If you have yet to choose a realtor when buying new or selling your home, go no further than selecting Caroll Basile! I had overheard a coworker of mine speaking high praise of the realtor she had used when buying and selling. This was approximately a year previous. After speaking to said coworker and receiving Caroll’s name, my wife and I set up an appointment to meet.From this meeting on Caroll was the best! My wife and I had not sold a home for more than 18 years and were not sure of what to expect. To complicate matters, we had started a soft renovation of our home and needed two months to complete. There were other issues with selling the home that needed to be navigated and Caroll was right there beside us connecting with the right people and smoothing our frayed nerves. All in all, our 2 month deadline to put our home on the market was met and the home sold in the 1st month during a challenging time for sellers.Caroll was the best from day one on! With Caroll, the relationship does not end at the time of closing. She has helped with small things like mail not being forwarded and missed clothes left in the dryer, small things for sure, but it was all the small things along the way that added up and have been so appreciated during our home selling adventure! My husband and I were so lucky to meet Caroll Basile at an open house. She was very knowledgable about the Santa Cruz real estate market, and also funny and relaxed- our kind of realtor! Caroll showed us many properties, and helped us think through our priorities. Eventually, Caroll was the one who said, I dont think you really want to move. I think youd rather remodel your house. She then gave us contact information for local contractors she recommended. We were amazed that she was willing to forgo a potential commission, and grateful for introducing us to trusted contractors. We went with one of her recommendations, and had a excellent experience. We were referred to Caroll Basile by a trusted mutual friend. When we met Caroll, we were immediately impressed with her professionalism and market knowledge.She provided us with a complete market analysis that help us determine the listing price of our house.As it turned out Caroll’s recommended price was so in line with the current market that our house sold in 10 days with an all-cash offer.She brought in a staging company who rearranged things for open houses. It looked absolutely beautiful when they finished. The marketing photos and video were done by a professional videographer she had worked with before. We had a wonderful experience working with Caroll! We started our search for a single family home in Santa Cruz in late July 2020. Due to COVID-19, there were not a lot of houses for sale, making for a very competitive market. The few homes that were for sale either went to people with all cash offers, or went into bidding wars. Caroll did an excellent job of getting to know us, what we wanted in a home, and what our priorities were. She took all of these factors into account and showed us a variety of options— some turnkey, some fixer uppers, and everything in between—all around Santa Cruz, including several homes that hadnt hit the market yet. We made a few offers, but we were beat out by buyers who had all cash.In December, we found a great home with lots of potential, and that had nearly everything we wanted; Caroll advised us on how to make a strong offer, even without as much cash on hand as other potential buyers. Carolls advice worked, and we closed on our new home last week! We strongly recommend Caroll to anyone who is looking for a home in Santa Cruz—she knows the area so well, has relationships with many fellow realtors, but more importantly she listened to what we wanted, gave us realistic and useful advice, and she stayed the course through a lengthy, competitive search process!

I have known Caroll for over a decade and known her to be extremely professional, quite thorough, but also to have a flair for marketing and positioning. She sold a multifamily property of mine which involved multiple owners. We listed it at a surprisingly aggressive price, but had over 20 offers and ultimately sold it for about 30% over this aggressive price. All the mechanics were seamless and smooth and she is someone you can trust.
