A perfect spot in Oceanside for ocean lovers and novices alike. We gathered for our daughter’s wedding and it was fantastic to have everyone under one roof. We enjoyed walking to the pier and marina, but also appreciated no road between our place and the water. Magical location. Our only tip is to remember to lock your cars even when parked in the large garage as the side garage doors do not fully latch on their own. If one person neglects to pull the door shut, locals may poke around while you sleep. To credit of Beachfront Only, they installed a gate between the houses the next day to limit access. Would definitely return when back in town.

This is a review of the property management company! Not the property itself. HOWEVER, the property we stayed at was misrepresented in photos by the management company and in descriptions in the following ways: There is a picture of the property on 1086 Neptune that shows an outdoor seating area with stairs that is NOT accessible when renting this property. It also appears that there are stairs with direct beach access which is definitely NOT the case. There is no direct beach access from the property. The management company should probably change their name to OCEANfront only vacation rentals? Also, be sure to read the reviews on this property when it comes to the bathrooms which are pretty bad overall. The property also clearly promises a washer dryer. Once we checked in, the closet with the washer dryer was completely empty with hoses sticking out and the rental company did not only NOT inform us, they were totally unaware. Their solution was for us to use the unit next door for laundry ON THANKSGIVING DAY when it was available. Also by the way, 3 flights up! And were only given clean new towels after they were reminded we were in need 24 hours after they were made aware we were without a washer dryer. Our family packed with the intention of being able to do our laundry, which were not able to do until we were well without clean clothing options. We had to go purchase new clothes, and do our laundry on the holiday. The property management company offered us a $100 refund and a $500 credit to be used contingent on no negative reviews. Ridiculous seeing we spent $6791 for our vacation rental....While we liked the property overall, we wont be back due to the lack of customer service.

Second time staying at 1809 pacific - this is our absolute favorite house! Customer service was fantastic per usual & everyone was extremely helpful even during a holiday stay. The house was very clean, all the extras were perfect and we truly couldn’t ask for more. Look forward to returning to this house again & again! Definitely recommend! Best view in Oceanside :)

Attention: The reality has nothing to do with the description on the websites.The website says e.g:“Enjoy an unforgettable family vacation in this newly renovated ... oceanfront duplex. Sit outside on your balcony ... and enjoy laying back in one of the loungers in the common area beach space. This vacation rental is a home away from home. Each room has character, and everything is professionally decorated. ... We have stocked the kitchens keeping in mind you might be cooking a Thanksgiving feast. Just imagine all of the memories that will be made on your vacation on the beach!”That´s what we booked. What we received was a stay in an very very old house in a very bad shape. We have never seen a house in such a bad shape during our 6 month trip through the US. You can see that somebody tried to make it look “renovated” but also this renovation is made so poor, that it feels like staying in an unrenovated house.And the quality of everything done is so poor. There are holes in the walls, fireplaces are not working and in bad shape, the terrace is a mess, the garden with sand was under construction, all greens are plastic beside 2 dead rosmarin plants at the frontdoor.And it was dirty as well. Unfortunately. The sofas outside and the terrace you could not even us at all because everything was so dirty.And there is no design. There is no “professional decoration”. It is cold, poor und empty. Not at all a house where you can feel home.

These guys are awesome. Just got home from oceanside. We spent 3 nights in the same unit we stayed in last year and thoroughly enjoyed the place. It had been freshly painted since last year. It was so clean and stocked with everything you could need to make anything. Very cozy and comfortable place. Saw lots of dolphins and surfers. Thank you Beachfront.

I have stayed with Beachfront 2 times & are reserved for 2 more. The customer service is awesome! I bring my 83-yr old mom & another senior, plus dogs. Whenever weve needed anything, Beachfront was very pleasant on the phone & quick to respond. The properties have been very clean inside. Most things you normally use to cook, are there. We all like being off the strand as its less busy. I highly recommend this company for rentals!

This was our 3rd stay with Beachfront Only and it was as awesome as usual! Well maintained, so close to the ocean, peaceful and relaxing, we could hear the waves from our beautiful and comfortable rooms. There were some minor problems, but they were taken care of immediately by the staff. For example, we couldnt figure out how to open the panoramic glass door to the patio, and they had someone out there within minutes. There were some minor cleaning issues, like toothpaste on the wall in the bathroom and a dirty banister, but nothing that we couldnt take care of ourselves. The house was so well stocked that my mother regretted bringing so much with her that she didnt end up needing. The views were breathtaking and the beach was only a few steps away. We loved it and will be back again!

This was our 5th stay at a magical Beachfront Only beach rental in the last 14 months. Each property has been unique & met & exceeded our expectations! The panoramic windows provide an indoor outdoor living experience that can’t be beat. The properties provide everything you need to just check in and relax. Upon walking into this property, I did such a happy dance! The kitchen is a chefs dream and the dining room table that seats 14? I immediately thought “This would be perfect for the holidays!” So I booked it for Christmas!!! I had been looking for an affordable beach front property to celebrate my friend’s bachelor party. I stumbled upon beachfront only vacation rentals after a few searches on google & hit the jackpot! This property was exactly what I was looking for! We stayed in condo P809-3 & it was just as good as the photos shown online. Plenty of room for everyone and the best view for the money. Thank you to Beachfront Only for the epic trip and memories!!! I’m planning on booking again soon for a summer trip with family. March of 2021 for 5 days we gathered and celebrated our business launch with a few of our business partners. . I couldn’t have picked a better location. . The staff was great and very informative. . The housekeeping staff was running late for our check in but they did a heck of a job cleaning the place. We didn’t mind anyhow because we were enjoying the overall views. . The restaurants and shops nearby was a breeze to get to. . That’s why for our new addition to our business we decided to go right back where our money is appreciated in July of 2022. I would love to have these spectacular views everyday.

The condo was amazing! The view was fantastic. Loved the location, proximity to the beach and ocean. We had a problem with the internet, but it was resolved quickly. The IT tech even came back after 5 pm to install the new hardware.We were a little concerned when we saw lots of folks next door, but we never heard them! Tons of space for our family. And the place was equipped with all of the kitchen items that needed! Sitting on the patio watching the ocean was so relaxing. And loved that our furry family members were welcome! We are are planning on a second visit this year.

This property was gorgeous. It was so wonderful to sit outside in the lounge chairs while our children played in the sand and be able to run inside for anything that we needed. Beds were comfy, kitchen and table was perfect. You will want to bring water shoes for the ocean and rocks. The tv was broken when we got there, we informed the property managers right away and they came and fixed it immediately. So easy to check in/out and communicate with them. Such an awesome stay, we were definitely sad to leave but we cant wait to book again! Thank you for everything.

Our 4 nights turned into 10 nights! From the moment we entered our unit, the view was breathtaking exactly like the pictures shown! This property was super spacious, very cozy and had the perfect fireplace to make it even cozier! The outside balcony was very well equipped for barbecuing and lounging while enjoying the ocean view. Kitchen was fully stocked like your own regular household would have. Beachfront Only Management was fast and efficient when responding to any of our requests and needs. It’s too bad this place was already booked in advance, otherwise I would’ve stayed longer. At a place like this, you’ll NEVER want to go home! I can’t wait to rent again!!! Was an amazing stay! Right on the beach!!! The house was clean and comfy, well stocked with spices, kitchenware, paper towels, TP, etc... They even had a portable ice maker, out door heat lamp and a gas grill! The company texted frequently to see how we were doing and it was an ease to check in and out! Cant wait to go back!

Terrible experience and would not recommend. This company (Beachfront Only) recently purchased a home we’ve vacationed at for 5+ years and their negligence for property upkeep and lack of customer service ruined our vacation.We had multiple issues during our stay. The most concerning was the extensive black mold in the closet due to a water leak. They refused to test the mold toxicity for our safety and would not relocate us to another property. This caused a lot of fear and distress for our family since we have many small children and a few with asthma. Instead, they just did a quick fix; cut, patch, paint, and scrub some of the mold off the wall. Water damage and mold should be treated as a serious health concern, but this company didn’t care.The online pictures and virtual walkthrough did not match the actual condition of the property. There was a massive sink hole in the backyard which was never disclosed to us. We spoke to the immediate neighbor and he said he had noticed the sink hole continue to sink lower and lower over the last few weeks which made us keep our children away from the backyard as much as possible. We have stayed at this property 4 times over the last 5 years and have had a beautiful outdoor space with green grass and stair access to the beach. This was one of the primary reasons we’ve continued to rent this property for our family. We were never made aware of the backyard and it’s current condition of disarray. The grass was completely dead and a huge mess. Our smallest children couldn’t crawl on the now dead grass since it got everywhere when touching the surface. It was apparent that they’d given up on the backyard upkeep until it’s planned remodel. The backyard was also not properly cleaned before our check in. There were cigarette butts, dog feces and trash scattered around. We asked them to clean it up and they promised to do so promptly but never did.Lastly, we were without a master shower and without WiFi multiple days. We were without the shower for the entirety of our stay after the black mold and leak was discovered. They had staff in our home for hours trying to repair it (sawing, cutting, etc). During the repair, the water shut off caused the fire alarms to go off resulting in the local fire dept to showing up. Alarms were ringing for ~45 minutes and woke up napping children. The alarms wouldn’t turn off so we had a house full of firemen and staff trying to figure out how to turn off the fire alarms.... We were without WiFi for the last 2 days which was frustrating since there was no cellular service in the house.When paying a premium price of ~$10k for a rental we expected there to be no issues, but if there were, some immediate resolutions but that was not the case. Instead of a relaxing vacation we had a black mold scare, one less shower than expected, an unusable backyard space, fire alarms ringing during nap times and the entire Oceanside fire dept in our house. The frequent disruptions and having to constantly follow up with their staff completely ruined our annual family vacation.

