I akmost never take time to write a review but this place was SO GOOD! Its hard to pick from google and I picked because it looked like I could walk to the beach and couldnt count on a VRBO due to my large size SUV and it being in California. Donna at the front desk was AMAZING! So nice and accommodating for all of my needs while traveling alone with my kids. The valet guys were SO HOSPITABLE and on top of it. I worried about nothing and was never frustrated in my travels. Steps to the beach and every touristy thing I could imagine. Valet only parking which can be pricey but they were so great and it made everything so convenient. HIGHLY RECOMMEND!

Been coming here for many years they put zero effort into the upkeep of the property…lets start here: check in was a nightmare; they gave us a room for 2 when we booked a room for 3 with ocean view; it took over 1 hour to get the room we booked. Also the guy checking us in offered us valet for $60 a night and caught him offering the next guest $45 a night.... the sink faucet is falling off, toilet is leaking, the shower head doesnt work correctly, the blow dryer looks from 1980 and its filthy. The chairs on the patio are falling apart. The lady who cleaned the room didnt even make the extra bed which is not a bed but a couch! this place is just dirty…forget about the breakfast, expect an apple and 99cents wrapped muffin from Walmart that has 1,000 ingredients…do yourself a favor and skip this place the only good thing about it is the location. Also theres a resort fee of 30 per day for water and beach towels but there were no beach towels in the room... It is clear this place has no standards. I would not recommend.ALSO it is apparent they could care less... they have the same reply to all the comments on here. Im attaching a picture of the ocean view they claim the room has...but clearly its a view of the parking lot

We absolutely LOVED staying at Balboa Inn!! We had a bad experience with an Airbnb, so we called Balboa Inn and spoke with a helpful and kind young man named Kyle. He made sure that we were set up right away with a room so that we were able to enjoy the rest of our vacation. Such a great location and amazing staff! Awesome all around experience !!

The best location, we had a balcony room and I could see the ocean from our balcony. It is an older property, I felt they did a good job updating the rooms. The free courtyard breakfast was an added perk. I would stay here again.

I needed a place to grieve after my husband passed away and we had always wanted to stay there and do a mini staycay close to home, but we never did. This was perfect! Nothing fancy, the rooms are old with that rustic beach feeling, but the views are AMAZING! You get the feeling of livelihood while being outside on the balcony, watching the people pass by. We walked everywhere to several of the restaurants and shops. Ive always loved the Fun Zone, which is directly across the street. The Staff were so nice and accommodating. That was exactly what I needed. Im very pleased with my stay.

Overpriced run down hotel. We had a big very wet spot in the middle of our floor when we checked in. When I called the desk about it the women running the desk said, “oh yes, that is piddle”, as in animal urine. She was well aware of the carpet being wet and her solution was to send us up towels to cover it up. We were traveling with family and didn’t have the energy at that point to change hotels. This was our third stay at the Inn and I can say the place has gone downhill. We paid over $400.00 per night and I expect a better room at that price. No refrigerator, no microwave, a beat up old office chair, and dirty carpet. The location does not command the price they charge given the poor quality rooms. Please don’t apologize Balboa Inn. If you really cared you would have offered some kind of compensation for our room with the urine soaked floor.

When I checked in my husband wanted to add my name to the reservation so I could get a key anytime, and the front desk 1st said they didnt need it and they would just give me one. So anyone can just get a key whenever they like?We came down to get our car from valet and they brought another guest car up and would have let us drive it away. When we got our keys the tag now had the correct room number but the name was wrong. very unorganized.We were in an adjoining room and the door on our side didnt have a lock. So the other room could have unlocked their door and come in my room anytime??The last day I found a giant cockroach in the bathroom. The showed head could not switch to just water coming out of the tub spout. Our door was impossible to open and close, had to push with my shoulder to get it open every single time.The staff is very nice and the outside of the hotel is gorgeous. The location is amazing being right across from the beach with a park and restaurants all around.

Perfect location but poorly maintained. I completely understand that this is an older hotel but my issue was with maintenance not addressing a chirping smoke detector for 2 days.There is definitely wear and tear on the furniture (headboards) and walls which give the impression that it is dirty. In actually, the room was very clean. It is a very noisy though due to how thin the walls are.After 2 nights of the smoke detector chirping, in the room next to us.I explained how disruptive and triggering this is since someone in our party has seizures. We asked to speak to management and no one bothered to contact us.We had to continuously call the front desk so they would fix it. It was finally fixed late afternoon on our 2nd night.Very disappointed at how this was handled.

Ive read other posts that rated this charming place poorly. Some of them mentioned noise, but what do you expect when youre at the beach on the walkway, next to a fun bar and parking lot.Its not a 5 star hotel (Ritz), and they dont claim to be one. But if you dont mind the noise and you want to walk everywhere on the peninsula, then take the ferry ride to Balboa island...this is your placeA couple of small dings on the room. The fan works great; however, it needs dusting, and the shower head in our room is a rainwater head. Its impossible not to get your hair wet.The staff is helpful and very friendly. Weve already made our Christmas reservations for the annual Boat Parade.

