Dave walked us through the purchase and financing of our first house four years ago and explained everything in detail. He was extremely patient with our first time buyer questions and at the same time made sure to get everything done quickly with no mistakes. When it came time to refinance our mortgage so that we could lower our rate, he again walked us through every step and was able to get it all done within a short time frame. Dave made himself available on weekends to accommodate our schedules. We worked with Dave and his team to obtain a mortgage loan for our new home purchase. This was our third home purchase but first time working with him. I must say that Dave was head and shoulders above any other mortgage broker we have worked with in the past. He was very professional, knowledgeable, and very timely in answering any questions we had. Our situation was on the more complicated side because we also had another rental property, and were initially looking to stay within the conforming loan limits. When we werent able to find a home we liked in our original price range, we were able to work with Dave to go into the jumbo loan space to increase our budget. He reviewed and worked with several jumbo lenders to make sure our situation fit their guidelines (our income/debt situation was not a plain vanilla easy qualification case) and got us a great rate. To top it all off, we were able to offer a very short contingency period to the sellers to make the most competitive offer because Dave had already gotten our loan approved (through his advanced approval process) before we had even made our offer. To make a long story short, Dave was hands down the best mortgage broker we worked with and worked very hard through all of our plan/budget changes to make sure we had quick loan approval at a great rate and a smooth escrow. Oh my God, there are not enough words that could describe Dave.It was my first home buying process and man oh man I got the right guy and his team by my side. Our home had multiple offers so it was a stressful situation already, and people were doing substantial cash bids and so having a personable lender was essential in having our bid be highly considered. He helped us over multiple different homes until we landed one. Once we were in escrow, Dave and his team immediately set to work and was in constant contact with all parties and was on top of every little thing. I have worked with a few mortgage brokers in the past and I have a good friend who does mortgages at Wells Fargo. So I reached out to Dave and my Wells Fargo friend and emailed some of the previous brokers to get rate quotes based on my specific situation. Dave and Donna were fantastic. We were starting the refinance process with Dave when my existing lender offered a fee-free adjustment of our mortgage rate to a lower rate (not lower than what Dave was able to find). We made the difficult decision to go with our existing lender, and stepped away from our refinance with Dave. He was very professional and understanding during this process, even though he and Donna had already expended time and resources on navigating our refinance. As interest rates continued to plummet, he reached back out to us. We let him know that if interest rates hit a certain percentage, then it would be worthwhile to go through the refinance process. Sure enough, a few weeks later, he followed up and was able to deliver on an amazing rate with reasonable fees / costs. In the midst of this process, there was a housing boom in Tahoe (hes got a broad reach beyond San Diego), and he was able to find the ever elusive appraiser to keep us on track to close the refinance. He was responsive, professional, informative, and continued to keep us up to date as things progressed. I would highly recommend.
I have purchased and sold multiple homes over the years, so Ive had the opportunity to work with many loan advisors. Dave is the best Ive ever worked with. Dave & his team performed flawlessly on our jumbo loan REFI. As I am self employed and have pretty complex tax returns and income sources, Dave assured everything got packaged and presented up front properly to assure success with underwriting... this is key if you are self employed.. unless your loan officer has deep knowledge of how to package things to underwriting you may find your loan dead on arrival in underwriting, or hitting snags late in the process...you need someone with lots of experience in this area. We even needed to change from no cash out to a cash out REFI very last minute, and Dave made it happen. He was constantly aware of our rate lock expiration deadline and worked hard to assure we closed on time, which we did. As an agent, I had not worked with Dave previously. He was working with a mutual client prior to our meeting. Dave gave us the all clear for a 21 day escrow. One day into escrow our client had something come up and needed to speed up the process and close in 14 days! This is not an easy task for a lender to handle but Dave worked it flawlessly!

This is my second time working with Dave and same like before, the process was seamless and effortless on my side. I dont make 6-figure income -just a humble salary woman. In this economy, its hard to get good finance with all the debts a person can have. With my income, I thought itd be impossible to refinance at a lower rate with cash out. I went to multiple local bank branches to ask for suggestions and none were helpful.Fortunately, Dave and his team took care of everything and made it possible for me to refinance with a satisfying cash out amount. For those of you who doesnt like to waste time, is wishy-washy, or just wants someone to lay out a blue print for you; trust me, youll be happy with Dave. I found Dave on yelp after firing my last rep that was helping me with this. Always fast and the best.My loan is complicated because of self-employed and real estate investment. He used all of his knowledge to get my loan approved quickly so I can get the house for my children to go to the great schools.I was lucky to know him through my CPA 12 years ago when I just started investing in real estate. I did try some banks and some real estate loan officers, but no one was able to help me to refinance cash out. Dave helped me find a lender for my home purchase 5-6 years ago.A few weeks ago, he called me (out of the blue) to let me know that he could help me refinance for a lower interest rate. 5 stars is not enough. Purchasing a home, especially your first, is a stressful process. Working with Dave and his team was by far the easiest part for us. Nothing I can put into words is going to do justice to Dave. I already had one property that I have successfully rented out on AirBnb. I was preapproved for my next home and this one was for myself. Found my dream home, negotiated terms, and two days into escrow I was told I wouldnt be funded. I called, walked in, emailed more than 10 different lenders who all shot down my AirBnb income. As the mortgage rate hit rock bottom, I know I need to take the opportunity to refinance our property but I know also how hassle and stressful by doing it again by gathering all documents, submitting and reviewing our application back and forth, hoping to get approval with a better rate and aprs. look no further! at first, I just try to read some reviews from yelp about this person (Dave Pennington) how he rendered his professional service from his existing client, it pushes me to give him a call and pleasantly surprised how easy and accommodating person to talk with. long story short we were able to get the lowest rate on the current market and make our application as easy as 123 :). Highly recommended.
