The mall here is a vibrant place to go as it’s still a popular, trendy shopping center! Other similar malls haven’t quite fared so well.Perhaps it’s because of its elegance, proximity to studios, offices, manufacturing, supply centers, schools and residential areas. Maybe also due to its high traffic surroundings, as I first spotted this mall while in standstill traffic on the I-5. The mall is also at the far end of Historic Route 99, also known here as N San Fernando Blvd.The food court area is a destination in itself, with several different choices of fast food cuisine in one common area, as if to continue to displace the famous highway above and beyond the individual outdoor access restaurants.Public restrooms are provided and are well maintained.What makes the shopping center especially appealing is the available public parking garage spaces, great for staying dry with wet weather. With hot days, the garage may further the comfort of the air conditioned mall!

Can’t go wrong coming here. Lots of food and Shops. Not to mention to mention the arcade and AMC theater. Across the street has good stuff too. All in all it’s a very nice and perfect spot if you want to walk around with your friends or family.

You cant go wrong coming to this mall, it just depends what youre looking for. Macys still here, H&M, they have Round1 which is an arcade and some smaller stores as well. If youre looking for a Apple Store then youre better off going to Glendale. They have some decent food places on the 1st floor and there a AMC on the 3rd floor. They have a lot of parking here since there a connected parking structure but you can also just park there and walk to San Fernando Blvd to check out the restrauants. The bathroom is on the first floor near the stairs and escalator.

The renovation made it a little more of a cold feeling there. Although they did add panini kabob grill which I am happy about. Also a pretty fun bowling arcade on the bottom floor. The little movie theater is still inside. The food court used to have outdoor space but now they had it put in the center of the mall which I am not sure I like so much.

As the malls are dying out due to the rise of e-commerce, Burbank has this good place to hang out and eat out with families and friends, that is a great blessing.I primarily come for the food or just walk around as I am also into e-commerce.Bright, clean and parking lot, you get to see different kinds of people and food here. It feels like going back in the late 90s that mall used to be the center of weekend life.Cherish each mall we have now as they are getting scarce. Especially mall with free parking in LA, that is a bonus.

Burbank Town Center is always clutch! Love the various shops and restaurants all in this complex. The best part about shopping here is being able to walk to different stores and compare prices and quality. I also like the options of big box stores like Walmart, Target and Lowes. When you get the essentials from the big box stores you can head over to stores likeMarshalls, TJMaxx Michaels etc...for other shopping needs. Family always lime shipping here for the options.Plac3 has plenty of parking.

There is a food court, a Macys, Round 1 and some smaller stores. It’s also three stories, so there is plenty of space to walk around.Most of the action seems to be happening across the street at the AMC and all of the restaurants out that way.There is plenty of free parking in the large parking structures.I got a good vibe from this mall. The people were all nice. Everyone seemed to be enjoying themselves.It’s a little bit of a ghost town in the old indoor portion.

Im not going to sit here and say that its anything other than a big mall, but you can find a decent amount at this mall as well as being able to go to the movies at various AMCs. Its not perfect, but honestly if youre looking for a decent amount of stuff or want to try to kill a few birds with one stone, this is definitely the place to go. Not as snazzy as the Americana or the Grove but it gets the job done and its a mall. Im not really sure what you would be looking for from it other than places to shop/ general activities to do.

Wow what a place! This place is a fusion of a mall and a town center…. Indoor & outdoor shopping, indoor is VAST, outdoor is REFRESHING……such a pleasant place to spend your evening…. If I ever become rich, I’ll buy a house around this area so I can visit this place every time I wanna unwind 😜 so beautiful so relaxing so pleasant!

Great place and well maintained. Looks like lots of shops are going to be opening up soon. Good parking facility for easy access. If you are with kids and want them to stay engaged then rockin kids play area on 3rd floor is a great option. Food Court doesnt have a lot of options.

This is a really great shopping area with adjacent shopping and restaurants in the area. Always find what I need and very happy with the service in the stores and restaurants I patronize. My daughter worked seasonally at one of the stores and had a fantastic experience! Highly recommend!

