I am a new resident in the building and since day one of getting in contact with Olivia shes been great, great with communication and extremely helpful with getting us in the unit. She was amazing with helping us with things we needed once we got our keys. Our move in was smooth and even though its only been a couple weeks my family and I are happy to be here. Jose is a great help and very punctual with getting things done in a timely matter in our unit and providing help with anything we have needed.

Beach Front has been great thanks to my Property Manager, Shannon D.! Shannon is awesome, attentive, caring and has excellent communication. I haven’t had a ton of issues at my place but sometimes dealing with larger property companies you can easily feel forgotten about when things pop up. I know having a Shannon as my manger means having true advocate looking out for me and making sure everything gets handled timely and professionally. :)

When the hubby and i were in the market for a house we worked with Amanda Stark. She was wonderful to us even with all our specific requests and “must haves” for our new place. Recently moved in to Bayridge in San Pedro. The property manager, Olivia, has been nothing but kind, understanding and very communicative with me. She made my move in process extremely easy. Jose, the live-in building manager, has also helped me tremendously since I moved in. They have both been available after hours to help me. You can tell they both care about the building and the tenants. I have never lived in a building with such caring and attentive managers.

Bryan R repaired my leaking roof and addressed the problem inside and outside. He patched the inside work impeccably to where you can hardly notice where the leak was. He did amazingly perfect neat clean calking in my sinks and tub. He replaced my old toilet with expertise and again great calking. His work ethics are impeccable and leaves his work areas clean during and when completed. We are fortunate and appreciative of his being here. Thank you Bryan

I’ve been living in a BFPM property for 6 months. The first months were tough. The property manager didn’t care about the residence or the tenants. Then Mario M. came on board! What a huge difference! He’s very professional, doesn’t stay in his office doing nothing, I often see him walking around the property, being proactive and taking care of the premises even if tenants haven’t notified him. He’s always polite, smiling, understanding. This residence has the best manager!! 😊

Our experience with Amanda Stark renting a new place could not have being better. From the first moment she was responsive, communicative, efficient, clear, and understanding. All the usual inconveniences while applying (paperwork, cashier checks, etc) were sorted out with her help in no time, and for signing the lease she went the extra mile, accommodating to our schedules, and going to two different places to get our signatures. This apartment building at 418 S Normandie Ave. is centrally located in Koreatown. Grocery stores, restaurants, public transportation is all within walking distance. Finding parking is the only hassle. Its an older building but the space and price is great.The property manager Lourdes Hernandez is awesome. She is very supportive and responds to and takes care of all my requests and concerns within a timely manner. The maintenance staff - Jose Suchite, works very diligently and puts a lot of care and effort into any maintenance that has to be done in my apartment. He ensures that the job is well done. The cons - the washing machines and dryers are always broken and they take years to be repaired. Sometimes there are only 3 washing machines / 3 dryers to serve a building with close to 100 households making laundry days a pain. We have not had access to the front gate for over three months because the patio roof by the front door caved in. This has been an huge inconvenience. Despite the cons, it is overall a great spot to call home!

I went to view a unit at 510 w 87th st and Kimberly was very welcoming when I was looking for an apartment for my father. The units were fully remodeled, quite nice actually. It just wasn’t what we were looking for, we were looking for a downstairs unit and only upstairs had vacancy. Yet her customer service was exemplary she even went as far as showing me other Beach front properties.

Olivia was the one that processed my application. It was smooth and orderly. She was welcoming, clear and concise.As for my experience as a resident, Olivia ensures that my concerns are properly addressed. She is readily available and her physical presence at the Bayridge office is a plus. With the complex so big, it must be a challenge for her yet she does a good job to ensure that the tenants are safe and happy.Her pleasant attitude is a big help too because you will not hesitate to ask her questions.Let me commend Jose too. For nearly five years, Ive called the La Habra location home, and its been nothing short of delightful. I adore the scenic view from my patio, overlooking the picturesque hills of Hacienda. My kitchen boasts ample space, including a generous pantry. The fireplace and central AC have consistently operated flawlessly without any issues. The best thing about Beachfront Property are the maintenance workers- specifically Gregory Love. I’m located in Long Beach, and when Greg comes over he’s always so kind, respectful, and a hard worker. I always enjoy chatting with him. Maintenance requests took 3 months to be addressed after repeated inquiry about the matter. Furthermore additional maintenance requests have been cancelled or falsely registered as “work complete” without any maintenance being done and without explanation. Poor living conditions have caused property damage and raised health risks. Disregard for management and lack of communication has been a consistent pattern.However, on 3/14/2024, maintenance began as requested per Request#: 296926 (12/12/2023). Bryan R. was the technician in charge of repairs. Bryan communicated with me directly in a courteous timely manner. He demonstrated professionalism and skilled work completing damaged wall repairs. Bryan R. Was very helpful and pleasant to work with.