We booked 2 of their large beachfront properties in Oceanside, CA for a family reunion in June 2023. We paid nearly $40,000 for 4 nights (total for both properties). We were promised 12 bedrooms, 12 bathrooms and 2 kitchens in each property, with certain bed configurations. When we checked in, one of the properties had a major leak and one of the hallways was flooded. To me, that was already unacceptable for the price we paid, and clearly their people had just been there cleaning, so why they didnt tell anyone before we checked in, is beyond me. They did send a maintenance crew right away and they did eventually get it fixed but it took about 6 hours. It was a huge inconvenience as we had about 50+ people arriving after long travel from the northeast and they could not shower or freshen up (nor could anyone cook) while the water was turned off for repairs. We also immediately noticed that the room configuration was off (one of the rooms that was supposed to have bunk beds, did not). We had a lot of people coming and really needed ALL the beds they promised (based on their floor plan). I asked if they would please switch out the beds and the refused. Unfortunately, one of our adult guests had to bunk with the kids which was far less than ideal or comfortable. After that, it was one thing after another. Two of our 4 hot tubs werent working. They got 1 of them working but the other one never worked (would not get hot). The dishwashers were a hot mess, the bottom baskets were missing and so basically we couldnt use them at all. The ice makers in the fridges didnt work. The electronic locks didnt work properly. About 35% of the electrical outlets and lights didnt work. (Imagine trying to blow dry your hair and you have to use someone elses bathroom). There were a few other things that went wrong but it was a while ago so I really cant remember all the details. Some of these we complained about but not all because after a while, we gave up as we just wanted to relax and enjoy our family reunion instead of being on the phone and waiting for maintenance all day. Most of this was pretty minor when viewed individually, but when you add it all up it really puts a cramp in your vacation and for nearly $40K I expected perfection. In fact, without perfection, you can hardly call these luxury. The location was excellent and customer service was polite and responsive but I get the feeling that this company does not put enough money into regular maintenance and they dont care about repeat business (at these prices, I guess they dont have to care). What really kills me is that after our stay they asked us to take an online survey and I expressed all of this but then they never contacted us with an apology or anything. I reached out and asked if we would be hearing from someone and they said we would, but it was not until I threatened to post a public review that I did I hear from the manager. All I got was a lousy canned apology via email. Not a partial refund or even a credit to use for a future stay. You would think that they would offer a small credit for future use so that they could prove to you that this was just a one-time run of back luck with one of their properties. But nope, and that is why I assume that all of their properties must be poorly maintained and they know it and offering us a future stay would have been useless to them because it would have only proven me right. I wold have given them a 2nd chance to make it right if they offered me even a discount on a future stay but sadly, that wont be happening. Overall, I would not rent from them again and I do visit this area regularly and have stayed with other companies that were far more responsible and took more pride in their properties.

This was my first time staying at Beachfront Only and our rental was gorgeous. We had a large living room area for my group to hangout in, that had wall-to-wall sliding doors opening onto the balcony looking out onto the ocean. We put the rooftop jacuzzi, BBQ grill, and fire pit to good use as well during the weekend, and used the oceanfront balcony for a sunset yoga session. The decor of the property was cute and stylish as well, and having an in-unit washer and dryer was a game changer!While we had a few issues with the property upon arrival, the managements response was prompt and they sent people to come take a look at the issues.Overall a great place to stay for group trips. Oceanside is a cute town as well. Im hoping to make this an annual retreat for my group. :)

We had the most incredible stay with beachfront only vacation rentals.The unit we rented was wonderful. The property was spotlessly clean upon arrival, and we were just in awe by how the design exuded a perfect blend of luxury and comfort.We had everything we needed right there. From beach and bath towels, kitchen utensils, extra sheets etc. They have it! and we are just happy with how everything else seemed seamless.The location was great too! It offered us easy access to the beach. Our kids had a blast playing in the sand and splashing in the waves, and we enjoyed how great the view was from the patio, perfect for morning coffee and evening stargazing.Its undoubtedly a must-visit for anyone looking for a serene get-away!

Beautiful property right on the water. 3 of us met for a fun ladies High School reunion weekend. We stayed at 817 S. Pacific St. in Oceanside. Our patio level 3 bedroom condo was spacious and modern. We could hear the waves crash onto the rocks. We had a lovely walk along the beach to the pier seeing multiple pods of dolphins. We enjoyed an amazing dinner nearby at 333 Pacific. We did have an issue with the fan on arrival however maintenance was responsive and resolved it quickly. Beach Front Only has modernized the check-in process with all digital code door locks. I would recommend this vacation rental.

The best place we’ve ever stayed! The most beautiful scenery and the rental had great updated amenities inside. Went to visit legoland, stayed at this property.All i can say is the interior was beautifully decorated, with a perfect blend of modern design and coastal charm. The spacious living room and well stocked kitchen provided us with ample space to relax and enjoy meals together. Our recent beachfront only vacation rentals experience was nothing short of spectacular! We were right on the waters edge, the accommodations were luxurious and exceeded our expectations. The interior was tastefully designed with a coastal flair, creating a serene atmosphere. Props to their decorator! I stayed at 952 Neptune Ave with Beachfront Only, and wow! The second I walked in it took my breath away. My entire family was so impressed, I think I’m in charge of booking the vacations from now on! The high ceilings brought in so much light to the home, it was beachy while still having noticeable updates. We had a rooftop deck all to ourselves with a spa that the kids would not get out of! It is also located right next to the public beach access, which made going down to the water so easy, especially with kids. Very family friendly neighborhood, we are all excited to return!

Rented a condo unit in oceanside with beachfront, perfect choice as it had a cozy and homey feel to it. The rental had a spectacular view of the beach.. this is great because it just adds more charm and luxury feel inside. We were happy to be looking at the sunset and waves while eating meals or just simply hanging out by the living room.We loved how we could walk to the beach in just a few minutes and explore more of the area during the day. It was modern, stylish, and clean too, perfectly stacked with everything we needed. We also adored their patio area. It was a nice place to chill and enjoy the sound of the waves along with the beautiful view of the ocean. Overall, great location, great place, great experience. Would love to come back!

This will be our third year staying at this beach house (C3015-A) for our office workshop. The location is amazing! Just a short walk to the great restaurants and shopping in Carlsbad Village, and beach access is just down a flight of stairs. The house has a bedroom and bathroom for each of us and a nice large kitchen table for us to work, with the most beautiful view of the ocean. The two car garage is great for off street parking for our large vehicles. Beachfront Only has been wonderful to work with. We highly recommend this place.

I can not recommend Beachfront Only enough! They made our stay in Oceanside memorable for years to come. We rented 702-4 and loved it. The beach access could not be easier, and so much sand! Every morning we watched the waves and occasional dolphin on the wrap-around balcony. We cooked a couple meals on the grill and we also walked into town for some great restaurants. It was really cool to text with the management company for all questions and requests. I would definitely recommend this rental to a friend.

My wife and kids were once again happy we stayed with Beachfront Only. This was the fourth time in two years. They are reasonably priced and you get what you pay for. The stay was exactly what our family needed after a tough summer. We spent most of our days playing in the sand and water, but it was fun to cook meals together, play Monopoly, and watch the sunset. I stayed at a Beachfront property the weekend we got married at the Encinitas Botanic Gardens. The cliffside deck and balconies made for unforgettable views, and we spent the majority of the time there so I have minimal photos inside but every detail was perfect. This brand new property, P835-2 is my go-to vacation rental in Oceanside. Everything is so new and modern while still giving you the beachy vibe of being right on the water. All the beds were extremely comfortable and there was plenty of space to put away our luggage. Access to The Strand, The Pier and all the best shops and restaurants in Oceanside was so easy, we never had to get in the car. Beachfront Only made our stay so easy with all of their communication.

We had issues with air-conditioning in one of the bedrooms. We were assisted with a brand new unit brought in. Nice and cool again. Kitchen fully stocked, linens provided even down to towels for the beach. Washer and dryer made it possible to pack lightly. All furniture comfortable and cozy. Just wanted to sit in the soft easy chair by the front window and never move. View is incredible!

