The apartment complex is very nice - clean and modern. Great communication from Hailee! She was super helpful with figuring out some issues with the move in process and streamlining it. Very prompt with responding to emails/calls with any questions and concerns. Appreciative of her professionalism and patience!

The experience here is very hit and miss. There were a few minor issues that should have been fixed before I moved in, but maintenance has always been quick and helpful to fix them. Overall the units and community are very clean and usually in working order.I have been contacting the leasing office for nearly 2 weeks about an issue, and kept getting told someone would call me back, and it hasn’t happened. They finally got back to me with an answer today, saying that it is okay for personal trainers to run business and take up space out of the community gym that residents pay for. Also, the leasing office had no concerns with these trainers recording residents in the gym, which makes me very uncomfortable. Other than this incident, the leasing office has been very professional and helpful when things come up.The Latch system is far from an upgrade. App constantly glitches and there’s no alternative to get in the gate or your unit. I’ve been stuck outside the gate multiple times with no way to get in until the app finally works. If I knew this was mandatory before I moved in, I probably wouldn’t have chosen Avalon.

I have just entered my second lease at Avalon Chino Hills, and this is by far the best community Ive stayed in. The office team (Rabia, Hailee, and Veronica) is always friendly and helpful and made my transfer to another unit super easy. The community is always well-kept, and the maintenance team (Luis and Bryan) are super friendly and respond quickly. I love staying here, and if you are considering moving here, you will not regret it! :-)

I moved in about 3 weeks ago & It felt like “home” the first day I came in for a tour. A nice leasing & maintenance staff. Unfortunately .. the tenants above me, I believe STOMP around instead of walking in a more considerable way being that there is a family living below them. The reviews are very accurate regarding how thin the walls are. Hoping to move into a higher level unit. Tenants above me are a nightmare.

I have been here for a little over a week and I must say the service from the leasing office and the maintenance crew has been out of this world. The communication is fast and effective and the staff gets back to me quickly and is super helpful. Living here has been amazing so far and convenient and quiet. I would give 10 stars if I could. I’ve been living here since June and can honestly say that this is the BEST apartment I’ve ever rented. The price is good for what you get, spacious rooms with amazing amenities. The pool is sooooo beautiful and the gym is awesome, everything’s well maintained!Special shout out to the maintenance team especially Andrew!! We had a few issues when we 1st moved in (all odd balls, nothing really the apartment’s fault) and Andrew handled them all beautifully. He’s super fast, patient and humble, and overall just the nicest person ever. He puts on those shoe covers when he enters and is super respectful to our place. The office team is also top notch, it’s so much easier to submit issues over the app than calling. By far we are really pleased with our experiences here!

This has been my favorite apartment to live at to date! I’ve been here for about a month now and it’s been a fantastic experience. Spinning it back to the beginning, I wanted to give a shout-out to the leasing management team especially Ty who not only made my tour seamless but also followed up to gauge my interest after. He’s constantly kept up with my requests even after move in and still touches base with me every so often to see how I’m liking the community. This is going above and beyond!Move in date was easy and with a few signatures you’re off.I couldn’t be any happier with the community and staff. Avalon Chino Hills is incredibly clean, quiet, and safe. The amenities are great and the management staff are constantly bettering the place and making improvements including Electric Vehicle (EV) chargers!

I have been a resident for on going 8 months and I will tell you, I love it here. I was a bit hesitant at first considering how expensive it may be but I will tell you I dont regret it one bit it is well worth it. From the amazing amenities, to even the dog wash station and dog park we have for our pets, and not to mention our food trucks and cute fun activities the property will do around holidays it makes it exciting to live here. It is also so quiet and peaceful you can hear a pen drop on how quiet it is.But I will say one main reason why I love it here so much is because of the leasing office agents, and maintenance team. Veronica is the supervisor and I will tell you I appreciate her for helping every step of the way with any issue or concern I have ran into in the past she has been there to help. Hailee is also amazing and they both make me feel so comfortable with anything I may need help with. Maintenance is on site 24/7 recently I ran into an issue were I accidently left my garage remote in my car and closed my garage and had no access to my car the next morning, but sure enough maintenance was quick to help me and get me to work on time. I do plan on renewing my lease when the time comes because I dont think I will find the comfort I feel here and the support at another property.Thank you for making my home feel like home.