This place is BAD. Besides the eerie vibe, the managers were sleazy. Their “Resort Suite” at over $600/night was like a small motel room. It had one queen bed and that was it. Flies were everywhere. Smelled gross. Hair found in the bathroom. Dents on the furniture and scratches on the walls and furniture. Dust everywhere, including the included glasses. I DO NOT recommend staying here. It’s very run down and outdated, with no good amenities.

This is our 3rd stay, and we come here because of the location!! Its just a few steps away from the beach, and its perfect for viewing fireworks from the pool! For the 4th and the Christmas boat parade days, plan ahead. They are always booked. I wish this place was more exclusive just to keep it to ourselves, but that would be selfish. The place is quiet and cute. For the price, its nice for a couples retreat. However, we have taken the kids, and its not really big enough for more than a family of 4. The rooms are very simple, nothing fancy, which is cool if youre not spending too much time indoors.We have used the pool for the kids during the winter when the beach water is too cold and it is heated! Downstairs thru have a small breakfast table or shops nearby to grab food which is super convenient. Overall good experience

Paper thin walls, the door to the room only opened half way before getting stuck on the uneven floor, hallway floors that are tiled to reflect all the noise from other guests slamming doors, dogs in rooms barking, and loud conversations between two angry drunk Karens directly into your room. Dont expect any sort of sleep before 2 AM until the bar across the street closes. The staff is friendly, and the coffee is above average, but otherwise this clean but well past needing a solid refresh of a hotel shouldnt be your first or even second choice unless you and your 20+ strong girl squad all want to stay at the same place because OMG, its right on the beach.

The Balboa Inn is a quaint hotel right on the Boardwalk in Newport Beach. Its great because you literally walk across the way and straight onto the Pier or you are right on the beach. But, for the price you pay I would really like to see a little better quality continental breakfast. The rooms could also use a little refreshing.

The location was great, ocean view from the 3rd floor balcony! We had our dog & the staff was really nice too. It is the beach after all, but the last night when we got back from dinner there was a BIG roach on the bathroom sink! They came right away & sprayed but we slept with all the lights on!

In all fairness, i stayed in May, and am making this review in August. There was some renovating going on, and that did not factor into the stars.After doing some exploring, It looks like there are 2 sides to Balboa Inn. The resort side, which appears to be the better side. And the hotel side, which can get sketch.It was difficult to find parking. The options are a public pay lot, or valet with them. Valet will cost you anywhere from $45 to $95. Red flag there. I have never heard such varying prices for valet. I understand they may have to charge more for an oversized vehicle, but they wouldnt give a straight price until parking your car. I have a big feeling the price was based more on whatever they felt like charging.So the front desk had two friendly, very young men working it. We asked for an upgrade even though we did not see our room, as we were told we had a full sized bed. The upgrade had no set price, just hey it will cost you in the realm of $200. They did upgrade us without charging us.If our room was considered an upgrade and renovated, I cant even fathom what the other room looked like. After reading reviews, it appears our room truly was an upgrade. The view they said we would have in our upgraded room was rooftops, but hey, they didnt claim what kind of view, they just said we would have a view.The room did look nice upon first impression, then you start to notice things. The bed was NOT comfortable. I highly doubt they had changed the bedsheets from the last occupant. Floors were slightly sticky, electric fireplace was just for show and did not work, and the fridge was warm. To get to our room, we either went through the one elevator that felt like it would break any minute, or use the very steep and narrow stairs. The whole place just felt shabby.Despite the shabbiness, the grounds are actually quaint. With some work, you can see potential. I know its an old building, i believe it was built in 1920. Everything certainly reflects that age. Some parts felt like they were once military barracks.Continental breakfast is small, but they did have bananas which made me happy. Its exactly what I was looking for.For the price and experience, I would say go elsewhere. But I must admit, the location is conveniently close to the beach and is walking distance to some restaurants/bars. So I can see the appeal for those who continue to return to this location. Perhaps most of them stay on the resort side. Who knows?Hope your stay was better than ours if you read this far.

The noisiest hotel Ive ever stayed in. Plus smoke detector went off 4 times at 3 am - 4.30 am. And they didnt give me a dam thing. Doors slamming the entire night. Not a penny off my ridiculously horrible stay.

The rooms were gross and not at all what I expected. The duvets, upholstered furniture, office chairs, and basically anywhere anyone might want to sit down are all stained. Hard surfaces and walls are scraped, dented, stained and generally not clean. There was some sort of vent fan running on the roof above our room, which had the low-humming sound of a large truck idling outside our room. There was no way to turn this off. The fireplace is probably a hazard. It was emitting heat but had no pilot light. My husband had to ask them to come into the room to completely disconnect it for fear our family would die of carbon monoxide poisoning in our sleep. There is no counter space to speak of in the bathroom, nor are there any towel bars whatsoever. There is no decor in the rooms. Just gray, drab, tired, dirty and gross. I wonder if anyone who runs this place has ever stayed in a hotel. This resort is in a wonderful location but very, very poorly maintained. There are clearly band-aid fixes without any thought or care as to the era this structure was built, and that makes me angry. The front desk tried to make things right by putting us in a larger room for no additional charge, and I really contemplated giving them 2 stars for this. But there just is no excuse for misleading people. This was not the quality I was expecting based on their website.