Dave and RPM were suggested to me by my daughter who has been so happy with his work. My loan when through fast and beat the rates quoted by the other three companies I contacted. Everything was explained clearly and they would walk me through anything I didn’t understand. Very cooperative, would get back to you quickly. A joy to work with.
I called around a bit, and Dave was able to offer the best interest rate for a 30yr fixed refi. His rate was better than Aimloan and Costcos mortgage service (which shows special Costco rates from various banks). The final closing costs were reasonable, with no surprises.He was always very easy to get ahold of by phone or through e-mail, and answered any questions I had throughout the process. Another plus is that he was able to do the refi without temporarily taking my home out of my revocable living trust, which made things less complicated.Overall, he was a responsive and trustworthy person to do business with, and it was a good experience. QUICK SUMMARRY: Dave Pennington of RPM Mortgage was great to work with from the beginning to the very end. He was always available when I called, he took the time to answer my many questions and made sure that I knew the refinance process and what was going on and what the outcome would be. The ENTIRE process was done online (the only time I saw him was through a picture from is website), which made the process A LOT easier. Pennington was able to process my paper work very quickly and got my refinance process started without any complications. I really enjoyed him, especially after thinking that I would not be able to qualify on my own, but he made it happen.DEEP THOUGHTS: Dave was not my first choice, Guild Mortgage and HomePlus were my first. Both were not able to answer my questions and they seem uninterested in my small refinance ($200k). And after not hearing back from them, I was very disappointed and grieving because I had to refinance to remove my ex from my loan. As a last resort, I decided to contact Dave, told him my situation, and he convinced me to proceed with the online application. I submitted my refinance application on Saturday, June 24th, 2017 and he began processing it Sunday, June 25, 2017. He looked at my late payments, low credit score, debt, and income and was able to fully qualify me on July 8th, 2017. After submitting a few docs, some minor hiccups, and funds, I closed on July 19th, 2017. So after Recent late payments (within a year), credit card debt, and spousal issues, Pennington closed me in 20 days. His closing fees were low and he got me an awesome fixed rate.Thank you, Pennington and RPM mortgage for saving me from litigation and closing my loan. I am a Realtor and I have been working with some Foreign National buyers that had been pre-approved for many months by B of A. After writing numerous offers, we finally secured a contract on a desirable condo in PB. We opened escrow and moved forward. On the 17th day of escrow, just as we were required to remove contingencies, B of A said they could not do the loan.Fortunately Dave Pennington was referred to us by the Listing Agent, Terry Mobley and Terry gave us a little extra time to remove contingencies and close escrow.Dave moved quickly to gather all the necessary info and move the loan forward. He was a superstar in every way! He kept us informed with no drama and got the job done.To make a long story short, we closed on time and yes, I mean the original close of escrow date, which means Dave got the deal done in 13 days. Thats the right stuff! Our jobs mean we (my wife and I) are not available at normal times and Dave ALWAYS made himself available even on his vacations. Dave is the reason we moved forward with CrossCountry and will vouch for him to anyone who asks - he even did my dad’s loan and another family members.Past that, Dave got us our exact numbers at our exact price literally to a T. As first time home buyers it was so comforting to feel safe, heard, and respected by the person in charge who knew what was going on and clearly is an expert.That‘s where Dave comes in and sets himself apart as a representative of Cross Country. Dave was ALWAYS available any time, day or night. It was always night for when we were free. I don’t think we ever called Dave during normal business hours but every time Dave responded within minutes.Dave was actively communicating with us daily while he was on a vacation across the world.There was no one else we spoke to, friends included, who made us feel more heard, respected, and taken care of - than Dave. He approved us right away, kept a clear and constant communication with sellers agent and escrow officer. We closed on our investment property in 12 days. On top of Dave’s clear steps, consistent communication, he was able to beat multiple broker’s mortgage rates and fee’s in the area. I have recommended Dave to my friends, family, and realtors. Dave is a great communicator, kept me up to date constantly and left nothing to chance. Most importantly Dave really advocated for me when it counted. There are so many stressful variables when you are buying a house, and Dave took the stress out of this part.