This place is pricey, but you get what you pay for. The leasing office team is super accommodating and helpful. Shoutout to Jacob for dealing with our urgent moving situation when we first moved in. He was extremely helpful and attentive to us. The maintenance staff is also extremely helpful and efficient. They respond super quickly to requests and even help explain things over the phone when applicable. Our garbage disposal broke and they didn’t hesitate to put in a new one immediately. Overall, this place is beautiful and clean. The area is also really nice and near most desired locations. I’m going to miss living here. Inflation is not kind.

Ive been with Avalon for several years now and Ive had very minimal issues. But really whats makes that possible is the staff that work here. For example, Veronica Hecker (one of the service managers) has been an absolute gem to us. Shes been our administrative manager for a while now and she is awesome. She is responsive, knowledgable, accessible, and truly has your best interest in mind. People like her are the reasons why weve had such positive experiences with Avalon. This is one of several examples that makes these apartments a comfortable space to live in and call home.

I absolutely love the community and the staff, they stay on top of things and get back to you right away, there are a few things around that can use work but has nothing do with the staff is based off some of the tenants living here but if you decide to show interest in this lovely community definitely see if you can work with Veronica. Although there are many staff members that have stood out to my wife and I, there are two individuals in particular that have gone above and beyond.Andrew (maintenance) is the best! Save your money and do not rent here. Horrible management. Leasing office is always locked and they never return residents phone calls. Their policies are a scam to try to obtain as much money from you as possible. Other apartment complexes in the area are better worth your money and care more about their residents. Also the grout in-between the wood floors literally grows into a sticky paste that needs to be scraped off weekly in multiple areas. Gross.

The apartment complex is nice and the amenities are great as well, but what makes them really shine is their maintenance team. Specifically, Andrew and Antonio. Any time we had a maintenance issue, they would answer within 24 hours and come to check and explain/resolve the issue. Theyre super friendly and their willingness to help and go above and beyond is what makes this place great. This place is awful. Upon moving in, I had many problems with things, for example my air conditioner did not work and was not properly fixed for months, I escalated it for months along with toilet issues. I ended my lease early due to being so unhappy with my apartment, I hired professional cleaners to clean my apartment, and it was in prestige condition upon leaving. Avalon decided to say I won’t be getting my deposit back due to “ cleaning fees “ and carpet” which is completely dishonest. Do not rent here.

We love that we’ve been able to call Avalon home for the past seven months! The community is beautiful/clean and the staff goes above and beyond for their residents. Andrew is knowledgeable and efficient with any maintenance request we’ve had. He’s always so polite and patient. Our dog Milo really likes him too! We see him around the community often and he always says hello and asks how we’re doing. There’s a few other guys on the maintenance team that we see around and they also make a point say hello! We’ve booked several pet spa appointments for our dog and Briana usually helps us and is always so kind! Let me tell you about Avalon Chino Hills. First off, the whole staff is great. From the office to maintenance, everyone is so friendly and easy to talk too. Second, the amenities are great. The process to move in is very easy. I’ve only ever had good encounters with the leasing staff they’ve been nice! Very good communication and the property is well kept. The maintenance team is very nice and always complete the orders fast. The only thing to consider before moving here is the walls are very very hollow and you can hear everything. Our neighbors upstairs stomp, work out, move furniture around, drop weights, you name it...all hours of the night which cause my kids and i to wake up and the loud drops startle us every single night. So if you’re a light sleeper make sure to get ear plugs or request top floor. Or ask leasing office to please place you under a neighbor who’s not nocturnal😩 I can’t wait to move out to finally get some sleep. But again besides this the apartments are nice and the team is nice😊

