Weve been coming to Newport Beach for Presidents Day weekends the past 6 years. This is the second year in a row that we have stayed at 1814 Oceanfront. Fantastic location with a quick 3 min walk to the pier! The property is clean and comfortable. Super easy directions to enter the property, and to checkout as well. Great ocean views from the living room and patio alike.

It was very important to us that the space we would be staying at felt like home because the reason for our trip was the death of a family member.We could not have been more pleased. The space is clean and cozy. The attention to detail in decor really made this space feel like a haven at the end of each day.Within walking distance are a few stores so we picked up food and wine and settled in upon arrival. Early morning coffee on the front balcony was fabulous, especially since where we traveled from, ice and snow were in full swing.The beach is SOOOOO close, another amazing feature of this location!Any questions we had were answered quickly and we will DEFINITELY look at any properties associated with Beachview rental company when we return to California.We are deeply grateful for this sweet spot holding us at such a difficult time.p.s. ... it is much nicer than the photos show! (example: the balcony off the bedrooms runs the whole length of the rooms!!)

Wonderful family vacation! I have four children scattered all over the United States. We had a great experience gathering in Newport! Lots of space and steps from the beach and boardwalk. I made adjustments to the bike rentals (so worth it!) that were promptly arranged. I asked for additional pans to bake my son‘s birthday cake, they were delivered promptly. Enough bathrooms, bedrooms, cookware, towels, chairs, etc. Private patio off the master was great! Open floor plan was nice for visiting. Great communication throughout. After our great trip, I left several items in the hall closet. They were gathered and mailed to me too. Can’t say enough good about the location, property amenities, and service.

We have rented vacation homes from Beachview for over 8 years. Everything is just they way you want it when you walk in, always clean and as described. The people are very accommodating. If anything is not just right, or breaks while you are there, the maintenance people are right on top of it. Beachview Bikes is a great way to rent bikes for your stay, reasonably priced and they deliver and pick up right to your rental.

Fantastic family beach vacation and great customer service! The location was unbeatable and so close to the airport. Grocery store and restaurants are all walking distance and a fun safe area. Our unit was in the sand and had a private rooftop. The beach was incredibly clean and the waves were perfect. The garage was tandem parking and we were worried our crossover SUV wouldn’t fit, but we comfortable fit with a bit of overhead clearance. Would totally recommend to family and friends. Very happy with this stay!

We had the most amazing stay! You cannot find a more beautiful view, the nightly sunsets and even dolphins some mornings, we are already planning another trip to this property. This was our second time using Beachview, the staff was very quick to respond and helpful, will definitely stay again, highly recommend! I have rented this two bedroom house for the past three summers and several times during the spring. We have been going to Newport Beach for the last 22 years every June. I love the location of this house and the large patio. It was clean when I arrived with a few changes. The problem with this house is it has a beautiful patio BUT you have to share it with the unit upstairs. It’s the only house we have ever rented that you have to share a patio. Very uncomfortable and hard to deal with. In fact it is horrible. The last several times I’ve been there my adult children rented the top unit and that worked out great. But one time when we were there the people upstairs were very hard to “LIVE” with and it ruined our time that we liked to spend on the beautiful patio. I would suggest you change the use of the patio to just the unit down stairs like every other rental. Also, on a negative note, the faucet was dripping last year when we were there and it’s still dripping. Several times I noticed a bad smell from the kitchen sink. You can’t open one of the kitchen drawers because the dishwasher handle is in the way. The screen door on the patio comes off constantly and is a problem because of the flies. That has always been a problem with this unit since we started renting it several years ago. I hate giving a bad review, but these old problems need to be addressed. Other than that, the unit is very comfortable and as long as I have relatives upstairs, I will continue to rent the downstairs unit, but it would be wonderful to have the other issue fixed. The house was great. Close to the beach and shopping. The rental could have kids plates, cups and silverware, especially since there is a room downstairs with twin beds and upstairs with a trundle bed and 2 high twins. Also, the curtains in the kids room upstairs were pathetic and didnt cover the window. We had a great time. Love that we got bikes delivered. Lots of beach chairs and boogie boards in the garage. The garage is great too.

We had a great stay. Of the five other houses we have rented on the strip this one was our favorite. It had plenty of space to spread out, first and second level balcony access, and the best beach location. You can see straight to the water and takes about 30 seconds to walk to the water. Locations is close to pier, but not so close it’s loud. We would definitely stay here again!

I thought the cost was extremely fair for the location and quality of this home. Its dated and lacks amenities/standard items I would expect in a beach rental (ie beach toys, bikes, etc) but we could plan for that and be a little more prepared next time. The heat also didnt work (when we tried to adjust the thermostat it just turned off). Overall we loved the week with our family and would consider this rental again

We have used Beachview 5 or 6 times now and have never been disappointed until this last stay. I feel like we were catfished. The pictures of the upper unit at 118 29th street made it look much better than the house actually was. The house was very grungy. The upholstering on one of the couches was coming off, both of the couches looked like they were about 20 years old and they were filthy. The fridge door swung the wrong way, the screen door did not slide at all and ended up falling off and only half of the burners on the grill outside worked. This unit is in desperate need of some new furniture and a complete makeover. I unfortunately do not think we will be back.

I have rented many times from Beachview Realty in Newport Beach. The main reason is because of the excellent service they offer. If you have any issues at all they are usually on it within the hour. The houses are all very different and we of course have our favorites…. But they are always spotless and fully stocked with towels, soaps and beach chairs. Don’t hesitate to rent from them.