First time at this mall, it was okay, nothing to go crazy over. Not a lot to choose from as far as stores. Some are closed or coming soon... The stores that are in the mall have pretty good selections. Facility is clean, food court is clean and lots of sitting room as well.

Stumbled across this shopping center looking for an anime shop lol but this place is an awesome get away. Got a ton of stores. Great destination for a family area (round 1). You cant miss the food court. Its literally the center of the bottom floor. And you can see it from the other levels. Stores are not too spaced out or hard to find if youre just walking. Its like a circle shaped mall lolmore like a donut shape lol. But theres an anime shop, Japan shop, and other great shopping areas.Theres a little outdoor area to relax or eat on the second level and 4th.If your in burbank, go there lol

The Burbank town center has a great food court located on the lowest level center court, escalators and elevators, movie theater, security teams and great seating in or around the store you desire to visit!Parking is free or choose to UBUR/LYFT here to avoid the hassles of parking!

Its constantly changing. MACYs is like the highlander of them all. The tacos are good from the food court. The World Market only had one kind of Olive Oil on my last visit. Usually they got about a dozen options from Europe.

Feels like it is slowly dying, so many empty storefronts (with an attempt to hide that with cheaply procured local-student art murals), places that dont even bother to open on Sunday, too little traffic? Sears is really circling the drain but seems propped up to not have a huge gaping anchor store quadrant vacancy. At least one other anchor store, Burlington, also has large sections blocked off to look more full (and apparently has major problems with theft?).Several good restaurants, the kebab and panini place especially, the new Korean place that finally occupied the space that was once P.F. Changs. Line at the Orange Julius, but most other businesses seemed rather empty.Its a shame as its a nice mall, spacious and light. Is the Dave and Busters knock-off any good/still open? Glendale Galleria is somehow doing quite well still, but at this malls expense, I guess.

This is our very own Burbank mall with free parking and electric vehicle chargers galore. Climate controlled and plenty of spots to sit and rest if you need it. There are several play spots for young kids, too. Very accessible. I suppose Macys is the most upscale shop but I like this mall because there are good quality shops and a broad variety of unique specialty merchants. The cart vendors along the interior passages offer quality items too. You wont be bored at the Burbank mall!

Ive been coming here since I was in middle school. The food is good but this is the third time in a row that Ive encountered this hefty woman with terrible customer service. She has a nasty attitude towards customers and Ive witnessed her make faces and dismiss a womans request with her hand for something of her food which she had already paid for. Also having her check another customers food only to close the lid so aggressively even the customer asker her not to mishandled her food. If she doesnt enjoy working or having to tend to people she shouldnt be working here.

This is a cool little mall. Its not as good as the Glendale Galleria. It still has some nice stores and places to eat. The movie theater is also great. This is the 1st time I noticed. This new Gaming entertainment spot. Its huge and has a bunch of games. Has a bowling alley. Pool tables and even a place to eat. Very cool place to have some fun. They even serve liquor.

Me and Mom were meeting my daughter at the Burbank Mall to see my grandbabies cause they stay in Sylmar. I had never known or heard there was a Mall in Burbank. It is a nice mall I think 3 levels with Macys and Burlington the main 2 stores I like in one. Also a place called Round 1 which is very big with blowing alley and arcade games and snack bar like a Dave and Busters but better to me. I will be going back I thought I been to all the malls in the valley missed that hidden gem but now I found it.

Despite the much-needed renovations years ago, this mall is quite like a “ghost town” with low occupancy and foot traffic. A mall without a McDonald’s or a Hotdog On A Stick?! Additionally, the Christmas decor management repeatedly puts out are the same boring decorations from previous years. Clearly lacks innovation. I pray for the survival of the establishments here.

Malls are no longer popular as they once were. As a result, stores in them are closed and large retailers have their going out of business sales. Its more convenient to stay home and shop online. This mall was a bit empty of customers (except for Sees Candies) and a bit depressing. Maybe it will perk up with the coming of the Christmas season.