My bathroom ceiling fan Never worked since I moved in & the wall heater stopped working around the same time; I thought it was going to be a long drawn-out process to get them repaired. I was both Very pleased and satisfied when BFPM sent their maintenance mechanic Gregory Love, He was friendly, knowledgeable, understanding and took the time to explain the cause of both problems, after which Greg completely repaired the Heater then went to Home Depot, purchased a New Bathroom Ceiling Fan, installed it expertly in a short period of time + making certain to clean up the areas he worked in...All with a smile on his face. Other repairmen would do well to imitate his Professional & friendly Attitude, He was organized, did Not waste time, his hands were working while he was explaining each step, Very Polite, Organized w/his Tools, Neat, Considerate, and brought his own drop cloth, broom & dustpan to pick up after himself. Well prepared & Strictly business, Fixed both items in a relatively short time...expertly. It would be great if more maintenance/repair persons were as considerate, skilled and maintained a good demeanor/No attitude whatsoever like this Gentlemen. Ive got heat for chilly nights and a quiet bathroom fan to remove all the moisture/steam as well as any odors/smells or farts.

Bad communication after emailing, texting the manager Victor ( through the app and every way possible you can imagine) My sister and Parents got no response from them or sometimes would respond with a quick we will send someone out and never do for months. The building my parents live in has bad bad mold in the restroom and all they do is use touch up paint and never fixed the problem. Its been more than a year now. Very disappointing as my parents are elderly people and can get even more sick with this mold being around. Aside of mold theres Rats and Roaches and nothing gets done about it. The unit itself is perfect for our needs, and the apartment community areas are always well kept and clean.Our property manager, Lily, has always been very sweet since before we even signed a lease, and now even as our neighbor, we could not ask for more. If we ever need anything or had questions, she responds immediately and handles it ASAP. Weve both lived in communities that have lost their personal touch in the past, but we dont think that would ever be possible with Lily managing.Also wanted to give a shout out to Moises, the maintenance manager. Beachfront property management has by far been the worst experience I have ever had with property management. I have had moisture from leaking windows and drywall with reoccurring black mold in my apartment for over a year in Venice, CA. Every time anything has been done it has been painting over the mold and repairing the drywall on the inside which ends up with the same issue returning time and time again. This is a massive health safety issue and is always downplayed and never taken seriously. It is nearly impossible to get the company to get people here in a timely manner if at all. The managers do not respond to emails nor text messages and have to be contacted time and time again to get a response. Maintenance requests are deleted when submitted through the online portal and can never get an answer as to why the requests are not showing in the history. I have requested to speak with someone who can help to resolve the issues and am constantly ran in circles to then have the same type of “repair” done to have the same mold and moisture and and wet leaking drywall. I am posting as a warning for others and as an attempt to have this properly handled and the matter solved.

Ive stayed at a property that Beach Front took over a year-ish ago and I think they are very professional and timely, which any renter would appreciate.But this review is truly for Shannon DeAngelis, who has been my apartment manager for the full 3.5 years I was at the property. From the beginning, Shannon has been so communicative, pleasant, and clear about how she shows up. I know she deals with a lot sometimes with other tenants and just the day-to-day shenanigans of repair work and coordinating with contractors, etc., but she has always been responsive to my requests and questions, and I know that when I reach out to her, Im always going to get a prompt answer that will directly resolve my issue. There have been times when I was locked out of my apartment and out of the entire complex (more in the beginning), and she has always shown up to my rescue with a smile and kindness.Over the years, Ive come to enjoy her as a person too, which is an amazing quality to have in a apt manager/renter relationship. As a renter, I would want Shannon to be my apt manager anytime and if I ever owned property, I would want Shannon to oversee my property. Upon receipt of my move-out statement and security deposit, I notice the amount received did not add up to the charges on the statement (meaning I was owed money). Our property manager Nora along with other staff representatives have shown impressive professionalism and have also created a friendly environment for my roommate and I! Our on-site vendor Abel came over and fixed our shower temperature. He was very fast and efficient and even made sure his work place was left clean. Another honorable mention is our on-site staff Olivia. She is very approachable and friendly and works hard to make sure our building stays nice and clean. Overall, my experience so far with this location and its staff including the easy to use website, I definitely recommend this company.

Ive lived in my apartment for several years now and just recently Beach Front Property Management took over a few months back. The property maintenance and its services left with the previous management company and the only thing the new management company (Beach Front Property) brought was an increase in rent and numerous additional fees (trash, water, pest control, sewer, etc. you name it they charge it.)to pay per month.Landscape, pool, and waste are not maintained and then they question why tenants are requesting pest control. Laundry facilities were out of order for over a year and nothing was done about it. Not to mention the amount of roaches and nothing done about it.Would NOT recommend looking for a property by this management company.
