I lived in Avalon San Bruno for 2 years and I loved it. Office and maintenance staff were always attentive and helpful. The location is great (mall, target, and gym nearby) and it has very good access to the highway. I always felt safe around the apartment premises.I wanted to give special thanks to Cecilia and Jose. They were always very helpful and took care of things immediately. They made my stay at Avalon feel like home. I will miss this place!

I had been living in Avalon Residency since June 2021 ( about 2.4 years). Its a friendly residence to live for family. The apartments are spacious & worth the price compared to others nearby.However, they did not returned my security deposit where they charged for cleaning. I never received any response from their team 👎The leasing office staffs were always helpful & promptly answers any concerns about the tenets. My move-in was smooth.Maintenance services sometimes take a few days to address but the staff are good & ensure the issue is taken care of.They have amenities like Gym, swimming pool & resident lounge in clubhouse which are maintained so well.Location is perfect - near to the Airport, shopping center, restaurants, gas station etc.

I’ve lived here for 4 years. While Avalon is not without their problems, I’ve seen so many positive changes. The maintenance team, Oscar. He is very quick to answer all issues that arise. And so patient and helpful with my questions.Avalon is also getting a much needed face lift. New paint, flooring. It looks amazing.

I normally don’t make any reviews and if I do, it’s usually negative after a horrible experience but since I have lived at this apartment complex for so long, I think it’s time to provide a review to let others know how nice of a place it is to live at Avalon San Bruno.I first moved in 2014, to building 2 (1000 National Ave) and had no complaints aside from the fire alarms (which isn’t at any fault of the property) and lived there first as bachelor then started my first family, entering fatherhood until 2019.We moved to another Avalon Bay managed property (Eaves Pacifica) to save some money, but it just wasn’t the same and we missed the beautiful weather, convenient access to both freeways, the Tanforan mall across the street, Bart, etc. that justifies that higher rent. We made our triumphant return just 2 years later (back at building 2) and have been continuing to live here ever since, now with another baby to raise.As we enter our 10th year now with Avalon (8 at San Bruno specifically) we moved to building 3 (1051 National Ave) and the amenities are as stunning as we imagined.Jordan Adams was very responsive and helpful during our apartment transfer and always made the process much more smoother addressing all of our concerns similar to Jennifer Smith when I first moved about a decade ago.The maintenance staff are great as well, specifically Ashwa (who sadly no longer works here), Richard, and Jose.Bottom line this was a perfect place to start a new chapter in life, start and raise a family and be around a safe community with gorgeous views very close to San Francisco.You will not regret your time here and feel like you are in a resort so that every day you will be on vacation!

Avalon San Bruno is a great place to live. Well kept fully equipped apartments with modern appliances, beautiful grounds and the amenities are top notch. In addition, the location can’t be beat for access to the city, Silicone Valley and all the major points of interest in between. But what makes this place special is they have Jose Soberanis. From start to finish, he was professional, worked hard to accommodate our needs…ensuring we would be happy residents. Rare trait to witness a person who’s on top of it and is not only passionate about his job, but cared about the people he deals with. The Avalon Community is lucky to have him.

I’ve lived in Avalon San Bruno for about a year now and I have loved it. The staff was super friendly as soon as we arrived and have been attentive ever since. The community is great and well kept. I do wish some people picked up after their dog more, but the staff is doing a great job on cracking down on that so we have a cleaner community. Definitely love living here and would recommend it to anyone who is looking for a nice place to live not too far from the city.

Maintenance staff always getting the job done in a quick and efficient manner. The whole team does a great job. Had a few issues with some towel hooks and Oscar came by and fixed the issue within minutes. Super friendly team and they always take care of the issue in a timely manner.

I’ve been living here at Avalon for a year now and any time there is a problem within the apartment I always request for Ivan to come help out and take a look. Ivan is accountable and efficient with anything I throw his way. I am very grateful to have someone like Ivan working on the prémisses where I stay with my family. We just moved into our new apartment and the process was very easy and smooth thanks to Desiree! She helped us tour apartments answered any questions we had regarding the apartments and application process. Once we picked up our keys, she even made us a movie night goody bag as a welcome home gift! The process for finding the best apartment for us, applying for the apartment, and moving in could not have gone any smoother! :)

Fire Alarms! Fire alarms all the time! Extreme safety issue! Id never leave my apt if I heard them go off because its an every week occurrence even at 3 am sometimes! My dog vomits every time. I have to tape the alarms with clothe to help drown the sound which is so unsafe! Ive been doing it for years but its my hack.

I had all my questions and concerns answered and never did I ever feel as if they were rushing me to take the next call. Avalon is definitely on the very top of my list. I’m currently living here but will move out in a bit over a month. the last year i’ve been here is pretty nice. all my neighbors are nice and i’m thankful we have security going around. however, the woman security guard who has been working here for around a month or two is very unfriendly and unreasonable. my boyfriend double parked (where people park to unload) to help me carry up my bags for around 7 minutes. he came back shortly to his car and told me that the security guard was writing him up although it was under 10 minutes and was just unloading. she’s also very unapproachable as i tried greeting her in the hall once but gave me a disgusted look and at attitude. she makes it uncomfortable to live here now. there was also an incident where i left my garage key in my apartment and waited in front of the gate for my family to bring the key down to me and i waited in a spot where i wouldn’t block any cars. the same security guard came up to me and told me “don’t forget your key next time”. but before that she tried to turn me away even though i pay for a parking spot? i have nothing good to say about her. i understand she’s trying to do her job, but maybe she could be kinder to residents as we live here and want to be comfortable in the environment we live in.

