I have nothing but the best things to say about Blue Horizon Management company. I worked with Robert to help lease my current apartment and he has been nothing but helpful, professional, kind, and informative! He truly knows everything...and goes above and beyond to help me as a tenant feel supported and taken care of. In addition, the remainder of the staff is equally as kind and efficient and quick to respond to any maintenance requests or other questions/concerns. Their promptness is especially noticed and appreciated.

Recently moved into one of the Blue Horizon Management properties and it was such a breeze. Patrice was exceptional in helping us get settled in. Her warmth definitely stood out to us as we searched rental properties and she is so personable, I feel like I’m chatting with a friend. The day we got the keys she baked us pastries and it was the cherry on top! Emilee has been wonderful in handling all of the maintenance requests and has been very responsive in getting our concerns resolved. This company is great, but definitely because of these two employees.

Ive lived at a BH-managed property for over a year, and its been great. The property managers who work with our unit have resolved our maintenance requests, answered our questions, and helped with other issues (such as providing sandbags during the rainy season) promptly and professionally. In particular, its an absolute JOY working with Emilee Krablin. She is patient and compassionate, providing thoughtful responses to every communication that make me feel more like a valued stakeholder than a customer of a business. In the few instances where my concerns were not immediately resolved, she is willing to discuss creative solutions to make sure my housemates and I are comfortable and happy.

Weve been looking for a new place to call home and Patrice has been my main point of contact. I called her on a whim about a property and she was ready to meet me in 10 minutes after that call. So quick to respond, attentive and easy to talk to. Shes cheery, tells you everything you need to look for in a unit and transparent. If you are trying to find a great Property Management Company look no further! I rarely write reviews, but because of the great experience Ive had with Blue Horizon I think its worth putting a word out here.Blue horizon is the Best HOA Management Company you could ever find! After they took over managing Latitude, a property down in San Diego its been like night and day.Blue horizon stepped in and stepped up as needed and completely turned the property around for the better, with improvements in landscaping, timely issue resolution, and great management of property improvement projects, such as a recent roof overhaul and update at the Latitude property.The team is always very responsive in all aspects. We recently had a major water leak at one of the units in Latitude, Blue horizon quickly jumped into action to facilitate timely water damage mitigation, root cause identification and resolution.I cant thank Kevin and team enough! When they first started managing our complex, they were nice and responsive. Its been a few years and that has all changed. Our rep seems to change every few months. If they do respond then its usually curt and not accurate. In the complex-wide emails, they like to include a threat of fines. They also treat renters as second-class citizens.Update: Kevin and I played phone tag then I was able to speak with him after he posted the replay.The plant he referenced was not a grievance I had towards BHM. After informing him of the grievances I had for the last few years, he said that he felt my feelings are valid and offered to look into things.We did discuss in depth how renters are treated. He informed me its not their intent but their contract with the HOA is to only support owners. That means renters need to be engaged or hire someone with a realtor cert to manage it. My feelings still stand but, to be more fair, will be more directed at the HOA.For years, I helped run departments for multiple IT companies so I expect accountability and transparency from the services provided. Needless to say, since Im a renter and I didnt feel that was happening then that is upsetting.I do appreciate that Kevin did take the time to talk with me about things.

Ive worked (or dealt with) several HOA and rental management companies in the past and been a resident of our community for just over four years and served on our board the past year and I can say with all honesty that BHMC is by far the best HOA mgmt. company Ive worked or interacted with throughout this time.Kevin (owner) has been great and has a great team. BHMC incorporates technology very well, moving our old paper system to the cloud as well as much of our existing, tedious paper-based forms and documentation--overall, a huge improvement in our experience as both tenants/owners as well as board members.

