I cant say enough good things about working with Stewart. My dad had a house near Palm Springs and it had some deferred maintenance items and a somewhat dated look. I live over 2 hours away and I dont think I could have gotten the house ready and sold without Stewarts advice and he and his associate Lance being my feet on the ground. Stewart went and picked carpet samples. He or Lance made sure work was done properly. When the heavy rains hit, they checked the house and let me know everything was ok. Great communication throughout the process. It was a tough market and a unicorn of a property but Stewart brought us a qualified buyer and we completed a speedy smooth escrow.

I needed to sell my house during the late 2022 price downturn with mortgage rates higher than they had been for years. I was worried that it could take months and that I would have to lower my price to get it sold. Stewart was very professional and advised that he thought we would be able to sell for asking, and possibly a little more. “We only need one person who wants to buy it” he would say. And he was right. I moved out on the Monday, Stewart arranged for the place to be professionally cleaned on the Tuesday and by Wednesday morning he had an offer at over the asking price. And this was before the house was even on the MLS. Stewart had found a buyer through his contacts. The sale closed in under four weeks.During the whole process, Stewart provided excellent communications on progress, and on what I needed to do so the sale would proceed without a hitch. I know Stewart would have had numerous other clients, but he always made me feel as if I was his most important if not his only client.If you’re searching for a broker and you’re trying to decide if Stewart Penn is the one for you – just stop looking and sign with Stewart. Stuart is fantastic andwe would highly recommend him to anyone wanting to sell their home.With Stuarts guidance, we just closed on 2 properties - our primary home in Cathedral City and our rental condo in Palm Springs. Our situation was a bit tricky due to timing issues. We wanted to sell the condo as soon as possible but had a renter until the end of March. Selling our home was even more tricky as we wanted to sell as soon as possible in order to purchase a home in Virginia by summer. However, we needed to remain in our current home until mid-June as our daughter is in school.We put the condo on the market early February and had an excellent offer within 8 days. We accepted the offer, however, the buyers subsequently requested an extensive list of updates/remodeling. Stuart was great. He was able to get the buyers to drop all their requests (with the exception of some reasonable, minor repairs). The buyers were willing to hold off on closing until the tenant was out and the condo closed a few days later.We put our house on the market mid-March. About a week later Stuart was able to put together 6 back-to back showings which led to 2 offers - one at asking price and the other was well over asking! Stuart was also able to negotiate w/the new buyers to allow us to rent the house back until mid-June. This house closed just a few days ago.Stuart also referred us to a realtor in Virginia and continued to look after us during the process of purchasing that home.Stuart is extremely knowledgeable regarding every aspect of the real estate market. We were given Stewarts name by friends who highly recommended him. We were impressed with him from the moment we met. Within the first 10 minutes, he asked all the right questions and was able to ascertain exactly what kind of house we were looking for. We were planning on moving to Palm Springs after the sale of our home in northern California; it was a large home on a large, somewhat remote property, and because it took a buyer with unique needs it took much longer to sell than we anticipated. During the following nine months, Stewart patiently guided us through our home search in Palm Springs. Ultimately, we found the perfect house in the perfect neighborhood and the transaction went without a hitch.Stewart is extremely professional, competent, ethical and knowledgeable. If youre looking to buy in Palm Springs, this is your guy! We turned to Stewart after having no success with an out-of-town agent. We just couldnt seem to get an offer accepted in the competitive PS market. Finally a listing agent on one of the homes that we made an offer on (and lost) told us we really needed to find a local agent who understood the market. Enter Stewart Penn. Within one week of our first conversation he helped us find the perfect place, make an offer, and got it accepted. Stewart knows all the agents and lenders in town, understands land leases, and is so connected he has insight into homes that will be coming on the market before they actually hit it. We also got a local lender (Sandy Edelstein who we also cant recommend enough) and when we told him our agent was Stewart, he was thrilled. It became clear right away wed picked an agent with a history and reputation in the area that would serve us well - and boy did it. Plus Stewart is just a great guy - my husband and I spent just as much time laughing with him as we did signing documents. So glad we found him - Stewart was a game changer for us.

I have known Stewart for a few years. I witnessed how amazing he is at his job when he helped a friend of mine purchase his home, so I knew he was the only realtor I would consider for the sale of my condo! Stewart is very knowledgeable, experienced, and cares deeply about his clients: a true professional! Stewart responds very promptly to emails and text messages and is very punctual. He made sure we werent inconvenienced while showing the place and that anyone coming through followed COVID-19 protocols. Stewart went above and beyond to make sure we were fully satisfied. The condo went into escrow the same day we listed it, because of his great work pre-marketing it. He said we would be able to close before the end of the year and he made that happen! Stewart recently helped me and my boyfriend buy an investment property/second home in Palm Springs. We just closed our fourth real estate transaction with Stewart (two sales and two purchases). We appreciate his knowledge of the area (and California real estate practices), hands-on approach, persistence, tenacity, flexibility, and responsiveness. Living in Chicago and wanting to purchase a second home in Palm Springs, I spent days researching Palm Springs real estate brokers. After extensive due dilligence and a 20 minute introductory call, Stewart was my first and only choice - I never called another broker. And with good reason, he was everything we were looking for. And, over the 6 months we worked with him searching for our new home - he exceeded expectations.Lets just start with the basics: Hes professional, dependable, deeply knowledgable about real estate, neighborhoods, values, etc., affable and charming - the kind of guy you not only want to do business with, but also share a drink with.To be honest, his greatest value to us was his consistently excellent, honest advice. Hes a straight shooter. He steered us away from over-priced properties, told us on one occasion - you could do better and even when we were hit on our bid and backed out of that purchase decision within 24 hours, he was non-plussed and encouraging. He was confident we would find the perfect home and cheerfully helped us perservere to find the one.Another piece of excellent advice that Stewart gave us that we initially balked at was who to use as our mortgage broker. We already had a mortgage broker we had used on several occasions and loved in Chicago. We had deep trust and a long professional relationship with her so we had every intention of using her. While Stewart agreed we could certainly use her, he also strongly advised against it - and right he was. The complexity of purchasing in Indian Canyons on leased land was something our Chicago broker had zero experience in. Using her would have made the experience far more challenging. Again, good insight and advice, and unafraid to share it thoughtfully.He also connected us with great service providers. When we did abandon our Chicago mortgage broker, his Palm Springs choice Sandy Edelstein went above and beyond with his mortgage loan servicing, availability and intricate knowledge of the nuances of the area. We couldnt have been happier. Who answers their phone on a Sunday night - and every frickin time you call? Sandy Edelman. Ridiculous.Stewarts great connections and recommendations didnt stop after the purchase of the house either. He set us up with service providers for our home construction needs, for house sitting, for solar panel installation, for pool service, for landscaping - and theyve all been exceptional!Honestly, it wouldnt surprise me if he was there on our move-in date with a home cooked meal and a bottle of wine to greet us - thats how much he took care of our needs and provided service that was above and beyond the norm. We came to expect exceptional - and we got it. In fact, we miss him already.