This rating is for my experience with the Avalon community. Back in 2021 I was supposed to move in to Avalon but however due to travel restrictions and travel bans I couldn’t travel back to US and I had to cancel my lease after signing the contract. When I couldn’t travel back to US to return to my work, I was out on unpaid leave and I also had a family emergency. After discussing with the Avalon community I thought they had understood my financial situation and acknowledged it but instead they had reported it to credit collections. I recently heard from collection agency few months back that I owe Avalon an unpaid balance of more than 1000$ and this is after two and half years of my lease cancellation.Despite requesting so much and on top of keeping my security deposit which I was ok with it because I understand I had cancelled the contract. But reporting unpaid balance to the collections was not fair. I ended up paying to the collections. I am never going to even think of renting with this community in my life again.One advice to future and current residents. If you are already a resident and if your lease is up for renewal please do not renew it and try finding another place. Incase you are looking to rent here in the future please don’t do it. Those who work here are cold and heartless. All they care about is making profits. Trust me you will be disappointed with your stay here!!

Xavier who I believe works in either groundskeeping or is a technician is very professional. There was some glass outside of the main gate going into an apartment. He was going by, I flagged him down and he stopped and listened. I politely asked if he could let somebody know about the glass and take care of it. He took care of it right then and there. Hes highly professional, and has a solid work ethic. This is the second or third time he took care of something right on the spot.All the employees in the office are also very professional, and welcoming. They treat my dog like hes family.

Packages keep getting stolen and they have no support for it. Be prepared to lose a lot of money if a delivery agent doesnt deliver in the lockers and keeps it in the building. The property manager will not support and there is no system to deal with such issues (such as a security camera) considering these happen so frequently.Theft is common here.

Apartments are low quality, but in ways you dont notice until youve been there a bit. The flooring is not sealed and loose boards slide under your feet, the fridge freezes produce and is rusted, caulking isnt waterproof and molds around sink and tub, carpet had a bunch of sharp nails sticking out. Ive been here for 5 years, finally able to move, and it keeps getting worse. Lots of staff turn over so weve had at least 3 community managers since I got here. This building is held together with ductape and things that worked when I arrived are not broken, like the waterfall over the parking garage not being on in over a year. Or the boiler needing emergency service like 6 times in 6 months. For this price, you can definitely find somewhere better and cleaner. Plus when the fob system you need to enter the building goes down, you have to walk up the stairs. Which happens a lot more than it should. Carrying my groceries up 4 flights of stairs multiple times has sucked, but at least Im not disabled or have a baby. Plus I feel like a janitor having 4 keys, 2 fobs and a garage door opener just to navigate the complex.Parking is also a nightmare because all thr guest parking is taken up my residents that dont want to actually pay for a spot. There is no enforcement, so its a free for all. And mailroom can be entered by anyone, so Ive lost a lot of mail.The maintenance team was the only team I felt really helped me, and they are so overworked and underpaid that a lot of them not longer work there. And realistically they can only make only appliances and badly build apartments work so well. The fridge has rust because there is no seal on it a anymore. We were told that there is no replacing the fridges provided, only replacing with other old ones from other apartments.At least once a week I was bothered by something in this place, whether it was in my apartment, or piss in the elevators, broken alarms that blare with no response, lights out on the emergency exit signs etc.I can not recommend avoiding this place enough

As residents for 13 years, we have had a very positive experience with our home at Avalon San Bruno. The front office management is the best weve seen over the years, thanks to Cecilia Ramos who sincerely cares about each resident and works to accommodate every reasonable request. The maintenance team has also been extraordinary thanks to Richard G. who has been on the team for years. Some highlights for us: washer/dryer in apartment, gated parking garage, full-time maintenance a call away, mail room and mail hub for package deliveries. Additionally for us: Location--across the street from a transportation hub for BART and San Mateo Bus system, grocery stores and restaurants nearby, police station across the street, rapid response fire stations very close, gas station/convenience store next door, access to major road systems, and a 5-10 minute drive to the San Francisco Airport. Hope this helps anyone who also considers these sort of items important.

It’s a good community overall with some trade offs.The leasing managers are very helpful and nice here, especially Jordan. She knows everything about the property and can always answer my questions with a timely manner. I appreciate having Jordan as my leasing manager.The location is good and you are definitely paying for the location. You can hear airplanes goes pass by with the single panel windows for sure.The interior various, so you want to pay extra attention when picking the apartment.The maintenance team is really nice but can take relatively long time to get.The community is very pet friendly and therefore I can hear dog barks and see dog marks time to time.Overall I’d recommend the community if you really like the location.

I decided to continue my stay at Avalon but move to a different apartment and I was helped by Jordan Adams. I really admire her communication and how she made the whole process so smooth. He helped me find the right apartment which fit my budget and I couldnt be happier. I always liked the community because of the residents but the leasing office and specially Jordan are always welcoming and responsive to my many many questions. I also want to point out that I really enjoy their community events specially the ones for pets. its a lot of fun meeting other pets and their parents.

Ive attempted to call the leasing office several times. Each time, the call is routed to their Central Office where they have no direct line. The agent stated that they would give my info to the leasing office. Its been a week with no response. Theres absolutely no way I would consider signing a lease with a community that doesnt accept phone calls. As an out-of-state mover, this is extremely surprising and a really bad business decision from management. I have quite bad experiences when living here. Fully not recommended.Please consider other options whenever possible. Here are the reasons:1. I have been living here for 3 years, they increase the rent 10% each year, Non-negotiable. Only negotiation is $50 off given $400 increase each year!2. They list the same apartment with much lower prices, they bet you wont bother to move, which is not true, thats why they are ridiculously increase rent 10% each year, then listed with lower prices again.3. They charge the parking randomly, the website shows additional parking is $50 - $274, what they charge is $220, close to the high end. You should consider this when you live here.4. the water and trash fees is insane, no matter you use it or not, they will charge you for that month. usually $150 even if you doesnt use it at all for that month.5. almost lost packages daily. No security, no camera, no policy. The loss is on your own.6. full of airplane noises. almost once per hour7. full of fire alarms. Happens many times a month, which is quite annoyingI would give negative rate if there is a negative rate.