Listen. This building is very old, I think theyve done a good job of updating but you have to have realistic expectations for a building that was built on the beach in 1930s. Their breakfast is simple but great for me as I am a business traveler, their hot tubs are great, and it couldnt be a better location to explore Balboa Peninsula. However, if you are looking for 4 or 5 star accommodations this is not it, and thats OK! Understand that you are paying for location, and this place is charming and functional if you want to have a beach vacation with access to the peninsula and beach on your doorstep. Theyve always been very accommodating and the staff is great.

After being moved 2 times, the 3rd room was pretty good. HOWEVER.... Towel bars are needed to hang a hand towel on. The first room had a terrible noise in the loft. Why wouldnt you fix it, the phone didnt work & the bathroom floor was so slippery some one is going to get hurt when they slip & fall. Why are there so many bicycles all over the property like theyre stored there. The place has a beautiful location but is getting on the shabby side. And when you park under the tree at the front entrance even for a few minutes your car is covered in bird poop.

Location is the best part ..We stayed here for 1 night to enjoy the beach before Disney. Parking is absolutely awful ..and the valet was less than helpful or professional. (Down right rude actually) The elevator was out of service, so we had to take the stairs with all of our luggage. Normally would not be a big deal, except the stairs had piles of towels in each corner ..making it difficult to navigate with children and suitcases. The room was OK, separate rooms was nice. We did not have any noise issues, as others have mentioned. It was decent for just the one night, but for the price we paid I will not stay here again.Orange Blossom Cafe next door had wonderful coffee & breakfast ..BJs across the way was a great dinner as well. Rubys cafe on the pier is good, and the view is pretty fantastic!

Nice family owned business... I had plenty of requests and they met them all, everyone that worked there was very nice and inviting. Loved the convenience of everything, hotel sits right at the end of the pier and across/next to plenty of restaurants and small shops. Only thing I have to say is they could use a little help with the room touch-ups and their overnight valet parking cost extra. Other then that I would highly recommend and will definitely be going back myself.

We love this place. Its an older hotel built in the 20s. All of the rooms are different. We love that they take dogs! The front desk and valet are great. They showed us around the building and to our rooms. If you are looking for a unique experience this is the place! Right near the beach and bonfire pits.

I rented a room for 1 night with my lady. We were both appalled at the low quality of the room. Hair on the shower floor, toilet was dirty, & cracks in all of the walls. Room was too small for the bed size.The front desk clerk was very rude when I asked a simple question. He was not helpful at all. I had to check him because he started hitting on my lady. I have mixed feelings so I would say buyer beware. The photos on their website are misleading. They are of the premium resort side of the hotel. We didnt get that. The first room was dirty, everything was ripped and broken (the drawer to the nightstand didnt stay shut), and it smelled terrible. I asked to be moved. We got a place down the hall. Still very old, but with windows and a view. The hot tub view is also really nice but it was about 96 degrees...brrr.The room had a very comfortable bed and a great shower. I will give it that. The service staff were all nice. However, this place is in serious need of an update. It has a lot of potential. Its almost like someone needs to completely renovate it. The 1960s old furniture with rips just doesnt work.Id recommend checking all reviews before you stay. If you like an odd spot with a great location, and you dont mind wierd old furniture etc, this might just be for you.

The photos you see here are not reflective of the rooms you will see in-person. Our bathroom had not been remodeled since the 1950s, had floor to ceiling pink tile, and old, crusty, worn down fixtures. Everything was mis-matched and ugly. The hairdryer in the room didn’t work so we called the front desk and they gave us another hairdryer that still didn’t work. Their advice was to push the reset button on the outlet itself, but the room is so outdated that there are no such buttons on the outlets. They also advertise free hot breakfast in the morning and seemed very confused when we asked about it upon arrival. Felt like a scam to pay as much as we did for the disappointing experience we had here; Definitely will not stay again.

Balboa Inn is a wonderful place to visit. The location is A1, the staff is super friendly and helpful. I wish I would have paid the extra money and book a suite they are on the side of the beach and I expect the rooms are even nicer. My room was decent it looked like it recently got up grades and I was really impressed with the modern look of the room.The fire place worked the cold beach night nicely. We did not know how to turn it in but the bell men was very helpful with getting working. The continental breakfast was a nice touch.I enjoyed eating on the pier at Rubys which is like 50 steps away. You do have to pay for parking, I believe $20 a night and I was not happy with the price.I will still definitely be back again!

The rooms are fairly small and bare, and the rooms were less than spotless. The TV bracket wasnt in the studs, the valet left our keys in another car, and there was a rag in the toilet of our first room and the battery in the smoke detector was low in our second. For the price, definitely not up to our expectations.

