definitely felt like it!). For example, David and Cathy met us on short notice for a home we mentioned we were interested in but needed to be bid on in less than 48 hours. They squeezed us into their busy schedule and even walked us through the whole bidding process and how to read disclosure packets until past midnight!After that, any time we were interested in seeing a home or disclosure packets, they contacted the sellers agent and got us private tours and the packets ASAP. They were so quick and on top of everything that I think Cathy can literally fly. Another amazing thing I want to note is Davids intuition and his extraordinary ability to guess the closing/appraisal price of homes. For the home we closed on, we were planning to bid higher but David guessed that it would be appraised for slightly less so if were comfortable, we should bid less than what we were thinking. So we did and to our surprise, the appraisal came in at EXACTLY the price he guessed. I told him he should go on the Price is Right show.Anyway, all in all my experience with David, Cathy, and the team was all around extremely positive. I felt supported throughout everything and greatly appreciated all the check-ins and advice. Where do I begin.. David has been our realtor for several years, through 3 different moves. Each time was so phenomenal, that we never experienced any problem buying a house (like, why are all these people in Bay Area complaining about home buying - it’s so easy!). This is saying a LOT for the crazy market we’re in. Just to list out a few things I remember:Buying:- David first holds deep client meeting when he meets his clients: understanding what they’re looking for, what their price range is, what their commute patterns / school needs are etc. He then shows super realistic picture of what the market currently looks like.- David then shares up to date homes in the market; this is important as houses in Bay Area are either snapped up quickly, or gone before being listed. In the mean time, when we go to open houses, the showing agents all knew David (from years of working with agents in the area).- In finding the home, or writing an offer, David never pushes you to one regardless of how crazy the market is. There were a few homes that were in a great location but with terrible condition. MANY offers have been made on that house, but David cautiously advised against it - knowing that we’re too lazy to enjoy home remodeling from the get go. :-)Selling:- David graciously keeps in touch with us even after buying homes. Letting us know how the market is, and when would be a good time to sell.- David understands the market extremely well. In one occasion, David advised us to holding onto the house while renting out, but we kept pushing to sell as we were relocating. The home then appreciated ~10% in 3 months. :)- In selling homes, multiple factors come in: how the home is updated & staged, when and how long to hold open houses, and how to negotiate with offers. We’ve had 19 offers in the one occasion, and boy were we lucky to have him as the negotiator.All these great experiences led us to refer him to all my friends who are in the market, and all of them had great experiences. Plus David lives in the area, and we ultimately became great friends.I strongly STRONGLY recommend David to anyone in BA with real estate needs — either buying or selling!!

David helped me buy my current home in Palo Alto. It is my first experience buying a house in US, but I can definitely say the whole process went pretty seamlessly. I spent more than 3 years trying to find the right home since I moved to this area. It didnt work well with my previous agent, who was recommended by my friends and I briefly worked with for several months, as she didnt really lead me into making a competitive offer at all. David was different in the sense that he showed me practical houses within my budget, which eventually helped me calibrate my stance and prepare a reasonable offer. There was the time when I was very desperate and even considered a really bad candidate with now-an-insane-price, but he eventually convinced me to pass, so I know that he represented to the best of my interest, rather than just trying to make a quick deal. The closing was very smooth and I knew he handled a ton of things without knowing me but he didnt really show off anything at all. Im very much thankful for everything he did for me.