Avalon San Bruno community is one of the best place that I have ever lived on. Started with the maintenance people they are awesome they always do a great job. They never late and they never leave any issues behind and they always clean behind and they are so kind and frindly. Now we go to the staff and Ill give them a 5 star that excellent. They are very very nice and available anytime I make a call? They return the call within a minute. Manager Mr. George is so kind and you can always communicate with him and he always solved the problem. The place is clean nice garden nice swimming pool the best gym. You can getthe rest that needed and honestly honestly its complete units. I mean complete place to live in pesce and the most important. They have a great great security plus they are very friendly with dogs. Incredible on going customer service from Sherri Caron, Community Consultant at Avalon. My son and I worked with Sherri 4 months ago to lease one of Avalon San Brunos apartments. We had several choices but in the end it was Sherri that won us over to lease a large 2 bedroom. We have had a few maintenance issues that were reported with no response and we reached out to Sherri and she professionally and personally handled the situation and has been accessible for continued follow up. She is literally the most (and sometimes the only) responsive staff member at this location. We were trying to reach the office today with no response to voice or email and we reached out to her and got immediate response along with resolution. Thank you Sherri! Avalon San Bruno management, I hope you recognize the star performer you have on staff. We certainly do and she is sole reason for the 5 star review.

Ive been living here for over a year now and I must say that the maintenance team and leasing office are top notch!Anytime I need something fixed in my apartment or the common room, Edy, Joseph, Jose, and Javier are all super responsive and do a great job to keep the rest of the Avalon facility running. Very good service, large apartments, free parking. I toured here recently and the leasing agent who helped me was very welcoming and friendly. The apartments were larger than I could normally find in San Francisco with a free parking space. The pricing is really reasonable and they accept pets. Two thumbs up!

Ive been living in Avalon San Bruno for almost a year and this is such a pleasant place to live. Public area maintenance, very supportive unit maintenance, weekly food truck and all facilities around the complex are very convenience.But the most pleasant part of living here is definitely communication with team member here. Especially Emily Fan, she is amazing.From the beginning when I tried to find a unit, she was very communicative and informative. She figured out what unit will be perfect fit for me. It was during pandemic and everything was so much harder than what it should be but she made this so easy for me.After moving in, she recognizes me and is aways welcoming including my dog every time I walk by leasing office. Recognize and greeting individual residence in this huge complex seems almost impossible job for me but she makes it possible amazingly. :) Feels like always being welcomed.Comes to any issues with my unit or anything related living here, compare to my previous living experience, she makes it like heaven. She is very professional. She responds very quickly and find a solution very quickly as well.I 100% recommend this place.

I just visited the apartments because I was interested to lease. The service from the leasing office was great but I would advice people to visit the apartments before leasing... I found the apartments dirty looking. I mean I get they are not new but the showers looked dirty (I will dare to say there was fungus there) as well as the terraces and around the ventilation system. That was pretty surprising given that I was only visiting the renewed apartments (which to me look out to date) and the distributions are weird, a lot of space wasted like for example having separate showers and bathtubs in the bathrooms.

I have lived in Avalon San Bruno for over 2 years now/2 leases. I have nothing but good things to say about my experience. The amenities can not be beat. I have a puppy so having a dog park in the community and also meeting super friendly neighbors/dog friends is a real plus. Also, having a gym available during the covid lock down was very clutch.The maintenance staff is always super responsive to any requests that we have had during our stay. The sales staff made the lease renewal process very easy and seamless.We are moving away because we just purchased a house. However, this is definitely my favorite community that I have rented from. I would highly recommend this community to anyone.

My boyfriend and I moved here right before the COVID-19 pandemic shut down and have been here for 2 years. We really like the neighborhood including all the Avalon staff and fellow residents. We have a puppy who really enjoy meeting other dogs in the neighborhood and the staff are really friendly (shout out to Richard the facility staff who always give our puppy a treat every time he sees her and also Emily the Sales Manager who have two dogs that our puppy is friends with). The amenities are great and service requests are timely. There are plenty of great restaurants in the area and the freeway is close by. We are moving out because we just purchased a home but still wanted to add a review since we really enjoyed our stay here at Avalon San Bruno.

I have recently visited Avalon San Bruno and I must say the staff is incredibly warm and friendly. I never felt such a sincere community vibe and it was very refreshing. They answered all of my questions with very clear and understanding responses, I felt very comfortable to ask just about anything. The amenities and location are really what struck my eye but, the people and environment is something that will for sure bring me back to stay. Phase I is a beautiful building but it hasnt be kept up. Just moved in a month ago. Elevators are down once a week or so. And I have lost two packages already. The gates are only decorators. Might be the worst Avalon apt.Both lost packages are large, but the apartments recordings are incompetent. Police came and reviewed the recording (without me), and they still could not locate my package, given the exact delivery time and carrier.It was funny that last week when I came to the office to deal with this issue, I found another newly moved-in resident had lost a mattress. Cannot imagine how they manage to steal that.Somehow I feel some insiders might be doing shady things. One of my packages was torn apart and stolen in front of my room door. I guess thieves might not bother to come upstairs to steal because 99% of the package is piled on the ground floor.Police suggest I pick up from FedEx and UPS stores in the future because such cases frequently occur in this apartment, and they are not changing a bit. Spend $500 for a lesson.

I have lost several packages. I have proof that my package was delivered. A picture of it. A clear one and when I went to pick it up later, it was no longer there. I met a guy from the leasing office and he just brushed me off so quickly. Was not even willing to listen. The fire alarm is always going off. Most of my packages from the “secure” garage was stolen as well. Also, the leasing office is never “open”. They won’t let you inside even though they can clearly see who’s at the door when you are knocking. The door is always locked.