We stayed for about a week in April. Very unimpressed with the amenities, customer service, and security.Amenities: they do have anything you would need in the kitchen the spices were very gross filled with dust and many bonding together inside the jar. Two beds were great, one was made for a child and you can tell they keep fixing it with screws instead of replacing it. The hot tub was nice the 10 minutes that it worked, it does not stay hot so if you’re looking for a kiddie pool here ya go. We were unaware of the parking situation inside the garage. They expect you to park on a lift that moves your car up or down to access very hard to unload/load your car especially with pets or small children. There is no space between your car door and the caged lift you’re required to use.Customer service: We called every other day about our hot tub not working and this was the main reason we choose this property. They would come and drain the hot tub and refill it but as soon as you get in the water temperature declines without the lid on. Extremely frustrating and they never even gave us a discount or refund for the issue. We had nonstop issues with having to message the property management. The other problem was the gas tanks for the fire pit and grill. They were low or missing and we had to keep calling meanwhile we couldn’t cook and they don’t respond until the next day!Security: They told us the homeless come onto the patios and steal the gas tanks. We also had a skateboard missing. Don’t let the photo of the patio door fool you because they are all broke and anyone can access them from outside. They had a woman screaming on the beach and the cops came and arrested her one night we were staying there. You have no privacy from your neighbors. Me and my sister were in the hot tub and there was a creepy dude staring at us from the next house over on the second floor. This is no place for family, maybe a college party hang out.Avoid this property!

I stayed at P809-4 with a group of friends to celebrate my boyfriends birthday and it was absolutely amazing! On the day of check-in, I received a text from Beachfront Only with specific check-in instructions as well as an offer to have someone greet us at the property. Despite arriving too late for a greeting, the texts had all the relevant information and I really appreciated the offer anyway (very thoughtful of them!). When I had questions (such as do we need to take out the trash or do the dishes -- no to both, which is amazing on another level and so different from AirBnB!), all I had to do was text the number and they answered promptly, which I also appreciated. The walls seemed pretty thick as we did not hear any of the other visitors in the other connected properties, which was nice as well. Overall, the property was very clean upon arrival and was exactly as pictured. My friends, boyfriend, and I had a wonderful time and were obsessed with the views. At night, we even saw the stars and constellations (Orion and Big Dipper). It was magical!! The only issue we had, which is at no fault to the property or the management, was that my friends car got broken into while parked on the street in front of the property. He had left his car unlocked and someone stole his wallet out of the car. This has nothing to do with the safety of the property though, but I included it to warn others to make sure they lock their cars!! Overall, Ill most likely book this again if I were to visit the area again and Ive already recommended this property to some family members :)

We had a very relaxing week at P5161-2 condo. The kitchen is well stocked with all utensils you may need, as well as plates, glasses, serving bowls, pots and pans and small appliances. The wifi is spotty, but who goes to the beach for the internet? While sitting on the private beach we were able to see a school of dolphins several times, also some of the local surfers. If you watch the waves at night you may be lucky enough to see the bioluminescence in the waves. Unfortunately we went during a time of year where it is mostly overcast, so we didnt get to see any sunsets. Oceanside Pier is only 2 miles away and made for a really nice walk.I will definitely plan another trip through Beachfront Only Rentals. The staff was very helpful when booking and with any questions I had. Also I was able to make payments over the year instead of one lump sum payment.

Horrible experience- their customer service is anything but helpful, and offsourced to the Philapines in the evening when you are unable to get into your rented beach house. the home had not been cleaned with over a $600 charge, and had unclean sheets, trash, a condom floating in the hot tub, and blood on a bed. do not stay here. they also have unreasonable policy on refunds.

What a disapointing booking and stay. First of, we were excited to find a property that could accomodate our large family, and offered 12 bedrooms and 12 bathroom, so we booked 2 seperate reservations for 2 units seperately, because there was no way to insert 2 different credit cards, and wanted to split the costs between 2 cards, only to find out that it doesnt offer you the same pricing as if youre booking the entire unit together. It charged us an extra $2500 when we booked it as 2 separate reservations! We contacted them immediately to get their assistnace and correct the booking, however they told us the only thing we could do is cancel our reservation and be issued a credit to place the new booking, however the difference could only be returned as a credit for a future stay. Leaving us no other choice, what a scam.Once we get to the property we find it to be extremely run down and not at all as pictured. The cleanliness is subpar, sticky and damp feeling, but it is an oceanfront property. We did see bugs, roaches, but again, chalked it up to being an ocean front. Since we checked in on a Friday, we ran into several issues and none were resolved or attended to. The bottom unit had no hot water for the 1 of the 3 nights, and the air conditioning didnt work in the unit either. They sent a maintence person to fix it, but they failed to fix the A/C and said there was nothing they could do.They made no attempt to resolve the issue and offered us a measly credit again for future booking. This place is a complete scam. They then point to a clause in their rental agreement that states they will only refund a credit of $100 if they are unable to fix something during your stay. This is an expensive rental and should be equipped with A/C and hot water at a bare minimum, I cant belive they would think a $100 refund would be acceptable for putting 3 bedrooms out of commission out of the 12. Beware of booking here, do not make the same mistake.

SOOOO DISAPPOINTED!I have waited nearly a week to write this review but every time I think about what happened to me, I just get angrier.I rented house P827X over a year ago. My daughter has Down Syndrome and has dated a boy for 10 years so we had family and friends travel from 5 states to celebrate her. We arrived at 4 on Sunday and at 8 pm walked around to make sure the doors were all locked. The main door pushed right open and would not lock. I called my husband down and he could not get it to work either. The throw was stuck inside the lock and would not release.I called Beachfront and was told someone would get a hold of me. They did, by text and told me on their end the door showed that it was locked. Well, it wasnt.They told me it was after 8pm and there was no one that could do anything about it!! OH HECK NO!!!! My 6 year old granddaughter was sleeping a few feet from that door!!They also told me that someone would get in touch TOMMORROW after 8am...SERIOUSLY????They asked for pictures, which I sent and do you know what his reply was??? It is a by product of the salt air/corrosion.AND THATS MY PROBLEM????We finally got a pocket knife out of the car so my husband could try to unjam the door throw. He accidently broke the tip off of the knife but it made for a flat surface to be able to unscrew the screws and take the lock apart, which unjammed the lock.In total we spent over an hour and a half arguing with someone who could have cared less about doing a job to help us.WE MISSED SUCH PRECIOUS FAMILY TIME!!!TERRIBLE first impression of Beachfront properties.The next morning ( Monday)someone showed up to look at the door. We told him that the air conditioner on the beach level floor was very loud. He worked on it for awhile and then left. AGAIN MORE FAMILY TIME GONE!!!Evidently, he put in a work order to an air conditioning company. Wednesday the bell rings and there is a repairman coming into the house . MORE of our family time wasted!!! ( I wasnt just going to let strangers wander with all my families things out, so I stayed inside.)I paid good money for a good experience. I saved for this to be a once in a lifetime celebration. I never asked for anything special. I wanted memories . I expected hic-ups but I never thought it would come from such a lack of caring from Beachfront Only.Also, 2 out of the 3 icemakers in the refrigerators were frozen. Luckily, they brought a portable ice machine.AND the big bifold door on the 3rd floor was almost impossible to open from corrosion.The door handle on my brothers bedroom fell off on the floor.The baseboards are filthy.Yes, the view was pretty but for the money spent there were so many things that they just expect people to accept.

When we arrived to check-in at the rental unit we were APPALLED at how DIRTY it was. Considering they charge a hefty cleaning fee compared to other rentals of $160+!There was a grayish film of dirt over the flooring, food/coffee was exploded all over the kitchen ceiling and walls, every-single light-switch had smears/dirt on them, furniture and fixtures were caked with dust and felt sticky. I almost stepped on a RUSTED NAIL on the bedrooms floor. They left an EMPTY USED toilet paper roll on the rusted holder, and there were insects crawling or fluttering in every room.When we inspected the bedroom, and pulled down the clean bedding, the entire underside of the comfortor, all of the under-sheets, and the mattress protector were COVERED IN STAINS/BODILY FLUIDS. It was HORRIFYING. The entire bed had to be stripped down to nothing!This particular unit has NO AC, but BeachFront guaranteed us before we booked it, that the ceiling fans were ample. This was proven to not be the case very quickly.The two ceiling fans hardly spun fast enough to circulate any air. They had a couple portable plug-in fans in the closet, but they might as well not have been there at all. They were actually space heaters, and had the optional fan choice.The unit has LIMITED OUTLETS (1 in the living area, 1 in the bedroom) and we unraveled the most disgusting extension cord provided with the unit (Assuming because others complained about the lack of outlets). It was hard to tell that it was once white.After discovering all of this, it was extremely DIFFICULT TO FEEL COMFORTABLE in the unit. Considering we had checked-in later at night, we had to sleep with the 1 blanket that we brought with us.Additionally, during our check-in, another vehicle was parked in our driveway spaces and we notified BeachFront. However, we were awoken bright and early by them THREATENING to TOW OUR CAR if we didnt move it immediately. We frantically ran out to check if our car was there and reminded them that it was OUR ASSIGNED SPOT. We thought it was ridiculous they didnt confirm this before sending us this threat! (As they later replied back we were indeed correct.)Instead of BeachFront having some consideration and sending us prior notice, we arrived back after a long day out, to maintenance working in front of our unit.They set-up a large ladder directly in front of our only door. They had ELECTRICAL WIRE HANGING, TOOLS spread out on our private patios lounge chairs and table, and BLASTING MUSIC from their radio. There was BANGING AND DRILLING against the outside of our bedrooms walls for HOURS. (Note: it was only to replace and rewire a new outdoor light - no emergency service).Due to this, we felt TRAPPED INSIDE and had to draw and shutter windows/curtains, because our dog was EXTREMELY NERVOUS with the commotion/stranger!Subsequently, as this particular unit has NO INDOOR TABLE OR CHAIRS, we spent our last dinner eating STANDING UP, and unable to use our PAID-FOR-PRIVATE -PATIO.It was incredibly frustrating as this was also our last night at the rental. Our check-out was the next morning - so were not sure why this couldnt have waited until 10 AM next-day!BeachFronts customer service is considerably lacking, as they stated their management doesnt work weekends. Our vacation was a short-weekend trip, so no resolutions were provided until it was over.They so kindly refunded us the $160 cleaning fee, since we cleaned their entire unit with our personal supplies for free! :)However, theyve REFUSED to refund any additional compensation for the outrageous number of issues we experienced and had informed them of.Theyve re-iterated they can only provide a $178 CREDIT towards a future stay. But, they cannot guarantee their availability or any pricing changes.We left extremely disappointed and unsatisfied with their lack of consideration. Its as if they only care about the money, and not those who are renting their units, or their experiences.I DONT RECOMMEND BEACHFRONT ONLY TO ANYONE! Check out The Marbella instead!

