Not All Realtors Are Created EqualWe previously had another agent to help us buy and sell our homes and thought why start over with someone new. We already moved overseas and had our Bay Area home vacant for most part of the year. After careful thoughts, we decided its time to sell our home. Our goal was to sell the house quickly with top dollar. Unfortunately, we felt that the agent we previously worked with did not have a solid plan so we started searching for a better agent.We found Bryan through the rave reviews on Yelp and wanted to see if he was that good like everybody said. We set up a phone interview from overseas and right off the bat we felt he was the right one to represent us.Bryan has a great team of handymen, stagers, and inspectors. He never pressured us to do any unnecessary upgrades or repairs. He provided excellent insight into the market condition and came up with what price we should list the home for. Though we felt it was a sellers market since most of the homes in our area went pending in less than 10 days, we trusted that Bryan knows our market well.By the time we were ready to list our home, two homes in our community came on sale. One listed pretty high and did not show well. That home took 2 months to sell and sold under asking price. Another home also listed a high price, also did not show well, and eventually had to drop the price to get a contingent contract. We think our neighbors agents went ahead to list a home in a hurry without studying the comparable analysis and the result spoke for it. This proves that even in a sellers market, you still need the expertise of a well seasoned realtor to guide you to the finish line.We were very fortunate to have Bryan on our team. He had a proactive marketing plan that reached more qualified buyers. We felt he was worth paying extra commission for. Bryan brought in a stager that made our home look stunning. We had multiple offers within a few days of listing and all of them were significantly higher than the asking price and with excellent terms. With Bryans guidance, we were able to accomplish our goal in selling quickly with top dollar. We even set the record sale price in the neighborhood.During the whole process, Bryan was very professional, honest, treated us with respect and had our best interest. He does not make empty promises. He always keeps us posted on whats going on and responds to our texts, emails and phone calls in a timely manner. We were looking to buy a house in Bay Area and I must say we had the best buying experience, thanks to Bryan. He is so prompt with his responses, we never had to wait for over 5 mins! We had experiences with other agents too and had spoken to a couple of them - Bryan clearly stood out! He got us a great deal on mortgage through his lender that saved us $400 in monthly payments (this beat our pre-approvals from other lenders!). Bryan and his team, are all razor focused on outcomes and customer service. They also work with a great level of integrity. Never seen folks so committed to work. While we ran into some delays from seller on closing date, Bryan helped us through the process and also got us some freebies from the seller. Each time we called, Bryan immediately responded and was patient and knowledgeable in answering all of our questions. Its very rare to run into, let alone work with, someone who consistently demonstrates all superlatives in everything they do when they serve you. But this is what you get automatically when you work with Bryan and his team.I have had the absolute pleasure of working with Bryan on several different real estate transactions over the years, and he has come through, often in the clutch, on every last one. The biggest and most important was a two-unit income property that we acquired around the same time that our daughter was born in June 2013. We lived in the bigger unit and rented out the other.Bryan was instrumental in helping me convince my partner that this property in the East Bay made more sense than a single family residence elsewhere. His comprehensive market analysis and neighborhood projections helped realize a healthy profit from the $550,000 purchase price to the $1,000,000 it recently sold for in April of 2018!I probably owe him lunch for that one, if not several of them. Brian helped us sell our home in record time (I think it was in contract in about a week or two?). I had originally located him when looking to sell my mothers home in Fremont, and ended up using him to sell my home in Hayward. Brian was AMAZING. I think what I appreciated most was his transparency on expectations, given the market at the time.. and still sold for over asking price. Brian easily surpassed all of our expectations. He took care of everything- from inspections, photos, scheduling visits, open houses, staging.. the whole bit. He even helped us identify a handyman to do a few projects we never got to. Hes professional, communicative, promptly responded to any questions we had, and always had a solution if something came up. One year ago we were in the market to buy and sell our home. We used Yelp to find an agent and then interviewed them. We were very pleased to meet Byran. After our initial conversation over the phone, Bryan came to our home to do a walkthrough and tell us more about himself, his team and what the process would look like to buy and sell our home. After some time, we decided to put our house hunt/sell on pause due to personal reasons. Bryan respected our decision and was very professional and personal all at the same time. He gave us our space and ready to chat when we were ready again.Fast forward to the present – we decided to casually start house hunting and stumbled upon a “gem” to our opinion. Bryan was great to work with from day 1! He listed our house on a Monday, held an open house that weekend, we had 3 offers on Tuesday! He answered endless questions about all sorts of things, and his answers were accurate and timely.Bryans team is amazing too -- Abraham did everything from minor repairs to hauling our trash away for us, and he did it really well. The staging was really impressive -- we almost didnt recognize the house afterwards. Bryan Van Heusen from Legacy Real Estates & Associates– we found by searching the web for the best realtors in East bay and it was the last week of 2020 when we signed on as his clients.Once we signed on with Bryan, we knew this was a divine appointment.He was professional and detailed but also very understanding of our situation and funds availability. He helped us understand the market in Union City and gave us advice on what upgrades and improvements made sense and what would not really impress buyers.Our situation was little strange because we had to do all the work on our Union City home from Texas. But Bryan was right there to help us and when we ran short on funds to pay the contractors and property taxes, he stepped up to the plate for us. Bryan is a true professional and expert, and helped us to navigate a very unusual market as we sold our house.Within half a day of emailing Bryans office, we had met, and Bryan had given us an overview of how he planned to market our house. Not knowing a whole lot about Bryan, we decided to meet with him and assess if he would be a good fit to sell our home. Without any reservations I can say Bryan came off as being very competent, a professional, and presented himself and his ability to sell our home exceptionally well. He came with his recent sales, data reports and neighborhood trends to us and assured us that he can do the job. Having had a recent not so pleasant experience we were willing to try. The entire process was handled very efficiently. He communicated very well. He was always approachable and responded to our inquiries in a timely fashion. Bryan and his team went above and beyond what I would ever expect from a real estate professional. Just as we were preparing to move cross country and list our home for sale we had a roof leak that damaged our hardwood and ceiling. Naturally we thought we would have to delay and reschedule all of our travel plans until the repairs were made but Bryan stepped in and took care of managing all of the work that needed to be done while we continued with our relocation. He not only ensured the quality of the work but also, the timing, safety and budget. Finally, we just closed on our home setting a new neighborhood price per square foot record. He will work hard for you, even if his has multiple clients at the same time. He always finds time to meet up with you, return your calls, and replies to all emails quickly. Why does Bryan Van Heusen deserve my five-star rating and recommendation?With the expert guidance provided by Bryan, I sold for $1.5M(!) a house that I had paid $260K for! The process was painless and moved quickly; Bryan’s role was that of the quarterback, calling the plays and making it happen as he provided clear and concise information, coordinated a remodel with the contractor, arranged for inspections, was the liaison with the escrow company, and provided oversight and recommendations based on his experience in the field. I never had to wait long for him to answer a phone call, an email, or a text message. He was eager to help and solve problems. He was also aware that selling this particular house was emotionally charged for me because I had grown up in it and where I had lived with my late husband for over 20 years, so it held a lot of cherished memories and reminders of days gone by, my parents, my sisters, my marriage, my daughter, and my own childhood. Is there a 10 star option here, because 5 stars isnt enough for Bryan. As the story goes, my husband and I had been entertaining the thought of purchasing a new house (yes entertaining - there wasnt a terribly urgent need for one). While we were out driving one day we stumbled upon a house and wanted more information about it, so we thought we should probably find a realtor to help us get the information we needed.In usual fashion we turned to Yelp where we came across Bryans name. His reviews were stellar, so we figured it was worth a shot and my husband gave him a call. Bryan responded immediately. He sent over the inspection documents and everything we needed to decide if we wanted to proceed with viewing the house.Long story short, we met Bryan at the house one evening after work and knew instantly he was the realtor for us. Bryan was extremely pleasant, personable, and patient; he wasnt pushy and didnt make us feel like we had to make a decision immediately or risk losing our chance at getting the house. Bryans communication was on par; he was always available via text, phone, or email. If we had a question for the sellers agent, Bryan was on it. Bryan didnt try to sell us on his mortgage officers and worked very well with ours. We had only to share the name of our loan agent and he handled everything from there. All signatures required by Bryan were handled seamlessly via DocuSign.As with any house purchase there are typically some things the buyer would like for the seller to cover. Such was our case and Bryan successfully negotiated on our behalf. He is undoubtedly experienced and knows what hes doing, as was apparent in his interactions with us. We couldnt have asked for better representation. We give Bryan our highest recommendation and without question will be going with him for any future real estate needs.