Great place to live! This is my 4th Avalon Building. Have lived in others, only brand I trust. Modern building with great sound insulation. Management is very nice and responsive. Naturally things break, but it just takes an online service ticket for very prompt follow up.10 minutes from beaches and mountains. One of the best apartment communities I have lived in the Bay area. At first, I was concerned about the noise level due to its proximity to the SFO. After checking it out in the neighborhood and consulting with residents, I finally moved in last October. Yes you can hear the planes taking off but as long as the windows are shut (they have all double pane windows), it never affect my sleep or daily activities. The apartment staff are all very polite and helpful, especially Tara, who managed my move-in process. Its such a breeze! Alavon in San Bruno is an excellent place to live. It is a beautiful community with a lot of amenities. For the time we lived in this apartment complex we really appreciated the front office and maintenance staff; everyone is professional and courteous. Melanie from the front office understood our needs and found us our apartment. She made the move-in simple and easy. The maintenance staff is great in particular Ashwa, he helped fix few items during our stay on time and with a smile. One time, we had accidentally left our freezer opened, that resulted in ice buildup in the freeze and loud annoying noise from the refrigerator. We were expecting some guests over that evening, so we called the emergency number. They sent Ashwa immediately, he knew exactly what went wrong, he came with the right tools and worked on the issue for 2 hours straight. It was not an easy fix, he had to melt the ice and make sure that the water does not seep to the floor causing further damage. He was brilliant, we were impressed with this professionalism, hard work and dedication. Thank you for making our stay enjoyable and easy. We definitely recommend this place.

Friendly staff; Poor noise isolation; Heartless/greedy management jacked up rent to $1000/month above market rate. To be clear, the staff working here are extremely friendly and helpful. I only have had positive experience with the staff here and like them a lot. But the good of this apartment stops here.Noise isolation is very poor. I can hear every single footstep of my upstairs neighbors. they normally get up 2 hours before I do, so that means 2 hours of loss of sleep to me. Every single day I have to endure their footstep, why? Cuz I cant ask people to stop walking in their apartment, their is nothing wrong with it. To the folks that say otherwise, I live at phase #1, so other buildings construction quality may be different, but phase #1 is especially bad at noise isolation.Heartless management: at the time of pandemic, management feels okay to jack up rent to $1000/month above market rate! So GREEDY! How do I know the market rate? They posted my apartment after I signed intent to vacate, and the posted price of my exact apartment is $400 less than my renewal price! Also they advertised 2 month free lease for new leasee! (I didnt get that as part of my renewal offer). So that will be roughly $600 in monthly saving, which means they are asking $1000 above market rate in your renewal offer! Basically they will take advantage of the fact that nobody likes to move and jack up the price as much as possible when you renew! They dont care about pandemic or whatever -- they just want 💰. Bottom line: if you want to live at a place for longer than a year, be very careful with this apartment, they will eat you up when you renew your lease.

Ive been a resident here at Avalon San Bruno for exactly 4 years and Ive seen a lot of changes. Im writing this review for the new manager of the maintenance department, Edy Andrade.The response from the maintenance team has been mostly hit, sometimes miss. Its a huge complex, difficult to manage and there have been cut backs to the number of maintenance people employed. Temp people have been hired to take care of trash/recycle areas.Getting back to Edy, I recently experienced a horrible odor in my apartment as well as the hallway outside. I also had little animals running around in the walls. Really disturbing. Edy was very responsive, investigating the origin of the smell and finding the problem very quickly. He took the time to assure me that my concerns were important to him and put the fix into action.It was a big fix but 3 weeks later the smell is 99% gone. He thoroughly cleaned areas that had been neglected for a very long time, bringing in special companies and machinery to make sure the job was done right.Im very happy with the concern Edy showed for the problem and his quick fix.

Management wont do anything no matter how many times people complain, so you get to just bark ceaselessly, endlessly, all the time. The amenities are brand new and theres a lot of facilities like swimming pool, gym etc. Leasing office staff have been super helpful. We moved to Avalon 6 Month ago . Even though I experienced all these amazing experiences we were debating if we were going to renew our lease . But a Angel from heaven just came through we were having a lot of issues with the sound of the doors as all tenets come in and out through that exit and made so difficult to sleep with slamming of the doors at all times of the day amd specially at Night,,, But Eddy came to the rescue he manager to silence all the doors and after 6 month living here it has been our first time we can get an amazing night sleep and yes we will be renewing our lease as a said before it’s an amazing property and staff like Ashwa, Pooja and Eddy is the reason we are staying we so appreciate Pooja since day one having virtual apt from Florida to be able and move to SF. Extremely nice complex, well maintained buildings, security patrolling at night, an indoor heated pool with jacuzzi, full-fledged gym and a very co-operative staff/maintenance technicians make living here safe and comfortable. This is probably the best part of San Bruno. Accessibility to South Bay using CalTrain station which is walking distance away and accessibility to San Francisco/East Bay using BART which is also walking distance away makes it a central location. I’ve live in the Phase 1 now, after a year in Phase 3. Phase 3 is well maintained and clean. The move to Phase 1 has been disappointing at best. Not sure if it’s because of the percentage of low income housing in this building or what, but maintenance definitely does not keep up Phase 1 like it does Phase 3. Make sure you ask to take the freight elevator if youre getting a tour, rather than letting them walk you through their newly remodeled leasing office, as the level of cleanliness is abhorrent outside of the main path they like to show potential tenants. There was an active black mold problem from a water leak in one of the hallways that I had to open a ticket with the San Mateo county of health in order to have addressed because my emails went ignored. The smell of the trash permeates the hallways within 50 yards of the trash rooms; if you open a ticket, theyll tell you theres an issue with the compactor. Even though they are now a no-smoking building (per a new ordinance in San Bruno) they allowed it previously and haven’t done anything to get rid of the cigarette smoke smell in the halls, and do not do anything about tenants continuing to smoke in their units. The hallway carpets are stained with lord knows what (most recently vomit, masked by the smell of air freshener as this is how maintenance fixs foul hallways smells, rather than a thorough cleaning), and the walls all have dings, scrapes, sprays and drips. The apartment doors to the hallways are metal and hollow so you can hear right through them. We moved into a filthy apartment with stained carpets and dirty brown smudges all over light switches and doors. We tried working with facilities over the course of 4 weeks after we got our keys to get a carpet cleaner in to clean stains in our unit with no luck. I spoke to both technicians and managers about it- they told me repeatedly that it was scheduled or my favorite, closed the ticket stating work had been done... yet no one ever showed up, and we ended up buying our own cleaning stuff and scrubbing it out ourselves. Luxury at its finest, folks!**update** Both of our bikes just got stolen out of the “secure” parking garage. Apparently theft is also an issue in this “luxury” complex. Very disappointed in Avalon and their lack of oversite (maintenance and security) at this location