We stayed in room 216A and it was a dump. Stayed at Motel 6 nicer than this place. Bathroom is disgusting and hasn’t been updated since the 60’s. Stood in 8 inches of water while showering and resort style amenities my butt! Cheapest toilet paper ever used and bar is no longer open! The nightstand drawer wouldn’t stay shut. None of the photos show the reality of this place and the website description is grossly misleading.Only positive is location and my total bill for two nights was just under $900. Expensive lesson learned.

We visited the Balboa Inn in May for our wedding anniversary.It is a nice hotel Spanish Mission style right at the beach in Newport,very close to one of the piers and the restaurants. The hotel is a bitolder, so the rooms are not modern, but have what you need. A nicetouch was a wedding held on the second floor veranda on Saturdayafternoon, quite a sight.The parking garage is small, and the valet parking kid put asignificant dent the two left doors of my wifes car. The hotelacknowledged responsibility and paid for the full repair costs, evenwhen it turned out to be more costly than the shop originallyestimated.

My husband and I stayed here not knowing about the gay bashing incident previously. Scares me to find out about it later. But I can honestly say the staff seemed very friendly and attentive. We did not experience any homophobic vibes. The room was not great however. It was very scuffed up and not the cleanest. The hallway outside our room was very noisy. We were woke up on many occasions. They need better sound proofing or something. Still, its in a great location, walking distance to everything. That was the best part.

BEWARE not all rooms are updated!! The 1st room looked like college dorm room with huge stains on the carpet, missing furniture and broken shades. We waited 20 min and then it was a beautiful remodeled room(like the pictures). Staff was extra kind and helpful. Just disappointed that they would even think to house a guest and charge what they can. Probably would not return. A Boutique hotel has certain standards, they missed.

First of all, the view was wonderful, and the room layout was great. We had a great time despite issues. Unfortunately the bed wasnt comfortable, the room seemed to be in the middle of renovation and there was a lot of dirty, the jacuzzi tub was too loud to be relaxing, and then it kept going on sporadically all night. Continental breakfast was packaged pastries. Internet didnt work too well. It felt like they were checking boxes to get a rating, not really trying to have a great ocean front resort, which is sad because I really adore the old buildings, and if it had tried a little harder, it would have been a really wonderful place

DONT WASTE YOUR MONEY ON THIS PLACE! My 1st time and last time I will ever stay at this place! We experienced such horrible service last weekend. We were woken up over five times with false fire alarms in the middle of the night. They have homeless hanging around their hotel. There is no security! Our cars were scratched up by their valet staff! I been trying to get a of their General Manager Michelle since last Sunday and nothing! No response at all. We could of gone somewhere else, but we wanted to give this place a try. Spent close to $500 per night and this is the service and lack of response we get?! We are both very disappointed and at this point frustrated that our weekend getaway was ruined by this place!

We need a vacation from our vacation. Really sad that they can charge so much and the rooms are so gross and run down. Carpets are stained, we didnt want to take off our shoes. The water pressure comes out so fast and strong it splashes all over the place and floor, the floor is so slippery my son slipped real bad. The rooms have no charm or decor it gives off a depressing vibe. Super loud but its to be expected since its above a restaurant and next to stores, But people were lighting off fire works all night 2am 3am 4am . We all sleeped terrible.

Nice independent hotel. The location is great. Also loved the hot tub on the roof. The check in clerk was also very nice. Woke up and watched the sun rise on the beach the next morning. The hotel does need some TLC. Clean but a little beat up in hallways and in the room. Not much hot water. Also the breakfast was definately less than good. Pretty disappointed in that part. Also all the rooms face outward or connect to an outside hallway so it can seem a little unsafe.

First the bad. Dont stay in room 216 A or B. I was told these room werent much than two beds in a room. Which, is what we were looking for. But, I didnt realized the quality of the rooms were terrible. These room are located behind the restaurant, have one small window looking at an a/c unit, have old stained carpet, a non working tv, and cockroaches in the bathroom. Yes the price was considerably cheaper than the rest, but I truthfully didnt expect the quality to be that low.That said, the good. After 8 hours in 216B we vowed to never stay again and told the front desk we would check out early and our frustrations with the room. We were offered a ocean view room at a reasonable discount. We were able to move in early and enjoy the rest of the weekend. Room 233 was what we expected from a resort on a beach.Were giving 3 stars instead of 1 star because of the courteous staff and room upgrade. But we did feel mislead on the quality of the first room.

My daughter and I had a fabulous time staying at the Balboa Inn last weekend. The staff is excellent and we were given a corner room overlooking the main street with a side view of the beach and a balcony. Although, the street bar below was very noisy it was still a beautiful remodeled room with lots of light, new bedding and a cedar closet that smelled so good. We had a late dinner downstairs and it was delicious. Thank you for a great stay - we will be back!

