I absolutely love living at Avalon Camarillo! The community here is fantastic - its such a friendly and welcoming place to call home. The campus is always kept so clean, which really makes a difference in how comfortable I feel here.One of the standout features of Avalon Camarillo is the amazing maintenance staff. Rene and Jose are always so prompt and helpful whenever I have an issue. Their dedication to keeping everything running smoothly is truly impressive.I also appreciate the corporate-hosted events that add a fun and social element to community living. Its a great way to meet my neighbors and feel more connected.The only downside Ive noticed is that Im a bit concerned about the affordability going down without any additional upgrades or features. Its something I hope management considers to maintain the value for residents like me. Also, it would be nice to have the mulch topped off so my dog doesnt step in mud after the sprinklers, please, and a dryer in the pet spa, maybe?Kimberly and Ashley, as well as the entire admin team, have also provided great above and beyond service, so i appreciate you ladies as well!!Overall, Avalon Camarillo is a wonderful place to live with just a couple of areas that could use some attention. I highly recommend it to anyone looking for a welcoming community with great amenities! Thank you, Avalon team!

We are living here 6 years this memorial weekend (2024) and every day is fantastic. I couldn’t imagine living anywhere else. We came from Ft Lauderdale after living there for 47 years and Avalon made us feel right at home. Hats off to Rene and the entire Maintenance team that keep Avalon looking incredible and answering ALL maintenance issues rapidly. Eddie and I love it here and we have all of you to thank.

I just had to write a review on how fast and wonderful the maintenance team is at the Avalon Apartments in Camarillo! I have been living here for 3 years now and I am a very happy tenant. I had an issue previously of how different cars kept parking on my space. I addressed it to the office and the maintenance team and Rene who is just one of the best people I’ve met kept me updated and told me every step of what they were going to do. Now I don’t have the problem anymore. Thank you so much Rene! I also just had my AC not work and a light bulb went out and Rene once again responded so quickly and came that very morning to fix it right away. I have to give a shout out to our maintenance team Jose, Kim and especially Rene! Thank you guys for all that you do! You are greatly appreciated.

I lived at Avalon for over 2 years and it was bittersweet to say goodbye, absolutely stellar experience at this apartment complex! A big shout out to the maintenance service team for always being on top of everything, especially thanks to Rene M. who was always so helpful. Renes attentiveness and professionalism truly set this place apart. Five stars all the way!

While visiting my son, daughter-in-love, 3 yr old grandson and newborn granddaughter, I had two occasions where I needed assistance. The maintenance men came to my rescue. They were very helpful in assisting me with a grandchild having a meltdown in the parking lot and offering gate access which I forgot to get before my family left the property. Thanks guys (Rene Maldonado & ?)!

Avalon is a beautiful community and we were able to learn everything about it from Ashley, she took her time to answer all of our questions and gave us candid advice on how to move forward and what to expect. She was professional, helpful and knowledgeable, Thank you Ashley!

Great property. Maintenance staff is professional and courteous. Had an issue with my garage door opener. Rene took it upon himself to diagnose and replace the faulty unit. The response time was super fast. Keep up the good work guys.

Revised Review:After relocating from Avalon Camarillo (AC), we settled into a two-bedroom townhome apartment, where the combined water, sewer, and trash expenses have averaged $45 to $54 over the past six months. This is notably lower than the $75 we used to pay for a one-bedroom unit at Avalon Camarillo. Other reviewers have suggested that the bills at AC might have been divided based on the entire buildings usage rather than individual households, leading to the observed difference.Here is our unbiased review after residing here for over a month. We also have friends from two families who still reside here and share their positive experiences:The Good:1. The community grounds are impeccably maintained, and theres a city park just a 2-minute walk away, which is dog-friendly (on a leash).2. The staff members are friendly, professional, and eager to assist with any issues.3. The units are clean and well-maintained and feature ample storage space in the kitchen. The walk-in closet in the one-bedroom unit is particularly spacious.4. The well-maintained full-size swimming pool and available grills are great amenities. The jacuzzi is a nice addition, though some tenants have been observed using it as a bubble bath.5. With four different floor plans, residents can find a unit that suits their needs. However, its best to call for accurate availability information, as the website may not always be up-to-date.6. The property offers a 30-day trial period, allowing residents to break the lease without a two-month fee if they decide to move within the first month.7. Convenient access to 101 north ramps via Flynn Rd and 101 south via Santa Barbara Rd, both just a short drive away.8. Overall, the property is pet-friendly, despite some limitations.9. The clubhouse can be reserved for private parties, adding to the communitys amenities.10. Each unit comes with a garage, which is a valuable feature.Potential Concerns:Based on our experience during our stay, weve outlined the following points:1. Rail noise is a noticeable issue, particularly for buildings 5&6 or 7, as they are located near the tracks. Frequent cargo trains and Amtrak passages with loud horns and vibrations occur, especially on busy days.2. Noise from neighboring apartments, particularly creaky floors, and roofs, can be bothersome. Having a young child in the unit may further exacerbate this issue.3. Noise and vibrations from the garages underneath the units can also be annoying.4. While a single parking spot is provided for free, an additional spot will cost either $55 (for a parking lot) or $120 (for a garage).Minor Points:1. The communitys paved asphalt driveways are nice, but they can become less pet-friendly after being in the sun for a while.2. The grounds mainly consist of mulch rather than grassy areas, which might not be ideal for puppies daily routines.3. I love this community and staff. We currently had an issue in the apartment that unfortunately had us out for five days and the staff was amazing Rene who is the head of the maintenance team went above and beyond for us he had our apartment looking better than it did when we moved in. I’m so thankful to have someone like Rene in our community that takes pride in everything he does. Thanks again we are so grateful.