STOP- You have found your Ocean rental!! I cannot express how great Beachfront Only Vacation rentals are. I have used them 3 times, and referred every person I know to check them out - which I do not do unless I have been wowed several times. The location is great, all units are AAA+- Clean, Bright, well equipped!! So many different layouts & sizes to choose from from 2 to 30 people. We have always felt completely safe walking around the area, many restaurants/shops within walking, & the beach is clean-- Perfection all around! The team in the office is Phenomenal- super quick response to any need- always the extra mile. One trip we had 8 coffee drinkers- The office had left extra coffeemakers for us so we didnt have to wait!! The units feel like a resort- not just some random house rental. Already planning a family reunion in 2023 for 30+ people!!

A weekend at a Beachfront Only Vacation Rental property will provide the same amount of relaxation and relief equivalent to a years worth of therapy!I stumbled upon Beachfront Only through a lucky google search only 3 years ago, but have been a frequent repeat visitor across multiple different properties. What I find keeps bringing me back is the consistency in service and the cleanliness / readiness of the properties. I have never been underwhelmed by any of my stays, if anything have been over impressed every time.They have truly identified ALLL the needs of a family vacation and have been so thoughtful in how well curated the units are. I remember seeing chopsticks in the units too and thought it was very inclusive!I appreciate how well oiled of a machine the managers are and how true to the photos the units are each time.We will continue to come back and are also learning to love and discover Oceanside through Beachfront Only!

Avoid Beachfront Only RentalsThese houses are not taken care of.We rented a house with a SPA. the SPA was broken and they were unable to fix it, the TV was broken, no sound and screen was flickering, a glass shelf fell off the wall and could have hurt someone, the dishwasher was not functioning, the kitchen utensils were very sparse and mismatched. The gate to beach walk was insecure and some of our stuff was stolen.Half way through our trip and they were still trying to fix problems. Purely reactionary maintenance. No offer of a credit or anything, no response from them after requesting one. I’m very disappointed.

We were a group of 5 families and this property accommodated 13 of us very comfortably with each family having our own bathroom (plus a powder room near the kitchen). The kitchen was well stocked with glassware, dishes, pots and utensils. The view from the living room and the upstairs balcony was absolutely gorgeous. The accordion windows open up wide and you can hear the soothing waves. The management company was helpful but sometimes they got their properties a little confused. We called about the garage ahead of time, and they assured us there was no lift in the garage (“that’s another property”) but when we arrived, there was a lift in the garage! It does limit the space. A mid sized SUV and sedan would fit if you’re careful not to hit the poles... We were able to find additional parking on the street in front of the property (no parking Monday for sweeping) and everything was okay. Overall we thought the property was very clean, beds were comfortable, and having multiple bathrooms is a big plus. The only caveat is all the stairs you have to climb for the four levels. The cleaning crew seems to do an excellent job. Even the glass balcony borders were spotless. We enjoyed hanging out on the balcony! We would love to stay again!

I had easily one of the best vacations in my life staying with Beachfront! This house was incredible, my whole family was able to stay and enjoy each other without ever having to go outside. The house was clean, with wonderful amenities like the fire pit on the roof and our own private beach/sand area on the bottom floor. And the few times we sent a quick text in need of assistance or maintenance, the Beachfront customer service not only responded immediately but they would send someone over within 30 minutes if need be. We had no complaints and enjoyed every second. We’ll be back for sure!

We took a girls trip for my birthday and stayed in an AMAZING condo. It was like a dream come true. Water views everywhere right on the beach. This trip was life changing for us and we will definitely be back. The staff of Beachfront were great and helped up immediately with whatever we needed. In the morning we would go on the roof top deck and watch the sunrise and at night we would watch the sunset from the spa hot tub. They had everything we need for cooking and each of us had our own rooms. I highly recommend there properties and we will be back!

MISREPRESENTATION OF PROPERTY: when a property rental company loses your trust, all is lost. The property was not as advertised but instead was actively undergoing a botched and bizarre remodel WHEN WE ARRIVED. For others experiencing problems with this unresponsive and unprofessional company, I suggest you reach out to the Better Business Bureau who is, sadly, very familiar with Beachfront Only and BBB SCORES THEM D MINUS. The Better Business Bureau has names and contact details for the registered owners of the business and information on prior and current customer complaints that they are working to resolve.Let me add to my complaint by responding to the BLATANT LIES and FURTHER MISREPRESENTATION of the companys response below. What better way for them to resolve this than by LYING and MISREPRESENTING the facts of the case:Of note, we did call the guests prior to their arrival to inform them of the remodel. The guest who booked the property did not seem concerned about the remodel when we spoke via phone. THIS IS A LIE; YES THEY CALLED AND SAID A SUNROOM IS NOW A BEDROOM. A MORE ACCURATE DESCRIPTION WOULD HAVE INDICATED THAT THE MASTER BEDROOM, SUNROOM AND ENSUITE ARE NOW FOUR TINY BEDROOMSRegardless, and recognizing their disappointment as well as the cosmetic issues referenced, we offered this guest the option to move to a nicer, more expensive property from Monday through their departure the following Sunday; they would not have needed to move a second time. THIS IS ANOTHER LIE, THE PROPERTY OFFERED HAD A SHARED SPACE THAT WOULD PLACE OUR COVID-VULNERABLE GUESTS AT RISK, AND WAS OFFERED WITH THE NOTE THAT IT WOULD BEA PROBLEM AT THE WEEKENDThis offer was declined and the guest decided to remain at the property for the entire stay. PER THE ABOVE, THE OFFER WAS IMPRACTICAL AND WAS EVEN PRESENTED IN A MANNER TO DISINCENTIVIZE US.With regard to the pictures posted, the bathtub shown was present prior to the owner’s remodel; it was not added. As for the tape and smoke detector, we can assure you that they were wired and working property. WHAT A BLANTANTLY RIDICULOUS STATEMENT! THE WHOLE WORLD CAN SEE THAT THE SMOKE DETECTORS STILL HAD THE CONSTRUCTION DUST PROTECTION TAPE FITTED STATING IT MUST BE REMOVED FOR THEM TO OPERATE.The one from the ceiling must have fallen/come loose. We are sorry about that and would have gladly come out to fix it had we been called. THE IS ALSO COMPLETE FANTASY, WE HAVE CALL RECORDS AND TEXTS SHOWING THAT WE CALLED MULTIPLE TIMES TO THE CUSTOMER SERVICE TEAM. THEY EVEN TEXTED BACK CONFIRMING AN OPEN TICKET FOR THE REPAIRS. THIS WAS ON THE TUESDAY AND SIX DAYS LATER, DESPITE FOLLOW-UPS WE RECEIVED NO SUPPORT FOR THE VARIOUS ELECTRICAL ISSUES.SUFFICE TO SAY WE HAVE RECEIVED NO OFFER OF REFUND NOR DID THEY OFFER A LATE CHECK-OUT. THE OFFER OF CREDIT IS NOT PRACTICAL AS WE ARE NOT PLANNING TO RETURN TO CA NOR WOULD WE EVER WANT TO DO BUSINESS WITH THIS DISREPUTABLE OPERATION.WE NOTE THAT BEACHFRONT ONLY HAS A PATERN OF DECEIT AS EVIDENCED BY THE MANY, AND GROWING, NUMBER OF ONE STAR REVIEWS. UNIT P908-5 I rented this condo for the weekend. My family and I had a wonderful time!.The ocean view is absolutely breathtaking. The unit was spotless and stocked with plenty of utensils, dishes, spices and appliances. We were a party of 8 adults and two children ( 2 yrs.) The parking garage was very nice and we utilized the overflow parking at the rental office, which was less than a mile from the rental property.I placed a call to maintenance regarding the water level in the hot tub. The response was immediate. The maintenance person arrived within 15 minutes and solved the issue.I would definitely recommend this property. This was my first time renting with Beachfront Only. The customer service and interaction with the staff was very professional. I have no complaints and I am looking forward to booking this property in the future!

