I absolutely love living here! It’s such a beautiful, clean and well kept community, and everyone who works on site is just so friendly and helpful.Plus they throw some absolutely amazing events! Like our Summer BBQ we just had here. A bunch of people all came out with their doggos to enjoy some food (including veggie options), drinks (sodas and 21+!), and some great raffle prizes! Thank you Avalon Silicon Valley staff!

Please be wary of the leasing terms in the contract. The rent they list on the website is not accurate. You will be paying upfront $100 more for additional taxes and charges they charge later. The promotion they have is not valid for most of the apartments. And worst of all, the moment you sign the contract they will not accommodate any changes such as change in move in date without incurring very high additional charges(claiming they it is system). I reached out to them after signing the contract(paid application fee)without having collected any keys, the staff told me I can’t even cancel my lease if I want to without paying 30 days rent. I would have appreciated better customer service instead of trying to hook the customer to extract all they can. Pretty disappointed.Please don’t sign a lease here until you are really sure. I would also suggest signing lease only very close to your move in since then the system will not increase the prices to unrealistic rates. They manipulate customers in the name of system. Hopefully my experience helps future occupants.

Was a resident for 5 years.Tremendous place. Absolutely loved here. Maintenance issues are typically resolved within the next day, which is awesome.Fitness center and pool were great. Great area to walk within the community at nighttime as well.Only issue has been the noise from the nearby 101 highway (but that has nothing do with Avalon).Would recommend

We enjoyed a wonderful three-plus-year stay at Avalon Silicon Valley. The floor plans, amenities, clubhouse, and pool are all top-notch. The customer service was consistently excellent, with maintenance issues promptly resolved. Personally, I appreciated the well-maintained greenery around the apartment. If we return to the Bay Area, Avalon would be our top choice for accommodation once again.

Ive been living at Avalon Silicon Valley for a year now, and Im renewing my lease soon. The public areas are well-maintained and nice to hang out in. Maintenance requests get fixed quickly, which is great. I looked around at other places before deciding to stay here, but nothing else came close to what Avalon offers. Its a comfortable and convenient place to live in Silicon Valley. **Ill be updating my review throughout my lease**

The parking situation here is terrible. There are almost no spots for larger vehicles, forcing me to park in compact spots and then get hit with parking violation notices. Ive heard from neighbours that if you dont follow these notices, they might scratch or damage your car. This is unacceptable and creates a hostile environment for residents with bigger cars.On top of that, management closes amenities like the basketball and tennis courts without any notice. I specifically chose this community for the basketball court and used it regularly. Now its closed, but Im still being charged the same rent. This lack of communication and disregard for residents needs is appalling. Management needs to fix these issues immediately by adding more parking for all vehicle sizes, ensuring our cars are safe, and keeping amenities open as promised while signing the lease.

Very beautiful community. Everyone here is nice people don’t leave their dog feces on the floor. It’s a very clean place. Maintenance is always on site. It’s a safe area to raise your family, it’s a secured gated place it’s near the 49er stadium, which is also pretty cool. There’s a lot of great food near this location. If I can give it 100 stars I would oh and by the way the Office team is extremely nice and catering to your needs. I went across the street to go be nosy and their apartment is way small. This was a great fit for my family. The gym is 24 hours and its kept clean. The rent is extremely reasonable for the high-end area We are in.

Ive been a resident at this apartment for nearly three years, and I must say, the service here is exceptional! Maintenance requests are promptly addressed, often within the next day of submission. The location is fantastic, just off Highway 101, yet surprisingly quiet. Its only a 7 to 10-minute drive to popular spots like AMC, Tangsui, and Whole Foods. Overall, its been a wonderful experience living here.

More than $10000 move out fee! Would not recommend living here if you want to avoid wasting your money on unexpected and unreasonable charges.They charged me more than $10000 for the move out. I have contacted renter insurance, and they believe that its not my fault that cause the mold issue and I have no responsibility to pay for the mold remediation. The management still claimed damages that I do not agree with.

Leasing office has great customer service. We ended up having to cut our lease short and move out early since we had to move to New York, and they were very responsive to all of our questions. Upon final inspection after move out, they sent us a bill with some charges we werent expecting (like a carpet cleaning fee and rent concession partial payback) but upon further discussion with them, they went ahead and removed it.

*Construction blocks the walkway to move out. Some staffs are irresponsible and unreasonable. The building quality is poor.*First time writing apartment review in the past years.There is a damaged section of the walkway leading to some units on our floor. The offices vendor installed a temporary emergency shoring(picture 1) in mid July. However, until now(end of August), this temporary emergency shoring is still there.Im about to move out next week and this construction is blocking the normal walkway for me to move out my furnitures and vacate. I asked the office to finish the removal of this temporary construction before my move-out date, or reimburse some of my furnitures. A staff in the office declined both.(The email replies were very rude. This staff drew conclusion without seeing the site. When he finally came to measure after I shared the pictures, the same plan hes trying to defend is still irresponsible and unreasonable.)Instead, the staff insisted I can use the fire corridor(picture 2) next week to move out my furnitures and vacate. This is fire hazard and Im shocked this kind of idea comes from the staff at leasing office.In addition, its difficult and dangerous as the space outside the fire door is limited(Picture 3), which makes it impossible to rotate large furnitures safely and conveniently to fit through.A few more reasonable Avalon staffs(Jose, Luisa)/maintenance(Ernesto) who visited my apartment today/recently agreed with me that the fire corridor suggestion is unreasonable. Its annoying that some unreasonable staffs just make obvious things complicated. It still hasnt been resolved yet.Will do a final round of communication with the office manager next week and I might post an update. So far Im disappointed.

Weekly breakins to cars and mailboxes. Maintenance takes an excessive amount of time to address emergency requests. During COVID almost all amenities were closed, but Avalon refused to renegotiate rent prices. I lived in a $4000/month apartment while the same model had been lowered to $2500/month simply because the price to break the lease was more than it was worth to leave.In the pictures, you can see a raw sewage leak that was left unchecked for over 16 hours after an emergency maintenance request was filed. You can also see multiple examples of mailboxes being broken into (despite the office promising for months to install cameras or extra security).The reason I gave any stars is because the community events are great, and you wont find a complex with a private dog park anywhere else. In my opinion: not worth it. We are moving out ASAP.

Ive lived here for over 5 years and want to specifically thank Carrie, Luiza, and Emma. I am very glad to call Avalon Silicon Valley home, especially during the COVID pandemic. Its close to Whole Foods, Walmart and Safeway stores. The property has plenty of walking space and a duck pond across the street for exercise and taking a break. Any maintenance issues have always been handled with priority and safety in mind. There is a large Amazon locker for receiving packages which works very well. Given the responsibility of managing such a large property and the extra work it involves this year, the staff has done a great job. I enjoy seeing neighbors and staff who have been here like me, that do a little extra to care for the place and keep a sense of community and the staff informed.

The Avalon Silicon Valley is definitively the best complex Ive lived at in the last 5 years. While the facilities and recent renovation are top notch, I have to say that the staff here is really where the Avalon shines. Seeing and interacting with the right people every day when youre home really makes all of the difference in the world.Lets start with the facilities - they recently renovated, and it shows. During the warmer months, the pool area is lively with folks swimming, relaxing, and grilling. The outdoor TVs and fireplace were a great touch.The units themselves are classy; especially the Signature ones. The furnishings are high end, and you can tell some thought went into the design. It doesnt feel like a mishmash of ideas.Now, on to the staff - Ive been lucky enough to work with and build a bond with these folks, and Im thankful I did. After a rough period in my life, I had decided to move out quickly. Sam, Luiza, and Jack all went above and beyond in making sure I was taken care of in ending my lease early without breaking the bank, and even went as far as loaning me Avalon assets to make my move easier. Id like to also give a shout out to Oscar & Arturo, who put up with my incessant questions when I see them.However, due to what theyve done, this place feels like home. Im greeted with a smile, handshake, everything whenever I walk in. Im thankful I got to meet them, and am incredibly happy to have been a resident here.