They have a huge portfolio of options in many different prices. Most impressively, their customer service is amazing. The unit itself was more than sufficient. It was in a great area with an excellent view. I was not pleased with furniture that was in the unit. Very old and broken down. Beds were in really bad shape and the living room recliner was previously broken prior to our stay to a point where when you recline back you felt like you were gonna tip over to the left. TV in the bedroom never worked. Ok place, just poorly furnished

We’ve rented from Beachview three or four times and have had great experiences. The staff at Beachview is very helpful with the planning process and always answers the phone. I think that is very helpful and much more efficient than email or texting (I’m a baby boomer).We had a problem with plumbing in one of the houses we rented and they arrived soon after we called to fix it. They have also answered questions for us during our stays. The houses are well stocked so all we have to buy is food.We always call Beachview when we come to California and will continue to do so.

I loved Beachview Realty, my husband and two kids and myself rented an Airbnb from them at the Balboa Peninsula in Newport California. It was a wonderful experience we read through all of the contract and it seemed overwhelming with rules and information but when we got there they stayed our business, they are very responsive with anything you might need in their rental. The only thing I would change is to have more children’s things in that particular Airbnb. They have wonderful locations for pretty reasonable prices. Overall I would recommend!

So my vacation is a week out and I booked a home and they accepted payment and the following day they refused my reservation because of the age group. Now I have to wait 7 to 10 bussiness days for a refund. The website said nothing of this rule. Im so bummed because now I have to go on vacation with alot less spending money for my kiddos. I rated a 3 because they were very friendly on the phone. Will not use them again. I found another home cheaper and nicer that is going to accommodate us. If you plan on using them make sure you have people over the age of 25 in your group.

What a great beachfront condo. This was the second year in a row we stayed here for Super Bowl weekend. We love the location of being right on the sand. The condo is perfect for us as we can also walk to the boardwalk and Uber to restaurants in the area. We look forward to staying here next year.

We loved our stay at 208 36th street! It was the perfect house for our family of five. Our two teenage boys slept in the double Queen bunks and there was plenty of room in the other guest bedroom for our two year old’s large pack n play. We loved that it was a stand alone home with no one above or below us! The kitchen was stocked with everything we needed as well. The beach was an easy five minute walk and the playground and basketball courts across the street were great as well! There were also plenty of restaurants and a grocery store within walking distance. We highly recommend this rental for your next vacation!

This is the 3rd time we have rented a property through Beachview Realty in Newport Beach. The booking process, check-in and check-out are all so easy and questions have always been answered in a timely manner by the team at Beachview. The Beachview staff are very friendly and helpful. They provided recommendations of restaurants, day spas, and must-dos while in Newport. The properties we have stayed in have always been clean, comfortable and well equipped with everything we need. The 3 properties we have rented have all been a block from the beach, which we love! While in Newport we love to walk the miles of boardwalk, stroll along the seashore and walk to restaurants, shopping, etc. The added bonus of renting through Beachview is that you dont pay all the additional fees like you do with a VRBO or Airbnb rental. Both rentals were clean and the check in process is easy, they send great information to make it simple to access the home.In addition, their staff is so helpful. Great beach house! Great location - so close to the boardwalk, ocean, and lots of great restaurants and shops! It was so great to be walking distance to so many places! The price per night and the fees were lower but the house and location were better (and bigger house - one more BR and BA) than the last beach house we rented thru a more popular short term rental site. Beachview even has there own site for bikes, baby gear and other stuff. It was so easy to reserve a pack and play and high chair that were ready and waiting for us. I would definitely recommend going thru this realty company! No complaints at all!

We stayed for a week renting both A and B 4910 Neptune. Both units were well stocked. The neighborhood was nice and quiet with a short walk to the beach and nearby park for the grandkids . Each room had ceiling fans and also upright fans. This was helpful in unit A as the living area received all the afternoon sun and could be quite warm. The upper unit B received a cool breeze day and night. It also had a peek a boo view of the water and the ocean could be heard at night. There were plenty of supplies for the beach provided. Definitely a nice rental!

We just finished a great stay at 4002 River Ave. It was perfect! We loved this quiet end of Newport Beach, walking distance to the beach, restaurants, the grocery and the incredible access to the channel. We drove from CO so we could bring our bikes and paddleboards. We had so much fun paddling around the channels and riding around Newport Beach. The neighbors were all friendly, the area was rowdy, in a fun way, on the weekend and quiet on weeknights. The vacation rental was very clean and had everything we needed to enjoy our time there. We hope to come back again soon and would highly recommend it to anyone. Thank you for the great hospitality and communication!

We love Newport! Our family has been going for the last 5 years or longer. I’m a little disappointed in the fact that I called mid week of my current vacation to check on renting for the next year and it was taken by someone else. I didn’t even get the chance to rent it again. I feel like loyalty to your customers should be top priority. It’s a lot of pressure when you are on your vacation to have to worry about the next year in case someone books the house you’re in. It would be nice to have that option to rent it again at the end of your week