We have been renting in Oceanside for 35 years and this property was not only the most reasonably priced, but also one of our favorites. This was truly a dream condo to stay in! We had our own private beach and in the evening when the tide was low there was plenty of beach there for us to play in it. Perfect little place for the week. My husband and I, plus our two dogs enjoyed our stay here. It’s directly on the beach, fire pit, chairs and tables face the ocean. The weather was perfect. We stayed in #6. The kitchen seemed to have all the supplies you would need to cook. We ate out all the time considering we were on vacation. The king size bed was great a little softer than we are use to, but oh well. Bathroom had a stall shower, pedestal sink and there was plenty of room in there to move around. The place was very clean. I do suggest not leaving out dog food or food of any and to put the stops in the sink at night. We did not put up our dog food up one night and had a critter in it the next day. The house sets against the ocean, so going to sleep and waking up to the sound of crashing waves is just magical. Almost every bedroom has a great ocean views.Besides long walks on the huge beach all the way from Oceanside to Carlsbad, our entire family enjoyed the huge fire pit lit cabana each evening on the second floor balcony, which extends out toward the beach so you can see the expanse of the coastline. No better place to share a glass of wine and conversation.The living area is huge and we had plenty of room to gather not only for meals but great for nighttime activities for the group. Even though we stayed during Covid we did not feel deprived. We ordered out at some of Oceanside’s best spots. The ocean right outside the back door is not accessible as a beach area. Beach access is about a half mile north and easy to walk to. I used Beachfront Only to find an oceanfront rental for my girlfriends and out 12 year old sons for a fun getaway to Oceanside from Orange County. There are so many great options it was hard to choose, but the staff at Beachfront Only was very helpful in narrowing it down to the perfect spot for us. We ended up staying in P3201-0 which is an oceanfront condo. We had the 2 upper levels with amazing views from 2 different balconies. There was plenty of room for the 6 of us and the boys loved staying in the bunk room together. The beach access was great...right downstairs! The condo was clean and well stocked and the beds were comfy. We had an issue with the hot water heater the first evening and I had to call the maintenance line. They had someone out to fix it within 30 minutes! The staff is very attentive so they will take care of whatever you need. Unfortunately upon checkin this dream became a nighmare of disappointment and disgust. We were unable to view the property before booking - or even after booking our staycation to comfirm it met our needs. If we had been able to do a brief walk through we could have seen that the house was not as photographed.Upon checkin we were greeted with blood on a bed. Throw up and oiahera and semen in bath. They wanted pictures as proof When several lights didnt have bulbs and all this plus the lack of. cleaning meant the first day we only dealt with their problems. AC broke and the interior was over 95°. After all these problems which they couldnt solve we moved houses and asked for a reasonable refund for the first day. Nope. They will only give a credit to a future stay and after this experience i would never stay with them. Oh and how about letting us checkin an hour later than their set 10am? For $500! What a rip off. Egregious business practice and horrible service. Do not stay there.

We found Beachfront Only and they were amazing to work with from the first minute.Jovan was very understanding and accommodating. This place is amazing! From the moment you walk in, the view takes your breath away! You have everything you need to cook your own meals, or close restaurants if you want to go out. The jacuzzi was great on a crisp night. The fire pit was awesome for s’mores with the kids. There isn’t beach like the picture, but we didn’t mind...you have to wait for low tide and you can walk out in the water or you can walk a couple blocks down for a small beach or drive to the pier and there’s a large public beach there. This would have been the perfect rental for a large family reunion if not for all the things that werent in working order. What was really great was that we were all able to stay in the same house with our own rooms w/private bathrooms. There were 3 floors, 2 which had a full kitchen and 1 minus the oven. Such a disappointment! As a result of the unacceptable level of customer service, we are very disappointed in the Beachfront company. We are a six-time return rental customer. Every day we made requests for the same basic items: replacement of the umbrellas on the roof was not met at all. We were told they would take care of it right away and the staff never followed through. The roof area, where we like to spend a great deal of our time together, was not cleaned properly. There was food residue and trash in several areas. We had no choice but to clean the BBQ ourselves, which also, did not function properly and is apparently undersized for a rental property designed to accommodate a large group.Anticipating some response from your staff, I ended up carrying my phone around which handicapped my opportunity to enjoy my vacation. I made numerous calls to your staff, and was promised immediate action, but no one responded and my request were ignored.Even with Covid-19 concerns, we took a chance and kept the reservation this year. We expected that since we didn’t cancel on the property, we would at least receive good customer service. Renting a property each year of this size is a major investment for our family. It is very sad to feel like we were not treated as a valuable customer. I would appreciate a call from someone in authority at Beachfront. No customer should ever be ignored by those who represent your company. Our vacation was compromised by the unresponsiveness of your staff.We believe this is not a representation of your business model as we have always had our concerns addressed. First of all I want to say that that staff at Beachfront Only was very responsive to our issues. The Inside of the unit was fine. We have rented in the area before. There is no air conditioning and the ice maker did not work but the staff delivered a counter top ice maker for our use. The first issue occurred when my grandson was smoking on the patio. The person upstairs said it was not allowed so my grandson went out on the sidewalk. That person called the manager and they sent me a somewhat threatening notice if my grandson continued. There was nothing in the paperwork about no smoking on the patio or no signs but plenty of signs about noise and the such. The last one we rent allowed it. But the worst part about this rental was the exterior condition. They give you a gate code to get in but the gate is missing.There is no gate on the patio onto the private walk, it looks like it broke and they just took it off. Then the gate from the private walk to the public sidewalk was missing also. The stucco on the patio walls was falling off and the public side of the patio wall in addition to stucco falling off, there was gang writing on it.If you do not care about the items I mentioned then rent it, it has a great view of the ocean.The owner or the condo association needs to step up and do the repairs considering the amount of money you pay to rent this place.

This company not only wouldnt give us a full credit or refund, they tried to change the terms of the contract and offer us a stay at a later date with less than full credit. How these homeowners use this company is beyond me but Im guessing by all the reviews they wont be for long. The President and Governors across the US had stay at home orders in effect and this company wont issue refunds. Bad business, will never stay at one of their places.

Ive stayed at Beachfront Only properties in Oceanside twice and both times have been blown away by the views, cleanliness, and comfort-of-home items provided. The accordion doors that open all the way to let in that ocean breeze are an amazing feature! I like that each house has an ample amount of cups, bowls, plates etc so youre not sharing 4 cups the whole weekend lol. I cant wait to stay here again.

DO NOT STAY HERE!!!!!!!!! I have stayed in 2 star hotels that were in better shape than this luxury house!!!!!!!Lets start this review off by stating that gates, door locks, and window locks were not in functioning order, which resulted in a break in of our rental at approximately 4am while my family was asleep inside. A bluetooth speaker and my mothers wallet was stolen, which resulted in THOUSANDS of dollars in fraud charges. In addition to that issue the locks on the bathrooms were broken, the sliding glass window was shattered on the 3rd floor, washers in the upper portion of the house didnt work, bathrooms had hair in the drains as if they were not cleaned before our arrival, bathroom fans did not work in most of the bathrooms, the internet did not work for the first 24 hours we were there, rugs on every floor were an extreme tripping hazard as all of their corners were bent up, the floors on every level of the home were FILTHY, and the towels were stained. We paid a ridiculous amount of money to stay at this luxury beach house and had a certain expectation to run with that price. That expectation was not met in the slightest. Peter with management keeps setting up times to call me but never calls during the scheduled times and texts me at 1:30am to reschedule. Do yourself a favor and take your money elsewhere. This company and their beach houses are in bad disrepair, and the price you pay does not reflect that.

Absolutely fell in love with this property (Pe-2271)! While this property isnt directly on the beach, it was only a block away, making it very convenient to just walk there. Our favorite part of the property was the gorgeous deck on the roof. My family and I really enjoyed playing corn hole up there along with warming up by the fire-pit at night time. We stayed in condo P908-2T and it was AMAZING. First of all, the condo is HUGE. Large kitchen, spacious rooms, big living room area...it was perfect for our little ones to run around in. The unit had 2 washers and 2 dryers, and they include all of the detergent for the units so we could keep up on our own laundry and always had clean towels. The website doesnt mention that you have a private side door on the condo that leads you to a walkway to the beach, and it has a hose and hot water outdoor shower for you to clean off after a day at the beach which was so incredibly helpful when keeping the sand out of the condo. The kitchen was very well stocked with everything we needed, including paper towels and dishwasher detergent. These guys have really thought of everything, and the second that we walked in, my husband turned to me and asked me to book our next trip in the same condo. It was amazing! The staff is so accommodating and friendly, and Anneta was so helpful every step of the way. Did I mention that the condo included 2 covered parking spaces in their locked garage? Seriously I could write amazing things about our condo all day long. Thank you so much for an amazing trip, my only regret was that we couldnt stay long. Believe me when I say, well be back!!!