We have been staying in Avalon for over a year and it is a beautiful property. The facilities like the dog park, pool and the barbeque areas are amazing. The maintenance team is super responsive and gets most issues sorted out within the same day. We are moving out soon but will definitely miss Avalon which has felt like home.We also want to take a moment to appreciate our property manager, Chris. Recently Avalon moved to an appointment only mode for meeting the admin team. However Chris has made that transition super smooth. He ensures that we get a response and appointment as soon as possible. He is incredibly approachable, helpful and dependable. Thank you, Chris and team!

I lived in this Avalon for more than a year, and I have to say it was the best! The only reason I am moving is because I bought my own place! The rates are a bit high, but I don’t think it has anything to do with Avalon, its more of a Bay Area thing😅 The community was beautiful and the maintenance was great! And especially Jose at the leasing office, it’s always a treat to see someone do their job that well! Overall, great community, great service. If you’re considering leasing in this area, I suggest you stop looking.

I have been living in Avalon since 2020. I really enjoyed the convenient gym and dog park.The neighborhood is really nice and I made a lot of friends because of dogs. The location is super convenient, and there is enough guest parking.On the other hand, the officers Lisa and Jose are very kind and helpful. They helped me when I moved in and they always say hi to me when we see each other at the community, and Lisa even shared her Hawaii experience with me and gave me recommendations before my Hawaii trip.The maintenance service is super fast. I can tell they are making an effort to make the community cleaner and better. Whenever there is water leaking or the gate is broken, they never leave it as it is but instead react really fast. Every year, they trim the trees and plant new plants.It’s a really nice experience for me in the last 2 years at Avalon!

Update: After a conversation with Chris last week, it genuinely felt like he wanted to make sure we were comfortable and compensated for cleaning that we had to conduct ourselves. He made sure address any concerns we had left. We understand that it may have been a bad or hectic day for the person who attended us the day of move in and wanted to point that out for future tenants so they’d also feel welcome, to which Chris agreed and understood. We appreciate the lengths and quick response we got from Chris. Thank you to the Avalon team for doing what you can in such a short amount of time, we appreciate you all.When we toured, we loved the apartments and the places we viewed at the time (~ 1 month prior to move in) were cleaned thoroughly from what we could see, and amenities were a huge plus. So imagine our surprise when our move in date comes around and they couldn’t even be bothered to remove spiderwebs throughout our new home for the next year+. The cherry on top was when we went to pick up our keys and the person who attended us was clearly judging just by the way we looked and dressed (myself I’m leggings and a work sweater, hair in clip, and my partner in shorts and sweater… not so atypical for a move in day if you ask me). To further confirm this feeling, he made it a point to chase us before we drove off to mention that rent was due that same day, as if we were going to skip out on our first month. Something we were told by other staff on the phone would be okay to do same day with no expectations of having it sooner.Additionally:•walls were dirty which I had to clean•I had to clean/scrub down many cabinets before fully unpacking•floors were not even swept at the minimum, let alone mopped•several doors have a yellow tint•food stains near the stove on the wall•bathroom & bathtubs were dirty upon move in too•balcony screen door busted•balcony is absolutely filthy overall and severely stained (not sure if it’s water or pet stains)I’ve rented less modern apartments with better upkeep upon move in than this place. Super disappointed.We’ve had maintenance come already and they are very friendly which gives me some hope. Even they sarcastically said, “wow, they really took their time cleaning this place for you” when we pointed out all of our concerns. I can’t imagine anyone would be happy moving into a place where it felt like the old tenants still lived there. Will update in the future if we start to feel differently.

Since 2 months ago they switched to use the Latch app to control gates and doors instead of the FOB. Latch is unbelievably inconvenient. Why do I need to always bring a phone?? Its even more inconvenient when I have stuff in my hands still have to navigate on my phone to click that tiny unlock button. I do not welcome to change.

No security in the community!! The community gate is out of order half of the times (kept permanently open) and anyone can enter the community. Recently there have been many cases of mailbox, storage room, car break ins.Dryers and washers are very old and don’t work at all, have to get laundry done from outside. Even after multiple requests, management didn’t fix it.Doors don’t lock properly, anyone can open the sliding doors and enter the apartment. Management says they don’t have new doors in supply, had to stay with a broken patio door. Very unsafe community.

TLDR: I won’t recommend living here.1) concerning security issues and the office is doing nothing to improve. Our cars had 4 break in to date. Hope the number doesn’t grow anymore. And number of mail room break in, lost packages2) the management team does a lot to make sure they only do the bare minimal. They cover the leasing office, shorten the office hours, removed all trash cans in the community, removed newspaper recycle in the mail room, shut down fitness room, etc..3) they charge you a high rent and increase by the max percent every year. While the quality does not keep up with rent.

I have been a resident at Avalon Silicon Valley for almost four years now and this review is long overdue. The entire staff, from the leasing consultants to maintenance, are amazing!Jack is a great manager, and truly cares about the tenants happiness. Oscar always does a great job, and the maintenance requests he has handled are always addressed promptly.All the units, both pools, and the fitness center have all been recently renovated and are well maintained. I highly recommend this property!

My children and I lived here for a year. We were delighted to call Avalon Silicon Valley home. Leasing process was simple and quick. Leasing staff were always attentive & responsive! Maintenance staff always completed work orders in a timely manner! This staff really showed they care about their residents. The check in process was pretty smooth, I was arriving late so one of the staff members Jose Garcia stayed back upon request and ensured I got the keys and checked in safely. The staff is super nice and the place has amazing amenities.Update : I lived here for 3 months on temporary housing. In the meantime the maintenance staff was quite helpful. I required repairs twice and all I had to do was call the office and leave a note.The move out process was pretty smooth as well. I got a check in mail and was refunded the full amount. The community is well kempt.One problem was that if the mailroom was flooded the delivery folks kept the stuff near the amazon lockers. Again the management made sure to notify the tenants via email to clear the mailroom to make space for new mail.Overall I loved living here and am open to living for an extended lease period.

We lived here for 2 years - 2019 to 2021 and it was great. The apartment was nice and spacious, loved walking my pup around the community and taking him to the dog park! The people who live here are great. My apartment faced the 101 - so the balcony was a little noisy, but with the doors and windows shut it was enjoyable.Maintenance folks were great, and everyone who worked at the leasing office was always fantastic - never had a bad experience.

I lived at Avalon in 2014/2015. I definitely recommend the place. The renting experience was enjoyable from beginning to end. The office staff was always very helpful and nice, and the maintenance was on top of things. My requests were always fulfilled on a timely manner (max 24 hours). When I first moved in my washer broke. They replaced it with a brand new one a couple of days later.The grounds are very well kept, nice gym, awesome pools (they have 2, so one is always empty, which is nice) and decent parking. Yes, the rent is expensive, but it is worth it to live near work.The apartment itself was spacious. I rented a 2b/2b on the third floor (so I cannot comment on noise level from neighbors). It is true that the apartments are a bit outdated, with older appliances, but everything worked really well. My apartment was facing the 101/Lawrence, so I didn’t really enjoy the huge balcony as much. It was super noisy and dirty from traffic pollution. The high ceilings and fireplace are also great to have. They are also super pet friendly!During move out, Christina was very accommodating. She made the whole process stress free, and always fulfilled my crazy requests. I only moved out because I had to relocate. I would definitely rent there again.

We have had an amazing experience here at Avalon Silicon Valley. The quality of the apartment and amenities are excellent. But more importantly, it is the friendly staff who have helped us feel at home. Our agent, Adi, has been wonderful throughout this time. Shes been super responsive for our queries and maintenance requests. She always put much time and effort into her work to make sure that our needs are met with minimum delay. Moved in a few months ago. Terrible move in experience. Unclean house, old tenants clothes left behind, broken patio door (that still hasnt been fixed and is dangerous considering the house is easily accessible to walkers). Found a couple of roaches when moving in along with dirty floors that make your feet black if you want to walk barefoot. Found food crumbs in the kitchen. Many repair issues never get fixed with some excuse or the other.Icing on the cake is the leasing offices response that if they were in my position, they wouldve moved out already. Its great to live in apartments that their own workers wouldnt want to live in. Rent is comparable to other high end apartments in the area and I dont even know why.

