Such a nice community that I had to post an update! The pool and fitness center are fantastic and not crowded. Staff is accessible and takes care of things quickly. Jimmy from maintenance has been very helpful, and a shining example of neighborly kindness. Lots of students and young professionals, very respectful. Great location, easy to get around with or without a car. Glad I found this place!Beautiful community, quiet neighbors, very safe! Asher and Courtney were super helpful with my move process. My apartment is nice and spacious (high ceilings helps). I feel safe with gated property and security patrol at night. Walkable to lots of restaurants and shops.

I had the pleasure of living in this community for several years, and I can confidently say that their customer service is outstanding. The staff has always been incredibly helpful with all sorts of queries and concerns. Recently, I had a package mistakenly delivered to my old address, and even though I no longer live there, they went out of their way to assist me in collecting it.A special shout-out to Courtney, who was exceptionally accommodating and ensured that I received my package promptly. It’s rare to find such dedicated and considerate service. Highly recommended!

Have been living here for two years. Decent apartment and interior, but the security situation of this place has gone down hill drastically in the past year. Its not safe anymore! Bikes and packages can be stolen right outside of your apartment.Update: The security situation has only deteriorated. Underground GATED garage got broken into this morning. Cars got vandalized and properties stolen. The guy at the leasing office is competent and keen to help, but it feels like its too much work for a single person and they need to take on too many requests.

Let me begin by saying, Jayson and the rest of the Avalon team + maintenance have been amazing and really professional and kind to me since I have been living here for the past two years.If there have been any issues in the apt (very few), maintenance is quick on the job. If there are any concerns, Jayson has been wonderful to take care of it or give me more advice on how the team can take care of it.I really appreciate them and have been enjoying living here so much more!

We were new to San Jose and we were looking for an apartment which is homely, and in a good location and convenient for shopping, closer to expressways. We visited several apartments.The staff at Avalon on Alameda especially Jeyson was very courteous, responsive and he patiently answered all our questions.The location is very convenient and close to all express ways, it is close to San Jose downtown and yet distanced from the downtown area. The apartment complex is very nice with the community bonding and independence feeling of a villa. The houses are very functional with convenient utilities, and provides a feeling of house amid a garden.

Apartment community is great! The location is prime as its really close to downtown San Jose (without being right in the middle of the hustle and bustle). The amenities are good too- the pool is well maintained to stay clean, and the gym is well kept too. It is a pleasure to write this recommendation for Avalon on the Alameda. My family lived here for a year while searching for a home. It has been a wonderful experience from the management team, maintenance and fellow tenants. We like that they are dog friendly. There are poop stations around the complex where they supply you bags and trash bins.We appreciate the prompt attention to all maintenance issues. Whether the washing machine isnt working to air conditioning to bbq, they are right there to make your stay seamless. Although we rarely had any issues, when we did, JIMMY was our man! Always pleasant, friendly and efficient.We are moving to our new home now. Its been a pain free experience. They even offered to allow us an extra day to move out if were not done in time. They have cleaners who will clean your apartment for you when you move out. For a small fee, all you have to do is throw away your trash and return the keys.We highly recommend Avalon on the Alameda!

I’ve lived in 3 Avalon communities in 3 cities in 3 years, and mostly it has been a good experience. However, this apartment is not up to the standard as the other ones, especially for the price.Pros:1. The apartment is close to Caltrain and downtown, close to Orange theory and some food places. Location is amazing2. The apartment is spacious and the layout is pretty good.3. The front office staff is pretty good. The maintenance staff is somewhat responsive. Some of them are not very competent but they do what they can.Cons:1. The noise cancelation is VERY POOR. We can hear upstairs and downstairs neighbor clearly. There are a couple guys with super loud cars waking everyone up at 7 am every day as they go to work. And on Tuesdays the trash collection also wakes everyone up at 7. So if you want to be a morning person this place is amazing for building that habit.2. There seems to be a persistent smoking problem, despite the staff’s best effort in resolving it we can rarely open our windows.3. The maintenance staff is ok but the installation staff is very bad. When we first moved in the fridge didn’t work, the dishwasher didn’t dry the dishes, the drain was clogged, the toilet was leaking, the closet door fell out, and half the electric stove didn’t work. They did a terrible job inspecting the apartment between tenants and I have to file numerous maintenance requests to get everything fixed, including fixing the fridge myself by googling it’s maintenance manual.4. It doesn’t have elevators so moving is a pain. It doesn’t have bike parking either.5. The renewal agent tries to strong arm us into a rent increase even though the same layout in the same complex on the top floor is cheaper. The price is not worth the apartment given the market rate.Overall I’m very very disappointed with the experience. This is suppose to be their “flagship” complex but it’s very bad.