Location of this home was close to beach....Great score on that!Home needs lots of fixing/for the pricing. We had to have maintenance crew out for screens, holes in them and not on tracks because of how old they all were. I am a clean person and not accustomed to having extra guests (flies) in the house I am staying at. Also the furniture, particularly the smaller couch has something ready to fall out of the bottom of it. It is perhaps one of the most uncomfortable couches I have ever sat on. Very old. The maintenance crew did come out, but the first person did nothing didnt know how to fix the door off the tracks, the second fixed the broken screen doors, however that was that last day of our planned stay. We also had asked for a later check out after this screen fiasco on our first day there and granted it was past regular work hours for Beach View Realty but the person we spoke to said we were o.k. to check out one hour later than the usual. Then when that day arrived, we were told we couldnt do so. The Manager Jake whom I had met before when we rented in that past, would do nothing for us.His response: No notes were taken about this request for an hour later departure, thus his answer was a big final NO or we would be charged. Rude and unhelpful to say the least! I work in Customer Service Business for a living and honestly that answer given the problems with screens falling off, flies in the place, faulty furniture upon arrival due to broken screens and was quite poor. What ever happened to listening to the customer and responding appropriately given the situation.I have rented with this company for I believe for two years or more.Very disappointed in this!There are plenty of OTHER Beach Realty companies to go to, so that may be the answer on this one given the response of the Management. ON top of this the housing crew were sitting below our unit early to jump in before our stay was even over! WE see their car waiting like 30 minutes early to swing thru the house most likely as quickly as possible.Next trip will be looking for more responsive, reliable rental companies. This ended a happy relationship into a very diappointing one. Get your act together folks, you need to!Not Cool at all !

The Beachview team was also very responsive with a couple questions we had with working the fireplace and trash protocol as there was someone handling phones outside of business hours that offered to even come to the property. I carefully read the reviews to this property prior to taking it. I just thought based on replies to the reviews the problems mentioned, would have been taken care of. The property is not really as shown in the listing. (Pictures are old) It is worn. My biggest complaint (mentioned in other reviews) is that the flooring is dirty. Its not dirty... Its filthy! We noticed the bottom of our feet were black. My husband and I borrowed a mop, bucket and MR CLEAN from our son and cleaned the floors. Washed floors 2 times and the water was black. The patio flooring was also dirty and stained with grease from the BBQ. The Carpets are also dirty. They are not worn they just need to be professionally cleaned!!! The kitchen is lacking. A upgraded coffee maker is in need. (What? 45.00 from Walmart) There were 2 pots that had burnt bottoms. Parking in the garage was ridiculous. 2 tenants are to share a small 2 car garage. We both had mid -size SUVs and could hardly fit. the listing states washer and dryer at an additional charge. You need to get quarters. Well,, you cant access them because you cant get around the cars AND EVEN IF YOU COULD, they are disgusting. We went to our sons to to the wash. I could go on but please read all the past reviews and where there is mention thank you for the input and We will address the issues The owners do not.Know, we always enjoy our experience with Beachview. And if I would have called them, they probably would have someone come over and wash the floors. Didnt want to bother them with the whole thing and just did it myself. We had a great experience. The house is absolutely beautiful. We had 8 guests and there was plenty of room for everybody. The property is in a great location, very close to the beach. We stored our luggage before we left for our flight back home at their office and the team there was amazing. Shout out to the office manager there! The house was as advertised and perfect for our needs on our three-generation family trip. We loved eating meals on the patio. When there was a minor issue with the refrigerator, the management was responsive and helpful. The location is SO convenient; it was amazing. The parking in the garage and the laundry area is a tight squeeze if you have a large vehicle, but its worth it for the off-street parking and access to laundry. Overall, we loved our stay there.

This little gem is a must save for future visits to Huntington Beach, it is little one short little block from the beach and the house was perfect for our little party of 4. washer dryer included and even had the cozy Tommy Bahama Convertible beach chair that I am a little obsessed with. The house at 109B 34th Street was a great location with plenty of room for our 13 person family. 3 Bedrooms are small but comfortable. M. bedroom is large with sitting area. Bathrooms (2) have new tiled walk-in showers. 3rd floor room has 2 beds, but can handle more. Windows on 3rd floor need coverings to cut down on solar heat. Kitchen appliances worked well. Large dining table needs more chairs. Living area is comfortable. One hallway cupboard near kitchen needs new latches. Carpets in the living area and M. bedroom need to be cleaned. Loved the view from the 3rd floor, with BBQ and large outdoor table.

These guys have top level rentals many on or very close to the beach. We rented a 2 bdrm off at 118 40th st., upstairs, in the back and it comes with self check in/out and a garage with 1 bike and 2 kids bikes, 2 long boards plus a car port and access to the 1st floor ocean view patio. The most incredible 3 head shower in the bathroom and a completely remodeled and updated kitchen. The staff requires a lot of pre-check in info but I dont blame them. They were very kind and helpful when they checked in with us to make sure we got in alright.

This home was PERFECT! We had a long overdue family vacation and the location and space was ideal for us. The location was wonderful: literally steps to the ocean, a few more steps to the bay side, a couple blocks from Balboa Pier and the ferry over to Balboa Island, and a great walk to Newport Pier with tons of restaurants and fun shops. We never moved the car because everything is right there! And the home itself: beautiful, welcoming and tons of space and amenities. We BBQ’d on the upper patio overlooking the ocean every night by the light of the fire pit. What could be better. We would stay here again in a heartbeat!

This was our third rental through BeachView and they did not disappoint. We stayed at 118 44th St. The property was spacious and well appointed. We could all put our feet up in the reclining couches. Location is great - so easy to go back and forth to the beach at your leisure. 44th street separates surfing allowed verses no surfing so we could see both great surfers and as well as boogie boarder - and were well entertained. We rented bikes and enjoyed riding everywhere, to the store, the Wedge, to dinner and just to explore. Everything we needed was in the unit- from baking pans to blender!. We had one issue upon arrival and Beachview took care of it right away. The availability of a washer/dryer on the premise was very handy. We would definitely book this location for a future stay in Newport Beach.