Our experience, BH has had a high turnover in key roles in customer service positions. Each time, at least 3 times, we have had to go through growing pains with the person in their new position. This has caused delays in minor projects, while things were figured out.The most pressing issue, however, has been the handling of critical maintenance projects over the past year. These include water remediation, interior repairs, and roof repairs. Our expectation would have been for those projects to be managed as separate entities, each requiring its own specific approach and budget considerations. Unfortunately, BH chose to consolidate the water remediation and interior repairs into a singular project, incurring several costs that could have been avoided, which also added in doing a larger special assessment then needed. This decision, in my view, BH failed to follow through and be the champion of looking out for what would have been best for our association.Those issues eroded our confidence in BHs ability to manage projects effectively and respond to customers needs appropriately. Consequently, that was the final reason we felt we needed to find another property manager.

Worked with Robert to coordinate a Hot Tub delivery. He helped communicate with the tenants to clear a parking lot for a large crane. On the day of delivery, I was able to reach a very helpful person at Blue Horizon, who assisted with one final car that needed to move on the delivery day in Roberts absence.Both Robert and the Blue Horizon team were professional, timely, friendly, and very helpful.I can say that this was significantly and refreshingly better than experiences I have had with other management companies in the area.

My friends and I just wrapped up the process of signing our lease and renting with blue horizon. Living in an area that has a very competitive housing market is challenging enough, being a group of 3 young adults makes it all the more challenging. We dealt with discrimination and rude property managers and landlords from so many houses we looked at and truly felt like no one wanted us. Blue horizon made us feel incredibly loved and welcomed. Their communication is top notch and they even left us a little welcome basket upon arrival. I’ve rented a lot of places before and I’ve seriously never felt more taken care of! The cross over from my previous company to this one has been super professional and supportive. Paul whom is one of the managers at Blue Horizon has looked after me every step of the way. The Shadow Hills board has violated homeowners rights time and time again. Blue Horizon has failed to get them in line and litigation is set to follow post haste. At the time of purchasing our home there were ZERO guidelines pertaining to the pool hours in our purchasing agreement, yet now the self proclaimed board members are stating that the pool closes at 7pm sharp… when the sun is still bright and shining. Imagine buying a new home for $2+ million and you aren’t even allowed to go in your own pool. Well, we aren’t the only ones upset about this so it’s now coming to ahead with the court system. It isn’t in writing, therefore it cannot be imposed on the homeowners. Get your devil dogs in line Blue Horizon, this harassment will no longer be taken lightly. Notice has been issued and it is in your best interest to have the Shadow Hills board members stand down on this matter immediately.

Ive had a great experience working with Blue Horizon Management. We had applied earlier in the month for another place but the rental market being what it is, we ended up being too far down the list of applicants. I do not think we will ever lease from a management company again. Blue Horizon was a terrible experience. From day 1 we had difficulties with them. . Never gave us keys to our mail box, after a month we had to procure a locksmith to get key made. Getting any repairs done was ALWAYS a battle and took forever.. When we moved in the lease stated it was free of personal property. There was so much there, when we requested they pick it up they stated they preferred to leave it there. The house was dirty, the carpet was filthy. There was mold in the refrigerator. The smoke detectors did not work. There were no radon detectors. The dryer vent had never been cleaned and it was smoking (which we had to pay to have cleaned) the safety on the dryer was not working and caused injury. When we told them about this, they gave us a very snarky reply They were very greedy. Instead of being grateful to have good tenants who paid the rent on time and took care of the property, they kept raising the rent. When we left, they went thru the property with a fine tooth comb. If anything was not perfect they would charge us. All in all they were AWFUL

Poorly managed. I was chatting with the head guy, Kevin, and explaining to him how rude it was to talk over me for two minutes. Then in the board meeting he starts the conversation with youre not going to be rude to me, are you?Is he really trying to flip the script in front of others? At one point he stopped the meeting because a window was cracked. I have been an owner-resident in a local condominium complex 25+ years where several HOA’s have been hired over the years to manage our property of 350 units. Not until our Board hired BlueHorizon did I see what an amazing job they do!I have been recommending several “fixes” around the complex for many years and it took BlueHorizon to come on board last year to get all my wishes granted and completed!! The owner was very humble also when I called him recently to give him my thanks, he said that it was due to our Board of Directors and their collaboration with BH that made it all possible so thanks too to those Board member-residents who work tirelessly to keep our homes and grounds beautiful and fiscally solvent.I also want to give Lisa in Accounting at BH a special mention for helping me with some required documents for my recent refinancing, which went very smoothly so thank you Lisa!!