We moved in about 10 days ago and so far have been pleased with our experience. Being in a newly renovated flat, there were a few things that required attention, but all of our concerns were addressed timely and accurately. The online service request option us convenient and all requests are responded to within 24 hours.The property is beautiful. Well landscaped and lush. Pool, gym, and spa/sauna areas are top notch.The apartment is incredible! Spacious and full of natural light. The appliances are top of the line. The quality and craftsmanship are excellent.I feel Avalon Silicon Valley is a great value.

I’ve lived here for a year now and really enjoyed it nice and clean and felt very safe with the gated community gated building and apartments.I installed an alarm system myself but never had any incidents.This is one of the better apartment communities I’ve stayed at in the Bay Area.I got quick responses and was a pleasure working with the staff Jose, Amy, Radmina, and others.Maintenance requests were probably taken care of and the maintenance guys usually had a smile on their face.Right across the street is Faultline brewery where you can still grab a meal and a brew with Covid precautions. Next to it is a really nice walking trail across several duck ponds.Nice safe area relatively quiet clean and close to access to freeways and work, what more could you ask for.

The facility here is amazing: big and clean pool, well-equipped gym and well maintained apt.More importantly, the staff here are kind and helpfull.My short story is: I bought a house just after signing a new year lease. Therefore I have to face two options to break the lease:1. Post my apt info online, and pay until the next renter moving.2. Two month lease fee to terminate the lease right away.I chose option 1. With the awesome work of Jack and Luiza, the apt was rented in 2 weeks. Thus I dont have to pay the extra 2 month lease.I really appreciated the amazing staff team in Avalon. Their hard work and profession make me happy and comfortable in the past years. Thank you!

Even items that were clearly my fault or may not range in their scope, they still great care of us and showed they want our home to be in the best state it can be, so we can live comfortably. I would highly recommend this community as its got everything that one requires for good living. The amenities within the community & the apartments are way above what others have to offer.Great staff at the leasing office & also their maintenance staff are highly efficient. Gene at the leasing office helped my roomate and me with leasing of the apartment & he is extremely polite as well as courteous. Looking to lease an apartment here and been trying to reach out to them since more thank a week but no response from the leasing office. Calls keep getting forwarded to a call center where you get basic information which you can find on the website yourself. Call center agent keeps assuring you that they will ask the leasing office to get back to you. Nobody does. Really enjoyed leasing our apartment here! Luiza Mendoza from the Leasing office is the absolute best! She is so knowledgeable about the property, and goes out of her way to help clients find the right apartments for them. She was also really honest and super helpful about each unit - each one is different in layout, lighting and space, etc.- and she understood all the key criteria we were looking for and recommended the perfect apartments for us. Cant recommend her enough. Overall, really great find. Also, super close to 101, lots of friendly families here, great for kids + family, pets too. Maintenance people are also on point (usually fixed less than 24 hours!)

This is a great place to live. friendly staff, excellent service, upgraded amenity with frequent maintenance, big open ground for kids to play, perfect for family with children or with pets to live. I dont really want to move but the school district is less good. if not for the school district, I will live here for a long time. but they do have good private school and a charter school nearby so if you are aiming on those, this is a great option for you to live. The staff is so helpful from the very first day we moved in and they are so supportive when we need to move out earlier than our lease end date. Luiza is the rep who helped us a lot. She is such a nice person and always be there for us. She helped us to find a tenant to move in right after our moving so we got a seamless solution for our situation. They keep you in mind and really think of you ad want you to be happy during your stay. There are a lot of other good things I cant remember at this moment but if public school district is not your concern, then this is the choice!!!! You wont regret!!

Good living experience.I lived for 2 years. First year facing the construction of 1250 Lakeside Apt. Now it is finished. Second year in the middle of the neighborhood, facing south, during Pandemic, super quiet.To avoid noise, I recommend not choosing apt facing 101 or Lawrance. The windows do not help cancel much noise.When we move out, there is a choice of paying $150 to Avalon for cleaning and we do not need to do any cleaning at all. Thats a good deal and they do not charge any more.

Amazing with some of the low negative reviews. I guess when you have a huge apartment complex with different building setups, something bad will probably happen. Some may have a entirely different experience. But luckily, I dont!First of all, I have just moved out of my unit this month and I have been living here for 2 years now. I have very good experience while living there. Great amenities with huge swimming pools, well equipped gym that has indoor saunas and heated whirlpools, shower rooms for both men and women. And of course there is a big clubhouse with outdoor space for bbq and TV viewing, and on and on. Unfortunately, the COVID puts a break on a lot of these amenities.Also, I need to have a big shout-out to one of their manager staff, Jose Garcia. He has been very helpful and patient with me, even though I was actually moving out and not in. He help me went through the process smoothly and has always been helpful throughout my stay. Their maintenance team has done their job and responds to service requests very responsibly. No problem to get them to resolve your problem in a timely manner. With new camera setup near the mailbox entrances, that should help monitoring security better.Anyway, I would recommend this community to everybody who is looking for a good place to stay and convenient to everything. You will enjoy it.

I have lived here for 3 years and just recently moved out. I have enjoyed my stay here and almost feel obligated to put in my two cents after reading others feedback.With an Avalon site, there are actually quite a few components involved. There are, obviously, the apartment complex itself, the local leasing office, the Avalon main office, with which I mostly had phone interactions, and the maintenance.Overall, I think the apartment complex itself is nice. I used to swim lanes in the pool when I first moved in, and that is quite a unique perk. If you like to swim, this should be a huge pro. They maintain quite some plants around so it looks nice, but the soil sometimes clog the drains, creating puddles when it rains. It was only a problem this year as there was hardly any waterfall the previous two. The fallen leaves can be a hassle to clean if you have a first floor patio. Regarding the smoking people others have mentioned, I witnessed that a couple of times, but not too frequent to be annoyed by it.On security, over the last 3 years, my storage room was broken into twice. Fortunately, I had mostly empty boxes there so my only lost was a air pump. I had my bicycle there before, but was lucky enough to have moved it into my office when the break-in happened. The management replaced the lock after the second time, and it did not happen again. I would like to point out that there are storage rooms within the gated area and ones that are not. Mine belongs to the latter group. If you plan on storing valuable items there, you may want to ask about its location.I have enjoyed my interactions with the local office very much. I find them friendly and sufficiently staffed. Belinda, Caitlin, and Jennifer were very nice and helpful, to name a few. Avalon (the main company) runs a pretty decent website, which is unusual for an apartment company. The automatic payment has been particularly helpful for me, who tend to forget about things.I think the maintenance team is excellent, they have been prompt and courteous the few times I needed them. I very much appreciate them for wearing shoe covers when they came into my apartment.Regarding the rent, mine was increased every year as well. However, I think of it more as a feature of the market rather than a feature of this particular apartment. No, I certainly did not enjoy seeing a steady increase in rent every year, but given how much the housing market went up in Sunnyvale in the last few years, I can see a reason on their side. After all, they have given me detailed options every year before the renewal and I chose to stay 2 out of 3 times.Overall, I would give them 4 stars out of 5, with the -1 mainly coming from the storage room break-ins. The crew deserves a 5 in my opinion.

Love Avalon! I had horrible experiences at my past apartment complex with staff, parking and maintenance. My fiancé and I toured Avalon Silicon Valley and loved it. Essa was our community consultant and was amazing. He helped us through the whole process and promptly answered all my emails leading up to me moving in. And he still goes above and beyond to help out. All staff at the office are super friendly and make you feel right at home. Maintenance answers service requests promptly. Weve lived in this community for 2 years. Weve had a fantastic experience overall. We are now moving out because we want a single home but I dont hesitate to recommend the complex and the staff that works here. Particularly Jack the manager has been amazing and extremely supportive throughout our stay. When we had minor issues he was there all the way, willing to help and find solutions. I relocated to Sunnyvale CA for a job promotion. Prior to that I never been there before. Not being a stranger to moving to new places I sought out short-term lodging in order to become acquainted with my new area.From day one until the day I left the staff always greeted me with a smile and never failed to respond to questions or concerns. Although I was a complete stranger to this area, the men and women working at Avalon Silicon Valley made me feel at home within minutes of walking into their office. Even after they were informed I was leaving, they continued to treat me as well and attentively as they did before I signed the lease.This is my simple way of saying thank you to Sam, Luiza, Steve, Thida, Beth, and Jack. If I missed anyone I do apologize as the entire team is dynamic, fun, warm, and very professional. They are very good at what they do.The property is extremely well kept. The unit was very modern, but not cold as some modern designs can sometimes appear to be. I lived on the top floor so I do not know what it feels like to have people living over me. Parking was never a problem. I had one short-term noise problem that was quickly dealt with.The swimming pool is amazing (appears to be heated).