Good service from leasing team and well maintained gym, few complains like washroom near gym as they don’t clean it regularly and every month one or the repair keeps services not available like jacuzzi on avg 4 months it’s not available in 2022 and repairs everywhere like roads, gates and no elevator makes very difficult to shift things .And also one needs to forget the advance which one pays at start of lease as the leasing team doesn’t return most of the advance once the lease ends by mentioning that house had some damages, I have 7 of my friends vacated the flats and none of the received atleast 30% of advance .Other than these everything else is good few things like lessening team tries their best to be friendly with tenants and gives free donuts and pet food sometimes and celebrates Halloween by giving free pumpkins for carving .

2/15 UPDATE: Our front door hardware needed repair. Jimmy and Miguel were here very quickly and remedied it. Their maintenance service is top notch!My husband and I moved here 3 1/2 years ago and are very happy that we did. The office staff is wonderful, helpful, and responsive. The grounds are very well kept. It is an extremely pet friendly complex. We have two greyhounds who I take to the office at least once a day to get a treat from the always full treat jar. Very nice touch!!!As some have mentioned the entire maintenance staff is top notch. Jimmy is responsible for the building we live in and is wonderful. When I log a maintenance request, he shows up in a heartbeat and makes things right. Also a special shoutout to Ponce who keeps the complex looking awesome. He is the best!

My review for Avalon on The Alameda is long overdue!We were planning to retire so we sold our lovely home in Morgan Hill and purchased one in Scottsdale, AZ. In the meantime, we decided to rent an apartment until we finalize the sale of our business. Unfortunately, the sale of our business fell through but, we were so fortunate to find this gem of an apartment complex. The staff is top notch and grounds are very clean! They are thorough about cleanliness because of Covid.During the summer months, they have activities which makes it fun. They have food trucks that come a couple of times a month and, plenty of great restaurants in the area!I appreciate that there are enough electric car charging stations & Amazon Lockers are a plus.Recently, my beloved dog passed away. I mentioned it to the office and I was surprised to find a lovely orchid and card at my door to show their compassion! I am so grateful for their thoughtfulness!!!It is without question I would recommend this apartment complex! They are highly responsive, friendly and efficient! Stop by and check it out.

Away from the sounds of downtown, the place is relatively much quieter and pleasant to live-in with almost garden-like surroundings and the apts. are enclaved and not out in the open, perfectly tucked-in. Management was helpful and had no hiccups since I moved (props to Jayson and staff) . Maintenance is A+, esp. Jimmy who takes care of any issue in a jiffy, no matter it being a simple/big one, never had to wait more than a day, completely above and beyond, also Marcos. Amenities are worth accessing. 9/10 would recommend, has a hub for package storage and proximity to stores, eateries, transit, event centres, UPS right outside and many more...

VERY VERY BAD! Do NOT live here unless you are an aspiring morning person who wants to be woken up at 7am DAILY by VERY LOUD construction noises outside the VERY POORLY sound-insulated apartments in dire need of upkeep. Bonus points if you also enjoy hearing VERY OBNOXIOUS banging noises throughout the day bc they are maintaining nearby apartments.Here are some additional super fun facts about my stay here:- SMOKERS!!! Despite being advertised as a non-smoking property, there was constant weed + cigarette smoke wafting into our apartment strong enough to WAKE ME UP. One time, we went outside to investigate by ourselves in the middle of the night and got a PHOTO of our downstairs neighbor smoking a joint by their open patio door, and management refused to do anything more than send a friendly email message to all residents which of course did ABOSOLUTELY NOTHING!!!- Requested maintenance to fix loose hinge on door when I moved in but maintenance refused to do anything about it until the door COMPLETELY FELL OFF and RUSTY NAILS fell out of the hinges. Pro tip - GET YOUR TETANUS VACCINE KIDS!!!- Nails securing the carpeting down in the living room were not fully nailed down so my feet always get STABBED a little if i stepped on the wrong part of the carpet. You can think of it as a wonderful complimentary foot massage every time youre heading to the kitchen.- Screen door to balcony in the living room has glorious rips along the edges that maintenance also refuses to fix so if you like opening your patio door to get some fresh air occasionally, dont forget to give a WARM WELCOME to your friendly neighborhood mosquitos & co!!!- VERY TERRIBLY HORRIBLY ATROCIOUSLY POOR SOUND INSULATION. Bring Tylenol friends.There are plenty more similarly priced apartments around this area. It truly doesnt get worse than this guys - trust me.