1062 Neptune is absolutely stunning. The views from the living room and master bedroom are amazing - you feel like you are right on top of the ocean, watching dolphins and other sea life. Theres a fun surf spot right out front, and the perfect little cove to set up your beach gear which feels like your own private beach. I had a disappointing experience staying at the Beachfront Only property — from the moment of arrival to how property management handled the issues we experienced. The company that manages this property has multiple properties on the lot and they could care less about your experience.Id urge those who are looking to stay here to look elsewhere especially given how pricey it is per night. Although this property looks luxurious, in actuality it is very run down and poorly maintained.- There was a fly infestation that made it difficult for us to cook because the sink was filled with bugs; the kitchen was not clean and still had trash from the previous guests- The bbq grill was broken and despite having full propane, would not exceed above 300 degrees. It was 4th of July so we were disappointed to not be able to use the grill.- The jacuzzi was also broken. The jets were not working. This was a big selling point for us when looking at the property in the photos but we werent able to enjoy it.- The large sliding door in the patio was also broken. We managed to open the door but the door would not close. It took two people and 1hr for them to get the door shut. That said, we werent able to open the patio door after that- A couple of my family members were bit by bugs in the bedAt first, property management sent maintenance to address these issues. We spent the first 5 hours of our time continuing to call for maintenance. I was told by property management that the Manager would get in contact with me to help resolve all the issues we experienced. They never called so we had no choice but to call VRBO. With such a stressful experience since check-in, we wanted to see if we could check out that night and receive a refund for our stay.Since the property is managed by Beachfront Only, VRBO had no power to issue us a refund. It was after a 2 hr call with VRBO customer service that finally Beachfront Only manager gave me a call. He explained that a refund would not be possible and continued to insinuate that we had broken everything — saying that all had been working properly before we had arrived. I was appalled that they went to lengths to put it back on us esp because we had been in contact with them on all of these issues since our arrival.I was told I would be contacted for some sort of credit and promised a visit from the manager. No contact and no response to my email. Was expecting a nice trip with my parents but sadly it wasnt.

Waves splashed on the street right in from of our rental - they really are BEACH FRONT! The place we stayed was in great condition and maximized the beach setting - doors that folded open for a full exposure to the living room, new kitchen appliances, an outdoor table with a fire in the middle - amazing experience... what a way to catch a sunset at the beach. Beachfront did a great job cleaning the place and provided everything we needed, from beach towels, to wifi, to cable... they were also super responsive - the cable wasnt working when we arrived. The Beachfront representative got right on it and helped us log back in with the various codes, with virtually no wait. Prices were also great in Oceanside - hidden gem... great restaurants, great waves, great walking .

We recently booked a family vacation with beachfront only for my mother in laws 60th birthday. Paid top dollar to go during this crazy time. Nothing worked in our rental. The hot tub was broken. The microwave broken. The outlets in the bedrooms. Not working. The shower door to one of the bathrooms broken. The iceMaker to the freezer... broken!! They had to come out a few different times to bring replacement items. Paying as much as you do for these rentals you expect things to be working properly. Very disappointed to have to take time away from our vacation time as a family to reach out multiple times to get items in the rental working the way they should have been working when we arrived. Also the cleanliness of the rental was very poor. Nice to be on the beach but not worth the amount you pay. Very disappointed. I would look elsewhere for what you pay to rent here.

We rented a house from Beachfront Only in July for a family gathering to remember my daughter on the 10yr anniversary of her passing. The location is absolutely beautiful and theres a lot to do in the area. I was impressed with the house and the descriptions/pictures online. The bedrooms are small but I loved the fact they all had king beds with the exception of the bunk bed room. Everything else was exactly as expected except for the fact that theres a train that goes by at least 5 times during the night – it wasn’t mentioned in the description of the property or any review. Some in our party heard it and others didn’t but I felt it should have been mentioned. The rental process was easy, and communication right before we were to check in was awesome.The property was clean and pretty well stocked for kitchen supplies. I’ve rented houses before and usually there are spices, foil, baggies, etc left from others but not in this house. It’s like they have a checklist of what is supposed to be there and anything left from previous renters is discarded. We bought chairs and boogie boards but didn’t want to leave them if they were going to throw them away. Seems like there could be a donation box or something in the garage for future renters. I have never had to call customer service once checked into a house.We had 4 different issues while staying at the house.First, we had to call for maintenance within an hour of getting there because they hadn’t unlocked the elevator for us. We also had him fix one of the sliding screens because it wouldn’t open. Customer service was excellent and he was there quickly to get the issue taken care of.Second, we attempted to light the fire pit that first night and it wouldn’t work. We realized it was out of propane so we had to call again the next morning to have propane delivered. It was delivered quickly.Third, we came back after grocery shopping and someone was parked in the garage in our space. Turns out it was the cleaning staff and they reached them while I was on hold – another issue quickly resolved.Fourth, and by far the worst experience, were the fire alarms. The first night they woke us at least 4 times but the occupants shut them off each time. The second night no one was staying in that unit so after a half hour of listening to it I called the emergency number. The person that answered was extremely rude and hung up on me 3 times. He refused to do anything about the alarms “It’s 2AM, what do you want me to do about it?” was his response. He said “no one else around there has complained” and told me if we called 911 (it is a fire alarm going off…), that we would be fined for a false alarm. He would not let me speak to a supervisor when he told me there’s no one to come out to the property. He said they would call me back at 7AM when the office opened. I have yet to receive a call from anyone regarding this. Finally someone did come and shut them off. I was very upset as these houses are not cheap. His customer service skills are severely lacking and he should not be on-call for the overnight shift. We rented this house for a family gathering to remember my daughter on the anniversary of her death. We did not need the additional stress he created by being so rudely unhelpful. It put a very negative experience in our whole trip because everyone was tired from no/little sleep those first 2 nights.While I loved the house, I don’t know if I would recommend it to anyone based on our last experience with the overnight customer service guy. He was rude, unhelpful and I never did receive a call back from management, which makes me think he never reported the issue. I’ve written 2 reviews of the property – neither of which has been posted so I am thinking they only post the positive reviews. Id like to see some kind of rating for each area - 5 starts for location, house, etc but 1 star for customer service and the fact I had to call 4 different times for issues.

If I could rate this place a ZERO, I would. I come from years of experience in customer service on the Las Vegas strip and have never experienced such unprofessionalism from a so-called “management ” team. My family and I stayed at two Beachfront Only rental properties in November and had a horrible experience. First, we arrive after traveling for hours and find that the parking we thought was reserved for us being occupied by other guests as well as construction vehicles. After speaking with a Beachfront Only representative, she said she would look into it, try contacting the other guests and get back to me. She was not able to find the owner of the vehicles (mind you, this was supposed to be private parking in which you needed a gate code to enter) and we ended up having to park our cars on the street that night. Then we had to wake up early in the morning, while on vacation, to move the cars before being ticketed for parking in the street during street cleaning hours. However, the worst part of this entire trip was being awoken by construction literally right next door at 7 o’clock in the morning! I contacted the office right away and they said that they did not have any other properties that would be able to accommodate my needs. I said that it wasn’t notated anywhere on the website that there would be construction near this property when I booked my reservation. I explained to the agent that this was a very special trip since this was my mother’s 60th birthday and we had family traveling from all over coming to celebrate with us. She said that she would have a manager contact me right away. When the manager called, all he was able to offer as compensation was a two hour late checkout! I spent months planning this trip and it was completely ruined because of the construction that I later learned the company was FULLY AWARE would be taking place during the time of my stay. They never once contacted me to let me know this would be happening which prevented me from searching for other rentals. My family and I had to wake up at 7 o’clock every single morning because of the pounding and constant nail guns going off until late in the evening. We specifically booked these rentals so we could be close to the ocean and enjoy the serenity and peacefulness of listening to the waves. Coming from Las Vegas and being surrounded by desert, this was something we were especially looking forward to. But the construction was so bad that it drowned out even the sound of the ocean. All the manager could say was “oh, they’ll be done by 4p and in time for dinner.” At that point I was beyond frustrated. I spent thousands of dollars on two rentals and was expected to deal with construction for half of the day! As we were leaving on our last day, we actually happened to run into the head manager, Peter Rodriguez. He was the one who said that they knew there would be construction going on and we should be offered a partial refund or a discount on a future stay for our inconvenience. We checked out on November 17th and it has now been over a month and I have yet to receive my a refund. Every single time I called to speak to a manager, I was given an excuse to why no one was available and told that I will be put on a callback list. I have not heard from a manager since the day I checked out. The last time I called, I told the Beachfront Only representative that at this point I will never be staying with this company again and I just want the refund that I was promised by the manager. I still have not received a callback or my refund. This place false advertises and misleads people to believing they will have a memorable vacation that they’ll never forget. Beachfront Only did nothing but create bad memories and ruined a family trip that was supposed to be special and create HAPPY, unforgettable memories.

Floors are squishy you feel like they might cave in! 10,000 and they actually call and say I owe $275 more for my pet! Unbelievable!! The patio doors are so rusted they don’t close rain and water flooded the living room! Dirty showers no closets! Horrible!

The little beach bungalow we rented for my daughters 11th Birthday was cute and clean. The only problems we encountered were the oven not working as well as several lights and outlets. This was inconvenient and for our trouble received a 2 hour late checkout. The management team was very helpful and quick to call me back on a Saturday to access the situation. We booked a condo for Christmas. We were excited to go until my 3 year old son got RSV. I contacted Beachfront and stated my son has RSV and I can get a doctors note to send to them for proof. Was very happy with the cleanliness, the setup, the nice touches with clean sheets, towels, and all the amenities in each room. The switches were nicely labeled, and the kitchen was well appointed. There was ample furniture inside and outside the house to enjoy the ocean!Gold from BeachFront only has been super responsive with questions. Booked through AIRBNB1512 south of the strand Unit B Oceanside, caWhen I booked this location it was due to the fact this location had A/C and the location. Southern California has had a long heat wave and I wanted to get out of my house and book a staycation for my family. So when I get to the location the first night was horrible. It was 77° outside and inside it was over 80° degrees. I tried messing the thermostats and nothing helped. My daughters room was the worst. We couldn’t open her window do to the fact that the window had no screen. So for safety reasons i left it closed and locked. She couldn’t sleep b/c it was so hot. Me and wife couldn’t sleep b/c my daughter was just so miserable. So the next day i contacted the property management and informed them that the A/C didn’t work. They replied and said they will be sending someone out to fix it. Then a few hours later I get a message saying there is no A/C at that unit. So I sent them a video from Airbnb which it shows them advertising this location has A/C. If this location didn’t have A/C i would have never booked my stay there. So for me to spend what i spent to be miserable every night of my stay is truly unacceptable. The management team said that they will send it up to the management team but i still haven’t gotten a response back. The fans all had huge amounts of dust on them and when i turned the fans on all the dust went everywhere. I had to shake off my bed cover blanket b/c there was so much dust. The backyard smelt like pet urine and You can tell it has never been felt with.DO NOT BOOK!!!!Waste of money!!!