Apartments are not too bad but you can definitely do better than live at Avalon Silicon Valley. Main problem with this place is it’s location. Unless you have specific reason to live here it is a good idea to not live in the middle of office park. It is not walkable. It is surrounded by offices and freeways. Until I moved to Cupertino I didn’t know what I was missing. My happiness level almost doubled by leaving this place. I wouldn’t live here even if they offered half the rent they are charging.

They always went above and beyond to keep the residents comfortable and happy. I was pregnant with my son back then and I can not thank the staff enough for their countless trips ferrying packages to my home in the last few weeks leading up as I was getting really big to move around :) . Most recently, 2 years after I moved out, I had an issue of a mis-delivered package to the old address on file and the staff carefully chased down the packages and kept it safe for me to retrieve . I love living here and don’t want to move but might have to soon for work. My apartment is cute and shaded by trees. It is very pet friendly here. The pools and hot tub are well kept and super enjoyable. My only complaints are clowns in loud luxury/modified/sporty cars who accelerate through the light at the corner but that’s not exactly Avalon’s fault-that’s just young dumb tech money. My other complaint is not Avalon’s fault but related to LAZY neighbors who pile trash in front of the trash chute instead of walking it down to the dumpster in the event the trash chute is jammed. Some guy in the reviews claimed it was a 10 min walk to the dumpster/cardboard area which is totally false. That individual is just lazy because the dumpster/recycling is down stairs in the parking garage where you probably park your Tesla.

TL;DR: Dishonest and incompetent.My partner and I were looking to lease an apartment about a year ago, and went to Avalon to tour a few units. The complex seemed lovely at first, and we decided to put a hold on one of the units we liked. Robert S. assured us over the phone and again in person that there would not be any holding fees.The next day we found a more desirable apartment elsewhere, and after telling Avalon this, they charged us a so-called Reservation Fee of $368 for the hold. We told them this was in direct conflict with what were were told by Robert, and they assured us we must be mistaken and that we had signed a document informing us of the fee.I asked them repeatedly over several months to provide any sort of proof that we had signed a document agreeing to a Reservation Fee, and they failed to give us any legitimate proof or provide us with the full name or contact information for any team member. We had to deal with a new person every time we contacted them. Even though we said wed happily pay the fee if they could provide us any real documentation, they ultimately just sent the debt to a collection agency.Dealing with Avalon was extremely painful and made it clear how dishonest they are. They had no respect for us as potential clients, and insisted on charging us this fee despite the fact that they couldnt provide us with a document that said we owed it.We should have known based on the other negative reviews weve now come across -- Avalon has many apartments around the Bay Area, and all of them seem to have horror stories like ours. I cant say that actually living here would be a bad experience, but I encourage you to do more research and to get any assurances in writing before deciding to lease here!

I was suppose to vacate my apartment on March 7th, but during last moment (just one day before my actual moveout), my kid fell sick and I had to extend my stay by couple of days.When Joe heard about my sick child, he not only allowed me to stay for additional couple of days, even though this put additional constraint on his team to get the apartment ready in 5 days, but also provided additional tips to take care of my kids condition.I was really touched by this. I have never heard such a thing from any apartment community. There are incidents that you always remember in life, and this will definitely be one such story.Joe, if you are reading this, you are an wonderful human being, who went beyond the job requirement to take care of a resident, and all I can say is a big THANK YOU!!!----------------------------------------------------------------------------------------------------------------------I have been staying in Avalon Sunnyvale for past 1.5 years, and this is by far one of the best communities I have stayed in.Good points:1. The maintenance technicians are top notch. Always friendly and courteous. If they’re having a bad day, you’ll never know it.My fondest memory happened during my first Thanksgiving in California when we had a clogged drain issue. Someone else’s food was backing up into our tub.Within 10 minutes of making the emergency request, Oscar Nunez came to our rescue. He cleaned out the tub and unclogged the drain.15 mins later my wife and I were able to shower and make it to my in-laws on time for dinner. I am forever thankful for Oscar.Another time a maintenance staff member offered to have our patio door replaced. She noticed the screen door was bent when inspecting the patio during an unrelated visit. She even offered to put in the request for us. She did and It was completed the next day while we were at work. Unfortunately her name escapes me right now.There is a high level of promptness, awareness, and service excellence you can expect from the maintenance technicians at this Avalon. They seem to be empowered to provide great care for the residents.They truly make this place worth living in.

I just moved to this complex a month ago. Overall, I am happy with what Ive experienced so far. Some pros and cons:Pros-1. Some units are renovated with new appliances.2. Huge deck for first-floor unit.3. Nice dog park where the dog can play and we can chat with friendly neighbors.4. Weekly food truck arrangement for the residents.5. Generally friendly staff.Cons-1. Lots of bugs- ants in the unit, flies and spiders outside. The most Ive seen.2. Noise all-around- from neighbors upstairs to surrounding construction, both start early in the morning.3. Its an AVALON at the end of the day, who only wants to squeeze as much money as they can from you. My job was impacted recently and I went to the office to ask if theres any program to help relieve the financial stress. The response I got was tone-deaf and I could not believe it.- Response 1: I can help you break the lease, but you have to pay a 2-month lease-breaking fee. Why would I give away money worth of 2 months of rent when I am looking for relief?- Response 2: Find a roommateI have had enough bad experiences with Avalon (moved from another Avalon mid-lease only to save rent from the lease transfer program) in the past 2 years. I cant wait to move out of here and never have to deal with any Avalon again.

This is the worst apartment I have resided in three years. For the past three years, I have resided in three apartments before I moved to Avalon. None is competitive to Avalon in complaints level.First of all, it’s super noisy. I feel like I reside in the central of Lawrence express way exceptionally in pandemic that I have to stay at home every day and night to listen to the noisy of vehicles and every now and then there are fancy cars showing their ability to accelerate and make it even louder. Besides this, the noise of air conditioner upstairs and downstairs make my room like an motor machine that is ready to accelerate. And you can enjoy that noise every time you come back home because every machine is on the balcony and makes great noise when summer. I started using ear plug when I moved in and now it has cost hundreds so far.Secondly, the apartment is old. It doesn’t have elevator except those units near to leasing office. And the sound proof level of floor is almost zero that I can tell where the person upstairs were heading to. When I moved in, the door handle is broken and the hang in the restroom is broken. And air conditioner doesn’t work after twice fix.Last but not least, pest control is the worst. I don’t know why second floor can allow ants to come in my unit. And they come in through wall crack(no surprise this old building is empty inside). I can stand this and kill them all using my all purpose cleaner. But they come in my BEDROOMS. The balcony is super dirty with spider web. But so far I don’t see where it comes. All right, now I can’t eat at my kitchen and my bedroom because of ants.There might be good aspects that leasing office might answer my requests every time and fix stuff. But I heard mail box is being constantly broken(lucky I didn’t lose my credit cards and ID), and delivery has been stolen.Never live in this apartment near to Lawrence and 101 and built in 90s! And I can’t get rid of this because of high early termination fees even in pandemic while they lower their rent almost one thousand and ignore current residents!

Have been a resident of Avalon Silicon Valley for about two years now. Definitely, one of the really good rental apartments in Sunnyvale. Never had any issues with maintenance. They were always available. Community facilities are excellent. This place is a boom for dog owners. Dogs have some of their best times here :) Location is splendid. Close access to all major highways. Rent is surely a little on the higher side, compared to other rental apartments. Office staff are friendly. Ive lived here for more than a year and the overall experience is great! The facility is well-maintained. There were many fun community activities before the COVID pandemic. The commuting bus stops of major tech companies are within walking distance.My only complain would be the noisy construction site across the Lakeside Drive. We are satisfied with our new apartment so far. The office staffs are friendly and the maintenance requests are handled in a timely manner. The apartment has pretty nice appliances and amenities. It is also very close to the highway and CALtrain station. Eventhough the rental price is somewhat high, I dont think we are overpaying here considering the quality of the apts and the standard rental price in the bay area. One thing they can improve is the gym... Often times the machines at the gym are out of order. Wish they can fix them faster...but overall this is a good place to live.