The Avalon is a great, gated condo/apartment complex with great amenities and located in a wonderful neighborhood. The property is kept clean and well taken care of. The pool is much larger than I expected and there is an outdoor jacuzzi that has been great. The gym is a standard condo/apartment gym that will get the job done, though it could use an update (squat rack), but that may be just me.I have had the pleasure of interacting with Michelle, the Sales and Service Supervisor for the Avalon property, for the past several months and she is an amazing individual that has gone way above and beyond her role. She has been incredibly helpful and friendly with various questions and inquiries that I have had. This is true well before, during, and Im positive after the pandemic that is currently happening. Thank you Michelle, and everyone at Avalon, for making my stay so far, wonderful!

We rented with Avalon for 1 year and had a wonderful time in the community. A huge contrast to our experience at Spruce Prometheus. The staff at Avalon are professional, attentive, and provide great customer service. The grounds itself are well-kept and dog friendly. We barely ran into any issues with our apartment and when we did, maintenance was super quick to address the problems which were usually minor in nature. No issues of theft or package management problems (they have Amazon lockers). We noticed that there were a lot of community members who have lived with Avalon for many years - a reflection of happy customers. I highly recommend Avalon on the Alameda and would stay with them again in a heartbeat!

Its a great community with amazing leasing office and maintenance staffs. I have been with Avalon communities over 4 years now (different locations) and I always love the stay here with the peace of mind. I would really like to thank Michelle (Supervisor- leasing office) and Derick(maintenance team) for making my stay a great one :)For this one, its pretty closely located to coffee place, train stations, bus stops, grocery stores, health centers and nice restaurants. Lived here for nearly a year. Like everyone else says about the maintenance, it’s impressive. Staff is responsive and friendly.I have always felt safe within the boundaries of the complex. There were no break-ins (that I know of) in the parking garages or mail boxes. At night, security patrols the area.The apartment is clean with up to date appliances and decor. The location is convenient for shopping, dining, and public transportation. Outdoor landscaping is pretty, especially when flowers bloom.The one complaint I have about my time here is the upstairs neighbors. They threw late-night loud and noisy parties in the middle of the pandemic and dropped cigarette butts onto my balcony. Despite several complaints to the apartment complex, their behavior didn’t change much.Besides the inconsiderate neighbors, the apartment was a dream to live in and I’d consider moving back (into another unit) if I can find a good deal.

I lived at this property last year and it is by far the best management company I have ever encountered. The entire staff is incredibly helpful and very friendly. Carrie and Amy are amazing! The property is kept clean and well-maintained. The pool is pretty fantastic - its the only apartment pool Ive been to where I could lay out and read on a weekend day and be surrounded by a bunch of well-behaved adults ..... when does that ever happen? Living there is just enjoyable and easy. They respond quickly to maintenance requests and the billing portal is well-run. I only left because I needed to relocate for work. Moving out was even simple and totally hassle-free. And, the rent is incredibly reasonable compared to what you find in surrounding Sunnyvale, Mountain View and Cupertino ..... and has more character than most of the other properties I checked out. I have been recommending this place to everyone I talk to whos looking for a new place. If I ever move back to the area, I would live there again in a heartbeat. Cant recommend enough!

Ive never done a review for an apartment complex, but Ive never received such amazing service like I have here. Ive been moved in for a week only, and the whole process leading into the move in was nothing but exceptional.Alaina, Michelle, and Stephanie are absolutely amazing, hands down my favorite people. Super helpful and theyve all played apart in making our move in process so easy.Also, weve done a couple of service requests, and Derrick is very quick to get tasks taken care. Ive never had a service request last longer than a day.Huge thank you to the staff for helping and going above and beyond when our dog passed away a day before move in. If youre looking to have a downtown feel but dont want to live in a sky rise this place is a great fit. Youre .2 miles from SAP Center, and less than a mile from San Pedro Square. The apartments are nicer and larger than anything else youre going to find in San Jose, plus the place itself is kept very clean. The new remodel transition (while leaves some noise during the day) was super easy if you move throughout the apartment. The office staff is friendly and attentive - as is the maintenance team. Kayt is who I personally deal with and she always makes sure things are taken care of. Moving in between apartments during the remodel was super easy and the easiest move Ive ever done thanks to her. The office also do es resident events in the leasing office. Its dog friendly and everyone respects each others animals. The workout room is always clean, I just wish they cut the palm trees near the pool down so we could have more sun at the end of the day! Overall, if you can afford to live here (which isnt any higher than anywhere else in the bay) this is your best chance for a safe, comfortable living environment.