WORST HOTEL STAY EVER!!! DO NOT GO!!! AVOID AT ALL COSTS!!! My family stayed in this hotel for one night, thank God, it was the worst hotel stay either of us had ever experienced. A Motel 6 would have been 100 times better! First of all there is no parking at all, unless you pay 45$ for valet service. Once checked in, walking up to the room, the floors and walls were filthy. Everything was mud stained and visibly dirty. The police had just arrived due to some issue with other guests on our floor. Exit signs were broken and hanging from the ceiling. Once in the room, a family suite that cost me over 400$, barely had enough room to open the door without hitting the bed. The view was of a building next door. The floors were disgusting, our feet were black after walking on them for a couple seconds. The bathroom sink was clogged. There were dead bugs in the corners of the room. The head boards were covered in stains. Who knows when anything in the entire room had been cleaned. The remote for the TV was missing for one TV, and the other TV remote didnt work on the TV. The WIFI was almost non existent. The walls were absolutely paper thin, we could literally everything from the people around us. EVERYTHING!....People having sex, people fighting, people using the bathroom, and every word of someones conversation in any surrounding room was crystal clear. We were up for most of the night. The staff was not helpful. I asked for a different room, they said they didnt have any, I asked for it to be cleaned, they said they would send someone, no one ever came. I requested a luggage cart for checkout and they said they didnt have any, even though they gave me one to get my luggage to my room when I originally checked in. I ordered a cheese pizza from room service, it cost $50. Very expensive room for the terrible conditions, we spent as little time as possible in the room due to it being so unclean, and we left as soon as possible in the morning, just to get away from the place. Do not stay here, I repeat; do not stay here. Unless you like spending over 400$ to live in God only knows whos filth.

I grew up staying at this hotel, therefore did not hesitate to go back this weekend. Well things have changed. An absolute disappointing experience! My husband surprised my daughter and I with a little vacation on the beach. He found the discounted stay on Google. Honestly, could have had a better experience at a Motel 6! Our room entrance was located next to the a/c units, trash dumpster and storage for the tables and chairs! After my first initial visit to our room, I returned to speak with the gentleman at the front desk. He explained that the room was reflective of what I paid for and there was nothing else available at our price point, but for triple the price he could move us. Note to self(and significant others planning a surprise), ask lots of questions when discovering a discounted room rate for a hotel. My daughter and I returned to the room to find dirty floors, stained headboards, and holes in our sheets (pictures taken). Our room seemed to be connected to another room that later proved to have paper thin walls and a very LOUD party. Later last night, I could hear everything the party nextdoor was doing. I had to call Rich at the front desk twice, regarding the loud music and out of control noises! Rich explained it was kids nextdoor, they would be going in and out, and there was nothing he could do. Around 2:15am, those same kids entered our room through the broken door in between our rooms! I yelled, and the kid slammed the door. I stayed up the rest of the night to ensure we had no more unannounced visitors. I went down to the front desk once Rich was gone, and explained what happened. After the staff was finished questioning if I locked the door properly ( No existing lock -pictures taken), they offered a discount...a little too late. Bottomline, this hotel is currently way too dirty, and at least one room has a BIGGER ISSUE with unsafe conditions. I really hope they get this fixed immediately! What used to be a Newport Treasure, is unfortunately not a go to right now! On a positive note, although our room was smack dab in front of a service entrance that was highly trafficked.... there were two gentlemen that smiled, greeted us and got my daughter ice. Honestly appreciated their kind nature and ownership. I truly hope management can follow suit! I believe reviews can be permanent if you allow them to be. I hope that this was an isolated experience, and management is working to put a corrective plan in place immediately. We are definitely not willing to come back any time soon.....So bummed this happened!!!

OVERPRICED is next. Listen the view and area are great. But parking is a joke, and this “hotel/resort” is so poorly taken care of, regardless the area I would never stay here again. Super clean rooms with excellent and friendly housekeeping. Frpnt desk was hit or miss. The evening front desk guy was not super friendly and didnt really give us any hotel info when we checked in. Never mentioned where to pick up breakfast or where the hotub was. We found it on our own though. The parking situation is a bit of a headache. Valet parking is the only real option for an additional charge. The location is amazing. Really cant beat it. Over all was a pleasant stay and would for sure return.

Location, Location, Location. On the positive side you cant beat this location, right near the pier at Balboa and all the shops and restaurants. The staff was very friendly, and they have a great Jacuzzi upstairs overlooking the ocean.We also appreciated the freshly baked cookies every afternoon.On the negative side we thought we had already prepaid the full amount, including fees and taxes, but were hit with a $24 daily resort fee. Our friends got the same room next door for $100 less and included all fees, and we used the same site to book. The elevator was broken, so getting our luggage to the 2nd floor was a challenge. The room was very basic, we would have really appreciated a chair and table and a remote control that worked. We were hoping to be close enough to the ocean to hear the waves at night, but instead had a view of a brick wall and the sound of airplanes flying overhead. At least one painting on the walls would have been nice.There is a small city parking lot right next to the hotel that offers free overnight parking from 6 pm to 8 am. The big city lot nearby next to the beach charges day and night, but at $21 a day is still cheaper than the hotel valet parking.