Bryan and his team are BY FAR the best in the business. When we first met Bryan, we were interviewing him amongst other agents. He was the last one was sat down with and the difference between him and the others was night and day. What I found to be most impressive about him (something Ive never forgotten) was his track record on selling homes that other agents had before him, but for some reason, could not sell. Were not talking one or two, but he has an entire list of properties with the data showing his results. Anyone who sees this will quickly understand that he is obviously doing something very different. We ended up hiring him that night and that was the start to our business relationship.Since that initial transaction, we called on Bryan to buy a property, to help a coworker sell her place, to help sell our parents home, to help a friend buy, and probably a couple others as well that I cant think of. And all of this without hesitation! Sometimes you get nervous referring someone out to family and friends for fear they could be a bad referral. I have never had these concerns with Bryan. He is very transparent and practical. He will not tell you want you want to hear, but rather what the truth is, then show you the data to back it up. When we had decided to sell our house, my wife researched and sent me the names of the top 3 realtors in our area. I got around to it at 8 PM in the night and the first person I called was Bryan Van Heusen of Legacy Real Estates & Associates. He answered and, literally, the connection was made. We signed the contract with him the very next day because we both felt absolutely comfortable with him. He was calm, reassuring, and we felt that the Lord had completely taken a huge weight off our shoulders. Even at that point, we got a sense that we could completely rely on him. And that turned out to be more true as the process unfolded.One of the things we like about Bryan is that he works for his clients and looks out for their interests. He didn’t ask us to do unnecessary fixes to the house. At the same time, he is extremely ethical. So, if you want to do something dodgy (like not disclosing facts, not being accurate, etc.), Bryan is not the realtor for you. For example, he himself will never represent both parties in a deal even if both parties don’t have a problem with it.If you need a contractor, a landscaper, a handyman, a painter, plumber, an electrician, etc., Bryan can put you in touch with reliable people. However, as in our case, the contractor he referred us to (and who undoubtedly does good work) was a little higher in price-point than we wanted. Bryan had absolutely no problem with that. We used a contractor friend (from our church) who gave us a good deal.Also, since we moved out of-state, Bryan project-managed the whole thing, coordinating with multiple parties: the contractor, painter, and landscaper, cleaner, photographer, inspector, etc. In fact, as we were tight on funds, he paid the contractor, painter, and landscape and even paid the property taxes for us.He brought us a good offer even before it went on market, and the whole deal closed in as painless a manner as you can imagine. (We were / are dealing with reconstruction owing to a pipe-burst in our home that we moved into. I was set on this one house and the seller and I werent agreeing on who would pay for some necessary work before closing the deal, Bryan stepped in and saved the day. As first time home buyers, we feel so lucky that we had Bryan to help us to purchase our first home. With his help, it us only took 1.5 month to get our dream house. Im a interior design contractor out of the South Bay and I recently have had the chance to work with Bryan. He is very professionally and easy to work with. From our first meeting I was telling him about how I recently got married and we were hoping to get into a new home soon. We talked about the construction and real estate industry and all the changes over these short few years. On our next meeting to go over design options for our project, Bryan surprised me with a list of homes in the area where I had told him where me and my wife wanted a house. He also gave me some tips and best options to be able to get into our dream home. I was surprised he remembered our past conversation and further more that he pulled info for me, to help us out! A friend of mine recently sold her house and recommended Bryan to sell mine. My house had an offer within three days and 8 offers by 5 days. All way over asking. I have had the pleasure of working with Bryan & Jesse on multiple home sales. In fact, we just closed on a property in Fremont and their team was nothing short of amazing. Their marketing plan is by FAR the best weve seen and their results continue to separate them from average real estate agents. We live in Fremont. When my wife and I decided to sell our home, we wanted to make sure we hired the right agent. We decided to talk to a few and compare notes on what we heard. Most of the agents talked about the typical professional photos and open houses, but Bryan and his team were on another level. He said they would go above and beyond to make sure every buyer in the market would see our home, and he was right! They door knocked, called renters in the area, did online ads on my home and really just exhausted every avenue of finding a buyer. The end result was we received multiple offers and the house sold for much more than we expected, and I really believe it was his no stone left unturned approach. He really exceeded our expectations.