ANDREW!!! Now I’ve moved a few times so I’ve got some experience with maintenance but nothing like at Avalon. Andrew not only helped me through the pandemic by always being quick to reply, fixing anything wrong in my space he also is very friendly and easy to talk to! Andrew is really a top notch employee! Him and His team deserve so many great things . They are more than just maintenance, they take customer care or tenant care as a top priority . If i move the team is probably what I’d miss the most!! Great place to stay with good facilities. There is a beautiful small park next to the apartments, which is good for walking. There is no problem during the move-in process and the staff Adeline was very helpful. The maintenance staff also responded very fast upon request. Andrew and Adam were very kind and fixed the little problems within my apartment responsively. Highly recommended!

Although Im not going to rent here. I was very impressed with the experience I had with Selena. Although I came in right before her lunch break, she went out of her way to give me a tour. She didnt rush me, but instead took her time and gave me great info about the community. She also saved a dog which ran out of another residents unit. We ran into issues with the keys she had, but she still was able to figure out a way to show me another vacant unit and paint a picture of what the difference will be. If the location was within my range for commute, I would have definitely rented that two bedroom. Mainly because I think the caring staff would have made my living experience great.

So far so good!I just moved in but let me tell you it was a process! I was moving cross-country and Briana and Adi worked with me through the entire process. I was a complicated move and I changed dates, and emailed so many times, and asked so many questions, once staying on the phone for 1.5 hours with Briana asking multiple questions about the area and the apartment and amenities. Not once have I been disrespected, not once have they shown impatience and Briana even took the time to mention my son by name when I signed my lease and I only mentioned it once or twice in all of the conversations. My packages came the day before my move-in and they were sitting outside. Briana moved them right inside the door so they wouldnt be damaged. That is well outside her job description but I appreciate them so much!!! Its the little things that matter to me and so far they are amazing. Cant wait to continue living here

The Good, The Bad, The Ugly.The Good...Selena. Excellent. Every interaction I had with Selena was very professional and her great attitude and energy are both contagious. A true gem of a leasing consultant for Avalon Chino Hills. Mondo is also a great service for Avalon in the maintenance department. He took care of every service I had in a timely manner. The apartments are first class and the amenities here as well. If you happen to get a mountain view from your apartment, you will not regret it.The Bad...the noise after 10pm, the slamming of doors and smell of pot from the tenant below me or while walking my dog, my heater went out 3 times during my lease, including twice during the last 2 weeks as I woke up to a 60 degree apartment. The absurd lease renewal rate (increased $150 monthly). I asked for an additional 2 weeks on my move out date so I could move at the end of the month instead. Was told it would cost me an additional $2,500 as Id be charged the month to month rate for those 2 weeks. Seriously??? Also, no call no show on apartment move out pre-inspection appointment in which I took time off of work to attend. Additionally, the site of bird poop everywhere and our stairway was finally pressure washed somewhat after 11 months here. Lastly, they will pull up the carpet on final inspection if you have a dog. If there is any stain on the blue underlayment, they will replace the carpet in all rooms and deduct the cost from your deposit. Good luck disputing the stain.The Ugly...Brianna. Unapproachable demeanor. It must be hard working next to Selena with her delightful personality. Yes I noticed your dirty looks and smirks you gave me like an immature 15 year old on more than one occasion, including today when I turned in my keys. Unprofessional. I took the high road, but management needs to talk with you. You cost them a lease renewal as I was considering renewing mine. Who wants to deal with people like you though.

I called Luis at the Avalon Chino Hills because our hot water wasn’t working. Within seconds I get a call back and he said he would arrive in 5 min, in less then 3 min Luis walks in checks the water heater changes a sensor and “BAM” hoy water is back on! It literally took all of 5 min to have my issue resolved!! Thanks Luis @ Avalon Chino. They have the best maintenance crew I have ever seen.