My husband and I lived in Avalon silicon valley for 7 comfortable years. We started out in a 1 bedroom and then moved to a 2 bedroom 2 bath apartment 3 years ago.We liked living there so much that if the apartment was for sale, we would have bought it!The apartment itself is spacious with open floor plan and big bedrooms and large closets and bathrooms. Our apartment also had loads of natural light.The complex amenities are great with the swimming pool, well-equipped gym and walking area and the steam and sauna facilities.All the folks who work at the leasing center are very nice. In particular, Luiza Mendoza was there for all the 7 years that we were there. Whenever we had questions she would answer them promptly. Luiza is very helpful and became a friend during this time. In the beginning, we also interacted with Suzanne. She was great and helped us transfer from a 1-bedroom to a 2-bedroom apartment. She explained all the steps and made the transfer smooth for us.All the maintenance staff were great. whenever we filed a maintenance issue it would get resolved within 24 hours. Recently we also interacted with Sam Daoud. Sam was very helpful when the time came for us to finally move out because we had purchased a home. We were breaking our lease and were worried about how much we would have to pay. Sam explained clearly all the options and gave us helpful suggestions.In summary, we highly recommend Avalon Silicon Valley. The apartments are great and the location is very convenient. In addition, all the people who work there are really nice! We really enjoyed our 7 years at Avalon Silicon Valley!

Maintenance staff is really quick and efficient! Lewis Roberto helped us fix a pipe leak in minutes and didnt accept any tip when offered. Ive had a problem with my upstairs neighbor pounding on the floor at all hours of the day for months now to the point of objects on my stone countertops vibrating when they do it. The customer service supervisors response to me was a worthless I cant tell people how to walk in their apartment. I understand this is an apartment complex and some noise is expected, but this far exceeds that. Go read a few other comments here and youll see plenty similar to mine in addition to many concerns about security, garbage, and rodent/insect problems. The only redeeming qualities about this apartment community are the maintenance staff and Luiza at the front desk.Go and check out the new 1250 Lakeside Dr apartments right across the street instead. I understand that.After tours, agents in the rental office would rush you to make the decision. They encouraged you to hold the apartment first but intentionally not tell you holding the apartment costs extra charges other than the application fee and deposit.Ok, I know its my fault for not reading all the agreement details when holding the apartments. And its my fault to trust someone blindly just because they seem nice when doing the tour and in the phone calls. I understand that, too. ok, I accept it. Thats what I told the agent in the phone call and I truly meant it though I felt fooled.But what makes me really angry and decide to write my first online review is what they did after I decided to withdraw the application.They first told me they had to charge me for holding this apartment for 5 days for about $450. Luckily I felt something wrong right after and went to check the transaction date and phone call records. It was actually only TWO days.Im really uncomfortable about this. They treated me like Im stupid because I held the apartment the first day we contacted. I have no idea where this FIVE DAYS comes from. Do agents in the office have a concept of time? I saw that the same apartment was priced online at $2620 for a 12 month lease. This clearly shows that they dont value their current residents. Basically kick out the current residents or make them pay exorbitant rents.Just out of curiosity, I checked a similar apartment (with the exact floor plan), going for $2445 right now (08/21/2016). I dont understand what causes the crazy fluctuations of rent of the same exact property. Theres no logic behind their rent pricing. So if youre going to rent this place, be careful because you might be exploited3. Constant renovations. If youre not a morning person this might affect you as the drilling starts at 8 AM. They once broke into our apartment wall as well4. Barge into our apartment without notice. The move out inspection was really unprofessional as I emailed them multiple times to schedule an appointment while we were present in the apartment. Here is why:a. During my stay, the heavy steps from the upper floor issue has never be resolved, which has worsened my sleeping and rest. The Avalon staff tried to call and write to them, but it didnt help much.b. The complex has been super noisy (construction noise, constant fire alarm testing, etc.), which constantly disturbed my work, even though the building I lived in was in the center of the community.c. I had to find someone to take over my lease in September because of some personal reasons. Avalon offered super low rent since August so its impossible to find someone to pay my original rent amount. Finally someone was willing to take over my lease on condition that I paid her over $5500 to match Avalons current rent.d. My roommate also decided to move out of Avalon, but she was told by the leasing office that at least one of us had to have the name left on the lease based on the contract we signed. Good luck to any future tenants who never read the long details of the contract.

Moved in about a month ago, and my experience so far has been great. Adi helped me find the right apartment, navigate the move process, while being consistently kind and pleasant with all of my questions and requests. Shes a rockstar!The community is pretty quiet and clean. I especially appreciate having the Amazon delivery pod, and the office also has been generous in receiving some of my larger packages and holding them for me. The staff often host events (even a Game of Thrones watch party!), and keep residents posted about any disruptions to services and amenities.The maintenance team deserve a shout-out as well; I had some maintenance requests even before I moved in, as I noticed things that I hadnt noticed on the walkthrough, but these were promptly addressed. I was proactively notified about a potential leak, that was fixed within the same day (turns out it was the apartment above mine).

Ive lived here about a year now and I still cant believe how great this complex is. Having moved here from the east coast this is one of the few complexes that had everything Ive lived with as standard. Units have A/C, washer and dryer in unit, ample parking, and gated entry. There are a variety of floor plans to choose from and I was able to get one with a kitchen for folx that actually cook. Assigned covered parking, storage unit, and more also included in the rent in addition to the pools, spa, gym, etc.The management here is absolutely incredible. Ive never lived at a place where the staff actually cares about customer service and keeping you happy. In fact, I hate that I have to move because I know I probably wont find a place like this again. A lot of the staff have been promoted since I first moved but Vernicky is still here and shes been fantastic. The maintenance team is very responsive with requests and does quality work.The complex, the apartment itself, and the staff are top notch. There are a few things that detract from the place tho. Im not a fan of the RFID key. Its bulky and when you combine it with the gate fob, and your car key fob, you end up with a really bulky key ring.Ive found that the guest parking is really difficult for guests to find since this complex has 4 different entrances, none of them connected, nor differentiated.Lastly, theres very little within walking distance of the complex. Youll have to drive or ride share to do anything. Thats a bit of a bummer, especially if youre new to the area.Despite the few drawbacks this is a really great place to live. Definitely check out this place when youre apartment hunting.

We moved from DE to SF bay area. It was an stressful experience of looking for a rental apartment. The leasing apartments in the bay area are expensive with limited availability. It was not easy to make a decision without seeing the unit. Avalon leasing manager Luiza made the process a lot easier and she was incredible helpful during the moving process. We made the rental decision via phone without seeing the apartment in person. She showed the unit and all property amenities using Facetime. Luiza is highly motivated to help people out and works with a great sense of urgency. Her strong initiative and commitment to excellence, not only made it easy for us to make our decision to rent but also simplified the entire moving process. We truly appreciate her efforts.We are happy with the unit.Avalon is a gated community. There are many luxury amenities and parking spots. Our unit has many storage options and the rooms are spacious. For us, it is quite useful since we are downsizing from a singe family home to a two bedroom apartment. Post COVID-19 Shutdown Update:The apartment complex is getting worse. There is an increase in garbage in the complex, apartments being broken into and ill-equipped management to ensure safety. Per Avalons policies, they have been a little flexible on rent with the given shutdown but not much. I am recommending this as someone who has is lived in Avalon for years -- go to any of the other nearby complexes. The quality of people in the community continues to plummet, the number of break-ins increases, and recently a former tenant posted notes throughout the complex cursing out the unit. It is the most expensive awful dorm-like community in the Sunnyvale.Original Post:Awful place to live. The maintenance staff here are really nice. I submitted a request on a Saturday early afternoon, expecting the maintenance will come the following Monday. However, at 4pm the same day, our maintenance staff, Luis Arroyo showed up and fixed our problem (bathtub sink clogged). He even helped clean up the area after fixing the problem! Lived here for over a year, but would not recommend this apartment complex. This place labels itself as a luxury apartment and it certainly appears so from the outside. The grounds are well kept and clean. However, the apartment units themselves were dated, run down, and dirty. The appliances were old and low end. The cabinets and doors were all worn out and falling apart, and the carpet was very worn with many, many stains from previous tenants. On the plus side, maintenance requests were addressed quickly. This was useful since things were constantly breaking due to age and wear.The location is good for commutes - easy access to 101 and close to many tech companies. However, there is no supermarket nearby - youll have to drive a few miles to find one. Road noise is definitely an issue at this place. This complex is directly on 101 and Lawrence Expressway. If you are in a building that faces one of these roads, you will clearly hear traffic late into the night and early in the morning.Although I did not experience any crime at this complex, some friends of mine had their apartment broken into without any evidence of forced entry. Also, I saw police activity in the secure garage under my unit due to what seemed like car break-ins. The entrances are all gated, but this doesnt seem to have much impact on security. Cars simply wait and tail residents in and a lot of the fences are low enough to jump. Also, since there were so many maintenance issues, workers constantly had to enter my apartment unit. Avalon also has a lot of inspections where they enter your unit as well. Having so many workers in and out of my unit didnt really make me feel secure.Management seems to increase rent significantly with each lease renewal. So, be prepared for rent increases if you stay here for longer than the term of 1 lease.