The apartments and amenities at Avalon are wonderful. My favorite amenity is the indoor pool then there are the exercise rooms outfitted with all you could want; and the upstairs in the Clubhouse is amazing too. The small theater room along with the wi-fi shared work area are such a plus to have right there at your home; not to mention the beautifully appointed space with dinning, sofa, and large-screen tvs. Its nice to have a dog park right here on the grounds; and the grounds are beautiful and well maintained. I have found the office and leasing staff to not only be helpful, but also friendly and well informed; they know your name. One of the special bonuses is how any difficulty you may have in your apartment is handled - you simply text or call maintenance and your problem is quickly and efficiently taken care of. What a fabulous place to live!!!

Update: For the last couple of years, our rent has increased significantly and we may finally have to move out of the home we have loved for four years. I know some of our neighbors are feeling the same way. Some of the increases are likely due to community improvements, but I wonder how many of those improvements were really necessary. Also, its very pet friendly, parking is easy and you cant hear your neighbors at all. Its a little expensive (show me a place that isnt in the bay area), but I think you get a lot in return! Avalon is a nice place to live. My wife and I have lived here for 3 years and really enjoy it. If we could buy a unit rather than rent, we would! Its right across from the Tanforan Mall which has a good movie theater and more importantly a BART station right behind it. Also you are right near 380 which means you can be on 280 or 101 in just a few minutes.The staff is friendly and generally quite helpful. Particular callouts go to Jen in the office who is always able to help us out quickly (Elliott was awesome too but has since moved on to the Avalon in Hayes Valley). Also Ashwa on the maintenance team is super friendly and really helpful. Those are two callouts but really everyone has been good to interact with.One of my biggest reasons for choosing to live here was the pool. Theres an indoor one for all residents, plus an outdoor one for residents of building three. Well be moving into our own house soon, and Ill miss having easy access to a pool -- these were a great highlight of living here, especially as theyre often empty save yourself.Overall this has been by far the nicest apartment Ive ever lived in (again, also the most expensive, but you get what you pay for).

Ive lived here for two years and going for another year. Great proximity to SFO, as I travel a lot for work (pre-pandemic times). It has several great amenities and is located near two different grocery stores, a mall, a community park, and a quick 15-minute walk to BART. The staff here is terrific. I wanted to highlight Melanie, Emily, Anna, and Pooja for being awesome and treating me well. I really want to spotlight Melanie because shes always professional, friendly, and efficient. You cant go wrong with any of them, though!This property features indoor & outdoor pools and hot tubs, a massive clubhouse with several sections and a media room, two fitness centers, a little dog-park, and a childrens playground. Phase I and Phase III have Amazon Locker storage in the mailroom. This community is pet-friendly and kept clean.Even though planes sometimes fly overhead, you really cant hear them from the apartments. I do think they did an excellent job keeping outside noises out. I face the back at Commodore Dr. (National Archives view). The trash collection and pick-ups on Monday are boisterous. I wish whoever goes to drop-off/pick-up would do a better job other than just slamming the lid (or slam the lid shut inside the garage).There is ample reserved parking for units in a gated area, but guest parking is very limited in the garage. There is ample but usually filled, street parking. On the few occasions I had guests over, I asked for a guest parking pass. Guest parking is typically full and most likely by Acapella residents (DONT RENT THERE). WARNING, I had my license plates stolen off my car (fun story!!!), and someone tried breaking into my car once... Avalon changed the garage clicker system, and I havent had any issues since. Just be smart and dont leave anything of value in your car.The unit I live in is a two-story townhome-style apartment in Phase III. I really love my two-bedroom 2.5 bathrooms with a den, spacious and decently priced (compared to other properties). It has central AC with gas appliances. They say it doesnt get hot enough in the Bay Area...LIES!!! I use my AC regularly when PG&E doesnt shut our power off.Downstairs has the vinyl flooring (but can get water damaged easily), a large half-bath, and a lengthy living space where an oversized couch and large dining table can easily fit. The u-shaped kitchen has many cabinets and a pantry next to the fridge with decent counter space. Complete with a gas stove and a two-door fridge with an ice-maker in the bottom freezer. Lastly, the den is very spacious for a home office. I have a large library and two book shelving units, a large desk, and an overstuffed bean bag in the den. The first-floor balcony/patio is off the den space, offering a nice view of trees and hills in the background. If youre on a lower floor, you get a dull scenery of the National Archives and concrete.Upstairs has a very generous storage closet (though sizing differs by unit) next to the stacked washer/dryer. While a wall is shared, both bedrooms are master en-suite style. This makes for a great roommate situation, each having your own private bathroom and walk-in closet, and guests can still use the downstairs half-bath. The smaller bedroom features a balcony. This room stays cooler as the wall is primarily a sliding glass door. The walk-in closet is generous in space. It does not offer any extensive shelving systems, just a standard hanger bar and a top-row shelving unit. The bathroom is a little on the smaller end offering a bath/shower combo and toilet and one sink with a few drawers. The patio upstairs is the same size as the downstairs patio, which is pretty spacious.The larger master bedroom is spacious. The large bathroom features a separate bathtub and standing shower, and a private room for the toilet. Hers/His separate sinks with storage. The walk-in closet is massive. It does not feature a storage solution but still has the hanger pole and one top shelf.