Am very very disappointed in our stay! The first room we had was so dirty! There was food all over the floor, the furniture stained and dusty and plain gross. When I complained at the front desk the employee basically called me a liar! He moved us to room220. Which was bigger but still dirty. We had to clean our feet before getting in bed because the floor was gross. Also there was so much noise in the loft it sounded like a truck running so my kids could not sleep, and even on the mainFloor it was loud! A 45 room historical hotel at the base of the Balboa Pier. Built in 1929, it has undergone extensive renovation over the years. Most of the rooms are small, but comfortable. Its in a great location, we walked to everything we needed. The place IS pretty run down, youre definitely paying for location. Dont expect a fancy resort and make sure your charged correctly and youll be fine. Theres a funny smell to the building, and its pretty noisy but that comes with being on the boardwalk. My biggest complaint would be I was told at check in the pet fee was $50 for the first night and $25 each additional night but we were charged $50 for both nights, disappointed they would do that to people. We already signed for it and was in the car when we noticed. Just beware.

Both are need of a little upgrade and maintenance. 0700 youll start having jets flying over from nearby Orange County airport. Dont plan to sleep in on account of the plane noise. Place is right at the base of the Balboa Pier and a bike path. So the surroundings area will get busy with folks enjoying the area.Continental breakfast is joke for the price you pay to stay here. Better go elsewhere for breakfast. My expectations may be to high, but Ive stayed here four times over the years and I see the value and price gap widening. Not worth the price in my opinion. Our room was kinda small, but the location was perfect! We were walking distance from the beach and everything else we could possibly need or want! The staff was all very friendly, helpful, and accommodating. For example, we got to the island at 10am....check in wasnt until 4pm...they gladly held our bags for us so we could start our adventure, while eating breakfast they called and said they had gotten our room ready. We were able to check in at 11am. Fast forward to our last day, check out what 11 am, we had a day of stuff planned and didnt want to have to tote around our luggage, they stored our stuff for us after we checked out. I would highly recommend this hotel even with the small room. Being so close to the beach we didnt spend a whole lot of time in our room anyway.

I couldnt get the heater to work. During the fires in Irvine the room didnt even have a smoke detector in the room. That is required in every hotel room. I mentioned to the front desk on the way out and how cold the room was for my three young children and I at this time of the year. I also mentioned the missing smoke detector. The guy said ok. Did absolutely nothing and offered nothing to assist. The Balboa Shores Hotel is so much better with price and kindness. Glad we moved and the room was much bigger. I have been going to Balboa Inn for 25+ years! My mom and I started a tradition of visiting The Inn a couple of times a year. When my life became more demanding I couldnt go as often so she started taking my daughter in between trips. My mother passed 5 years ago and my sister and I continue to carry on the tradition. The other which cant be me the hotel but across the street is a bar that gets pretty rowdy at closing time. I was in my room with my young daughter when a drunk was yelling/cussing/fighting outside the bar yet it sounded like it was right out our window. It scared her. Again no fault of the Inns but nobody did anything to quite these drunks down. Kinda left me having to explain to my kid what alcohol does to those that cant control themselves.

I have never been to this restaurant but I saw a very disturbing video online today. Three gay men went to this restaurant and were harassed by the female bartender because of who they were. They were then violently thrown out. There was no reason for this. They were doing nothing illegal and simply wanted to be served. Being gay is legal in California and under State Law they should not have been denied service because of their sexual orientation. Just because you do not like gay people, you are still required to obey the law and this you failed to do. You are facing serious charges and you better find yourselves a good lawyer because I have a hunch you will be needing one. Don’t be surprised if the security guard loses his job and gets charged with assault and the rest of you face serious charges for allowing this to happen. And the State of California could very well pull your license and put you out of business.

Worst customer service I have ever encountered. Walked into our room. A/C was broken, toilet was broken. Called for a maintenance man, stated nothing they could do about the A/C. I booked a deluxe room for my wifes Birthday because this was her dream to stay at the Balboa Inn, we got to our room and it was not what the website showed! There were multiple things broken in the room, Fireplace broken and dirty with dust and dirt ( I informed the from desk rep Mike), the refrigerator was not working or getting cold, alarm clock not plugged in and not working, Blinds in the room needed to be tied to a screw and to the window in order for it to stay open, Toilet seat was not attached all the way and was tilted and wobbly, floor scratched up, the wardrobe was broken and the Ironing board has a huge burn mark on it and was dirty so I couldnt even use it to iron my clothes to take my wife to dinner. I went downstairs to the restaurant and asked for ice to keep my wifes birthday cake cool because my refrigerator was not working and the guest services rep told me Oh you are not on the good resort side of the Hotel your on the Other side I called downstairs and spoke with Mike and he told me he knew that the fireplace was broken and I think that is horrible that your hotel reps know that things are broken and you are still putting people in this room!! It is a nice feel good restaurant. The lady who runs the place is so pleasant and nice. Good Italian menu and pretty tasty. Very cool ambience with an Italian style bar also. Most of the lights on the room didnt work. A table lamp was set on a table (nice) with nowhere to plug it in? The overhead light in the bedroom just didnt work at all. The light in the bathroom had 3 bulbs in it. 2 of the 3 bulbs were blown. My room looked like a dungeon. Not good.I called down on 2 occasions to have maintenance come to the room and remedy the lighting. I wasnt the on the 1st occasion. But the 2nd time a member of staff turned up at the door. Looked around my room. Agreed with all my observations about the lighting. Then announced he infact was not on the maintenance staff and left my room.The lighting was never fixed.This property is great if your looking for no help from the staff and like the idea of staying in a dungeon. I personally would keep those fingers walking if your searching for a pleasant beach front escape.