I lived at Avalon Silicon Valley for 1 year and although the apartments were modern and large, I wouldnt recommend the complex to anyone.First off, the complex is massive. This makes it extremely difficult to have guests (seriously, I never had guests because of the hassle) and youll never get packages delivered to your door. Also can we talk about the speed bumps?? Theres at least 10 speed bumps, about every 10 yards, that you have to drive over just to get to the parking garages. Its not something Id ever think would be irritating, but it drives you crazy when you have to go over 10+ speed bumps every time you want to leave your house.Secondly, the raised my rent $700 for the second year. Yes, you read that correctly. SEVEN HUNDRED dollars. This is the main reason I didnt renew my lease and it makes people literally choke on their drink when I tell them.Lastly, the leasing office staff are pretty annoying to deal with. Each says something different, and it takes days to get a clear answer on anything. I even went into the leasing office a few months before the end of my lease, asking how much my rent could possibly be raised. I had a leasing office staff member say Dont worry, it wont be raised more than a few hundred dollars. Um, I think $700 is more than a few hundred bucks. Luckily I found a studio in Mountain View for the same price Id be paying here for 1 bedroom in a 2 bed 2 bath, so thats where Im heading.Like I said, the complex is nice looking and the apartments are big, which really blows you away when you take a tour, but I really didnt have the greatest experience here and dont recommend friends to live at avalon communities.

Obviously the complex is great, but what really sealed the deal for us was how amazing the leasing office staff is. Luiza, Kayt, Tami, Ivanna, and Sam all do such an amazing job at making Avalon feet like home. For example -- when we transferred apartments, Luiza put together an amazing welcome basket that she dropped it off for us after moving in! And anytime I have any questions or concerns, they all answer them completely and make sure that I leave the leasing office feeling satisfied with the answers! This review is mostly about the recent increase in the rent, apartment has good community amenities and decent appliances in the unit, though they need some upgrade and people in the leasing office are generally good. My lease is expiring in a month and I was offered 12 month lease renewal by increasing my rent by ~$700 from $1915 to $2580 or month on month rent of $5800. I really want to see the person who comes up with these numbers. I heard from my friend that there is no rent control here (in Sunnyvale) so they just come up with obscene amount and put it as Market Demand. Be careful and think again before leasing here if you want to stay here quite longer, you might think you are getting good deal when compared with other apartments (and for the amenities) and you will feel the real catch only when your lease expires.

Nice apartment and staff, helpful and responsive engineering staff, but recently mailboxes are being damaged and stolen packages keep happening and NOTHING is being done to improve security. Worst apartment stayed in ever...Had scent issue after they remodeled the unit a couple of months ago.So we decided to leave within the first 30 days trial period.But after that, some dramatic stuff happened for the first time in my whole life. I signed the letter for easy cleaning option by paying them 125 dollars. But after about a month after moving out of the appartment, I received a notice that they are going to charge 1100 dollars for damage charge... It just makes no sense. They just did this on purpose as a revenge for us to leave so soon, I guess. After going through investigation with their headquarter, they are still determined to charge me this money. So I am done with this by just paying them this damn money... Poor people...

We felt most at home here because of the genuinely caring staff. We worked with Kayt Adamson to find the best unit for us. She answered all of our questions and worked hard to help us settle in. She is super professional and also made me feel like I have a friend in a new place where I know no one! Im happy for the next phase of my life, but I will miss living at ASV. The staff are _all_ excellent, from my move-in to my move-out. Mr. Luis Roberto, one of the Avalon Silicon Valley maintenance technicians must be the best in the business. My A/C unit had started spilling an alarming amount of water, but Luis rushed over, worked his magic, and saved the day!He was incredibly kind and hard working. He made sure he left my apartment clean, using boot covers, and wiping everything down when he was done. He communicated very well about what he was doing and what to do if it happens again.Overall, it was a very positive experience, and I just had to give Luis a 5 star review! TL;DR maintenance crew is 5 star, the community is rather isolated from the rest of the world.Ive been living here for 3 years now and just renewed for the 4th year. Generally speaking Im happy with this place. The biggest drawback of this community is that there are really no other residential communities around. If you are into talking walks after dinner or in general for that matter, youll be pretty much strolling past deserted office buildings. I realize that not much ASV can do about it, but it is non the less a factor.Something that is absolutely stellar here is the maintenance organization. They are just on top of their game! Service requests get addressed within 24hrs (maybe 48hrs at times depending on what time of day you open the ticket). The maintenance folks are super friendly and helpful all the time. So 5 stars to the maintenance crew.Community issues sometimes take time to address like noise complaints, but we seem to get there eventually. Still community rules can use some additional enforcement.In general, id recommend this community to a friend or a trusted colleague :)

Safety here is like a joke. My car got broken in while parking in the underground garage. And so was my roommates car several weeks later. All because of the so-called mechanical problem of the front gate that takes them more than a month to fix. In the meantime, they just leave the gate wide open. This apartment has 0 protection for your car parked in RESIDENT parking. I have been living here for more than 1 year. The first several months are fine. But things begin to happen later last year. I lost 400+ dollars stuff in total. The theft opened the door of my car and stole things twice. Today I went to the garage in the morning and noticed that my cars door was slightly open and everything inside looked like a mess. I clearly closed the door last night since my car will alarm if door is unlock when I left. I shared the info with other residents in the community and found out that several peoples cars door was opened too. This apartment only has camera to check who entered garage but it is totally meaningless if it cannot record things inside. If our car does not have protection even in the garage, next time who knows what will happen?Dont choose this apartment. They dont protect you.

EXPENSIVE, SAFETY CONCERNSLived here several years. Last year rent was raised 20% for some amazing upgrades (sarcasm intended)!!SAFETYCompany informed us of many car break-ins and some apt break-ins. Some years back I attended a meeting where Police told community members that break-ins are higher than city average. I met one woman who was mugged at gunpoint IN THE COMMUNITY (thank goodness only a mugging).Communitys response always seems the same: send a letter clearly crafted by lawyers that essentially says we are not responsible for your safety, and here is a list of things YOU should do to protect yourself. The company has done nothing on security: no basic video cameras; gates are constantly broken; in any case, cars and delivery trucks just follow other cars through the gates. There is supposed to be a security patrol - one of those outside companies which does a drive around every so often, but Ive actually only seen them drive around once. Four years ago the company had a community meeting where they indicated we are reviewing cameras and more advanced security. Four years later and after tens of millions were invested in community renovations to force 20% increases in rent, NOTHING has been done.VALUE PROPOSITIONThe rent of a 1BR I think now averages $2,600, which excludes everything but rent, even trash is extra. The apartment amenities are all designed to look expensive, but are actually lowest quality. Upper units ARE quiet; Ive heard lower units are noisy, but cant confirm this. The complex is next to Hwy-101 and Lawrence Expressway; so, outer units have a lot of street noise 24 hours a day. You basically have to get used to it. Recently there were renovations which were advertised to include wood floors. Turns out its actually is cheap linoleum that looks like wood, is super uncomfortable to walk on, collects dust like crazy (I now have to clean floors every few days) and makes apartments noisier. WIN-WIN!!MANAGEMENTThe general attitude of management is: we are on par with other luxury apartments in the area. If you have concerns, we encourage you to look and compare to other communities. Maintenance is OK, though response time has dropped. Used to be within 24 hours. Now 48-72 hours. Also, they are supposed to wear shoe covers to protect the white carpets. Ive caught them many times not doing this. When I have complained, they say they always wear the booties.Why do I stay?1) My apt is actually quiet, and I have spent a lot of effort to make it into a nice home/refuge2) Hate moving3) I travel so much, it almost doesnt matter4) Compared to local apts in the < $2K range, you do get a bit more space and reasonably quiet apts; though I dont consider these luxury apts5) Bay Area IS a sellers market. Most luxury communities behave the same = slumlords!