My girlfriend and I have been here for almost a month now and although we are new to the community, we have found ourselves very much at home. Selena was an absolutely amazing resource! We visited, called and visited some more each time with more and more questions and every time Selena had the answer or was quick to find out every little detail. Truly outstanding on her part. We where looking at many other locations but continued to come back because she made us feel like we where being welcomed by family. I have been living here for approximately 1 and half years. When I first moved in it was a bit of a ghost town as the other half of the apartments were still under construction. Felt like my own private resort, had the pool, clubhouse gym all to myself. Slowly but surely the place came alive with residents. I encountered one troublesome neighbor, very loud at night, late parties, loud music, fighting etc. Several months later they were gone, not sure if they were evicted but I’m guessing they were since they poured coffee all over the staircase lol. The management here is amazing, Rabia would always listen to my concerns, complaints and suggestions. I would observe her write notes down about our conversations and would always follow up if she did not have answer for me. The leasing staff is also great, they always look lovely, professional and always have a smile on their faces and even greet you by name. My first impression of my apartment was wow! I mean they are bran new, I am the first to ever live in my apartment. Lots of extras inside, cable management on wall for TV mounting, fans, usb wall plates, all appliances including new front loader washer and dryer. Only complain is the bathroom sink spout is short, causing water to spill behind the spout onto your counter top, minor but still a bit annoying. The maintenance team here is top notch. You see them often, cleaning, maintaining the community, they are friendly and professional. Usually within hours they show up for repairs or next day. They are like ninjas, they show up wearing shoe covers, fix the problem then clean up and leave without leaving a trace they were ever there, ninjas I tell you, lol. Thanks guys for the great job. Parking .... a common problem in most apartments. All parking is assigned if you need extra spaces you can rent them for a fee. Guest parking requires a pass or your guest will get a Citation stating they are in violation and need a pass or possibly get their car towed. Parking has not been a problem for me but can be if you ever have lots of guest as it is limited. Overall Avalon is a great place to live in. Although the rent is a bit high in this case you get what you pay for and well worth it. From the great designed apartments, amenities, park, and amazing Avalon staff you will enjoy living here.

I was so disappointed with the big brand apt after live here almost two years. So big brand but so bad on leasing office service. If I can give zero star, I will. My normal life directly be influenced but upstair and I can not sleep enough due to them continue hit ground during weekend. At beginning I contacted leasing office and hope they can help me but guess what? No help no follow up. Then I realized once you signed the contact, the leasing office will be your boss and you do not have any choice can choose only is endure. I saw a lot of good feedback, but if you read some negative feedback detail, you will find the really problems of the leasing office employee here. This is a great community to live in. The floor plan I chose provides ample living space and a great view of the community. One of the greatest selling points of our new home was the addition of both a garage and a washer with dryer combination inside the home. Other selling features include: carpet in the bedrooms, hardwood everywhere else, ceiling fan in the master and living room, and windows are double pane providing a complete block to all outside noise. Speaking on the walls I have not once heard our neighbors whilst living here. It provides a true home experience. For internet enthusiast their is Fiber Optic right to the apartments, our two bed two bath had a smart panel which was located in the second bedroom walk- in closet. I would definitely recommend this apartment to anyone and everyone.

This place is a sham. Looks nice till you use it. I contracted ring worm from the onsite gym, pee on sidewalks and bushes from dogs janitors do not hose property down, bad communication between janitors and residents, janitors also drives around in golf carts as if they are toys. Sonia from the front office was the only one that was more than happy to do her job and after a year and half all of a sudden with no notice to residents they have a whole new staff that are extremely hostile and will not accommodate to you. Also cars get broken into on the daily, as this place is between two Highways that lead to LA, the gate that is in place for some sort of security is broken for months at a time, when asked when will the gate will be fixed the representatives in th office said they are waiting for a part that was ordered from Germany. Also on point of move out, they will take your whole deposit for cleaning and carpet, even if it is immaculently cleaned. I do not recommend living here unless you like shitsville.