The amount of stores nearby is extensive. Finding parking at this location was extremely easy and everything is close by. You have multiple stores like round 1 which is great if you ever want to drop of your child and go shopping while they are relaxing there. Would highly recommend this place. I love this place. It could use more stores but i think this is 1 of the best malls Ive ever been to. The security are awesome. The top floor outdoor sitting area is marvelous. You can see the downtown ambiance. The theatre is clean. I love how the mall is open late even after store hours. Burlington Coat Factory is always open late. And Round 1 gaming center is spectacular. Open till 2am!

I love coming here because they have so many things to do. They literally have lots of high end restaurants, cheaper eating places, ice cream places, Bars that have live music, and just so many things to do including movie theaters, comedy clubs and of course people watching. People of all ages come here, Including single people, couples, and entire families. There is something to do for everyone. There is plenty of parking and is very easy to get to any store. The mall at the Burbank Town Center looks as if it opened yesterday, the modern and spacious vibe makes for a fun trip to the mall, a decent amount of stores with room for more to develop includes a decent shopping experience complete with a Movie theater, a food court and even a bowling alley arcade. This is at best, a lackluster mall. The adjoining commercial district located outside the mall and east on San Fernando Rd may have been planned to rival Old Town Pasadena but in recent years has looked more and more disheveled.The only anchor store left at the mall is a once beautiful Macys that apparently has seen better days. Nowadays it looks run down.The Sears and Bath, Bed, and Beyond are gone leaving two more vast empty spaces in a mall that seems desperate for an identity.The other large store is a dilapidated Burlington Factory. And the food court has the usual generic offerings and was more appealing when located on the third floor.To the west of the mall lie several empty sore fronts. Most of the businesses which once populated that neighborhood are long gone. The former vast space formerly occupied by IKEA also remains unoccupied. The city had planned to turn the area into a commercial district without vehicle traffic but the pandemic may have aborted those plans.All and all, this is a depressing area.

I gave this Center four stars because nothing can be perfect sanitation wise.Although we are experiencing life like this in times of uncertainty & distress. The Burbank town center was definitely clean. The floors may need a little bit more work, but the whole place gives off clean vibes. All the shops were neatly organized and the food court had well cleaned tables. It’s a great place to chill for awhile,Especially at Round1, where you can play a few games.

Great place, lots of good stores both inside and outside. Its not a crazy big mall like the others round here, but it is nice. It has been recently renovated and the new terrace is awesome and has some very high quality seats and shaded tables.A ton of the stores have moved around in the mall so it is a bit confusing, but most all of the changes are fantastic.All of the parking around this area is completely free and there is so many parking structures that you will always find parking in a very short walking distance. There is also connected parking structures on the back of the mall.There are 3 separate movie theaters around here, including the one in the mall. There is also an arcade in this mall which is awesome!The food area is on the bottom floor, it is extremely hard to miss if you come through the main doors (the round area with tons of seating you see in my pictures). There is a good variety of food both fast and restaurant here so this is a great place to go for food, shopping, and entertainment.

Burbank town center has a lot of stores to shop at and several restaurants to dine at or take out. The Walmart supercenter, best buy, Target, Nordstrom Rack, Sephora, Ulta beauty, Lowes, Krispy Kreme, panda express, Wendys, olive garden, outback steakhouse, Jamba juice, and many more. This location is usually busy. I still enjoy all the stores and plenty of parking.

Decent selection of shops. Parking can be a pain depending on the time you go. After 5 pm, especially friday and sat, parking can take 10-20 minutes. There are parking structures a little farther away so that helps. A, lot of the eateries have outside dinjng where some of the parking used to be on san fernando. Basically I only come here to watch a movie. Otherwise I try to avoid the area. Though the in n out is part of the town center so i also go there.

Has a bit of everything here, I turned into a child in a candy store. Reminds me of a basic community store meets Pier One. So many odds and ends to explore from routine snacks, dishes, Halloween decor, furniture, dog treats, frames, stationary and so forth. Theyve slowly been losing stores and now it looks like theyre getting good retail stores, moved the food court to the bottom floor (hopefully they get more food options down there soon) and they have a cool top floor patio to hang at. This shopping center is amazing! It has almost everything one needs for a Fun weekend. From Round 1 wich has bowling to billiard tables to arcade and claw machines and even food. It has AMC theatre and a delicious food court. The shopping its self is 3 floors of take my money please because i want this item in my life type of shopping. The parking is free and plentiful. The mall is right next to the very walkable downtown area streets. The shops in the mall were not doing good business. Many were shuttered. Even the food court had empty stalls. This is why you can get good sale prices at the remaining stores. Other than the surrounding outside area to add to walking around, there really isnt anything of particular note in the mall itself. Parking structure is free to use.