Upon touring a vacant apartment, we were informed by an employee that an application would take around 3 business days to be reviewed. However, it took a grand total of 22 days to establish any contact with Blue Horizon in which we learned that our application was never touched, wasting weeks of our time. This equates to 15 business days or a 400% overestimation of the response time.Five days after submitting a rental application we attempted to contact Kevin (apparently the only person with access to any information regarding applications). We were met with promises that we would be contacted by Kevin the same or next day. After 5 more days of not being contacted (10 days since submission), we began calling and emailing every other day but were met with the same false promises and given no way of contacting the only person with any meaningful information. After 2.5 weeks(~17 days) of no information and persistent calling, we started to demand answers and refuse the false promise to let Kevin know to contact you. Gwyneth tells us that a lease was extended to another application who has not responded, meaning that soon our application would be next in line. Thinking this is good news we dial back the calling. Then after 22 days since application submission, we call to demand to speak with Kevin for some kind of answers before we attempt to get a refund from the application fee. We finally hear from Kevin for the first time in more than 3 weeks. He tells us that another applicant signed a lease weeks ago and that our application was never even looked at with no answer as to why we were strung along and left in the dark for the entire duration of 22 days.Although we liked the apartment we applied for, this ordeal may have been a blessing in disguise. With such a lack of organization and communication an unresponsive property manager like Blue Horizon couldve caused us even more trouble in the long run.

Blue Horizon Management recently took over our HOA after a disappointing series of unresponsive management companies. They were like a breath of fresh air - they are on top of deferred maintenance tasks as well as some vitally important business infrastructure needs. A big shout out to Patsy M and Keani M, who manage the day to day needs of our HOA with competence and humor. I highly recommend Blue Horizon Management Company for all property management needs. When I was first looking for property managers, I spoke with Kevin at BHMC and was very impressed. He answered all of my questions and had the clearest responses to what they do as a property management company, of anyone else I interviewed. Then, he transferred me to Daniel, his partner who is the Controller, and he was equally as helpful. They are a strong team and there is always someone to answer the phone when you call them. If you look at their website, it, also, clearly details all that they do as a property mgmt co. When we were ready to rent our house in Carpinteria, we met with Kevin in person at our house and that confirmed that we wanted to move forward with them as our property management company. Since then, they have helped us with any questions/needs weve had, taken beautiful photos and a virtual tour of our house, and rented it within two weeks of advertising it. My husband and I speak with Kevin regularly about anything that comes up concerning our house. He is professional, positive, caring, and responsive and it confirms to us that our house is well taken care of. I would highly recommend Kevin and Daniel and the team at BHMC.

Blue horizon managers our owner occupied community and after having multiple home management companies manage our property blue horizon Falls far below expectation and lacks the experience and knowledge to be a property management company.Kevin the owner is an arrogant and he manages the property in a Gestapo fashion from his office.Don’t expect blue horizon to put your communities interest as their first priority they have signed on multiple properties and have elected to spread them self thin meaning that they will not put the personal time and care and effort into managing to a property correctly.Our community is currently searching for other alternatives and blue horizon is on the short term list you’ve been warrant do yourself a favor and stay away from Kevin and blue horizon

Its rough finding a place around here. The great stuff are taken almost immediately! Most property management companies require you to apply for the rental unit without seeing it first. The application fees add up! I kindly asked Blue Horizon to refund the fees to my brother and I from 2 listings we applied for. Fortunately Kevin said if course, hes the one who actually pointed out we applied for 2 places. I greatly appreciate the refund, thank you for being professional.