Im writing this review to fairly inform prospect tenants and current tenants of the business practices at Avalon Chino Hills. In December of 2016 our daughter moved back home from college unexpectedly. At the time we were renting a great two bedroom apartment at Capriana Chino Hills, an excellent apartment community down the street from Avalon Chino Hills. Having had such a great experience at Capriana Chino Hills we excitedly went over to Avalon Chino Hills to see if that community could be a good fit for our family. We were seeking a 3 bedroom apartment however, the next available 3 bedroom apartment would not be available until April of 2017 as it was still being constructed. We were given information about the propertys amenities & shown a blueprint of what a 3 bedroom apartment layout consisted of so we decided to reserve it and put down a $500 deposit. The process to get all the paper work together (we were given 5 days to get all our documents together and sign the lease) felt rushed, but we supported the process and followed through with all of the propertys request. We received our lease via email and signed it focusing on the logistics of the document (monthly rent, extras, length of lease.) All that was left was to wait until our April 14th move in date (3 calendar months) while they finished constructing our apartment. Unfortunately, due to some unfortunate & unforeseen circumstances that impacted our family tremendously we informed the community at Avalon Chino Hills that we would no longer be able to move in. We understood that this probably meant losing our $500 deposit even though the apartment we reserved was still being constructed. We were told by the propertys supervisor that we would indeed lose our $500 deposit & would be penalized 1 MONTHS RENT, a total of $2,870!! I was astonished by what I was being told. My first reaction was HOW? and was that even legal? I couldnt understand what I was hearing. Yet, I kept my composure and communicated that I needed to talk to my husband. He couldnt believe what was being asked of us so my husband emailed Avalon Chino Hills the next morning to ask how it was possible to charge us such a heavy penalty for an apartment we had NEVER stepped foot in, was still under construction and still had 1 month to be put back on the availability list. More importantly he brought to their attention that this type of penalty was never verbally disclosed on the day we toured the community & reserved the future apartment. Today, after two weeks of emailing the community of Avalon Chino Hills, speaking to customer service & disclosing very private and sensitive information as to why we couldnt move forward with leasing the apartment & hoping that the community or a higher up would reconsider this unjust decision, we paid Avalon Chino Hills $2,370+ our $500 deposit for an apartment we never moved into. During this process, we heard a lot of we feel bad about your situation but never feeling bad enough to reconsider unjustly taking our hard earned money. In the end we were told it was in the disclosure, in a fine print paragraph that can be found in a multiple page lease that most people I can assure you, dont read, since they are not expecting their circumstances to change so far out. This experience with Avalon Chino Hills taught us that not all communities that look great on the outside genuinely look out for peoples well being. Avalon Chino Hills & its Corporation clearly values a business sense that takes advantage of prospect tenants unfortunate circumstances for gains . As active members of this community we will definitely let people know what we went through with Avalon Chino Hills and recommend that they avoid renting in that new community. One of the main reasons for my 5 start is because of the maintenance team especially Mr. Bicente . He is the most caring person I ever know . Not only he is expert at what he does but he has the best character and attitude ever. Out fire alarm due to low battery went off and it was driving us crazy in the middle of night. At begining，after my husband signed the lease he left the country for job。 He didnt have chance to get his key to access his apartment. His roommate get the key then moved in， at that time his roommate asked leasing office if he can get my husband‘s key together。 They said no， only the person who come to office with their ID can get their key which is fine. My husband will get the key when he comes back to United States. That key hold in the office. but couple month later， when my husband comes back to ask for the key， they said they release the key already which is not true. release to who？ when i am in the leasing office ask them where is the key， they said i may lost it with really bad attitude. i was like what？ that key only cost $75 to get a new one， we live in a $2880 per month apartment. If i really lost it， i will not argue with you or lie with just for $75. worst exprience ever. I just want you guys take resposibility. Just apologize and say sorry they messed up. Thats end.