Jacob and the girls are literally amazing! They were so patient and sweet in helping us get a last minute Lyft ride to LAX. They graciously let us use their phone, wifi code and restroom and filled up our water bottles. Not posted yet.The cancellation policy for Beachview is so punitive that I feel that I have to voice my concern.I had a reservation for three nights at one of their properties in Newport. The night before departure our airline canceled all outgoing flights for the next morning due to weather. I immediately contacted Beachview by email and explained the situation.Not expecting or requesting refund of the house charge, I called Beachview and requested refund of the cleaning and service fees. I spoke with a Beachview representative and I was told that Airbnb would not honor a refund of any type. I then contacted Airbnb and the representative I spoke with said the only feecollected by Airbnb was a service fee that they graciously refunded given the circumstances. Any other refund would need to come from Beachview.I continued to attempt resolution with Beachview, and Beachview management, and received this final email…“Unfortunately the cleaning fee can not be reimbursed, like we previously stated the fee is tied in with other fees assessed with the booking.I want to explain the cleaning fees. This is actually 3 fees in 1 but we only have one space to fill them in. Cleaning fees include your exit cleaning and your linens and towels, the Damage Waiver which covers up to $1,500 in accidental damage and the reservation fee of about 3%.Airbnb chose to reimburse the service fee upon their discretion. However the strict cancellation policy remains in place and you are not eligible to receive a refund for any of the fees listed aboveI hope this helps clear up any confusion.”It certainly did not clear up any confusion for me. There was no exit clean or linen used so no charge was involved there. There was no damage as no one was in residence. The reservation fee of 3% would amount to about $45 based on the house cost only.I totally understand that with a no refund policy in place, no refund on the house rate should be forthcoming. There is little doubt if Beachview responds to this review, the response will be a reminder of a strict policy. However, this organization is taking advantage of situations that occur outside of either side control. My hope is that they would look at their policy and revise it so that is fair for both sides.

The house itself was in a prime location. We were about five houses from the ocean, which was awesome!Biggest issues we had was there were multiple issues that we were having during our stay and the property management company wouldn’t fix. Our stove wasn’t working, blinds in the bedroom didn’t work properly which made sleeping a little bit more difficult, and the mattresses themselves were very cheap.When you were paying that higher cost, you expect some of the simple amenities to be there for you.The property management company charges you a fee in the event that you break something that is nonrefundable. You would expect that if they charge these non-refundable fees to every customer that uses the rental that they would use those fees to fix some of the items in the house so you can enjoy your stay.

When we arrived, we werent able to cook the food we brought for the first day because the stove unit required special pots/pans that were not provided. The next morning the pots were delivered at 10am. When we asked for some sort of compensation for this, we were told no and to use the barbeque. We werent offered any sort of refund or even offered a late checkout when I had asked. The house was nice and the outside area was enjoyable. A few things that would be is to add a screen to the outside door since there were a lot of flys and providing a beach umbrella for use. My family of 6, including my 7-year-old daughter, stayed at this ideally located home. Unfortunate we didnt get to enjoy the beach as much as we have liked. There are many rules about the use of towels, pots and pans, bbq equipment, and dishes that I did not want to lose my deposit. The house was plenty big enough, and the beds are so very comfortable. The furniture is dated, and the mirrors everywhere make you feel like you are in a fun house. No privacy in the upstairs bathroom shared by four girls. We used a towel to cover up the window. I suggest adding a curtain of some sort. Tighten up the railing of the stairs; its very loose. Beachview reality staff is accommodating and kind. When we walked into the house, it had a bad odor as if it was sitting for months without any kind of airing of the house before our stay. I had to buy some air fresheners. The neighborhood is excellent, no issues there. Lots of construction going on around the other homes painting and such, but nothing that bothered us. Our stay overall was pleasant, and the house is beautiful but needs a lot of updating, and possibly, the smell wouldnt be so bad when the house is kept closed for a while. This was my first time renting a home for a vacation, and I am not sure I will do it again. I recommend bringing all your towels, you are not allowed to use their towels for the beach, and we didnt know that. I was not going to spend more money on towels, so we just sat in chairs. Every time we had a family meal, we spent a lot of time cleaning everything up and trying to remember what dish went back where because of the rules outlined in the binder. Bring all your easy to clean pots and pans if you plan to cook!! I will mention again the beds are so comfortable and everything works. You can hear the waves of the ocean through your bedrooms, which is pretty great. If you dont plan to use the kitchen, then you will have an ideal vacation! Scrubbing pans after breakfast and dinner and making sure everything is precisely the way you found it is a chore while on vacation!!

It was right across Bay Avenue from a beautiful sandy beach, and a short walk across the peninsula to the ocean. Great location and the unit in which we stayed was wonderful. Absolutely terrible experience. My wife and I rented a house in Newport Beach with Beachview for a month. We have a pet that they charged an extra fee for including a cleaning fee which we were happy to pay ahead of time. When we checked into the unit it was very dirty with a stained rug on the floor. Fast forward to our move out, we followed their move out instructions and actually rented a house a few doors down with a different group. 3 weeks down the road I asked about our deposit as I had not heard anything from them. I spoke with Connie who was extremely rude, would not let me speak and very condescending. Her message was that they had an extra 5 hours of cleaning and had to replace the rug because of our dog. This is absolutely not accurate as we saw the new group move in 2-3 hours after we left. The stiffed us on over 50% of our deposit. I would highly recommend using a different group. There are plenty around town that are honest and easy to work with.