First of all they jacked priced by 300$ in Jan of 2013 and now by additional 400$ in the summer of 2013. So 2-bedrrom apartment that was 2,300 is now 3,000$. Big time gougingin just 6 months. Yes the pool, and outside looks good and but the interior of apartments is very dated with old washing machine and driers that destroy your clothes. There is no effective security here at all. Thy will not installed security camera, even though they make over 1.5 Million $ profit every month (after all expenses paid). Dont get the storage room in the garage as these are frequently broken into it. The ladies in the leasing room are interested only to get new tenants and not interested to keep the old ones (they must get the commission), so you wont get any help. Therefore the tenant turn-over is very high so people cant get to know each other and therefore help with communal security. When my lease is up I am out of here (after being 2 years here).

This is a great place to live with family. Very safe enviroment. The quiet lakeside drive and the beautifu little lake for evening walks with the children. The amenities are exceptional, the staff are exceptionally friendly, kind and respectful. I’ve been with Avalon since it moved to the South Bay Area. First 2 years was at Avalon Silicon Valley, and then 2 years at Eaves Sunnyvale (which used to be an Avalon property). I moved back to ASV since I really enjoyed my time there. As I was putting together this review I thought to myself why I really liked it here. As an expat (Canadian heh?), I really miss my home and family. Living in Sunnyvale the last 5 years, the city has became dear to me. I would say a good part of that has to do with ASV. I just feel comfortable here. Don’t get me wrong, there are some issues with this place: irresponsible pet owners and neighbors who treat the shared areas as their personal dump site. I was also burglarized here (long story), but I still appreciate that the community is gated. The leasing office staff are great. It’s a small thing, but Sam has always remembered my name. And Jack throws a hell lot of parties for the tenants and is always so welcoming to everyone. I would recommend Avalon Silicon Valley to everyone. Actually I have, to a good friend, and got a referral bonus out of that as well! One more thing, when I was first thinking of moving to this place all those years back, the Yelp reviews for it were very negative. The list price is not the actual price.The apartment is listed for 2630 with two months free. I have called to ask and got confirmation. But after submitting application and before signing the lease, I was told the actual price is 3100, because the list price is not the actual price. They calculated 2630 by subtracting the two months free part. And the application fee is non-refundable! This is the most deceptive and misleading apartment I’ve ever met.Also, the agent was almost yelling at me when I said I was told a different price last time. She also said the phone number on this google page is not their office number. Ridiculous experience.Do not apply unless you want to give them ≈150 application fee for free.

I moved in on this Monday, thanks to Luiza I really enjoy my whole move-in experience. Luiza is one of the best community staff I have ever seen. She gave me a wonderful tour that didnt make me feel rush at all, she was nice, considerate, and patient all the time. Before my move-in day, she also gave me an orientation, yes you heard it, an orientation that helped me quickly know how to use the amenities and what to do if theres something emergency happens and so on, which makes me feel this community really cares about their people and makes me have a better and easier life living here. This is very important during the process when I was frustrated finding a new apartment, applying the apartment and waiting for moving in. Renting at Avalon at yearly lease. My experience has been nothing less than amazing so far. Apartments are significantly larger and cleaner than others in the area and still come under less monthly price. Just signed a lease for a one-bed room apartment here at Avalon Silicon Valley (11/29/2017). It is actually our third-year living in this community. We were extremely satisfied with Avalon, and decided to live longer here because of three reasons.First, its location is perfect for us. My wife and I commute to everyday (myself to Mountain View, and my wife to Palo Alto). The location of community is right off from HW101 and Lawrence Exp way. 10-15 min to Mt View (with/without traffic), and 20 min more from Mt View to Palo Alto. We have no problem with having only one car. Three major grocery stores are within a 3-min drive; depending on your tastes (Whole food, Costco, and Walmart). You can go to movie in 3-min (AMC Mercado). Everything is under 3-min (Post office, McDonald, Japanese Ramen Place, In&Out, CitySports, Frys). If you are interested in Korean Cuisine, you can easily reach Korean town on El Camino Real in 10 min drive (restaurants, and supermarkets). Oh, dont forget that every Tuesday there are food trucks near the Sports Basement.Second, Avalon shows professionalism but friendliness at the same time in their service. If you request a service (light bulb, door, water, any inquiries) through their website, they will call you in 5 min, and take a good care of your requests. Once we visited the community front desk, Luiza (Sr. Community Consultant) has helped us searching new unit within the community. We really appreciate Luiza for her honest and helpful advice. We love our new apartment in Avalon.Third, we like the apartment itself. Floor plans, fitness center, swimming pool,s hot pools, plenty of parking space. Friendly and safe neighbors. Really hoping the price wont increase for us next year since we love staying here. I feel safe here, even at night; the electronic keys are great. People are always taking walks--even right outside the gate where theres a peaceful pond area next to the Brewery (the park is actually bigger than it looks). The geese are approachable. ASV recently installed Amazon packaging security lockers, as well.Gym is awesome, and I should really take advantage of the downstairs spa area more. There are a few times when all the treadmills are occupied, but just wait a few min for people to leave.Sam is so down to earth & easy to talk to. The rest of staff has always been so polite to me and emphasizing how much they cared for my being content living there (e.g., in fact, pretty sure one of the desk guys said some cheesy thing about making sure Im filled with nothing but happiness living there lol.. but Im the type of person that likes cheesy phrases lol).A few cons.. but still, we love it here:If youre sensitive to sound while sleeping, however, choose an apartment farther from the freeway/Lawrence Expy. I guess another blah thing would be if the person above your apt has loud footsteps; were lucky the person above us doesnt walk around much at night. Quiet hours start @10PM, and if ppl are being loud, you can call security and theyre quick (only called once..thankfully, pretty sure other neighbors help, too). Otherwise, its usually pretty quiet at night. Oh, and there are oaks trees everywhere.. their sap will permanently stick onto your car, and its about $150 to get it cleaned up. Just park in a garage, esp. in the summer.But yeah. Im happy they finally got a facebook community group going. Now we can share each others news/furniture lol!

In two weeks I will be moving out of Avalon at Silicon Valley, I have an amazing 3rd floor 1Bd apartment with vaulted ceilings, tons of natural light and easy access to an elevator (which makes it very convenient when you have lots of things to carry, like moving!)The amenities and customer service here have been 5-star all the way. It starts with Luiza and her team, that include Yesenia and Araceli. The entire staff is extremely attentive and friendly. You can tell they love their job because they handle issues with a smile and quickly resolve work orders until they are 100% completed. Well done Hector and Oscar!The gym here is fully stocked with a pro bike for spin, on-demand workouts in a private room, weights galore, and each locker room is fitted with a sauna AND a steam room and private hot-tub. The clubhouse, which is rarely occupied, is pretty awesome with couches and flat screens on the 1st and 2nd floor. Gas and charcoal BBQ, a lap pool heated YEAR ROUND, and a massive Hot Tub that is actually HOT.