Its 2:00 am and you see a bubble on the drywall. This is one of the worst things you could see at 2:00 am because this means water leak. I called the emergency number for the HOA and at 2:00 in the morning Kevin answered. He quickly dispatched a plumber to our location who was able to quickly assess the leak and make the necessary repairs. Additionally, he sent another team of water damage specialists to assist with further restoration. A water leak can be a very scary thing for home owners, and during a time of high stress for myself personally, Kevin remained calm, helped myself to remain calm, and quickly solved the issue. Again, all of this happened at 2:00 am and he answered. So Awesome. That is the type of response to situation you can only hope for and he certainly came through.

As a board member and now president of my HOA I know from experience that we hit the jackpot finding Blue Horizon Management Company. I really appreciate the management expertise and customer service that Kevin and his team have brought to our community. Over the past year Kevin has transformed our role as board members from fighting fires on a weekly basis to meeting once every 2 months where we plan future improvements.It is great to have someone with Kevin’s broad background in management services at our board meetings. For years many residents in our community wanted the board to change the by-laws to allow in-unit washers and dryers. This was on ongoing debate with legitimate concerns on both sides. After hiring BHMC to manage our community Kevin was able to quickly work through all the issues and appease all sides enabling several units to start the upgrades based on the new by-laws.In large part I see this as Kevin’s ability to inspire confidence. On paper Kevin has stellar credentials and is well versed in the legal details of the Sterling David Act but when combined with his demonstrated interest in the welfare of our community everyone starts to trust him. At his own suggestion he conducts regular walkabouts to monitor the condition of the complex and talk with the residents. He is always approachable and extremely positive and it rubs off on everyone. His staff maintains this same level of personal service and is very responsive.After several years of management under BHMC I am happy say that Kevin and his staff are still providing exceptional service and Santa Barbara is lucky to have them.Thanks Kevin and Everyone at BHMC!!!

They removed the carpets, tv cables and fixed up the fence so my dog cant escape. All at my request. Big applause for Patsy Mazariegos!! I called Patsy this morning to report an emergency with our garage door. It wouldnt open and our car was inside. Within ten minutes Patsy had contacted the Overhead Garage Door company. They immediately sent someone to fix the door. This company completely stole my security deposit after the death of my fiancé. My fiancé died unexpectedly in May, and upon asking for more time, they told me they would take a months rent out of my security deposit. After I moved out, they took even more money out, claiming the walls and carpets were damaged, without providing any receipts. Out of a 6000 dollar deposit, they gave me 600 dollars back. Let’s hope that nobody in your household dies while renting from them, lest they bleed you dry on top of your devastating loss.

DO NOT RENT FROM THIS COMPANY. Worst communication and customer service Ive ever experienced. We applied for a rental over three weeks ago, and could barely get someone on the phone to update us on whether they had viewed our application. We were told by Gwen that we were next in line and that the rental had been offered to someone else but they had not signed yet, so we waited and waited to find out if the apartment had been filled yet. Each time we tried to contact Kevin, he was not available and none of our questions could be answered by any number of people that picked up the phone (Kim, Gwen, Celeste, Lindsay, and there were more). After three weeks of being strung along with no communication, we find out that the apartment had been filled weeks ago and no one gave us ANY accurate information regarding the rental. They hadnt even looked at our application. We had to threaten the company to even get Kevin to call us ONCE to tell us this. This is not how a property management business should be run and we are extremely disappointed. DO NOT DO BUSINESS WITH THIS COMPANY.

This “shop” is a joke. We pay almost 600$ in HOA fees (no facilities, pool or gym), our fence fell down 2 years ago and it is still not fixed.We had a water leak from upstairs and were told it will take min 2 month to fix this tiny kitchen.No attention to details. No clear communication.