Prices are very competitive, community is constantly being improved upon with new additions, is super close to BART/Caltrain, convenient location next to Tanforan mall, etc.With that said, what really keeps me here is the amazing service we get from the Avalon San Bruno office staff! In particular, Jennifer Smith has been more than instrumental in how happy our apartment has been here for the past couple years. Jen is always looking out for us! My wife and I have been living at Avalon (Building 3) since January 2016 and intend to extend our lease by another year. The start of our stay was a little rough but issues were sorted out quickly and tended to immediately by Jen at the leasing office.She has been a stellar performer and always helped us find the most efficient and effective solution to our problems. The maintenance staff are great as well and most repairs are done within a 24 hour period.Heres a little more detail for those who have the patience / interest to read.Location: The apartments are 10-12miles from the city (30-45min bart ride), a couple miles from the airport and a decent commute to the south bay. Bart and caltrain are at a walking distance so getting around is super easy. There are plenty of stores, restaurants, parks, dog park and other necessities in close proximity. The only thing missing is bars and nightclubs, for which we usually end up going to burlingame or into the city.Construction Quality: Build quality and overall fit and finish of the apartments are more in line with condos. We cannot hear our neighbors and if our windows are closed we cannot hear the airplanes either. It also helps to have parking included, gas stoves and washer/dryer included. Natural light is plenty and so is ventilation, and for the warm/cool days central air/heat certainly helps.Amenities: For the 3 buildings there are two swimming pools and two hot tubs, indoor and outdoor as well as two gyms with good equipment. This was a huge draw for us and we have certainly made use of the amenities. There are also private spaces for conference calls, private events and plenty of lawn and walking areas to walk your dogs.Cleanliness: The cleaning and maintenance staff work really hard to keep the premises and apartments really clean. I would actually fault residents for smoking in the premises and not picking up after their pets. Bearing in mind how inconsiderate some people can be, the staff are doing a great job and I have had no issues so far. They are also super strict about the smoking policies and I have seen them handout eviction notices to apartments that are repeat offenders.Cellular Network : This is a weird one, most of the buildings have very poor cell connectivity and we had to install an AT&T Microcell to boost our network within the apartment. If you are one who needs to be on conference calls and relying on your phone heavily, please make sure you have necessary network coverage.Pricing: Building 3 is one of the newer buildings and the pricing seems high, until you realize that there is nothing comparable a little closer to the city. For the space, build quality and overall amenities and location I believe these apartments are priced fairly competitively. If you are pressed for budget, there are plenty of more competitively priced options in building 1 and 2.Avalon Policies: Avalon has a one month no questions asked policy, if you dont like what you have, you can pay prorated rent and leave within the first 30 days. Aside from this there are other provisions if you want to move to another avalon property within or outside the city, so you can avoid a lease breakage fee. Another major factor for us was the reasonable costs of deposits and total move in costs, compared to some privately owned apartments in the city.Conclusion: Finding accommodation within a budget in San Francisco can be extremely challenging. Given our current needs we found these apartments to be a great fit for us for our first and second year in SF. Overall we are extremely happy with what we have seen and experienced so far and would highly recommend staying here.

We lived in the (purportedly) smoke-free building of the community for a number of years, and our experience was best described as wildly inconsistent.The apartments, the appliances, and the location are excellent. When we first moved in, the cost to value was incredible. As we stayed, the price and quality of the apartments was no longer enough to offset the constant problems.Because of its proximity to SFO, airplane noise was a given, but I never actually minded it, and since weve moved, I kind of miss it. Im very sensitive to noise, but the airplanes seemed more like pleasant white noise - almost like being near the beach. That said, issues with other noise sources popped up constantly.The building was originally designed for condos, and the noise insulation between apartments that share a wall is very good. Unfortunately, the noise insulation through the hallways, floors, ceilings, and (closed) windows is practically nonexistent. So while our next door neighbors could crank their stereo to MAX and we could barely hear it, we had noise issues from almost every other unit and building near ours - on every floor.The adjacent retirement communitys fire alarms go off anywhere from once a month to three or more times a day. A nearby church rents out their reception hall to weddings and parties, and we had to call the police several times to complain about those. I eventually just put the police on speed dial. We called them for loud parties in the neighboring building, loud parties in our building, noise from tenant animals, and even ongoing construction work late at night.For an entire year, our neighbors across the hall had loud, drunken parties that left the hallways reeking of weed, but management never seemed to do anything, and the police were our only option.The only thing the office staff does regularly is leave. Between one week and the next, it would seem like everyone had been replaced. Sometimes the new staff is excellent, but mostly, they simply talked about solving problems while they waited them out. And while their posted hours seem reasonable, they are constantly closing the office for an endless stream of off site meetings, training, and other things.The cleanliness of the building was a constant problem. As I mentioned earlier, the building we lived in was supposed to be non-smoking, but there were piles of cigarette butts in the parking garage and at every entrance to the building.For a number of months, there was at least one resident who was taking their dog to do its business in the hallways of random floors. We were unlucky enough to wake up one morning with the remains right outside our door. We reported this immediately, but after 24 hours, it was still there.This shouldnt have been surprising. Someone once dropped a pasta dish in one of the stairwells, and it stayed there untouched for two months. When someone finally cleaned it up, the concrete had been stained.If you can tolerate all that, then youll probably be ok here. Just remember that your experience will change wildly as your neighbors come and go.