I’ve been going here since I was a kid and it has grown and so much has changed. If you’re hungry there are plenty of restaurant all around so you don’t have to worry about it. There are parking garages around the area as well as street parking. During peak hours it can get difficult to find parking but all in all it’s a great place to hangout.

The remodel is amazing! Its clean and posh and much more inviting than the previous layout. There is natural light and a theater if you need some entertainment. There is a patio seating area on the top floor where you can people watch or just relax while youre waiting for your friends who are still shopping. Being right at the downtown Burbank strip, its a stones throw from restaurants and 2 other theaters so youre never far from food or a good movie.

Loved it. So much better than the Americana which I’ve been going to for too long because its close to where i live. I took my mum, sister and a friend there and we tried to find this arcade that was next to Burlington. It took is over an hour because the online map was not clear that there was a split section by Claire’s. At the end of the day we were there for about two hours i think and we found it by accident when mum wanted to buy school clothes for my sister.

They are completely remodeling the mall. I used to go there to eat Hot Dog on a Stick and the last time I went it wasnt there. There was only a couple of food places and they are now located on the ground floor. Doesnt have a great selection of stores like the Glendale Galleria or the Americana thats not to far away, but its great if the store you want is there and you want to avoid crowds as this mall is rarely packed. The mall is on the older side and you can tell from looking around that they havent done any renovations in some time. The shops down San Fernando are great and isnt much of a walk to visit them. There are lots of great places to eat as well.

Now that its under renovation, it still is pretty below par compared to other malls, the only thing that it has going for it is its a design. Definitely a gorgeous place to go to if you want to dine or shop. The architecture of the buildings gives it a very small town, quaint feel. Similar to Stars Hollow from Gilmore Girls. Despite its rustic charm, it is still very modern and has lots of shop fronts. You can get Starbucks and then go shopping at places such as Marshall’s and Target. There’s also a huge parking lot so you don’t have to worry about parking.

A word of warning to anyone walking thru this mall: do not let the massage scammers stop you and con you into getting a massage. i went from wanting just a simple 15-minute neck and shoulder deal (in the weird reverse chairs they have out in the open) to getting coaxed into the worst massage i’ve ever had in their barebones massage shop upstairs (wherein i had to endure the sound of someone disgustingly slurping noodles for almost the entire session). for some reason there were two people “massaging” me and it went for about 70 minutes but they lied and said it was 90 and charged me as such, even tho i specifically said i wanted 60 minutes total. one person was soullessly rubbing my feet in a way that did no feel therapeutic at all while the other just maliciously battered my back and caused an awful lot of pain. this was easily the worst “massage” i’ve ever had and to top it all off they charged me $200. i felt like calling the police to report an assault and robbery. don’t fall for this scam! aside from this it’s a great mall but i feel responsible to warn others of my experience.

One of the best mall in the Burbank/Glendale area. Really enjoy shopping here for pretty much about everything. Love the feeling of being in an upscale area without the prices and the crowds of other major malls. Its anchored by two of my favorite retailers like Macys and Sears. Mall security is not professional here. There are some security guards that don’t wear a mask. I’ve had to ask security members to put their mask over their nose when talking to me and some will not stand 6 feet away. One security guard even told my friend that he did not believe in Covid and that he did not really monitor the amount of people coming into the mall because it was all a joke to him anyways. All of the housekeepers are courteous and do a great job here though and I always see them going above and beyond to clean.

You guys...a theatre is a theatre but I want to add...I lost my wallet at a film last night and called (they answered on the first call—amen), they hadn’t had it turned in or found it, I asked if I could look, they said yes, I found it buried deep in the pits of lost things between seats but I couldn’t reach it...THIS man (manger/employee), got on his hands and knees, took off his watch and tipped the seats over and reached into the pits to retrieve it for me!! That’s so dope and I’m so thankful to the team for helping me! They could’ve said we looked couldn’t find it bye but alas they didn’t. That’s all! Just a bit of thanks to a great team!