I want to express my sincere dissatisfaction with this company. I rented one of their beachfront companies for the weekend. First of all I was assured there would be central AC in the unit when I got there and it would be turned on for me but they lied and there were 2 portable units in the rooms. This was the least of my problems. Unfortunately the power went off both nights I was there (this was not their fault but they never gave us an update on the power or asked how we were doing while the power was out). Given the fact that at 6am on Sunday we still did not have power and the house was hot and inhabitable I had my husband take an uber back to our home and pick up our other car as our truck was stuck in the lift and unable to be taken down due to the power outage. We paid $60 for the uber and I was assured by the management company and by whoever handles the emergency line that not only my truck in the lift as well as my stuff inside the unit would be safe if I left in my other car. I got a call at 10am to let me know that the power was on and was demanded to come pick up my stuff by 2pm as they had guests arriving at 4pm. I went again with my husband and drove to Oceanside to pick up my truck and stuff. We called management prior to getting there to make sure our stuff and our car would be available for pick up. They assured me they would be, once my husband arrived my $169 dog bed was not there and is still yet to be found. I have yet to have this issue be resolved. When I called one of the customer service representatives hung up the phone on me and they were not answering back. I had to call through an unknown number to speak to someone.

Ive used this company in the past and they were great. However this time was a huge disappointment. I gave two stars because the house could be amazing if it was managed properly. To start when we got there the code didnt work to get in. After driving all day, we were stuck outside. I called numerous times but nobody answered their phone. I also emailed. After an hour we finally drove over to the office. They apologized and said they didnt know what happened and did give us a two hour late check out.Once we finally got inside we discovered the master bedroom did not have a television. We were told it did and there actually were two remotes for a TV but no TV. The only room that had a TV did not have a bathroom. To get to the bathroom you had to go through the living room and kitchen! I called and they said they would try to have maintenance come over to get a TV in the master. This never happened.The next issue came when we tried to turn on the rooftop hot tub. The outlet did not work and it didnt look like its been used in a while. Clearly they were aware of this. When I called they said they would have an electrician come over that day. Spending the entire day waiting I finally called them back five hours later to ask when electrician would get there. They reached out and he finally came an hour later. We missed an entire day because were waiting on the maintenance man. He spent maybe five minutes and said he couldnt fix it but we had another one. Yes we have another one but its on the beach level with no privacy and sand inside the hot tub (dirty). One of the main reasons we booked this house was for the rooftop hot tub. It never got fixed the entire stay.We also had an issue with an awning being put on while we were there. They told us it would not bother us. However it was very loud and noisy for a few hours. I feel they couldve done this when we left.I was really disappointed in our stay this time. Nobody even reached out to offer an apology or even better a discount since there was no TV as promised and the hot tub did not work. I highly doubt I will ever use them again.

For the money we paid ($2k per night w tax) we expected luxury type accommodations at least on the level of a 4* hotel-the pictures they had posted on their website were very deceiving. Not only did we not get luxury, but we got what we considered to be a very dirty property (they charged $850 cleaning fee!!!). First day my sister walked barefoot assuming clean floors inside the living area only to see her feet turn into black later from what was clearly a disgusting floor that had not been mopped properly-same situation in the whole property. The private beach/sand area in pictures is a lie-instead there is remnants of sand that was black in color bc it was soooo dirty and you could see the plastic layer underneath bc there wasn’t enough sand to cover it and clearly hadn’t been refilled. There was also trash around (an abandoned flip flop, a broken umbrella base, random plastic etc).-The upstairs bathroom on level 4 had only trickling amounts of water-called them twice for hot tub not reaching appropriate temp and jet not working properly...first time, their guy shows up after the jet started working (after I reset the fuse) took a picture and left as if he fixed it, he told us he will come back to check on it later to make sure temp was good and never came back...next day, I go down around 11am and the hot tub temp was only 90-93 degrees (after it had the cover on all night)-per their instructions it should be 100-102, called them again to complain that it wasn’t hot, their worker comes back, tries to enter our property WITHOUT a mask on, when we told him he needs to put one on to walk through the property while we are there he gave us attitude. He comes down to check the hot tub and was in my face annoyed and arguing with me when I was trying to explain the problem. He left without fixing it and hot tub temp never exceeded 96 degrees (not hot after all). I wasn’t going to waste my whole vacation calling them about problems esp since we were socially distancing (first day we arrived, the freezer door was frozen and wouldn’t open and another maintenance guy had to come fix it).The views of the ocean and easy access to ocean were definite highlights to the trip-but the property itself was definitely overpriced and underwhelming! (FYI the property next door seemed to be in much better shape and better kept at least on the outside as we didn’t see the inside). This property has great potential if they fixed a few things, replaced the outdated furniture, and CLEANED IT properly So it’s spotless for guests.For reference-this review is for property P3371-X (1733 s pacific street, oceanside)

With the current chaotic state the world is in right now, my husband and I really wanted to do something to get away from it all for a bit with our kids. Our twin babies are only 2 but I know we made some lasting memories here. The experience was so peaceful, it was absolute PARADISE. I highly recommend this vacation rental! Our unit was beautifully decorated and it had everything we needed to feel right at home. The location was perfect and you can’t beat the views! In the morning sitting outside by the fire pit, a pod of dolphins swam by just a few feet from the shore. It was the perfect way to start the day! Just returned from 835#9... it was an absolutely fabulous weekend! *First time renting from Beachfront Only.It’s so nice to relax in the peaceful quiet patio of this little beach bungalow! The interior was nicely done and kitchen was well appointed! The king bed was very comfortable with nice linens and a down comforter! Bathroom was big... but those sunsets!!!!!!!!!!! I loved how this property (829) enabled so many people to gather together, while still providing enough bedrooms and space for privacy. We have 2 small kids and even with 20+ people in the house, they were able to nap in peace and quiet. The beach access is a huge perk, as are the large deck/patio areas. The star above represents a half-star rating. Our stay was a nightmare from start to finish! We are seasonal renters and have not experienced any problems with this management in the past. Here is a list of the problems and concerns we had during our recent stay.1) Management failed to inform us that an event was scheduled by a one night rental guest. Management allowed this guest to host a party event with 35+ underage teenagers spanning the property from early evening to 11:00pm. The guests were entering and exiting the premise from all gated entrance locations throughout the night. The responsible guest claimed that management was fully aware of the event and given pre-approval. Water from the spa was running down the street due to over occupancy (8-10 persons) of the 4 person spa. Guests were climbing over the glass enclosures of the patio. The following morning the guest verbally abused my wife with his comments and purposely place a full bag a trash at the front door entrance of our unit. A representative from Beachfront Only visited the property that same morning, but seemed only concerned if we and the other neighboring guests (also called to complain about the party disturbance) would be filing a complaint. We were unable to BBQ on the patio for three days and were unable to enjoy the spa for the entire stay..2) Beachfront Only charges every guest a one time Turnover Services fee of $145.00 for a Turnover Specialist to oversee the maintenance, cleaning and other duties performed before the arrival of the new arriving guest. We received a dirty (food and bones) BBQ with a completely empty propane tank, non-functioning front entrance gate lighting, non-functioning front porch lighting, burned out kitchen lighting, and a spa without functioning jet pressure. This service fee must have taken place at different location. We contacted management by phone and left messages (3) three times during our stay. The spa was never fixed or usable during our stay. We failed to receive any details by management regarding the non-functional spa.Conclusion: Beachfront Only management failed to comply to their own Terms and Conditions Agreement. They failed to supply use with a properly prepared vacation rental. We were unable to enjoy the amenities of the property during the first two days of our stay and were unable to enjoy the advertised spa at all. One of the units had unregistered guests appearing and occupying the unit during hours preceding the arrival of the next scheduled guests. It seems apparent that management has no control over their own rules and guidelines and their paying guests come second to their own. I am so disappointed that our stay was a disaster. All of this could have been avoided with better management. I am providing this information for others to take notice and prepare yourself to check the property completely upon arrival. Doing so might save you the headaches and keep you from enjoying your stay.