One of the reasons I believe Avalon San Bruno is the best community to live in is due to ASB Employees like Ashwa. Over the years Ashwa has become the most qualified Maintenance Employee on the property. Ashwa is always professional, courteous and he always had my trust to come into our home and resolve any maintenance issue weve had and there have been many service requests. It has been a pleasure to live along side Ashwa and his family also. Ashwas integrity and efficiency in the Maintenance department is superb. Many fantastic employees have withdrawn from Avalon, but Ashwa is still thriving. Avalon Corporate and all of its residents should be truly grateful that we have Ashwa to watch after our community. He is a person of true integrity, intelligence and a smile that is infectious to all that cross his path. Great place to live. Staff Is great. Only problem is that a lot of pet owners dont pick up their dog waste. Recently found dog waste in the playground were kids play. Management does everything possible to address this issue like a brand new dog park and garbage cans around the buildings but people need to be more responsible and pick up after their pets.

Weve been living here for a year now and just renewed our lease for another year :)Our apartment is spacious, lots of windows for natural sunlight, stainless steel appliances, in-unit washer dryer (this has really spoilt us), and everything a young couple would need in their first home. I want to give a special shoutout to Emily Fan who guided us in our decision and helped us at each step of the way in signing the lease (and again helping in renewing), understanding the rates and making sure we are aware of all amenities. In addition to their leasing office staff, Im very impressed by their maintenance staff too (Ashwa is awesome...always smiling and ready to help!)The buildings location is EXCELLENT with close proximity to BART, Caltrain, SFO and major highways. We are close to all the grocery stores, markets and getting in the city takes 30-ish mins even with some traffic. But what I personally like best is that you dont hear your neighbors unless they are right outside your door. Though you hear the airplanes, it eventually becomes white noise (especially if you keep your windows closed). They have good amenities like hot tub, pool, gym, private theatre and a venue if you want to host a party. Ample guest parking space and designated parking spots for residents.Earlier we would go pick up packages from the leasing office which would be a bit cumbersome but they recently installed self-service package lockers which has made this more convenient (but i think they fill up fast so sometimes packages get left outside which is not safe)Overall, we love how comfortable our stay has been and are excited to call this home for another year!

If i can give it 0 stars i would. it’s only my first month here, and i’ve lost 3 packages already. all stolen. the mailroom is accessible to the general public, which i don’t understand. it doesn’t feel safe here. the quality is low. and it’s pricey as hell. it’s hard to get any answer/help. i never post anything online but i felt the need to warn everyone how horrible this place is and that you’re better off finding another place.

The community is good. Except first floor apartments, it is a gated community. The maintenance staff is pretty responsive and go out of their way to help the residents. Specially Ashwa is very professional and helped us in all the service requests.But, its not the best Avalon in the bay area as Ive lived in other Avalon communities. Compared to Avalon Silicon Valley, the apartments are smaller with very less storage, do not have A/C in built and have almost the same rent.Im not comparing this with the Ava 55 9th apartments which is located in San Francisco downtown, has much higher rent and much better facilities.

Gloria helped me for everything. It is impressive for me to work with Gloria. She helped me setting for call box, calling for maintenance and other things. The apartment is clean and organized. Parking, mailbox and elevator is easy to find. Pretty good place to live. The only one thing is the signal is not god at home.

Updated review. Pros & Cons to everything in life.First leak when i first moved in was due to water leak in another apartment. Ruined my carpet. The office & maint. were helpful in getting the repair done. It was an inconvenience since they had to come in several days and i have dogs. But they made up for it by crediting me a few days of rent. Second leak was from the air conditioner - nothing was damaged and maintenance fixed it. The third leak from the air conditioner was so bad it caused mold. I had a piece of furniture ruined along with a handful of items that were damaged - some not replaceable. They cleaned the carpet and fixed the leak. I was told that they would move the furniture but didnt. Very unimpressed how the dealt with the situation, especially since was a repeat issue.Cons:*Several packages stolen from the mail area.*Cell Reception is horrible. Doesnt matter which provider.*Call boxes dont always work, not reliable. Im not sure why, but the doors seem to have an issue more times than not.*Parking is HORRIBLE! handful of the spots are taken up with the propertys dumpsters several times during the week .Pros**Location! Close to the 380, close to the city without being in the city. You can walk to stores / restaurants.* CLOSETS - nice and big.* big sized rooms* hardwood floors*Updated gym

Moved in sepSeptem of 2018. So far our toilet has clogged 3 times, our fridge leaked, the ice maker broke, our dryer isnt very good, there was a bag of either vomit or dog poop in the stairwell for a good 5 days before anyone did anything with it, weve had our plant stolen from our door, the smell of weed almost every night. As simple as i can be. The people who run this apartment could not care less about your living experience.

Don’t trust the leasing office that told you the unit you choose is reserved for you after you spend your whole morning touring and send the application to them ASAP and pay all the application fees and Then they tell you the unit you choose is actually unavailable and off the market and your money will need to be put as another unit’s application fees. AND the leasing consultant didn’t even feel a little ashamed of doing this and told me it’s no one’s fault. So I guess I am just a tourist that I have nothing to do but here to check their locks rather than spend my money to a Real place.Just Save Your Time and Don’t Trust the Leasing Office.

Could the Avalon san bruno take action to manage the delivery of packages a little bit? Recently my roommate, my neighbors and I lost so many packages which is not a single occurrence but happened so many times. However we did not see any action is taken to change the situation. All the response we get is to call the police. We think there are big flaws in the management of the package management of the apartment. Very disappointed.