I recently moved into this community. Despite the glowing reviews about how the staff seems responsible towards its residents, my experience was different.After moving into my apartment during inclement weather, I immediately noticed that the HVAC heating gave up during a cold night. The temperature will drop by multiple degrees after a certain point, which is not normal for HVACs. I notified the leasing office immediately and opened a service request. Someone came in to look at the issue, told me everything was fine and blamed it on the weather. Anyways, what do I know?The weather kept getting worse, and, with that, our apartment colder. The HVAC would run along with Space heaters, yet the house would not get warm. Then we got the first months bill from PG&E for more than $300 for only ten days of usage. I consulted with multiple PG&E customers about this, and everyone told me that this is absurd and something is wrong with my HVAC.After not being able to bear the cold anymore and burning a hole in my wallet, I opened another service request. This time another senior maintenance person came in to look at the HVAC unit and discovered that the condenser was not working. Go figure. Despite my first service request, the maintenance folks overlooked the issue and did not check the condenser the first time. Imagine living in this cold weather without a functioning heating unit yet paying for it. For me, that was, unfortunately, a reality.Be careful about the quality of the maintenance here, especially with the electrical appliances. I am yet to find out how the staff deals with this issue while we prepare for another cold night.

My family and I lived here for 3 years and I just want to say, The Alameda is by far the best apartment I’ve stayed at, and Jayson who works at the front office have been amazing, he has helped us from reprogramming our key fobs to communicating any maintenance issues. We moved in in June 2020 and had a couple of few maintenance requests. Very simple. One was when one of the smoke detectors kept beeping and we live in a loft. The ceiling is very high and we couldnt reach it. They sent Jimmy. I have to say if your having a bad day and Jimmy walks through the door, you will immediately feel his positive energy and by the time he leaves he will leave you smiling. Thank you Jimmy for being so kind and personable. Great asset to Avalon.Edit: We moved out June 2021 (Great Experience)We wanted to take a moment to thank the great staff of Avalon on the Alameda for a great living experience. My wife and I moved in during COVID-19 and everyone was so helpful, careful of public health guidelines, and welcoming.During our stay at Avalon our requests were handled promptly and with professionalism. Even though gatherings were prohibited, there were wonderful opportunities to bring residents together via Zoom for Trivia Night, and one of the best parts was having delicious food trucks!The close proximity to amazing food (Zona Rosa, Teeny Thai, and Luna) and drinks (Hop & Vine) make it a great place to live.Thank you Avalon on the Alameda!

Have lived here almost 1 year and have enjoyed the experience. The staff at the front desk are super friendly. Most importantly, I highly rate the maintenance team. I have had my fair share of things not working from the door bell button being stuck to the bathtub not draining water etc... All these issues were resolved within a couple of hours on the same day I put the request through! Thanks to Ivan for carrying out these repairs quickly and efficiently. Ivan was also extremely courteous and respectful of our living space and took his shoes off before entering the apartment. Thank you!

The location is good considering nearby food options, pharmacy, grocery stores.One of the reasons to leave Avalon was this - I lived in an apt whose patio faced J. Lohr winery. This is the back side of Avalon. The winery operates full day and has its machines ON day and night. You cannot enjoy your coffee or work sitting in your big patio because there is constant irritating sound. Also, the AC is not centralized therefore there will be compressor in your patio that is literally stuck to the wall of a bedroom. It is difficult to sleep in that noise.The living room is huge but the bedrooms are comparatively smaller.If you are considering staying at Avalon on the Alameda, make sure you check all this. This will def make your life better.

[warning] This management is worthless. Im not sure if they are paying for reviews but its pretty fascinating that the 15 reviews before me are all 5 stars and are all the practically the same review just talking about the pool party which doesnt reflect the management issues here. They lost my lease 3 times so I had to resign due to them misplacing it yet I signed it online and on paper multiple times. Now that I moved out I gave them a forwarding address looks like they never put it in the system nor did they call to actually say they had a returned check. Id say this is the worst management company of a big complex Ive ever dealt with.