We stayed in Cappy’s Cottage and we were delighted with all the furnishings, location and conditions of the property! The owners clearly put in a great deal of effort to make this a fun beach getaway. Our cottage was clean and well-stocked with everything we needed (would have appreciated tissue and some shampoo/conditioner, and more coffee). We were not however impressed with Beachview Realty. The expectations they set forth as far as the check in/check out process are not customer-service friendly. They require you check in during a two hour window and are not flexible with early check in/out time. The check out process of cleaning dishes, emptying trash, compiling linens is tedious and out of the norm. When you have recheck a list of instructions to make sure you’ve gotten everything, that’s when it seems a little much. Not to mention we already paid a hefty cleaning fee of $230. This combined with the early check out time left a sour taste in our mouths. If I were to return to Newport, I’d likely look around at other rental properties before returning to Beachview Realty.

I am writing this review because me and my family rented a beach home on VRBO and they contracted to this company. All the staff that work here are extremely friendly and extremely helpful the customer service you will receive is above and beyond. We had some issues with one of the beach units that we rented they responded quickly to one of our issues. Once it was time to check out and I was returning the keys the young lady who helped me consents that I was not happy with our experience at the home. She proceeded to ask me what was wrong. I informed her of how me and my family felt very uncomfortable at this unit and all the issues that we experienced during our stay not only did she listen but everyone in the staffing office stopped what they were doing and we’re paying attention and we’re apologizing for what went on they are truly a team that truly cares about your experience and they did everything in their power to make sure that we were happy so for that alone I will forever be thankful for to this company and I would always recommend them for any of your stays. 5 stars is just not enough for this group!Even tho I was in Irvine, CA on business, I always look for a nice relaxing home by the beach or not too far from the beach. What I found in a 3rd party site was Beachview Reality and a few of the homes they offered. I quickly jumped on a great spot on River street that had a canal as the back yard. What a view especially amongst the rest of the homes that was nestled as well. Peaceful and relaxing it was and ever day that I can back from business, I sat on the back patio overlooking the calm water and friendly neighbors.The entire experience from booking to checking out was flawless and the ladies in the office were fantastic and super helpful and friendly as well. I had a great experience dealing with everyone at Beachview Realty!My family and I decided to rent a beach house in Newport for Christmas that was pet friendly, so we could bring our dog We stayed from 12/23-12/27 and it was awesome!The property itself was super cute, very spacious and literally steps from the Newport dog beach. There were some minor stains on the carpet (I mean, pet friendly property, what can you do?) but nothing that was bothersome.With my personality, I had a lot of questions and things to go over with Beachview when we arrived, and I ended up sending several emails. The staff was super attentive and very quick to respond to me with the information I needed. Each email was replied to in a timely fashion and the service I received from the staff was wonderful - even though it was the week of Christmas!When we checked out and went home, I found, to my dismay, that I had somehow lost a very loved sapphire tennis bracelet that had been a gift from my husband. We looked everywhere in our car and our home and couldnt find it. As a last resort I emailed the staff at Beachview and asked them to please keep a lookout for my bracelet at the property, and sent them a picture. They responded right away and escalated the issue throughout the entire office so everyone was aware. Jake even CALLED me directly to let me know they would be looking for it and he confirmed my mailing address just in case they found it. Wouldnt you know, THEY FOUND MY BRACELET AND OVERNIGHTED IT TO ME! It was a miracle, to be sure! I cannot thank them enough!THANK YOU, BEACHVIEW!

Highly disappointed! Spent 5 days in Newport. The house next door was being renovated. The houses are just a few feet apart and needed to leave windows open with no air conditioning. 3 of the days had 12 hours of extremely loud jack hammering starting at 6am. There were water bottles filled with urine left around the outside Of the property. We were only able to park in the garage half of the time due to trucks blocking the driveway. All of this was unfortunate and disappointing. But what was the most frustrating was when i called Beachview assuming that as the property management company that they would take care of these issues. They told me to call the police about the urine bottles. Take pictures of the trucks plates and report them. And then she explained to me that when you own a residence you cant control when other people do renovations . My frustration was I dont own the property. It is rented out for gain. Its a business that sales a promise of a nice home for beach vacations at top dollar. I asked if we could move to another rental to which she said that isnt possible. I understand that the property management probably wasnt aware of the scheduled jack hammering, but when they were made aware They took zero responsibility. And passed it onto me the consumer to just handle it. Seriously 12 hours of a hack hammer! It was miserable

If you like being taken advantage of as an owner, this is the company for you. They charged $271 for 2 $30 Rokus and a WiFi extender you can purchase for $25. They charged over $250 for things that, after a quick check on Amazon, came out to under $100. They made dozens of these purchases without approval. Their contract says they cannot spend over $500 in repairs without approval—I have more than a few that they never asked on. They accessed our private, locked closets, without permission, to use as storage. They charged $1600 in expenses for ONE month.We found out an extra person was living in the duplex that’s rented full-time (one unit is a vacation rental)—we repeatedly asked them to charge more because it’s a breach of contract and extra use on the house—it took well over a month for them to even contact the renters.All of this is on top of being treated incredibly rudely. Having worked in property management, I cannot even fathom speaking to clients the way they do.They get 5 stars for taking advantage of their clients and treating them poorly. 0 stars for any sort of ethics.

Found them on Air BNB & booked it that way. They sent reminders & easy to use instructions. Checked in at their office which took 5 minutes. The place was exactly where & what they said it was. We stayed 5 days without any issues in Newport, CA. Check out was just as quick & smooth! Their cleaning crews also found somethings we forgot & Maria from the office called us on our way back & they are shipping us the items.