This whole area in Burbank seems a trendy place to be. Justifiably so, because there seems to be something here for everyone. It feels like a safe area with plenty of free parking all around. (FREE Parking !?! I like free parking ! )I usually come for the movie theaters, but there is sooooo much more to do here, with lots of attractive restaurants, stores and walk-around space. If you want to stop to people-watch, there is also seating scattered all around for those just stop, take a deep breath, and take-it-all-in moments.

The Cost Plus World Market is amazing, the food court is not half bad and parking is extremely easy. There are places for entertainment such as the AMC 8 on the top floor, a family fun center and a comic shop both with arcade games. I kind of feel bad for this mall. They just spent tens of millions on a renovation and its worse than before. Smaller food court, which I believe attracts the people, a huge upstairs outdoor seating area with very few seats and horrible shade (this is SoCal, sunny year round). Prob my most favorite mall comparing with Westfield topanga. This mall is packed all day, it has not as much designer shops, not much bad stores overall. They have an ENTIRE bowling alley and MegaArcade. The little kids play area, is not bad. Its preferred for little kids. Ever since the remodeling of this mall its been booming and packed. I used to always come here with my grandpa to eat at the food court because they lived near it. But now they live somewhere else. I remember the 3rd floor food court, it was huge. Like one entire area was the food court from north to south. But I love their new remodeling. The food court had mostly junk food before they opened more stuff. Panda express is mostly junk, I remember eating Charleys and the meals had a lot of sugar. I should have known beforehand. I was very scared when I found it out. Charleys seriously has to lower there sugar amount, like 30 grams of sugar on just chicken tenders and fries! Thats off topic sorry, but someone really should sue Charleys. And the sbarro is just a classic pizza spot. And the Mongolian and Mexican I havent been to because their recent places. Such an oddly designed mall. Doesnt have any flow with the parking lot to the entrances and just in general on the inside. Feels almost maze-like. The AMC theater inside is nice though. Wide reclining seats.

Much improved with new stores: World Market, H&M, etc. Food court is on the bottom floor, used to be on the top. I love Burlington Coat Factory. Parking is ample. They are continually remodeling this mall. I noticed the bottom parking lot is filled with Tesla cars. I like going to AMC 8 inside the mall. Matinee is so cheap. You can walk inside the mall or go out of the mall and visit the stores on San Fernando Road. So many restaurants to choose...Or, simply go see a movie.

Its a nice little mall with some good shops. pretty clean environment and the shops they have are pretty varied so chances are you can find what you need to find there. Very close to many food establishments and right outside is the main drag with tons of restaurants and bars and entertainment

Getting into new shape and glory. I have been to this place at least once in a month for the last for years. But was never looking good as it looks now. Still some changes are going through but will look good sooner best place to spend quite a good time shopping and dining

Burbank Town Center is our favorite mall to visit. Especially Burlington. This mall is hardly ever packed. The parking is ample. The food court has been newly remodeled and is now down stairs. There are a few lounge areas through out the mall to take a seat/ break from shopping.

Just checked out the remodeled mall! OMG it looks worse than before. What exactly did you spend all that money on??? Who hired the contractor? Wonder why the crime is escalating in Burbank? No one who can afford to live in Burbank will go to this mall. This is NOT what I voted for and does NOT match any renderings that were shown to residents prior to remodel. Horrible! This took 2 years (!?) you didnt even do anything, you just rearranged and put in cheaper furniture, cheaper floors. Im so disappointed! We were told Americana, Pasadena, upscale intimate....better dining, better stores with a small town feel. So very disappointed. And you wonder why you cant fill the multiple empty store fronts? YUK!

Kind of a depressing place with only a couple of decent stores and a nice theater. Construction is starting so this mall may be radically transformed within the next year and this review will be irrelevant. Theres also a Five Guys attached, so thats positive.

Went to see a movie. There is always something happening here. Lots of shops and many places in which you can go to get a bite to eat. Parking is free and you cant beat that. The seats were very comfortable but I really didnt care for the movie Paddington Bear