I hate to complain . But Balboa Inn is not the place for me. I usually dont shop around for deals on hotwire or other last minute sites. I thought I would give it a try. The Inn came up for $169 a night, so I thought out of curiosity I would call the Inn and see if they could match it. They did, so I went there. I checked in and went to my room. It was up some stairs and when i opened the door it was dark and the feature or view window looked 15 feet into a brick wall. I have a feeling if i had booked on Hotwire i would have had a better room. After a minute i went back to the lobby and asked them for a different room. The only rooms that were available, were $80 more. I took one of those. I felt i was kind of in a jam, since there was no refunds. Felt like the dark room was used to show people so they would upgrade. The new room had a nice outlook of the ocean. But the room itself at those prices or any price needed a good walk thru by a manager that pays attention to details. The refrigerator had a puddle of water running across the floor. There were dead flying ants on the floor and when lifting a pillow there was a small black bug. Some of the drawers were without pulls and the bathroom needs work. The jacuzzi type tub as advertised didnt work, the handle to switch flow from bath to shower was missing. The drain plug was a screw in type plunger that was just sitting on the side. To work it you inserted it and when drawing you had to get your finger nails under and pry. The cold water on the sink basin leaked all over the counter. One other thing while Im at it. The on/off switch on bed sconces was missing. And oh yeah, it is a no smoking room yet there were cig. butts off the deck gutter. The best part was the Vallet parking, they were on top of that. I really do like southern California and am coming back soon. I usually stay in Huntington beach, and after this experience I will be staying there again.

The hotel is in a great spot, right at the foot of Balboa Pier. We had room 233 right on the corner of the building. I highly recommend the Orange Blossom Cafe for breakfast. Service was great, valet and bell staff were helpful, courteous, and friendly. Our room was clean, whirlpool tub was nice and relaxing. Be aware that this property is right in the heart of party central. That means bar patrons simging along, people strolling by having fun, and the sound of cars cruising the beach untill 2AM. Overall strange experience. I never saw another guest. Laundry was stacked up 6’ high at the bottom of the stairs my entire stay. Room was gross.black marks on my bedspread, remote didn’t work the tv, the rug in the room was discolored and dirty from foot traffic. I was ironing and a roasted bug of some sort fell out of the iron. I almost threw up.

I paidc $268.00 for 1 night. It was a beautiful area right across The street from the pier. We got there 2 hrs before we could check onto the room. I reserved a room that was supposed to have a balcony & looking at the ocean. It didnt have any of that. The room was filthy. The Windows were so high up that you couldnt see outside if you wanted too. We left almost immediately. The owner was trying to give us another room. My friend was upset & told th e owner to just give my money back. He tried it because I booked it by 3rd party he couldnt give my money back. When we got home it took 2 days & the money was given back to me. I was grateful for that.

This hotel is NOT worth the money. The room was very small and only offered a queen size bed. The hallways were very loud and the staff was rude. They want $47 a night for parking. I would not recommend this hotel to anyone. Go to another location that offers more. The continental breakfast consisted of box cereal and a bag muffin. Not going to stay here again.

Room 216 should not be rented out. I asked to see the room twice was told it was not available. Some rooms were redone and some not worth the price. Had my daughters wedding there so was responsible for about 6 other couples staying there. Parking there is a nightmare, as the best option is public beach parking lots. Can not recoment this place.

This is a quaint place to stay if youre looking to be in a busy area. Parking is not included in the price so keep that in mind that you will be paying to park in the public beach area across the street. I would recommend doing valet parking for a little bit more because Beach parking is very hard to come by. The property itself is very upscale and super clean. There is so many activities in the area along with so many choices of places to eat for anyone with taste buds of all sorts. There is some very upscale restaurants as well as some quick bites plus even some great bars in the area. You can rent Cruisers, electric bikes or series just right at the bottom of the hotel. Lots of good shopping right on the hotel as well.

I stepped in out of the rain into a very warm environment with very friendly Bartenders and servers Rachel and Chantel. They made me feel right at home and served up delicious fish and chips from fresh halibut. A refreshing drink to wash it down and great conversation made my night very special. Postives: Beautiful views of the Balboa Pier from first stay, clean rooms, close to Balboa ferry, shopping and family friendly activties.Negatives: While on my 1st stay valet staff service& attitude was impeccable. On my 2nd stay, an exchange I had with valet attendant Samuel was so unprofessional and such a sharp contrast from my original experience. Enough that I wont return a 3rd time. Unlike my 1st trip experience with valet he wore no uniform, never smiled, didnt ask if I needed help with luggage or directions and gave off an overwhelming sense of irritation that he had to do his job.Other minor things, the bathtub could not be used as a tub due to broken appliance on my 1st stay. 2nd stay was a weekend and room situation was closer to the street and noise from bars was a noticable distraction so if you stay, ask for room 332. Maybe theyll fix the bath by then.