We have being living here since June 2020. We love the community but as with even the most well maintained communities, there are occasional problems. However, every time we had a problem and placed a maintenance request, the response from the maintenance team has been quick and prompt. Special mention to Jimmy aka JD who attended to our last few requests. He is in and out in no time and the problem done and dusted with. Also have to give a shout-out to Alaina from the leasing office - she has addressed a lot of our concerns efficiently and smartly with a cheerful demeanour! Great job guys!

This is a review about wasted time. I scheduled a tour at 3pm on a Friday. I received confirmation by email from their AI leasing assistant. I arrived in front of the main (locked) door 2 minutes early. I waited for a couple minutes, then decided to call their main number. After a short wait I was transferred to a real person, who told me to write down another number to call--of course I always carry pen and paper with me, it would be so extraordinary to expect to be transferred or even push it by asking to get a text with the right number to call. So the real person on the phone told me to wait, someone would be showing up IF I had an apointment. Humm. Well I have the email to prove I do, its now 3:14pm and the door is still locked. I guess with such amazing management, top- notch organization and excellent customer service, I will pass on this comnunity as they call it.

Overall, the Avalon on the Alameda is a decent place to live at. The staff is friendly and follows through with maintenance requests. Most of the neighbors that I have met are nice people and are considerate of each other. The green areas are being taken care of and it has a nice gym area. Things that can be improved: the trash areas seem to constanly be overflowing and look chaotic. I have to admit that it got a bit better lately (trash disposal frequency increased?) but this long weekend reminded me again of the old trashy times. The pool water is too cold. I think that instead of repainting all the apartments, the management should have invested into a better pool heating system. Some parts of the complex become ocassionally a dumpster place for larger trash items (old gym equipment) and then and there some of the fellow neighbors party too loud. Last but not least, the storage areas in the complex become a frequent subject of break-ins. To summarize: it is a decent apartment complex in the middle of a nice urban part of San Jose but it needs some better trash and security management as well as a better heated pool to get more than a 3 star review from me.

Though there are many great things about this apartment, I have to say that its complimentary maintenance/repair service is especially top-notch. When my washer inexplicably filled with black water and stained my clothes one night, they responded to the emergency AND fixed it the very next morning! I lived here for almost a year, and love the property and the apartment, and facilities. My roommates dog unfortunately attacked my dog, and led to some unwanted issues. I found someone to take over my lease and the ladies at the leasing office worked overtime to get me and my dog out of the apartment and off the lease. I have never seen anyone work so hard to accommodate me before.At some point I will live with Avalon again, this is truly a wonderful place.

I have been living here for almost 2 years now and I really appreciate the management. I have had most of my work done by Michelle and Belgica and one thing i noticed about the duo is that they are adept at providing solutions at an expedited rate. Be it a lost package or a deposit issue, they can always be relied upon. Apart from this, the community is well equipped and the maintenance department (Miguel & Christian) is very responsive to any issues. This review is most specifically for the friendly, professional service we experienced while working with the front office staff member named Miguel. From our very first interaction, Miguel made our experience a positive one, so much so that it really helped seal the deal for us. We have an infant and were really trying to find the best community for us. His attention to detail, understanding and approachability made us feel that he got our needs and wants and tried very hard to ensure we had a great