Suggestions for future residents:Firstly, see the screenshot for how crazy it’s in the morning about the noise of leaf blower. I just tested by my window.1. [Traffic Noise]: This community is surrounded by the 101 high-way and Lawrence express way. So any house facing either of the traffic can be terrible noisy especially during the night. Thus the location of your room is very important. Usually, the room with a lower price compared with other rooms with the same floor plan is facing these noisy traffic.2. [Air-Conditioner Noise]: the air conditioner noise is terrible. Be sure your bedroom is not facing your neighbors air-conditioner in their balcony, which you can not turn off whenever you want.3. [Price]: normally, the price will go up ~300$ when you plan to extend the lease when it is due, almost as the market price, which means no discount for old tenants.4. [Safety]: there are too many tailgaters from outside, both autos and human, thus safety is a concern. e.g.1: One of my 200$-worthy package delivered to my front door has been stolen, with the box open and content disappear. e.g.2: One time there was a stranger knocking the door asking for money in the excuse of charity, and behaved unexpectedly rude when I gave him only 10$ which was less then his minimum tolerence of 20$.5. [Bugs]: spiders appear inside the room at the frequency of once a quarter.

Expensive gated community that has a lot of issues of lost packages, apartment break-in (heard from neighbors of their real experience, walking a dog in community, coming back to their apartment with 3 people robbing their place and tried to run after the neighbors) I don’t what the gates are used for considering we pay a lot of rent for that. Love this place. The units are newly renovated with a nice large open floor plan. The amenities are great too -- dog park, 2 pools and hot tubs, gym (with saunas). Jack Najeeb-Brush was awesome to work with and made the move in process very easy, thanks!

Special thanks to the maintenance technician Luis A.We had some problem with the kitchen disposal, and he provided a timely repair. More than that, he even helped us to clean and sanitize the sink cabinet. Really great and amazing service!!!

The car theft problem is serious even inside the lock down resident garage, you can hear about items inside car got stolen constantly. Also there are random people knock on the door asking for money for their “charity” or “non profit project”, and you will get yelled at if you have no money to give. Such serious security problems have been addressed many times my the residents but none got resolved or even seriously taken care of.

I lost my wallet last night while visiting my friend here. I went to the leasing office this morning and asked the manager Luiza whether they can help me. She was very glad to help, and took down my phone number and asked me to describe my wallet. She even promised to help send out e-mail to residents to broadcast my lost. They phoned me this afternoon saying that someone had found my wallet and I was sooooo thankful for that. The environment of the place is really nice and I do recommend you to at least give this place a consideration.

The Staff is super curteous and responsive. The maintainance and service department do a professional job on every service request. Specifically, call out Johnathan V, took about an hour to fix our backed up kitchen sink. He even made sure the entire pipeline was inspected and fixed the root cause. thanks

Update (8/8/2016). Since my previous review Ive made some small changes to account for these recent items:1. there are fortunately more security patrols, but my car was broken into (stereo was stolen, INSIDE the parking garage)2. there is more construction so the complex is louder3. construction workers standing around outside occasionally make sexual gestures at my wifeThe Good:+ They keep the buildings looking nice on the outside+ The updated apartments have energy efficient stuff++ Most of the security gates are now working at all times++ Easy access to highway 101+++ The leasing agents are very nice+++ Faultline Brewery is across the streetThe Bad:- They charge you extra to have a pet (thats pet-tolerant, not pet-friendly)- Not all the apartments are updated (we got initially moved into an outdated apartment but after we complained they let us move again)-- You will be fighting for a parking spot almost every day. If you have more than 1 person in your unit, you have to pay for a 2nd reserved parking spot.--- Black mold. We found it in our unit. When I contacted support to tell them, the person kept replacing my words black mold with heavy water damage and it took a week to fix. Update (8/8) we saw a TON of moisture damage along the walls they are repairing outside.--- Safety/security problems even though most of the gates work now. My car was in the garage and my stereo was still jacked.The Ratings:Parking: F (never been more frustrated as a working adult)Move-in Condition: B (good other than being outdated and a little dirty)Building Exterior: A (good paint & condition)Staff: C (the office staff are nice, but the construction workers are crude)Maintenance: C- (nice people but hard to coordinate, and the job doesnt always get done completely)Noise: D (its next to a huge highway + always construction)Safety: C (security is onsite more often now)Value: F (a 2-bed is over $3000/month right now. not even close)The Verdict:Overall, I rate the Avalon SV experience as Poor, but with potential to be upgraded to Mediocre for the right person.You SHOULD move to Avalon Silicon Valley if:1. You have no car or pets.2. You like Sunnyvale but dont need walkability.3. Money/value is no concern.4. Youre a gambler: You enjoy the thrill of improperly parking and then coming back the next day to see if your car was keyed, towed, or broken-into. Or, perhaps, you like breaking into cars.You should NOT move to Avalon Silicon Valley if:1. You have more than 1 car, or you have a nice car that you dont want damaged.2. You dont like spending a lot of time in the parking lot.3. You have kids, or a large concern for safety/security.4. You dont have to.I hope this helps!

This is a great community to live in! Perfect location, great floor plan, and staff are always friendly. Today we were having problem with getting our package from the amazon hub because the door wouldnt open!! and when I asked the avalon staff, both Luiza and Jack were so helpful. Jack came out with us and opened the package door for us. I can always count on our staff for anything :) thanks Jack!!

We recently moved here, the service level has been raised to another level comparing with the previous one in MV.The staffs are efficiently and friendly. Kayt, the young lady works professionally and with great passionate.Lots of trees and space, the environment is quite natural, and one of the most satisfying point is the size of the swimming pool.Strong recommendation!

Great complex, beautiful amenities. The front office/management/leasing are very friendly and responsive, take care of my needs right away. The maintence crew is very friendly and have a 1 day guarantee to address service requests. The online platform makes everything really easy (paying rent, maintence requests). I would highly recommend this complex.

Moved in Avalon Silicon Valley at the end of September, the location is great, you can get what you want in 15 mins drive in non-rush hours. However, the best thing is that the staff here are very kind, nice and patient, especially Sam and Luiza. They answer all your questions and solve your problems. This is a great community, I would definitely recommend it.

Too Bad Experience on Avalon silicon community, overall maintenance good but once moved out, they send big surprise with huge bill. I stayed two years on this apartment and they billed for all the things...... Staff are too bad they not responded properly for the bill and they asked call to customer care and billing section directly and they give too many explanation but not give proper answer. Totally frustrated.....

Great amenities, specifically for dog owners, location and staff service. The latest example: When my toilet clogged in the weekend, Luis from maintanence arrived within an hour and solved the problem throughly and quickly (and refused a tip, when I asked if Im allowed to tip him).

This is the worst luxury apartment ever!!! Yes, the price is fairly luxury, but the quality is extremely bad here:the kitchen is 100 years old,the washer destroyed my 8 pants, all skewed up,the apt I was living in has no privacy, if I close the blinds, there is no sunshine comes in; if I open them, I was like a monkey in the cage!! All the people passing by will look into my apt, just sick!!the WORST part was, someone broke in my apt once!! I lost a lot of properties. When I request to move out, guess what, the apt asked me to pay two month rent for breaking the lease!!!! W. T --F!NEVER ever live here.

The grounds and community are very nice. The apartments are spacious and have very high ceilings but the kitchens are fairly out of date. Considering the price youre paying the kitchens could use a substantial upgrade.

Another car break-in this morning (last night - Nov 04, 2013). The owners will not address the lack of security for this apparent luxurious apartment complex with stained carpets and outdated appliances and cheap carpentry. Did I mention taht you are far from any decent grocery store and shopping malls? Not worth the price.

I highly recommend that you should choose Avalon Silicon Valley, in particular, due to the manage Louiza. She is so energetic, amazing, kind, and caring for the residents. Since I chose to move into Avalon Silicon Valley, she has helped me a lot to settle down. Louiza is the main reason for me to live in Avalon community!

Edit on Jun 8, 2016: Do not move in to non-top floor units unless youre prepared to endure noise.Im on the ground floor, and the upper floor neighbors stepping noise is so loud, I can tell where exactly the person is.Let me quote someone elses review from yelp.You can hear every.single.footstep. I am not exaggerating....I cant believe someone can make THAT much noise just by walking. There have been times that my upstairs neighbor has made so much noise that my apartment shook. NO JOKE. And to put it more into perspective - I wear ear plugs to bed at night just so Im not disturbed.Yes, the same is happening to me. I have to wear ear plugs when I go to bed.
