This review has been a long time coming. Coastline equity is an absolutely terrible management company that screws over their tenants. Stay far away from 25846 Oak st. Lomita apartments. They will raise your rent 10% every single year. The maximum amount allowed by law in CA. The units are trash. All fixtures are outdated, no dishwasher, the vertical blind panels were all cracked and falling apart and constantly fell down from the windows. We complained about it numerous times and were told they would be replaced and they never were. Then they charged us for them when we moved out. One of our locks was broken, the lock plate was out of place and was causing the door to get stuck, all they did was send someone over who hit it with a hammer a few times and said it was “fixed” and the door will no longer get stuck but we won’t be able to use the lock. They never replaced it for us. You can’t make this stuff up. The unit had major mold issues. The wall paint developed bubbles every winter and silverfish would crawl out from under the molding and all they would do is send a maintenance guy to paint over the mold in the bathroom. I got sick from mold exposure and have been suffering from panic attacks ever since living here. My health improved after moving out but I’m still recovering a year later. Another big issue was the on site managers, Eduardo and Gabby. We lived next door to them and they often threw loud parties into the early hours of the morning, with their loud drunk guests in the walkway right outside our door. We could hear heated arguments of partygoers through the wall past 3 in the morning. They also invited a large amount of friends or family members who didn’t live in the complex to come and use the pool for hours with a lot of screaming children and loud music. They had the nerve to send out a text to all tenants saying anyone who uses the laundry room past 10pm is ruining the “quiet enjoyment” of the oak st apartments. Coastline equity, you really know who to hire for onsite management. And about the laundry room, all the washers and dryers were old and constantly breaking. Forget about your security deposit. Like I said above, they charged us for the broken blinds that we notified them of when we moved in and made numerous complaints about. They also deducted an exorbitant amount for paint and cleaning. The unit was left cleaner than it was when we moved in. They also charged for normal wear and tear which is unlawful. One more thing to know is that every 6 months, there is a mandatory inspection in which the on site manager will come in your unit and take pictures of every inch of your apartment, they even open your closet and cabinets. I’ve never experienced this at any other apartment I’ve lived in my entire life and it felt so violating. Just stay away from coastline equity.

I rented a few years ago but wanted to warn about 2106 Gates Ave and the management company in general. Apartment A had serious mold issues that they had to tear out and tenants moved out. I lived in Apartment B next door, and the entire year I lived there it was a fight to get them to resolve the humidity issues in our place. Obviously, it was a concern that our neighbors, who we shared walls with, had terrible mold, so we wanted to get our unit checked out. They had checked the air a few times and claimed everything was normal. But because they never did anything and our dehumidifier filled up after 5 hours (not normal), we had to hire our own guy to come out and test our humidity. They were not happy we hired someone else, but what else were we supposed to do when our own management would not help us with a health safety concern? One of our bathroom walls read as 100% wet. We asked for wall removal and to have it dried out, but coastline refused. I was sick every month I lived at this place (which was not normal for me) and am convinced it played a part in developing a panic disorder (mold exposure can contribute to high levels of anxiety, which I already had). When I moved out at the end of 2022, Ive only been sick 3 times. Carpets had to be at least 15 years old, I found bugs crawling out of them at one point. All our neighbors hated the units but some continued to live there because of the cheap price. I know some of the tenants were planning to sue them. Maybe the management has gotten better, but in any case, not working with your tenants when there is a health concern is against rental tenant laws and the lease agreement. They also charged us for normal wear and tear--carpet cleaning (as if they do that, and I had told them after we moved in that the carpets were in terrible condition, requesting them to be removed or replaced and they said no) and painting. I told them normal wear and tear should not be taken out of our deposit, but they ghosted me and charged us anyway. Awful management and please avoid the Gates Ave apartments at all costs.

Jennifer and Hilda went to amazing people. They go above and beyond and are truly a breath of fresh air. They don’t sugarcoat anything and give it to you exactly how you expect it when you’re trying to rent an apartment if they don’t know the answers they always say they will get back to you as soon as they find out and honestly less than 24 hours you’re getting a response back. They have been nothing less than Spectacular.

I live in Hillside Terrace Apartments on Rolling Hills Road in Torrance and I am very pleased with the new manager Adnan. I had an issue with getting an extra garage space and he and Kaelyn solved my problem in 2 days! I am extremely happy that they are trying to help their tenants as much as they can! I hope they are around the complex for a longtime to come!

Don’t even think about renting here. Your rent will be raised the maximum amount every single year while they make absolutely no updates to the unit. Appliances, fixtures and cabinets are at least 20 years old and there’s not even a dishwasher. If you read through these reviews, you’ll notice the majority of them are for the maintenance employee because they keep urging tenants to write google reviews based on maintenance only right after maintenance is done, which is a shady thing to do to get a higher rating. While the maintenance guy is great and shows up fast, there are too many problems with this company and management and the state of the building. After they replaced Melanie with two incompetent onsite managers that have no respect for tenants, things went down hill. I’m now having my security deposit illegally withheld with bogus charges for cleaning the dated, dirty cabinets and appliances that were in this state when I moved in and bogus charges for things that fall under reasonable wear and tear. They also didn’t return the amount they’re not withholding within the legal timeframe of 21 days and they are refusing to address that. The building has a mold problem and water damage. The downstairs neighbors were put out for a while because their apartment flooded, the paint bubbles in the winter which is a sign of moisture that’s not supposed to be there. This building is a disgusting bio hazard and all they do is paint over the mold. I’m sure someone at coastline equity is going to try to reply to this with lies to invalidate my review but this is an honest account of my experience here. Avoid these slumlords.

This relates to several maintenance requests completed by Tony Ruiz. I submitted 3 at once and just a few hours later Tony was able to immediately fix 2 issues and work on the 3rd. He was extremely professional, nice, and easy to talk to. He explained what he thought was wrong and sprung into action to fix it. It felt like he cared that our apartment was safe, things were working properly, and that we felt comfortable with him there. Thank you, Tony!!

Each time I had amazing service with both of them. Both communicated well and were prompt each time. Quick and efficient workers, they were both incredible!