Not impressed at all with this company. The property we rented for our Taiwanese friends was shabby and dated to say the least. The people renting underneath them, os should I say in the adjoining unit, blared out rap until midnight every night with out any care for those living next to them. Connie, my contact at Beachview, was very nice but sadly lacking in any compassion when it came to getting a refund, despite assurances that she would take my concerns seriously and go look at the property herself. I will not use this company again. Their portrayal of the properties we rented, and there were 2 of them, was not accurate and their inability to jump on the case and resolve what we believed were legitimate concerns, was disappointing.

Very clean! Well maintained. Super convenient for our family dynamics. We loved our stay. Check in was a bit confusing. We had a large group and the person who initially made the reservation could not come. Even though we told them far in advance they actually told us we could not enter the property without speaking to the person who made the reservation. That was stressful. Dont ever rent with this company, wish I could give them 0 stars. Unfortunately we signed a lease for a 5 night stay at a condo in Newport beach just one week prior to the COVID-19 lockdown. For obvious reasons we were unable to travel as Disneyland and the beaches shut down. We asked numerous times for a refund. The company website indicated a 15% refund fee but they would only refund 50% of our deposit because the 15% applied only if the week was re-booked. The only other solution offered was a credit to re book at a different time. We wish there was a time that would work for our family in the future but because we have adult children this was only time in the year we could have gone all together. This company was extremely irresponsible and disregarded the directives of their own governor to stay in place. People throughout the country are stepping up, making sacrifices and doing what they were asked to do as mandated to slow the spread of the virus. We were penalized for following the CDC guidelines of staying home from non essential travel and this company was completely unwilling to even compromise amidst this pandemic. Its extremely disappointing as we are all doing our best. A truly horrible customer experience.

The house was very cute and had everything you need to feel comfortable and welcome. However, it’s located on a busy street and it can get noisy with car traffic. The trash cans are located under the bedroom window and with the windows open at night at times we could smell the trash. Perhaps a different location to store them would be better. The local neighbors are also very friendly. Finally, the best part was that it was in walking distance to the beach, shops, and restaurants.

We rented 2/8-2/11/19 a 3 bed 2 bath home at 107 G St on the beach Crystal Cove Newport Beach, Ca. The home’s location was great and as represented but the staff at Beachview Realty was not accommodating at all. We were there for a reunion of sisters & nieces bc my sister has cancer. We asked for an extra hour to leave at 11am instead of 10am (which I think is absurd to make someone leave so early) but more importantly bc my sister was sick in the mornings & I didn’t want to push her to get up so early. When I checked in, they said fine and to just let them know how many hours we needed @ $25/hr but when I asked for one hour, they wrote back an email they couldn’t accommodate. I asked before we got there for an hour earlier to just drop off some luggage as I had one car, 6 people and luggage to coordinate & they couldn’t accommodate.I called the property Mgr of Beachview Realty about the grill not working & that we had an infestation of ants. They were in the bathrooms, showers, kitchen, lived in the stove & even walked on our bodies & were found on our pillows. They dropped off 4 ant killer sticky things to place around. They needed to spray that home but not when we are there paying $600/night. Your cleaning crew would have seen them. The minute any crumb of food was present, they were thousands of them. Don’t represent this home as clean when it isn’t.Nobody should have to put up with ants, rusted outdoor lighting that didn’t work, doors that didn’t open or lock, 2 gas fireplaces that neither worked, 3 blow up mattresses but nothing to blow them up. The house was very dated and for the money they are charging, it needs to be updated AND the staff at Beachview Realty have to treat people paying this kind of money for 3 nights ($2,000 after realty fees & cleaning fees etc) the respect to work with them to come in an hour early or leave an hour late if they want. We left that house 107 G street cleaner than we found it. The utensils were sticky and most things didn’t work. Nothing was more disgusting that having ants everywhere.I would never rent from these people. I gave 2 stars bc the house was in a good location.

If you enjoy feeling short-changed and hounded while trying to enjoy a week by the beach, then this is the rental company for you.We booked a home via Airbnb for a corporate offsite and we were consistently disappointed and offended by the way that Beachview Realty treated us.To start with, immediately after booking the home and paying $4k for a week stay, they messaged me via Airbnb to say that I needed to cancel our reservation because we didnt follow their policies.Ok, weird, I thought, there must be a mistake so I called them to clarify. They informed me it was because I am under their minimum age requirement of 30 to book the home.Ok, what? That was an issue for three reasons:1. Nowhere in the Airbnb listing did it mention a minimum age.2. That is blatant age discrimination.3. Im the CEO of the company that is going on the corporate offsite and wanted to book the house for my team as a surprise.Eventually after asking my way up the chain through several layers of people the corporate management granted an override. Frustrating, but ok we got the house we booked after all.That was a good indicator of how the rest of the experience booking through Beachview went. Some example anecdotes:-- You have to pick up the keys from a separate location a few miles away and only during the hours of 3 - 5 PM which makes arrival more stressful than needed.-- They provide starter supplies of paper towels, toilet paper, etc. For example, this meant 2 roles of paper towels for 2 houses with 6 bedrooms for a week stay, which is a joke considering the price we paid for a week stay here.-- They charge a hefty cleaning fee but still constantly remind you that you have to leave the place spotless otherwise there will be additional fees.-- Check out time is 10 AM. Not a huge deal, but its fairly standard to check out at 11 AM and that extra hour feels huge the morning of.-- While leaving, one of our team members accidentally left his suitcase in the garage. We planned to come back and grab it by 11 AM after our brunch. Beachview called me. I thought it was a courtesy call to remind us that we forgot it. No, it turns out they were calling to inform us that we would be charged an additional nights rate for leaving the suitcase in the garage for an hour after checkout.Anyway, the house itself is gorgeous and we could not have asked for a better location. That said, Airbnb is more about the experience than the physical location. Well never be booking with Beachview again, that is for sure.