experience throughout the leasing process. Avalon really has no problem filling their open units since its a great community and conveniently located, but he made us feel welcomed and that our business mattered. Weve lived here for almost two years now and we love it. The location is great -- close to pretty much everything in San Jose with close freeway access too, and the neighborhood is cool with some great places to eat within walking distance. The front office and maintenance team are always on top of things, and Carlos in particular has been extremely professional, friendly and helpful. Recently I put in a service request and he knocked on the door within 10 minutes to resolve it! Also, The grounds are nice and the interiors are as well. My wife and I have lived here since 2012. We are so sad to be leaving as this was a GREAT place to live. The staff is top-notch and the people who live here have generally been nice folks. We always said that the only way wed leave Avalon on the Alameda was if we bought a house, and thats why were going.Ill start with the negatives, because no place is perfect. Yes, crime does happen here, as it does everywhere in a big city. In the 3+ years weve lived here, weve had only 1 minor incident with our cars. Someone tried to break into my wifes car, and busted the lock. She wasnt parked inside the gated parking, but was in the complex. No other incident besides this one.The only other negative would be the number of people who seem to be terrified of tiny dogs on leashes. Relax people!!! They can sense your fear!!! The other dog owners in the complex have been pretty awesome, and the poop problem has pretty much disappeared since they put in dog waste stations with bags! Thank you for listening to us and getting them!!! They have made such a difference! I no longer step on dog crap once a week!!!Now to the positives:1. The staff has been truly amazing throughout the years. Some turnover of the staff has occurred through the years, but the service weve received regardless of who weve dealt with has been nothing but exemplary. We are going to miss you!!! Every time we go into the office, we are treated like we are friends and they truly care about their residents.I have a true story which illustrates this caring. My 21 year-old dog died. Many of the staff knew him and knew me. I had the vet come to our apartment to put him to sleep. Someone must have seen my bringing the body to the vets vehicle because later that day a card signed by the entire Avalon staff was at my door. This touched me so much and will be my strongest memory here. I still have that card, and its coming with me.2. The apartments are not spectacular, but very functional and nice. Weve had very few service requests, and when we have them, they take care of things pretty darn quickly. I also like how conveniently located everything is. Its very easy to dump your trash and recycling and get your mail, etc.3. The amenities are pretty awesome! I love the gym and use it when I need to. The equipment is pretty good, and I really like the fact that there are TVs on the elliptical machines that you can control. The hot tub and pool are really well maintained as well.4. The surrounding area is great. We love being able to walk to Starbucks, Subway, etc. and youre close enough to downtown to walk there pretty easily. Yes, sometimes you walk by a strange individual, but theyre pretty harmless. We will miss the location. By the way, the restaurant Zona Rosa across the street is amazing! Go there!5. The community is pretty aware that they live in a complex with a lot of people, and everyone is pretty respectful of each other. Its rare when someone is too loud (at least in our part of the complex), and even though some people may not be the friendliest, they have always been polite. I read in other reviews about bad neighbors. This has not been the case for us at all, despite the turnover in some nearby apartments.6. The rent is expensive, but very fair for the area and the amenities. I dont feel ripped off in any way. Our rent has been raised every year, but not by an unfair amount. Thats what rents generally do, especially in this area.In closing, I want to thank everyone at Avalon who has made our time here so pleasant. We will miss you, and a big goodbye to all the other community members who have become our friends.