The website makes it look so good but the Balboa Inn is HORRIBLE! Shame on them for calling themselves a resort. The reason you dont see any amenities section on the website is because there are none! stayed a week on business. No A/C, NOISY (I could make out every word of a drug deal going down in the alley from my 2nd floor room with the windows closed), OLD, ultra-ultra-ultra small rooms, my laptop screen is bigger than the rooms tv. I asked for an iron and ironing board and got a board just bigger than the iron. the fact that there was no space in the room for a desk to set the ironing board on, all ironing was done on the floor on my knees. the pool is small, spa is smaller than standard bathtub, laughable. Oh yeah, bring your own hair dryer. $20 a day for internet. To top it off, they were changing the locks on the doors. there was a third party contracting crew doing the work. when I got back from work, my lock had been done . Nobody asked me if it was ok to have strangers working in my room while I was gone. They could have taken anything and blamed it on the maid! When I confronted the manager she said, I dont know what to tell you. Ill look into it. Bar none, the most indignant blow off Ive ever experienced. The lady at the front desk proved pretty useless with every encounter I had with her, wether asking for a towel or directions to a surf shop. She was more interested in answering the phone than helping me. Just for the record, Im very understanding, and pleasent, not a jerk. Ive never written such a scathing review, but these folks deserve it. Theres many more things I could point out but...STICK TO THE CHAIN HOTELS ANYWHERE ELSE IN NEWPORT OR HUNTINGTON!!!! This dump is a disappointment not a resort by any standard!Believe the bad reviews on this one, not the good.great location, and thats it.

We had an amazing anniversary weekend @ Balboa Inn. Excellent staff & service, great ammnenities, close to all the Balboa perks, a great suite with an ocean breeze & the sound of the waves to lull us to sleep. We even used the romantic fireplace (in May) when it was hot everywhere else in So Cal. The jacuzzi tub was amazing...great food at the local restaurant... & every restaurant you can imagine within walking distance. You can also take advantage of all the cool attractions on the bay/ocean (fishing, boat rentals, bike rentals, the boardwalk, the bay, body surfing in the backyard ocean) This hotel is a jewel in the heart of Balboa, Newport Beach !!!!

DO NOT STAY HERE OR VALET YOUR VEHICLE HERE!!!!I stayed here the weekend of JULY 28th 2018. I had 4 Rooms here because our family all met up as a mini reunion/ get together. I went to leave on Sunday and the VALET CRASHED MY TRUCK!! My sister- in-law needed to get something out of her car and give it to me before I left, so we went to the parking garage with the valet. We both watched him pull my truck half way out and CRIMP, DENT & SCRAPE the entire passenger side of my truck bed. The only manager on Site was the restaurant manager (An overweight older man). He would not release the insurance information and said the only person who had it was the GM (MICHEL POURMUSSA...also one of the owners) and they would just pay out of pocket and hes out of town until tomorrow. I had to leave for work and thought everything would work out when I spoke to Michel. WRONG!! I have called and emailed at least 3 times everyday and he over the last 8 days has responded twice. I am a GAY man and given the Inns history of HATE CRIMES I am starting to ask myself if hes not releasing the insurance information or paying out of pocket because Im GAY. Im only asking for the owner of the hotel to make it right because HIS EMPLOYEE CRASHED MY TRUCK!!!!

I ordered the chicken parm and it was luke warm but I was starving so I ate some of it. After having a couple bites I looked at the chicken and noticed that it was EXTREMELY RAW AND UNCOOKED. I was freaked out, I told the waitress about how the food was uncooked and all she said was I wasnt the one that cooked it. I was forced to run to the bathroom and throw up everything that I ate. Talk about a terrible last meal in California. Please do not EVER go to this restaurant. It is the worst dining experience of my life and I will be forever haunted by it.

This is an old building with old fixtures, wall AC and heaters, but its located right at the water and the pier. Dont expect 5 star amenities or a grand experience, but for the cost it is worth the stay. The location is everything here. You can walk the boardwalk 2 blocks away which has whale watching excursions, rides for the kids like a Ferris wheel, an old school arcade, food and drinks, and tourist shops. Across from the hotel there are several restaurants including BJs, Mexican, and a sports bar at the corner and the other corner is complete with a coffee shop . You can also take the ferry across by car or on foot to the small Balboa downtown area with lots of shops and more restaurants (Thats about a 6 block walk). At the end of the pier is a Rubys restaurant and there is wildlife in and around the water like seals and pelicans. I wouldnt pay an outrageous amount to stay here, but for the 230 to 300 it cost in 2017 thats a fair price. Fair warning, the onsite Italian is not where I would choose to eat as the food is just average and the service can be very, very slow.

This hotel sucks, the staff here were very rude, and snobby like there 💩 dont stink, the room had towels that looked like the where dragged in the mud, other than it was right on the beach, I wouldnt even give it 1 🌟