Overpriced - underwhelming. Disclaimer: our issue is not with the management company, but with the property itself. We’re currently four nights into a seven night stay and couldn’t be less impressed. The property (3208 Marcus Ave) is dated, lacks hot water, WiFi barely functions, and to top it off we have ant and fruit fly problems. I know what you’re thinking....and yes, we’ve cleaned all areas and haven’t left food out. What may have contributed to the problem is Beachview Reality’s oversight re: trash pickup. Overflowing trash in outside bins. Not only did they forget, but there was trash in the bins when we arrived. I realize these are “1st world problems,” but when you pay $3,000+ for a place you want it to be really nice, right?!?The property is conveniently located near shops, restaurants, the beach, and next door there is a partially constructed house surrounded by an aesthetically pleasing dead-bolted chain link fence. I was worried construction would wake us up early come Monday, but no work whatsoever. It just sits empty. Not sure which is worse. BOTTOM LINE: there are nicer properties at Balboa/Newport for less. Save your money and rent directly from an owner via Airbnb. The only reason this review is not one star is that Beachview Reality has actually been responsive with our communications. Thank you for that. But since I can’t review the property separate from the management company - here is where it will live.

Thankfully Airbnb connected us Beachview Realty for our brief 4th of July staycation on 44th street! The communication from one month ahead DocuSign to the weekly emails outlining the checkin, rules, Newport Beach closures updates to fun things to do where spot on and timely! We waited in a brief line (because I was early!) outside their facility to rapidly be greet with sand pail, two sets of keys, directions and garage opener! We unloaded and started exploring by 3:30pm (3pm checkin).The property was exactly what we expected which made us happy to know when they state your houses to the beach it’s just that. Our stay has been amazing in the sweet clean back cottage with tons of extras included! I’ll connect with Beachview Realty directly for our next rental and happily refer them on to others! We stayed for a week in the apartment at 4002 River Ave. The apartment was good, but on the second night we had extremely many ants in the apartment. When asked about the management said only that was normal on the beach (not even asked how many there are). For that they would have unsmooth spray, but this was not deposited in the apartment, which whom they have a general problem with insects should be the case.The apartment was fine, but the Managment was very rude and just interested in sales.

I booked a space for the weekend of my wedding. I booked on Airbnb which I prefer because it’s hassle-free, that is until you find yourself renting from Beach view realty. The day of my wedding they called to ask me to drive in to their office to sign yet another copy of their rental agreement, which I already signed digitally and like I mentioned before I choose to rent on Airbnb specifically for their hassle-free booking and stay. Beach view was aware that it was my wedding weekend and would not stop calling me insisting I drop everything to drive in to their office. To top it off, when I asked why they had such an antiquated policy the rep (who clearly lacked any training whatsoever) explained that they had to meet the renter in person and see their ID because they once had a murder at a location and the renter used a false identity. When I brought all of this to their attention, did they apologize or try to remedy the situation? No, they made excuse after excuse. This I’m taking the time to spread the word. A Most terrible experience with Management. Upon arriving, unit was not as described. I returned immediately to office to have someone tour unit with me, and they refused. After several days of trying to get management to listen, he very rudely stated that my case was closed and would no longer communicate with me. Airbnb tried working with this Management alSo to get me my total refund, but management denied. Not only did they deny the refund they falsely said it was Airbnb that was denying the refund. Upon complete investigating Airbnb did refund me 40% of my total rental fee. I can not ever recommend this Realty group for any services due to very poor and rude Management.

Rented a top floor rental close to beach in Newport and while it was def clean and as advertised looks wise, this was not the place to go for actual relaxation for a family with small children. Lucky the rental was set back aways from the main drag of balboa but the traffic noise in the front was constant. There was people and cars/ motorcycles were driving down the back alley where the garages are,many people driving down there with bass bumping and speeding, not to park there but to bypass balboa. All night long, drunk people being loud walking by and parties inside other rentals around the area. Thank god for ear plugs and face masks because you need them and if you have kids better bring noise machines and black out shades. The window coverings in the rental were just that, a basic covering or filter if you will. A significant amt of light came in through them and inside the master they had skylights over the sink that had zero covering for that. I love natural light and all but not early in the am when I’m sleeping. People travel from all over for vacation and don’t want to be woken up by the sun early every am. Also since when do rentals only give you 4 rolls of TP and one roll of paper towels and half a sponge. Zero ziplock bags or cooking spices/oils. No shampoo, soap, conditioner. No kleenex at all. No bottled waters. I mean bare minimum with the welcoming aspect. Every single rental I’ve rented they have done a welcome basket with snacks and drinks and have a 4 pack of tp in every bathroom and lots of paper towels. As well as spices and common condiments and oils. They also have some kids toys/books inside and maybe even a boogie board. The lounge chairs outside to use for the beach were rusty and old and fairly worn out and the carry strap was broken and there was one missing. The beach towels were small as well as the towels used for bathing. The beds were comfy but the blankets on the beds were like sandpaper, there’s a lot to said for soft blankets on vacation. The good was again the place was sparkly clean, the master bedroom and shower were enormous, the beds comfy and the maintenance was on point and responded immediately to a small issue. It was very very close to the beach which was a HUGE plus. Very professional management company. But overall they need to get new thicker windows that block the constant road sound, put in room darkening shades, make this place more welcoming for families and replace worn out beach stuff and add some more. Maybe keep them in one of the closets instead for outside after being cleaned. Also allow for later check out (I asked for 1 extra hour and was denied and the cleaner wasn’t even there at 10, she was downstairs which would’ve allowed for us another hour).It is also kind of a pain to have to pick up keys and drop them off at the office, even though it’s close to the rental. If you sleep heavy and so do your kids, don’t need any bells and whistles and don’t mind doing lots of housekeeping’s jobs for them then I def recommend due to proximity to the shops and the beach and the unit is pretty nice and well kept! But keep in mind the parking spot is TINY so compact vehicles only and even then it’s a pain!