Gloria Vang is the Community Consultant that showed us the 2BR2BA unit that we eventually rented. She always greets us when we show up to the office and during community events to make sure everythings going all right with our unit. She makes us feel welcome to bring up any issue with the apartment.Yes, there are community events in this apartment complex (I guess thats why they call this an apartment community) where sometimes they get donut or pizza; good opportunity to hang out with your apartment mates or with other tenants you know or with the apartment staff.Other good things about Avalon San Bruno: location (near BART, Target, Pacific Market), clubhouse (you can reserve to host parties or watching game together), spacious bedroomSome negatives: lack of street parking (they allow 1 guest pass per unit and availability can be limited sometimes) (usually there are some street parking near Cherry Avenue though, which is at least 5 mins walk away)

This star is for the failure of Avalon management not for general overall living environment.Let me explain why it’s so toxic/risky to live here:1. Noise: the loud music and domestic arguments never stop from our neighbors(3-5 times at least per week). It always starts around 10pm, or midnight. And the worst part is not music, is the drum/bass that makes you feel like a club is right on the top of you. Also, the neighbors were reported/in person spotted having domestic violence and went to jail. But now I guess he’s in probation or something so he’s not in there. He also smokes a lot inside the room. Why I know? The smoke comes all the way to my bathroom through the vent, also we spotted him hurting his wife(?) with cigarette at night and we called the police. Not finished: they also love doing laundry around midnight. Avalon have written rules about no laundry after 10pm. But still, they do it all the time.Avalon office heard all the above stories and didn’t do anything but having posters on all the neighbors’ doors nearby to tell them not to smoke(I got one too, thank you). Also every time I report the noise to the Avalon security, they will check out the neighbors(probably) but no guarantee to make sure the neighbors will stop. So basically, they just kindly TELL the neighbors to stop which is not helpful. I end up calling the police several times.I cannot stand this situations and I’m the one who have to move out. Well, I guess we’ll all have to get used to the situation: when you have to pay for somebody else’s mistakes.Well, if an apartment management cannot even stands for its own WRITTEN rules then what’s the point of having them? Just want to use this to bother the police day in and day out?Anyway, if you’re not suffering from this neighbor problems then I guess you’re fine living here(for now, be I had quite neighbors before). So final final warning is: don’t live near Apt540. I’ll leave out the building number. But try to avoid this neighbor at all cost.Also, late night we have flight noise, sport car noise if you’re lonely. Btw, one neighbor with tattoos+bulldog+leather jacket+banana, he used to shout at random people pass by. So avoid him too.Otherwise, good luck. Just want to give out the warnings in case something really happened. But if you like to party too, welcome to the wonderland.

All the leasing consultants Ive interacted with at Avalon San Bruno have been really great (Emily, Pooja, Cecilia, Aiden, and Anna)! And I really wish I could give a higher rating but the noise insulation in phase 3 is just awful and I havent been able to sleep.DO NOT RENT APARTMENT 3xx in PHASE 3 (EDIT: it looks like some poor soul has rented the apartment already, RIP to your sanity) unless you:1. Dont mind not sleeping until after 12am some or most days out of the week2. Arent bothered by LOUD stomping above you that will happen randomly throughout the day (of course its random)3. Arent bothered by LOUD running and having your entire apartment shake at any time of the day (morning, afternoon, evening, night), which will of course happen randomly4. Dont wake up easily to loud thumps5. Dont mind inconsiderate neighbors who make noise during quiet hoursThere will be days where it will be pretty quiet and other days where your apartment is shaking for hours. One thing that is consistent is the constant stomping at night and running.NOISE1. Youll get noise from outside in the hallway, so whenever someones door closes youll hear it and sometimes itll rattle your front door. If someone is talking in the hallway, youll hear it and itll sound like theyre in your apartment talking.2a. Youll hear every single step your upstairs neighbor takes. Sometimes my neighbors stomp back and forth for an hour straight and the entire apartment will shake, the walls, light fixtures, and even the floors!! It sounds like theyre auditioning for Stomp the Yard 3 and wearing blocks of concrete as shoes.2b. Dont think that just because the bedroom is carpeted that you can escape from the loud BOOMS from their concrete block shoes. Theres no escape. Be prepared to purchase a white noise maker and earplugs if you want to sleep. You may also develop an addiction to Xanax as well because the noise is anxiety inducing.2c. God forbid they run across the apartment, it feels like an earthquake! This happens at any time of the day, even past 10pm.3. If your upstairs neighbor vacuums, youll hear the vacuum drag across the floor and youll hear the vacuuming as well, crystal clear - its not even muffled. My neighbor vacuumed during quiet hours for 20 minutes the other day. Then decided to vacuum again at 11:42pm. So, good luck if like to sleep before 12am you dont sleep with earplugs and a white noise maker.4. If your upstairs neighbor does their laundry, itll be so loud that youll think your doing laundry.5. When your upstairs neighbors pulls a chair out from under their table, youll hear the legs of the chair dragging.6. If they drop something on the floor itll echo throughout your apartment. Probably will scare you if youre sitting there not expecting for there to be a loud noise.7. Youll hear random loud thumps throughout the day that will shake your apartment too. I have no idea where its comes from, maybe the hallway, maybe above, maybe below, maybe on the right, maybe on the left.8. You can hear your upstairs neighbors voices as well. The woman from the apartment above was shouting at 10:30pm. Ive also heard her laughing above my bedroom after one of them decided toJump off the bed an onto my ceiling at 11 something at night.9. During the day its quieter but youll hear random loud running throughout the apartment a few times. At night its really hit or miss. Sometimes they sleep early (before 11pm) and other days they are up stomping around, running, or banging on something past 11:30pm. Youll never know what youll get that day and night.10. There are two dogs who bark when people or other dogs walk by the apartment theyre in, on the first floor (courtyard area). The barks will echo throughout the courtyard and pool area and the barking happens fairly often. So if youre sensitive to hearing barking (I dont mind it) get an apartment facing the street instead.

First time it happened, reported it to the main office and was told that there’s nothing they can do about it unless police gets involved. We were even given an attitude when we were obviously in need of help. Not safe. Super disappointed because I was told that this is a super safe community with good security.

When we moved out of Avalon San Bruno we were hit with hundreds of dollars of unexpected charges for cleaning/damage. When we inquired, the actual photos they sent us showed fluff on the carpet and no significant damage. We will not be living in an Avalon again.

Theres a fire alarm that goes off almost every day and every night. Management is aware of the issue but unable to resolve. I would not recommend staying here. Its torture to be woken up in the middle of the night consistently. My ears are ringing. Stay away!