I moved in with my wife about two weeks ago and we really love it! The apartments are spacious and close to everything. There is a small shopping center right in the complex! What has really impressed me is the quality and attitude of the maintain worker. Andrew from maintain even helped me move two large couches into my upstairs apartment when my wife hurt her hand! And Ivan helped me find a safe spot for the giant moving truck we brought and has constantly checked in to make sure everything is working and to our satisfaction! The wonderful Swimming pool and the Spa with a recently renovated gym is the best place relax and workout. The gorgeous ladies at the front desk are very nice, friendly and helpful. One such experience Id like to share is with Kayt who is the Senior Community Consultant with whom I personally deal with. This was during the re-modelling of the apartments at Avalon where I had to move in into another apartment in the same community. Kayt was so helpful during this time to search a similar apartment and that too in the same building. I’ve never seen anybody working so hard to keep their customers happy. All thanks to her for her prompt support and efforts. The best part about Kayt is that she is smart, quick witted, friendly and optimistic and she knows all her customers even after. This is very rare. I really appreciate this because I’ve also worked in the Customer Service Industry and I certainly understand how difficult it is to remember names of your customers. She’s an amazing Leasing Specialist that Avalon has. I give her 10/10 points for her work. This is what you need because at the end of the day, these small things like a cute greeting on your birthday at your door leaves such a big smile on your face that you’ll remember for the rest of your life! We moved into this complex ten months ago, and just signed on for another year at least. It is hard for me to dock a star because overall, I am so happy with them, but I save five stars for when I see no room for improvement. Since theyre still going through a transition period of updating the community, theres still room to grow! Heres my take, being of the first people to move in after the renovation:FOUR-1/2 STAR GREATNESS:- Renovated apartments are modern, comfortable, and a touch luxurious- Excellent, brand new appliances throughout- Gym is the perfect size, and the pool rarely feels crowded (I admittedly avoid it on weekends in Summer)- Convenient location with expanding local restaurant/cafe scene- Smart, generous floor plans- Friendly, responsive, courteous, and knowledgeable maintenance staff. Its rare to see them unsmiling. Weve submitted a few maintenance requests, and theyve always been expediently addressed.- Beautiful grounds- Quiet community (though Julian can be noisy if youre street-facing!)- Kayt and the office staff are awesome! Kayt has been an absolute superstar both times weve signed a lease here; shes always quick to respond via email, fit us in for tours when it was convenient to us, and is always super sweet when we pass through or pick up packages!- 15 minute walk to Caltrain- Ford GoBikes available- Pets welcome- Smoke-free with high compliance rates; well-enforced. Residents who smoke do go out of their way to use appropriate zones. This is critical for us for health reasons, so were grateful!COULD BE 5 STARS:- Gym open until 10pm; ideally would be 24-hours- Outside vendors do mediocre work. Our bedroom window frames were separating from the glass, and a vendor came out to replace them. They tried to reseal the existing window instead, and they did so poorly, so whatever black stuff they used gets on my hands every time I try to adjust it. Instead of moving my heavy furniture again to invite them in to do more shoddy work, I just leave the windows closed. Itll be easier to fix after I move, should they choose to do so.- Could use increased grounds security/surveillance- Outdated gate system for guest entrance; residents need a 408 number to call, and Google Voice is inadequate for the system to function. Gates must be manually opened for guests or delivery services.A NOTE ON THEFT:This is a gated community, but a gate is only a mild deterrent. Avalon does not advertise a thief-proof community, and our lease makes abundantly clear that they are not responsible for lost items. Theft in this area is an issue for homeowners, too, and those folks don’t have a lovely office team to harass; they file a police report, and maybe attend a community meeting to discuss how to fix the issues. People are right to be upset! Having things stolen is violating and feels wretched, so we, as self-reliant adults, are empowered to keep our things how we want them kept. Don’t leave valuable items in your vehicle, lock down your patio furniture, keep your bike inside, install your own security camera, and generally use common sense. Theft happens everywhere, and gated or ”high security” communities are never an exception to that, I promise. It is true that adding community security measures would make people feel safer, but complicity starts at home. Cameras are only as useful as the staff paid (or not) to monitor them.My family feels quite safe here, though we dont go on a lot of nighttime walks. The Alameda itself is going through a beautification process, and sketchier parts are cleaning up nicely. I imagine it will only continue to grow!OVERALLI am very happy with this community. Every place has flaws, but Avalon’s are minimal here. The ones that crop up are generally handled expertly and completely by the wonderful staff.And, if you are considering an apartment in this price range, I recommend this community highly. If you have any problem related to the apartment, they have a solution ready for you instantly . Everytime i went with a problem, they ensured that my problem is resolved.There are lot of events happening here as well, like the Halloween Party, etc for the residents. The apartments are beautifully built and everything furnished here is new ! They just installed a new washing machine and dryer at our apartment without even us complaining about it !. I will say- I liked the place- it was pretty, however, when it came to cleaning out gutters, make sure they do. We had a big down pour one night near thanksgiving of last year and it completely flooded our room of the apartment-we we’re sharing with two other people. The living room was also flooded as were the walls, closet and so forth. We had to hop hotels until March the next year during Covid until they were finished drying things up and having a third party carpet vendor come and put the carpet in. They didn’t want to pay us at all for our expenses for the hotel stays even though the maintenance guys did tell us it was their fault because the gutters were not cleaned properly. They put credit on the apartment, but we had a psychotic roommate with an alcohol and drug problem that wanted to get money for herself even though her room wasn’t effects at all. Luckily, after a few weeks of battling it, we did get a check to cover costs and luckily found someone to take over that room we rented and found a better shared housing. I didn’t like that we had to go through hoops after that and it was very stressful, we had no money for food and it was hell through all of it. Especially with that roommate. That’s a personal issue though. If you wish to room with someone-make sure to interview them in person and find out how they upkeep the apartment and ensure they aren’t the type to sneak into your own room or steal your food either.