We planned a family vacation in October to stay in a Beachview property in Newport Beach CA during this Christmas holiday week. Unfortunately the COVID situation escalated significantly since that booking. The state of CA implemented travel advisories, recommending no travel to their state. Since then, the situation in Southern California only worsened, with indoor dining restrictions and closures, as hospitals deal with the alarming number of COVID patients. Due to the COVID issues, I requested we reschedule our trip when it is safer to travel to this beautiful area. I am astounded at the treatment I have received from Beachview Reality. Not only did they not acknowledge the travel advisory he refused to even consider a reschedule. Completely tone deaf to the public health risk. This utter lack of customer service shows the character of this company.

This was truly one of the worst places we have ever stayed in. We were awakened every morning at 7 a.m. sharp by the sound of jackhammering and cutting of the street in front of the unit. Also the photographs that we had viewed online were not representative of the actual look in the unit. Some of the photographs were actually taken from the unit above and misrepresented the entire layout of the unit and back deck area. It was quite dated and rundown . You also have to cross a very busy and congested road to get over to the beach which could be very dangerous for children. We would not go back even if it was free.

I just got off the phone with Megan Beeson and had the WORST experience Ive ever had with a rental location. I originally called and spoke with Megan because we had rented a house, and i had a family member become ill. At the time we spoke i asked about canceling the rental due to this. Megan stated that i would 15% of base rent if i canceled then or the day before. unfortunately the family member never recovered so i called the day before to cancel as i was instructed. Today I find out that its 15% only if it gets re-booked. so I am out the full amount of the rental. On top of this she called me and was completely unprofessional I was trying to have a conversation and get the issue resolved Megan continued to raise he voice and interrupt me. So my advice is STAY away from this place, as i have to take further action to come to a fair conclusion.

This is for 110 Sonora property in Newport Beach, CA. The property is great as it is literally steps from the beach! The property was very much outdated and ran down. Towels were thin & old. Knife sets were super dull. They need to update the description on website. When we arrived, the fridge was deactivated on water & ice maker! When asked why, the response was we deactivated all our homes as it breaks easily! We paid a cleaning fee but when arrived, pots & pans & dishes were dirty. They also made us clean the house when before we leave (dishes/pots & pans/take out trash/put away small appliances. What is the point for the cleaning fees when things are not cleaned for arrival & we still have to clean?? Stove top was old and the heating elements were tilted so youll have to hold the pot/pan to prevent it from falling over. See pix below. Dangerous to cook w/liquid as it could fall over and burn someone. If youre renting here w/o plan of cooking, then its OK. The BBQ grill is also very old but still works. Hard to ignite. The Beachview Realty place is definitely friend & responsive to phone calls but definitely the property is completely outdated, not as described. Be ware of the using utensils/plates/pots/pans in the kitchen as they are dirty!

I wish there was a way to contact them through e-mail. I didnt like my rental at all. Very gloomy, not on the beach like I thought it would be, lots of Ants and I was waaay overcharged with other rentals being much nicer for much less. Very disappointing and sad that I wasted so much money.

We rented with them a couple of years ago and back they and Connie were great. This time around, not so much! They are not very accommodating with changes nor do they seem very concerned with customer service. Not sure I will rent with them again!

Do not rent from them, even in the event of a statewide emergency they will not refund your full amount. They are money hungry crooks! There is a order in place from the governor of Ca but they care more about money than a travel restriction.They are awful! STAY AWAY!

I strongly do not recommend renting with Beachview Realty. We arrived at 4412 Seashore Drive Unit 8 on Saturday, 9/25. When retiring to bed, we learned one of the bed boxsprings was broken. We called in Sunday, 9/26 @ 11:20am and reported the broken bed. We received a voicemail from Celine on Monday, 9/27 @ 10:51am asking permission to come fix it. The technician came, and insert a piece of plywood at the foot of the bed. The boxspring was broken in the middle of the bed. The bed was never fixed and we ended up spending our stay on the couch. We reached out to the property management company for a partial refund. They declined as they claim we didnt report the incident until after 24 hrs. We reported it the following morning less than 18 hrs into our stay, they didnt get back to us until almost 24 hrs after we reported the issue. They claim the work order stated the technician fixed the top of the bed and it was in working use. He actually put the wood at the foot of the bed, and the break was at the middle of the bed. Brian kept claiming that whether we deemed the bed fixed was subjective. Two arguments to that. First, isnt your technicians assessment also subjective? Second, wouldnt it be obvious when a boxspring is caved in the middle, a piece of plywood at the foot of the bed isnt going to remedy the broken boxspring that is caving into the floor? I wish I could contact the owner directly to let them know how unethical and dishonest the property management company is.