BEWARE of Beachfront Only.If I could give Beachfront Only Vacation Rentals zero stars, I would without hesitation.I had booked through Beachfront Only almost a year ahead of our visit, then Covid happened, and the event that we were going to Oceanside for cancelled. I immediately contacted Beachfront Only via phone and email in order to reschedule our stay for the following year when the event was rescheduled for and pay the $100 transfer fee. This was all per their terms and conditions that I was given on my signed contract. For date or property changes between 0 and 60 days of arrival, there will be a $100 transfer fee, unless the dates or property change is an upgrade. For changes within 30 days, changes must be approved by Beachfront Only and are not guaranteed.When they did finally contact me back it was to say that I could cancel at 50% loss at that point. I continued asking for rescheduling and pay the fee, which they refused and then refused any refund at all and kept 100% of the rent cost that had been paid in full.I would have been happy to rent with Beachfront Only if they had done the right thing per their terms and conditions, instead they chose to take advantage of the pandemic and not work with us. (I have all the email communications to support this claim)

This was our second stay with BFO in one of their Oceanside units. Our first stay was in June this year in a large unit that could accommodate our whole family of 14. All pre-accommodation requests were met and the unit was spacious and clean, and our kids had a perfect time. The kitchen was well stocked and we enjoyed cooking with the state of the art equipment.For our October stay, we needed a smaller unit for four people. BFO had just started managing this unit and we had issues with WiFi and lighting on the first night but their team members responded quickly and resolved the issues. Diana from their home office did a great job after our stay with a follow up call to ensure we were satisfied with the resolutions they’d offered during the stay. Though never ideal, issues do arise but I appreciate their efforts to resolve and mitigate the issues. We’ll be back!

When most people were not even allowed to go near the beach, we had the good fortune to find this incredible property right on the beach! This place is stunning – Expansive views of the sand, waves and sunsets over the palm trees and Oceanside pier. We even got treated with a luminescent light show from the “red tide” this weekend. Truly a hidden Shelter in Place gem!The property is spacious with a fully stocked kitchen, and while tastefully decorated, the furniture and flooring are pretty childproof. We took full advantage of the BBQ, Eero WIFI, the private spa as well as the fire pit.Not sure how they do it, but the insulation is impeccable – we could hear through our open window that the family staying above us was doing a workout video, but there wasn’t so much as a creak or thump that we could hear through the ceiling. The web site says the place sleeps 12, but if you count window beds and sofa sleepers, you could probably sleep nearly twice that many.

Bottom line - I would give zero reviews if feasible. Do not book through this company, do not book through VRBO. My in-laws come to Oceanside every year to visit. This year, being their 50th Anniversary, my husband and I booked a property on the strand large enough for my brother in-laws & their spouses to come as well. First issue we had, once booking the rental, I received an email from Beachfront Only Vacation Rentals stating that the price listed was not accurate, it was actually nearly 1500 dollars more than what I booked at. I had already provided travel dates and itinerary to my family, so felt I had no option other than to pay the additional amount. Second issue .... COVID 19 happens. My in-laws are in their mid-late 70s. already in the group of high-risk folks. Additionally, my father in-law is a cancer survivor and was advised by his doctor not to travel to California. I reached out with this information 5 months in advance of my reservation, asking for a refund... not only did I not get a refund, but Beachfront Only Vacation Rentals did not even have the decency to return a call or email. My husband and I are not wealthy, we are an active duty military family. This is a significant amount of money for us to lose. I am so disappointed with Beachfront Only Vacation Rentals, not only is there a pandemic, this is trying times for us all - financially & emotionally. Do the right thing by your customers.

Ugh. The scenery is beautiful but thats where the good review ends. There are stairs in the condo which I did not know about (the floor plan shows it as a one level condo) and instead of relaxing I spent my whole time chasing my one year old off the stairs. The beach chairs and spa outside is shared with the other condo (with no separator of any kind) and the people that shared our space were in our hot tub and using our chairs the last 2 days of our stay.There is also no beach...they are using old pictures (you might want to update) its all rocks now so we still had to drive to go to a real beach which defeated the purpose of me spending 2,000 dollars on a BEACHFRONT property. I understand that the amount of sand is beyond their control but they should update their pictures...its false advertising.Also dont use the washer and dryer. It destroyed 4 of my shirts.The house itself was very clean and pretty but that does not offset all the negatives of the condo.

Stayed in Unit 809-2. The beach house condo was in perfect condition. It was clean and well stocked. The unit had 5 bedrooms and 4 bathrooms. It had ocean front views. It came with a fully stocked kitchen, towels, an ice maker, jacuzzi, gas barbeque, 2 parking spots and two washers and dryers. The rooms were nicely quiet. The management was responsive to our pre-visit questions. The unit is a half mile to 1 mile from many restaurants and about 1.5 miles for a Walmart so you can get food supplies. My only nitpick complaint was that there was not enough utensils for a larger party but there is a convivence store right down the street so we picked up some there. Keep in mind, that depending on the time of year, the ocean water may come right up to the rock breaker. During our stay at low tide the water was right too the rocks and during high tide the water the water came over the rocks. We walked 10 minutes down to the sandy beach beach by the pier. We thoroughly enjoyed our stay and had no problems.

The condo was very pretty and comfortable. It was also in a wonderful location. I would have given it 5 stars but we had too much trouble with the internet. I let the management know the morning after we got there. They kept saying they were working on it but I had no proof that anyone was doing anything. I felt like they were using delay tactics until we left four days later. I was disappointed in their lack of concern since I told them I needed the computer for work. Its a good place to stay but dont expect to have internet.

Worst weekend vacation I have ever experienced. I went to Oceanside with my family for my cousins 17th birthday and when we got to our rental we were immediately met with questionable people. Thinking no one was inside, a - what I presume to a homeless - woman stepped inside our rental and looked around at our belongings. We caught her before she could take anything, but from that encounter we locked everything before we left to the pier. We went on an hour walk out to dinner, then walked back to see our rental was on complete lockdown. We called the emergency after hours number, only to be met with an answering machine that was in no way helpful. After about an hour of trying we got a hold of Peter, who told us because we didnt verify ourselves they could not grant us access to our cabin. All of the guests who we had asked if they had the same issues said they did not need to go through any verification or have any of the issues we were experiencing. After 2 hours we had to dial for a ride home, considering we were not about to sleep outside in our wet bathing suits. It was a two hour drive there and a two hour drive back in the morning. We came to the main office and were not rude or complaining, but the desk worker Diana on the other hand had no compassion towards the guests that were treated so poorly. She told us specifically we dont care if you never rent with us again. We then still had to wait for a worker to show up and enter a code to let us into our rental. We grabbed our things and left, disappointed and angry at how poorly we were treated. I highly recommend you use any other company possible to rent a stay in Oceanside. Horrible experience.

So, the first bit of our stay wasn’t bad. The air conditioning is subpar. The unit is not beach front but on a street with houses around you. But I should have looked into it more closely. That’s on me. Here is the reason for the low rating: three nights in, I wake up itching all over. I turn in the light and find little bugs all in the bedding. I find them on the nightstand, on my clothes, on the walls! So, I call the support. I ask to be moved to another unit. They say nothing else is available.I ask for a refund for the one night I have left of my family’s vacation. They won’t do that either! I paid over $2,000.00 on this rental, had to deal with bugs, and then hadto pay for a hotel room for our last night and they won’t refund one night! So, NO, I do not recommend beachfrontonly.com.

We were excited to have a nice, quiet socially distanced vacation, THAT WAS NOT WHAT WE EXPERIENCED. The unit itself was semi-clean and well stocked. The shared patio & outside areas were disgusting. Toys, Beach clothes, food, and water sports equipment were all over the place (a family in one of the other units had kids). We had a private patio area but the signs were completely ignored by the kids and adults in the complex who claimed our area as their own. The propane bonfire didnt work, the internet was shotty and there was a dead roach in the cupboard. I give 2 starts due to the beauty of the location. Too bad we didnt get to enjoy it to its fullest. They have not provided any information on how the credited amount can be utilized within the year. They have failed to return phone calls, and emails. In fact, on Better Business Bureau they have not responded to their requests either! There have been multiple complaints against the company. DO NOT rent with them.It’s very interesting how 2 months ago they had the worst reviews and now they all have 5 stars from “reviewers” who have only 1 review they have ever done. We didnt have hot water the entire 1st day. Our electricity went out for 20 minutes the 1st night. Weve stayed with Beach Front Only and have had better experiences. This being said, we enjoyed the remainder of our stay. Oceanside is always a nice place to stay plenty of places to eat too. We did want to stay one more night but they didnt have any availability. There are countless poor reviews of this rental company and I am compelled to echo their disappointment. My family and I have met in Oceanside for several years for vacations. This was the first time my mother booked a place for all of us with Beachfront Only Rentals and it will be the last. We were coming down for a family wedding and as Covid was becoming more of an issue, we didn’t know if we could attend. Governor Newsom literally declared a statewide Shelter in place order days before our arrival. Not only were we not able to obtain a full refund. We could only receive half credit if we rescheduled at a later time. This policy goes beyond the pale of shady commerce. Neither my parents nor my family want to use the lame partial credit and I’m hesitant to offer it to any other friends or family because I do not trust this company. And the fact that no representative has responded to these reviews is mind boggling.

I currently live in the Midwest but I grew up in SoCal and let me tell ya, booking a stay with Beachfront makes me question why I ever left! Nothing beats stepping outside and having the beach literally right at your doorstep. I rarely take the time to write reviews but after the incredible experience I had, I just had to. Everything from the customer service to the decor of the living spaces exceeded all of my expectations.