If I could put negative stars I would. I toured this apartment last Saturday and my roommate and I decided to put in an application. Within 48 hours later decided to apply elsewhere. We were told by Julie that the application fee would be nonrefundable, which we had agreed to. She also said after 48 hours the $150 deposit was no longer refundable. Now, 3 more days later, we decided to move forward with the cancellation as we have signed elsewhere. We were prepared to take the loss on the deposit, but found out we instead owe a reservation fee equal to 5 days rent for the apartment being off the market? Julie told us nothing of this when asked. She even said on the phone today that she didn’t know about it. Apparently there is a clause in the terms and conditions of the application stating this. Who reads the fine print of the terms and conditions ever? We would have cancelled the application sooner had we been told this. No one just has $500+ dollars to waste like this. Save yourself the trouble and don’t apply here. Who knows what other scams they have hidden in these terms in conditions had we actually signed the lease.

We’ve been at the Alameda for a little over a month now and have been throughly impressed by the level of professionalism and communication from the Avalon. Everything from the initial pre-leasing experience which took place virtually under shelter in place to move-in has exceeded our expectations. Due to this covid I am going to change my rating. We had an air conditioner damaged as the maintenance guy set the temperature below 65 and it turned off. It has been over two months i.e. from May-July that Avalon has been repairing it. The vendor had sent the part after one month but while the installation the ceiling came off above the main entrance. Though this community provided a air conditioner but how will one ac survive an area of 1118 sq feet. On top of that as our lease is getting over they increased the rent. I think that they should give at least the full deposit back because we have been surviving this scorching heat for almost 2 months. The complex has a great pool and gym and whenever there are any problems, the facility works quickly to resolve issues. The complex itself is also security gated which offers peace of mind, especially in a complex that is so close to downtown. And while were on location, the location of this complex is really one of the best parts. For students, its down the street from both San Jose State University and Santa Clara University as well as being in a central position between I-880, I-680, and numerous others. Its only a stones drive away from Valley Fair mall and Santana Row which makes it appealing and for closer shopping, theres a nice shopping center right off Coleman behind the complex. I honestly wish I could stay here longer but its been a good two years and I recommend it!

Nightmare move-out experience! It took me one month to get the result of my dispute regarding the unfair $250 move-out fee. Unfortunately, the so called “result” is just two pieces of sheets with some NCs( Need Clean). I asked several times for photo or any other kind of evidence. Their reply is, I quote, “We do not have photos or video as they are not a requirement but a courtesy”. What an easy way to earn $250 I must say.In order to get me money back, I then scheduled a manager call back within 48 hours with the representative. They words are just lies since I received no phone call or any type of reply within 48 hours. I called the representative again to ask about my schedule. The reply again is nonsense and they’ll just “remind” the manager. When I ask them to forward the reminder or the schedule to me through email, they refuse me again. I guess all I can do now is waiting for my phone call.It’s a frustrating experience for me and I hope it can help someone else when they go through the same trouble with the Avalon Community.One more thing to add: Community and its stuff are nice and responsive. This bad experience is just about the customer service center. I believe that the situation would be much better if it’s handled by community manager.

Avlon on the alameda is an amazing property. It is located at very convenient place near to San Jose downtown. You are just steps aways from StarBucks, Peets, WholeFood and many restaurants and eateries. Caltrain is 0.6 miles from this property. The property is also very clean and the staff is amazing. Rob, Carrie and Amy are awesome people. Rob has been amazing from the day I visited to see the apartment, signing the leasing documents and addressing all my queries and issues, he is an awesome guy. Carrie is also great, she is the manager, she has taken care of every small request I had. Last but not least Amy is an amazing person too. She always greets you with Smile, answers, and addresses you are queries within no time. Am having an amazing time living in this apartment.I would suggest this property can be made much more wheelchair friendly, please reach me out and I can work with you.

We are just visiting a friend here and house sitting and when we came it was a super heated week and they just didnt care. Our air went out and it took them over two days to come out to even inspect. When we asked them when they would come they said each day they should be here by 6. And since we were not the owners we couldnt put a request in until they opened and that was why they told us that they couldnt come because everyone else had problems too. The vendor came the final day and they started at 8:30 and by 4 no one had Come or told us when they would come. They said they should be there by 6. Our apartment is 82 degrees during the day and we have two dogs as well. For what we are paying like 3000 or 2000$ a month we should not have to worry if our air will work. So if you want to live here. Be ware of when it gets super hot or if something stops working because they wont do a damn thing about it.

I recently moved into AoA with my boyfriend and our pupper. After a really ridiculous mold situation in our old apartment building, having to search for a new apartment within a weeks time, and being turned down by a ton of places because of our dog (even though she is an ESA), it was such a huge relief finding this place. Although we originally were only looking at small homes, this place feels more like a home than most apartments we have lived in. Not only have the staff gone above and beyond to make sure we feel welcomed, but the actual complex is beautiful, every single person we encounter is super friendly and sweet, and the maintenance issues get taken care of within the day (or next). We could not ask for a better location-- 5 minutes from downtown, walking distance to grocery stores, and a huge variety right next door and down the street. We could not be happier with out move and we look forward to spending our next year living here. The ladies at the office, especially Kayt and Carrie, are so sweet and I love that they know all their residents by first name. Coming from an HOA community where people avoided getting to know each other, its definitely pleasant to pick up your mail or just come chat with pleasant faces who love on your fur child.
